In this episode of The Pure Property Podcast, co-hosts Phil Tarrant and Paul Glossop are joined by Sam Beckett to discuss the current Australian property market, focusing on interest rates, investment strategies, and market trends. The co-hosts begin the episode with a market analysis, noting that housing values rose nationally by 1.1% in October, driven by strong demand, limited supply, and high immigration. They link this trend to broader economic conditions, as the Reserve Bank of Australia recently held rates steady amid rising inflation, largely driven by increases in housing and electricity costs. The hosts caution that government initiatives, such as first home buyer grants and zoning changes, may increase demand but do little to address the underlying supply shortage. Macquarie Bank's upcoming halt on lending to trusts and companies was also discussed, with the hosts emphasising the importance of using such structures legally and strategically. Guest Sam Beckett also shares his property journey, demonstrating how disciplined planning and leveraging a stable income can build a $2 million portfolio by age 29. The conversation highlights the importance of investors remaining vigilant, considering long-term market dynamics, and making informed decisions tailored to their specific goals.

In this episode of Broker Daily Uncut, hosts Phil Tarrant and Alex Whitlock explore the evolving landscape of Australia's mortgage industry and what it means for brokers and investors. They highlight the importance of celebrating achievements, noting that recognising successes boosts morale and reinforces professionalism during busy periods. With around 22,000 brokers and nearly 80 per cent of loans now processed through brokers, they discuss whether the industry has reached a growth plateau. The rise of buyer's agents is examined, as their entrepreneurial approach may encroach on traditional broker roles and drive greater professionalisation. Tarrant and Whitlock also review first home buyer schemes, warning that while these boost market activity, they may increase debt burdens for younger Australians. Major banks are engaging more closely with brokers to strengthen relationships and better understand market dynamics. The hosts stress the role of self-regulation, citing examples like Macquarie Bank's withdrawal from trust lending as a way to maintain integrity and limit external oversight. Looking ahead, they predict increased consolidation, professionalisation, and the need for brokers to stay informed and adaptable in a changing market.

In this episode of The Smart Property Investment Show, host Emilie Lauer is joined by Eva Loisance from Finni Mortgages to discuss Macquarie Bank's recent freeze on lending to trusts and companies and its impact on property investors. They explore how trusts and company structures have become increasingly popular, even among first-time investors, due to perceived benefits such as asset protection, tax advantages, and the ability to bypass traditional lending limits. Loisance explains that while these strategies can enable portfolio growth, they carry significant risks, especially in a high-interest, low-yield environment where properties may not be positively geared. The discussion highlights concerns about aggressive lending strategies promoted on social media and the potential for overextension, which partly motivated Macquarie's decision. Lauer and Loisance emphasise that while the freeze affects investors relying on trusts, it may also lead other banks to tighten lending scrutiny and standards. They stress the importance of reassessing investment strategies, seeking professional advice, and focusing on sustainable, positively geared properties. Despite the challenges, trusts remain as viable options for well-informed investors who engage accountants, financial planners, and brokers to guide decisions. Trust lending shake-up: How Macquarie's move affects the market

In this episode of the Broker Daily Uncut, host Alex Whitlock is joined by mortgage expert Eva Loisance from Finni Mortgages to unpack Macquarie Bank's abrupt withdrawal from trust lending, and what it means for investors. Loisance explains that while trusts have long been used for asset protection and tax benefits, they also come with complexity and compliance risks that have made lenders increasingly cautious. Macquarie's decision to exit the trust lending space entirely shocked brokers and investors, arriving without warning and signalling potential concerns over ethical and administrative issues. Other banks, including Westpac and St.George, have already made trust lending more difficult, but Macquarie's full retreat marks a turning point in the market. In contrast, the Commonwealth Bank of Australia quickly moved to position itself as an alternative, offering to apply negative gearing to trust structures to boost borrowing capacity. Loisance notes that the changes will prompt investors to reassess whether a trust structure truly aligns with their goals, as many are now advised that simpler ownership models may be more effective. She also cautions that unqualified professionals, such as some buyer's agents, are influencing structural decisions they aren't licensed to advise on, heightening investor risk.

