Have you ever stood in awe of a large scale painting? When was the last time you felt like a painting sucked you in so totally that you could almost say you lost yourself in that painting? I love to explore and encounter the sheer magnificence that large scale paintings have to offer. Here to give us a welcome peek behind the curtain of his large scale paintings is the artist, Jivan Lee. Jivan Lee is an oil painter based in Taos, NM. He grew up in Woodstock, NY, and studied painting at Bard College. His work explores the nature of paint as raw material, creator of image, and catalyst for emotional response, and is increasingly addressing the complexities of how humans see and shape the environment. Jivan's paintings have been exhibited nationally and covered in publications such as Fine Art Connoisseur, The Denver Post, Hyperallergic, Southwest Art, Phoenix Home and Garden, Art Business News, and Two Coats of Paint among others. In addition to painting as much as time allows, Jivan occasionally teaches. Large scale paintings Jivan says he always gets chuckles from people when he tells them that his approach to large scale paintings doesn’t differ very much to his approach with smaller-scale paintings. Of course, the real challenge when it comes to painting these large projects is the logistics - where, when, and how become a bit more complicated on a large scale. While it might sound complicated and a bit of a nightmare, the way that Jivan describes it, the process sort of unfolded before him - as he takes each logical step at a time. Letting your light shine I know, we are all sick and tired of hearing about how COVID has impacted and changed everything - we get it. I don’t want to dwell too much on how much COVID continues to impact the shape of things in the art community but I thought it was really helpful to get Jivan’s perspective. Many of us find ourselves with a ton of emotions and anxieties around our finances, the state of global and national politics, and of course COVID. Jivan was kind enough to open up about some of the personal struggles he has experienced over the last couple of months. He shared that when he takes the time to get alone with his canvas, it allows for emotional catharsis. I have felt that way too when it comes to painting during COVID - don’t want to let my light fade, I have something to share with the world and so do you! Creating art is a marathon, not a sprint As Jivan encourages us to keep shining our light even when the darkness feels like it’s closing in, it’s good to also keep in mind that the creative process is a marathon, not a sprint. You don’t have to do your best work now or consistently - just stay at it. Even when it gets challenging, remember, we need your voice. I get it, sometimes it feels like you just want to throw in the towel but every artist that I’ve talked to over the years have told me that staying in the game is worth it. What a difference a few months make. Just this spring, we seemed to be entering a buyer’s market. Demand was receding, home price growth was slowing, and more and more homes were being listed for sale. But this is not true today. Home prices are heating up again. The average price of homes sold this May rose 3.6% from a year earlier—the biggest gain in seven months. Demand is up, too, with more buyers showing up for viewings. So what changed? It’s simple: Mortgage rates have dropped steadily since April, and are currently at the lowest levels in a year and a half. In fact, the 30-year fixed mortgage rate is just 0.5% higher from the all-time low they reached in 2012. “Now is a golden moment if you’re considering selling.” This has improved affordability, gotten more buyers interested in making a move, and caused the market to heat up once more. All of this is good news if you’re looking to sell. Right now, demand outstrips supply so much that if you were to put your home up for sale, you could still sell quickly and for top dollar. Mortgage rates are likely to start trending up once again in the coming months. The Mortgage Bankers Association predicted an increase up to 4.4% through the rest of the year. For reference, that’s the same rate we saw a few months ago when it seemed we were entering a buyer’s market. That’s why now is such a golden moment in case you’re considering selling. But rates in the 3% area are long gone; at our highest this year, we’ve brushed 5% and came back down into the high fours. This time next year, the 4% rates will be long gone as well.