Episode 497 – I Can't – You Can – Take It   Today we have Shelby. She is 38 years old and from Windsor Ontario. She took her last drink on December 23rd, 2023.   Sponsors for this episode:   Visit Better Help today to get 10% off your first month   Visit Exact Nature use code RE20 to save 20% off of your order   [04:10] Thoughts from Paul:   Paul seeks to soften the entry point to AA and simplify the first three steps.  For many the steps are intimidating. They are nebulous, part dogmatic and for some there are simply too many God or higher power references. But the do make it clear many times that this God (higher power) is of your understanding. You can even use a red stapler as your higher power – they will fully support you.   The first three steps of AA: 1)    We admitted we are powerless over alcohol 2)    We came to believe that a power greater than ourselves could restore us to sanity 3)    We decided to turn our will and our lives over to the care of God as we understood him.   Which can be broken down to: 1)    I can't 2)    You can 3)    Take it   Paul says he feels the most powerful part of AA isn't the God stuff, it's the group. The group is always stronger than the individual.   I can't, the group can. Here you go. I'll see you all again tomorrow.   [10:18] Paul introduces Shelby:   Shelby is 38 years old, lives in Windsor Ontario and works for a car manufacturer on the assembly line. For fun Shelby enjoys all sports, camping and hiking.   In high school Shelby was very athletic. When she was 15, she decided to focus on hockey and made it onto a junior team. She learned about hockey culture and part of that is drinking and partying. Due to traveling and playing hockey Shelby didn't have time to drink much during high school. While attending a development camp for hockey, Shelby had an injury that put her on the side lines. Throughout her time at Ohio State, doctors would tell her she was fine as she continued to suffer injuries that eventually required surgery. Shelby had dreamed of going to the Olympics and never considered she might not be able to.   She left school early and felt like a failure. Shelby knew her drinking was already an issue, and she needed a change of scenery. Shelby says she didn't have an identity outside of being an athlete. Alcohol and being social became a distraction for her and she avoided playing hockey for a long time.   The older she got; the more Shelby didn't feel like she had accomplished anything. Life after being an athlete was tough for her. Around 30 years old she realized she needed to make some healthy changes. She accepted an offer to play hockey with some friends and ended up getting coaching opportunities afterwards. She decided to do it and since she was getting back in shape, she decided to quit drinking for three months which led to almost two years.   After losing a close uncle, Shelby drank after his funeral. She continued to drink for a few years and tried using moderation techniques. At an alumni game, she was not able to play due to an unhealed injury. She showed up drunk and ended up losing her coaching job. After this she decided to quit drinking again.    Since quitting this time around, Shelby has started attending therapy. This has helped her uncover some of her issues. She does not care for AA and says in the beginning it was hard doing things that she used to do while drinking. Shelby deals with cravings by going for walks, listening to podcasts and using her quit drinking app. She enjoys doing things that she missed out on when she was younger. Shelby also looks forward to trying new things and traveling. Her clarity is so much better, and she loves that she knows she can make plans and keep them.   Shelby's parting piece of guidance: start today and start small and take it slow.   Recovery Elevator We took the elevator down; we have to take the stairs back up. On to this week's show! Today we have my Mortgage Broker Scott Dillingham from Windsor Ontario who as far as I know is the only investor specialist who can help Canadians with mortgages in both Canada and the USA. Scott while he was the #1 mortgage broker at one of Canada's biggest banks got my clients and I many mortgages at cheap rates and I'm now selling one of them. Scott has since opened his own mortgage brokerage called Lendcity, he shares how American debt service coverage ratio mortgages work when buying income properties in the USA. Scott is a real estate investor himself and shares some of his own challenges as a Windsor landlord and how/where he plans to buy his next investment property and why. For long-time investors, you'll remember the days around ten years ago when we used to negotiate seller credits to bring down our downpayments, thus improving our ROI. Well roll back the calendar as seller credits are more of a norm in the US, even more so with builders in this slow market with historically high interest rates. Scott of course will be our mortgage expert, guest speaker at our next US Investment Workshop on the morning of Saturday April 13th at our office in Oakville broadcast live over Zoom.  