In this Friday edition of Wealth Coffee Chats, we dives into two major updates shaking up the lending world. First, the ongoing speculation around interest rates — with inflation stuck above target and unemployment ticking up, the RBA faces a tough call ahead of its Melbourne Cup Day meeting. But the bigger story this week is Macquarie Bank's surprise move to stop accepting loans under trusts or companies. Once known for handling complex lending structures efficiently, Macquarie has now paused these applications, citing rising volumes, new anti–money laundering regulations, and social media–driven lending strategies. Cherie explains what this means for investors who rely on trusts or companies for asset protection, tax benefits, or borrowing flexibility, and why this could signal a shift across the broader lending industry. Despite the changes, she reassures investors that solutions always exist — and that smart structuring with expert advice remains key to building a strong, protected property portfolio.   Episode Highlights: “Mortgage brokers are like bartenders” — a fun analogy to start the chat. Quick market update: inflation, employment, and RBA's looming rate decision. The big news — Macquarie Bank exits trust and company lending. Why Macquarie made the move: rising loan volumes and tighter AML rules. The pros and cons of borrowing under a trust or company structure. How asset protection and servicing flexibility benefit certain investors. What this could mean for the broader banking sector and lending policies. Why investors shouldn't panic — alternative lenders and strategies still exist. Final thoughts: staying adaptable and proactive through every market shift.

Plus, discover the remarkable evolution of the data analyst from report-generator to AI-powered strategic powerhouse!Key Moments: Drivers of Digital Transformation (04:36): Ashwin outlines the key factors driving a digital transformation and early cloud adoption, emphasizing customer obsession, improving turnaround times, and ensuring technology reliability.  Leveraging Dual Cloud Providers (12:25): Ashwin discusses Macquarie Bank's use of AWS for infrastructure and core applications and Google Cloud (GCP) for its digital and data stack, including AI capabilities.  The Power of Gen AI in Analytics (14:16): Ashwin explores the role of generative AI in enhancing productivity for data analysts, particularly through prompt engineering and tools like ThoughtSpot.  Empowering Analysts Through Evolution (16:56): Ashwin details Macquarie Bank's successful strategy for evolving the data analyst role by proactively introducing self-service analytics, emphasizing upskilling, and enabling analysts to concentrate on higher-impact activitiesCombating Data Risk and Fraud Prevention (26:04): Ashwin discusses the increasing threat of scams and fraud and details Macquarie's two-pronged approach: educating customers and employing AI and machine learning to detect and prevent fraudulent activities.  Importance of Prompt Engineering (32:57): Ashwin stresses the significance of prompt engineering as a general-purpose technology that can drive productivity across various business functions, not just within technical roles.  Key Quotes:"There is always a big backlog in most organizations, which you cannot get done just because you do not have enough capacity. You cannot prioritize them. You cannot execute fast enough. And so, what prompt engineering and GenAI broadly does is take away the low-value tasks that you could just use AI and machine learning to do for you." - Ashwin Sinha"Prompt engineering—even though it has 'engineering' in it— I see that as a general-purpose technology. It's a bit like we've just got access to a super powerful search with a lot more analytical and reasoning capability. That's how I think of the usage of any of the foundational or large language models for, you know, the general population who are not in engineering or technical roles. Whether they're in business roles, sales and distribution, finance, marketing, or any of those functions, the use of prompt engineering just enables the next level of productivity for them. - Ashwin SinhaMentionsPrompt Engineering in the Age of AIAI Agent GovernanceThoughtSpot Spotter: Your AI AnalystScuba Diving and the History of the Liberty Shipwreck in BaliThe Importance of Child Education in IndiaGuest Bio Ashwin Sinha is the Chief Data Officer and Executive Director at Macquarie Bank, where he oversees the strategy and execution of Data and AI. The advice is in response to the Commerce Commission market study on personal banking.