“Try not to turn down any showings, if possible.”Those in the market need to wrap their heads around the fact that this climb in rates we’re going into will be long-term and sustained. We’re in the midst of a sort of trade war with China, and inflation tends to raise interest rates as well. In fact, the Federal Reserve has gone on record to say that they’re going to raise the federal funds rate at least four times between now and the end of next year. Lenders have programs in their imminent default area that will consider a loan modification on your behalf before you become a delinquent. If you previously received a modification and you’re on the verge of becoming a delinquent again, you can apply for another modification, but you can’t apply for the same reason as your previous application. We know that life happens, but there are options out there for you that can allow you to keep your home. There are a lot of things to take into consideration when preparing your home for the market. I have three tips to help you sell your home at any time in any market. First of all, make sure you have a staging consultation before you list your home. We provide complimentary staging consultations with a professional designer for our clients. She will come over and show you which items you can pack away or put in storage. After all, you are selling your home, not the beautiful things in your home. Clearing away personal items creates an emotional response for the buyer; when they set foot inside your home, they will be able to visualize themselves living there. Clear away personal items so that buyers can envision themselves in the home.Next, choose which upgrades will get you the best return on investment. Fresh paint is a relatively inexpensive way to add value to your home. Gray colors are very popular right now, as is the contemporary farmhouse look. Our designer will help you pick some colors that will complement what you have. There is no need to completely gut and renovate your home before putting it on the market. Instead of tearing out the entire kitchen or bathroom, paint the cabinets and update the fixtures. Simple things like that will make your home look remodeled without actually remodeling it. Finally, choose a pricing strategy. Keep in mind that asking price does not dictate the sales price. An incorrect asking price could cost you thousands of dollars. It’s a common thing to hear in an appreciating market - a seller naturally wants to get as much as they can when they can for their home.Before answering this, we tell them first that you have to know if you’re going to be purchasing in the same market. If the answer is yes, then the value of each home will increase or decrease concordantly. The home you’re selling may go up, but so is the one you’re buying. You can sell for more, but you’ll also pay for more. Knowing this, it makes more sense if you’re financing in today’s market to purchase that next home now and lock in that 30-year interest rate at the low rate we see today. The second thing to consider is the inherent unpredictability of the market itself. Nobody knows if we’ve already reached the top and are about to decline, or vice-versa. The only thing we do know is that right now it’s a seller’s market. Thus, our advice is twofold: a) don’t try and time the market, and b) if you’re purchasing in the same market, make that move now and lock in that interest rate.Taking all this into consideration, the time to sell is now. Not only are you going to get more money for your home and have less to do as far as getting it ready to sell, but it will spend less time on the market.
One of the most common questions we get from Phoenix sellers is, "What are home values doing?" Today, we are going to answer that question. First, let's look at the average sales price in the suburbs around Phoenix, and where they have gone in the last 3+ years.In 2011, the average sale prices in these Phoenix suburbs were:Chandler: $178,000Glendale: $110,000Tempe: $309,000Paradise Valley: $1,114,000As you may already now, home values have increased a lot in 3 short years. Here are the current average sales prices for these neighborhoods, as of December 2014.Chandler: $265,000Glendale: $182,000Tempe: $371,000Paradise Valley: $1,065,000As you can see, nearly every market has seen exponential growth in home values in the last 3 years with the exception of Paradise Valley. Luxury markets like Paradise Valley tend to not follow the same trends as your average real estate market. So, where are home values headed in 2015? If we look at national projections, homes are going to continue to appreciate in 2015 and 2016 by 3.7% and 3.2%, respectfully. Phoenix will see appreciation anywhere from 3-5% in the next 2 years, which is a very healthy number. If you have any questions for us, don't hesitate to give us a call. Over the last 3 months, we have seen a trend of price increases in some more popular areas of town. We are in a seller’s market, and there simply aren’t enough homes available for the buyers looking for homes. We do expect the number of homes on the market to increase soon because most of the sellers we have spoken with lately are just waiting for the weather to cool down a bit. Our inventory is sitting at around a 2.4 month supply, where it’s been hovering throughout the year. If no new homes came on the market, we would sell all of our inventory off in 2.4 months. Home owners looking to sell are still going to have plenty of buyers looking. As long as the home is priced correctly, buyers are savvy these days and will hold off on offers if a place is priced too high. As for mortgage rates, they are holding steady at 4%, which is still historically low. This is giving plenty of buyers opportunities to purchase. A word of caution here, as the FED has announced they plan to increase rates after their September meeting. By how much, we do not know.