I thought the last one would be our last as it's not easy, nor cheap to have as much talent in the room that we do. We have everyone's favourite real estate Accountant, my wife Cherry Chan, the CEO, CIO and CFO of Share: Andrew Kim, Dmitri Bourchtein, Carmen Da Silva respectively to explain how to be a USA landlord without all the work but keep all the equity. Link is in the show notes: simply choose between in person or virtual. https://USAworkshop.eventbrite.ca. Cost is only $30 plus tax and eventbrite fees. Well here we are 3 weeks into the New Year and you already have 2 killer shows to dig into! This week is pretty much straight up punk again. This is music like I remember it. Punk like I remember it when I was a youth. Coming from a small town in Canada my ideas were not always the sharpest, but music helped me. I remember going to Dr. Disc in Windsor Ontario and picking up copies of the Metro Times from Detroit - Talk about an education. In the 80's and 90's learning about new music was not so easy and leaving your mark was even harder. Lot's of the of the bands on today's shows came from those days. Some newer and younger folks still rock it that way and props to them, its not easy! Hope you enjoy the show, it was a helluva throwback for me!  Don't forget to Listen live Thursday from 7 - 9 om EST and check out my other show, Rocksteady Tonight Sunday from 6-8 pm at www.BootBoyRadio.net. I'm a transplant from Windsor Ontario, the border city of Detroit. I live in LA now and have been here 20 years or so, it's my home, my life. I have seen and lived most of it. The one thing people complain most about LA is the traffic. Like with most of you as you get older, responsibilities grow. Managing people, resources and expectations, it's a lot at times. But one thing I look forward to is my commute. It's where I can make phone calls with friends and family, listen to new music or catch up on the news. I have learned to value my time in traffic. This album is refections I've had on the road, missed opportunities, wrong ways and off-ramps that somehow have brought me a better understanding of things. On Today's episode on CPTSD I am fortunate enough to talk with founder of RE/ACT Tim Fletcher of Winnipeg, Manitoba who now resides in Windsor Ontario. Tim Fletcher is the Founder and President of RE/ACT (Recovery Education for Addictions and Complex Trauma). He used his skills as a pastor and counsellor to develop this program to help the people he cared for overcome addiction. During his early years, he realized that everyone has a loved one who struggles with addiction, and many people struggled with unrealized addictions and unhealthy coping techniques. He found that 97% of addicts also struggled from Complex Trauma (C-PTSD). After researching C-PTSD which was identified as, “A series of events that occur where a victim feels unsafe, and as such, develops mental disorders which inhibit them from coping in stressful or harmful circumstances”, he concluded that research was showing that there is a physical difference between the brains of those who grew up in loving and nurturing homes and those who didn't – before any addiction became prevalent. This was a really informative and extremely beneficial and educational opportunity for myself to learn more about CPTSD and I hope that you can learn so much more about your CPTSD as well with this episode! https://timfletcher.ca/ https://www.youtube.com/c/TimFletcher www.ko-fi.com/livingwithadhdandcptsd livingwithadhdandcptsd@gmail.com www.livingwithadhdandcptsd.ca Please become a Subscriber so you can gain early access to episodes like this one and all Bonus material that's available only to Podcast Subscribers! --- Send in a voice message: https://anchor.fm/livingwithadhdandcptsd/message

In the 45th episode of the Pull the Trigger Podcast, Dan Crosby and Scott Innocente discuss how a new California policy could completely change the real estate landscape, resulting in continued rising costs in the market. Hi I'm Scott Innocente, a real estate investor and investor-focused real estate agent in Windsor Ontario. A little about myself, I worked at a government job for 11 years, needless to say, I was unfulfilled. I was caught with the terrifying prospect of working at this job for 35 years and retiring having never gained financial freedom. I thought about ways to get out, another job, maybe? But every time I thought of another job, the same problem reared it's ugly head: 35 years of working for somebody else all for a relatively mediocre paycheck. I realized that I didn't want another job, I wanted something for myself, something challenging, exciting, and something potentially lucrative. I stumbled upon Rich Dad Poor Dad and that was the beginning of a shift in my mindset. I finally realized that there was another way. I didn't HAVE to work for 35 years. I didn't HAVE to stick it out a job that was unfulfilling to me. I didn't HAVE to stay in the middle class forever. I CAN get out of the rat race if I