Magmatic Resources Ltd (ASX:MAG) managing director Dr Adam McKinnnon joins Proactive's Jonathan Jackson to provide an update on the company's exploration activities in the East Lachlan region of New South Wales. Following the Myall Project Farm-in and Joint Venture Agreement with Fortescue, Magmatic has intensified exploration at its Wellington North and Parkes projects. Planned activities for the second half of 2024 include mapping, soil and rock chip sampling, geophysical surveys, and both RC and diamond drilling. At the Wellington North Project, 232 soil samples from the Boda Southwest prospect have shown promising copper-gold anomalies near Alkane Resources' Boda 4 Prospect. The sampling included up to 0.92 g/t gold, with further sampling planned to confirm potential drill targets. An aircore drilling program at Lady Ilse was completed, comprising 64 holes totalling 598 metres, with assay results expected mid-July. Additionally, approvals for RC drilling at Rose Hill have been received, targeting mineralisation including 71 metres at 0.43% copper, 0.30 g/t gold and 57ppm molybdenum from previous drilling. For the Myall Project, a core and drill chip resampling program involving up to 75 holes is underway to expand geochemical and hyperspectral data coverage. This will aid in the detailed design of an upcoming diamond drilling program, which will consist of six holes, each 400-500 metres deep, in the greater Corvette/Kingwood region. The drilling is expected to be completed by the end of the year. At the Parkes Project, land access and exploration approvals are being completed for multiple gold and copper targets. Planned activities include soil geochemistry and IP geophysical surveys at Black Ridge, diamond drilling at Buryan and RC drilling at McGregors. What an absolute shambles Kāinga Ora sounds like.  But, let's be honest, even though the Government is making noises about what a shocker this investigation and report by Sir Bill English is - it's probably quietly quite pleased with it, don't you think?  And, for me, the key thing it all comes down to is how involved a government, of any persuasion, should be in providing housing for people who need help to get a roof over their head.  Is it the Government's job to be a developer and a landlord? Or just a landlord?  And I think the smoke signals from Wellington are very clear in that, as far as the current government is concerned, if it could get out of building state houses it would, and it would just focus on being the owner and the landlord.  Which is why I say I reckon it'll be quietly pleased with what Sir Bill English has delivered in the report he's written on his investigation into our state housing provider.  But I think we'll be heading down the wrong track completely if we think the best or only way to get out of the Kāinga Ora shambles is to do the old outsourcing trick.  That's not to say that Kāinga Ora is a poster child for state or public housing. It's not. As Sir Bill has highlighted, it's a shambles. Or as Sir Bill's report said —echoed by the Housing Minister Chris Bishop yesterday— Kāinga Ora is not financially viable nor socially viable.  Here are some numbers which show how dire things are on the financial front.  Kāinga Ora is staring down the barrel of a $700 million annual deficit.   Its debt level has gone through the roof. In 2018, it had $2.7 billion in debt. By 2023, that had increased to $12.3 billion in June 2023. And it's now forecast to get up to $23 billion within four years.  Apparently, it has had easy access to debt but has done a completely cruddy job of keeping checks on things with “insufficient focus on fiscal discipline, and low levels of accountability leading to growing annual losses.”   What's more, Kāinga Ora says it needs $21.4 billion in cash from the Government over the next four years, which the Housing Minister says equates to about $4,000 for every New Zealander.  So, if Kāinga Ora was your business, you would have been shut down by the bank long before now.    Sir Bill English's report also has harsh things to say about how Kāinga Ora has expanded from being a state landlord to a developer and running schemes to help first-home buyers.   And fair enough too, because that is nuts. I bet that wasn't what Michael Joseph Savage had in mind when he opened New Zealand's first state house in Wellington in 1937.  David and Mary McGregor were the first people to live in that house. As well as Prime Minister Savage, 300 other people were at the opening ceremony, and they all trudged through the house in dirty shoes and eventually had to be asked to leave by the McGregors.  And sightseers were still turning days after that, having a nosey through the windows.  Today, there isn't the same level of fascination with state houses. But interest in the shambles Kāinga Ora has become will be going through the roof after this report that came out yesterday.  One of the real shockers for me, is this finding that the Board —so the people right at the top of the organisation— didn't seem to be all that concerned about the money side of things.  Chris Bishop said yesterday it was evident that the Board had been acting more as an advisor to management instead of governing the place and telling management what to do and what not to do.  