One in three Australian households experienced food insecurity in the past 12 months, according to the Foodbank Hunger Report 2025. The report paints a stark picture of widening food insecurity across the nation, debunking the myth that hunger only affects the unemployed or homeless. The report reveals that cost-of-living pressures remain the number one concern for 91% of food-insecure households, followed by housing and the broader economy. Behind the data are the real stories of families forced to skip meals so children can eat, workers going hungry to pay rising rents, and people living with disability or illness struggling to put food on the table. On this episode of The Smart Property Investment Show, host Phil Tarrant marks a decade of guiding investors through market shifts, joined by the Mortgage & Finance Association of Australia CEO, Anja Pannek, to discuss the vital role of mortgage broking. The discussion focuses on the vital role of mortgage brokers in Australia, particularly in the evolving property market, including challenges such as COVID-19 and shifts in mortgage regulation. Mortgage brokers now handle nearly 77 per cent of loans, up from 50 per cent in 2010, thanks to their consumer-first approach and stringent regulation. Brokers provide essential services, such as refinancing, debt consolidation, and financial guidance, particularly during periods of fluctuating interest rates. Despite media misconceptions, mortgage brokers boost competition and choice, benefiting borrowers; with market share expected to surpass 80 per cent, they remain essential partners offering personalised support and lender access. The duo encourages investors and aspiring brokers alike to leverage their expertise to navigate the complex mortgage landscape confidently. This special episode explores the impact of avian influenza on the egg industry in Australia. Melinda Hashimoto, CEO of Egg Farmers of Australia, provides insights into the virus, its transmission, and the measures taken to control its spread. The discussion covers the process of detecting and responding to avian influenza outbreaks on farms, the impact on farmers and the supply chain, and the role of biosecurity in preventing the spread of the virus. It also highlights the importance of consumer support and awareness in maintaining the stability of the egg industry.TakeawaysAvian influenza is a highly contagious viral disease that affects birds and is spread through wild birds. The egg industry in Australia produces about 18.3 million eggs per day, with the majority coming from Queensland, New South Wales, and Victoria. In the event of an avian influenza outbreak, affected farms are quarantined, and the birds are destroyed to prevent the spread of the virus.Farmers can receive compensation for the loss of birds and the impact on their business, but the process of recovery can take several months.Consumers can support the egg industry by continuing to purchase and consume eggs, while also practicing good biosecurity measures if they own backyard hens. Some supply chain impacts have been felt and supermarkets and restaurant chains have taken measures to manage their supply to customers.