Example: Bill English found that in the papers prepared for the May 2023 Board meeting, there was no Statement of Financial Position. Chris Bishop sys the Board just assumed new lending of several billion dollars from the Government would be approved and didn't even think about what they'd do if the Government said “no”.  Again, I'll compare it to the private sector and say that if the Board of a company acted that way, they'd be out on their ears. And they'd probably take the business down with them.  But now the chickens are coming home to roost. A new Board chair has been appointed and the Government is promising a complete shake-up, with Kāinga Ora building fewer houses and the Government getting what are called “Community House Providers” more involved in providing social housing. People build strong families through strength training. We're, of course, not simply talking about physical strength, but emotionally and spiritually strong families, who witness each other overcome hard things and help each other out through life's difficulties. Strong Families through Strength Training Mac started his fitness journey as a young lad preparing for the hurdles of the Royal Air Force. He deployed multiple times, and felt lucky to be able to complete certain extremely challenging training. He means lucky. What he noticed, looking back on this training, is people succumbed to injuries when heavy things needed to be carried. Despite being young, lean, and "fit," people who ran a bunch and completed many callisthenic exercises and circuit training were unprepared to carry heavy things over long distance. No one really considered strength training. Mac and his wife had shared running together. In the middle of a deployment, Mac had his wife smoke him on a 10k run after he had been unable to run for a long period. They enjoyed the shared activity of physically difficult things. Then, hardship struck the McGregor family. Mac face ulcerative colitis (UC) and his wife had a stroke. He face medical retirement as the provider for his family. Involuntary hardship reared its head. Strong Families through Voluntary Hardship Mac had decided to sign up for strength training with Barbell Logic and had seen positive benefits to his health and fitness. Mac tried to coach his wife, but it did not work. Ultimately, Joel Rasmussen, a Barbell Logic coach from Australia, became her coach and remained her coach since 2019. His wife has been able to return to physical activities she never thought she would do again. While the progress has been anything but linear, she has regained capabilities. Furthermore, their children witness them both lifting and doing hard things. They seem their mom and dad getting under the bar, overcoming gravity, and getting stronger and more capable. Strength training has provided a source of physical, emotional, and spiritual strength. For many people, like the McGregors, they can become strong families through strength training. The Green Bay Packers are licking their wounds today and everyone is questioning their play calling not trusting Aaron Rodgers in the most crucial moment of the game and season.  It is an amazing exchange and it has so many funny elements to the conversation.  The Conference championships were both intriguing matchups and eventually had the two best teams emerge victorious and will now face each other in the Super Bowl in two weeks on February 7th.  The Tampa Bay Bucs were able to assemble a great team and convince the G.O.A.T. Tom Brady to come and lead them to the playoffs and the Super Bowl.  This franchise had fallen on hard times recently and now will be the first team to play the title game in their hometown.  This will be Super Bowl 55 and it has been played in 25 different venues and never has a home team been able to be there in the end.  This will be Tom Brady's 10th Super Bowl appearance and he will be gunning for his unprecedented 7th ring.  They will be facing a formidable opponent in the defending Champion Kansas City Chiefs and Patrick Mahomes.  The Chiefs quite easily beat the Cinderella story Buffalo Bills to advance to their second straight Suoer Bowl.  The Chiefs have also assembled an incredible array of talent and Travis Kelce and Tyreek Hill both had monster games to cap off stellar seasons.  This is the perfect matchup and has all of the earmarks of an epic game.  We can't wait for this battle! We turned our attention to a wrap up breakdown of the years first UFC pay per view UFC 257.  The main event was a lightweight titanic battle between Dustin Poirier and Conor McGregor.  The Irishman was coming off a year layoff and had only been in the cage for 40 seconds the last time.  Dustin "Diamond" Poirier had been taking all the top fighters in the division and was sharp and was trying to avenge a defeat at the hands of McGregor 6 years earlier.  The first round was probably in McGregors favor but Dustin really beat up the lead leg of Conor with calf kicks. He eventually caught him with a shot that stunned him and he didn't give him a chance as he swarmed him and sent Conor to the canvas reeling from the first knockout loss of his career.  It was a massive earth shattering event and changed the course of history.  We speculated on what is next for both of the combatants and for the division and sport.  We brokedown all of the fights on the card and talked about what is coming next for the organization.