just do a few specific things, buying real estate being one of them. Once my mindset shifted, it was over, I could never look back. I started buying real estate in 2016. I set a goal for myself of $4000/month of passive income and I'm 75% of the way there. I got my real estate license in 2017, I quit my job that same year and started helping others see the light and achieve their dreams of financial freedom. Dan and I have since started collaborating to help others “pull the trigger” on life, to stop thinking and start doing. It's all about mindset, if you can just get the click to happen, it's over. One the click happens then it's a matter of PULLING THE TRIGGER. Once you start pulling the trigger, then financial freedom becomes simply becomes a matter of time. I'm here to help you get that click, and once you get the click, I'm here to help you accelerate your mindset shift to higher and higher levels, because mindset and action is what it's all about. Here's a little about Dan: Dan Crosby (@LAMBOLAPDOG) is an expert real estate investor in Canada & The United States with a massive portfolio of $50 million, CEO & founder of Canadian Protein, CEO & founder of SYNERGY Private Label an internationally renowned supplement manufacturer, CEO & founder of LUXXISVIP a luxury executive transportation service, CEO & founder of PureFusion Cannabis, a cannabis extraction, and packing facility and CEO & founder of Coachwood Capital, a financial investment company. Early in her leadership journey, Janice Kaffer, Former CEO of Hôtel-Dieu in Windsor, realized that you need people around you who think differently than you and have different skillsets. Building that kind of team resulted in better decisions, including those that weren't always easy for Janice to make. Show Summary: Today we're talking with Janice Kaffer, who up until early January was President and CEO of Hôtel-Dieu Grace Healthcare in Windsor Ontario. She's calling this time semi-retirement as she continues to work on a project that will keep her connected with the hospital for at least six months. Janice honestly admitted on social media last year that being a leader in a time of extended crisis takes a toll. When she did finally take some time off, she recovered her sense of self in a surprising and delightful way – by doing Lego. It grounded her in a way she could never have imagined. Janice says it took some time to understand she was more than a hospital leader – that she was a community leader as well. Her own modest upbringing convinced Janice that she had an obligation to talk about issues around poverty, politics and the social determinants of health because it all has an impact on health. Today she's proud of the part she played and continues to play in changing the perception in Windsor of what a hospital is and what it can be. Quotables “Through the last two years of the pandemic, Bill (Marra) has been at my side, we've been working together, we went into the nursing home together, we've led most of the response together.” - JK “Because the crisis has been going on for so long – it's not constant, it's ebbing and waning periods of intense activity – so you never really get a chance to step away from that time, to take care of yourself unless you make that time.” – JK “My grandkids love Lego, but they're brutal. I find little bits all over the house!” – JK “The team we built at Hôtel-Dieu Grace is incredibly diverse and very involved in the decision-making at all levels. I always benefitted from the fact that many members of the team felt comfortable sharing their thoughts and ideas.” – JK “Over the years I developed a perspective that the job of the CEO for a community hospital it isn't just about leading your own team, it's also talking about those things in your community that affect health in the broader sector.” – JK “Hôtel-Dieu Grace is more than a service delivery organization. We've tried to be an organization that connects to the community and speaks to a longer-term contract to change health for the better.” – JK “Social media allows me to interact with people in a way that is super comfortable for me.” – JK “One of the things that was important to me when I became CEO at Hôtel-Dieu was to create an opportunity for patients and families to have voice, but also for staff so that there's balance.” – JK “Unless we start taking seriously that the healthcare system is too lean, is too efficient, is needing investment, retaining staff is going to difficult.” - JK “A lot of women hesitate to ask. Leaders have an obligation to make sure that everybody understands that we're open to mentoring and coaching, and we're here to share and assist.” - JK Mentioned in this Episode: Hôtel-Dieu Grace Healthcare Bill Marra ProsperUs Capital Health Chris Power Peter Senge The Hospice of Windsor & Essex County Inc. From an early age, Oshiomogho Atogwe focused on the micro-steps needed to continually grow and learn and constantly refine and improve his skills as a football player. And as Atomic Habit's author James Clear says, it's the ‘aggregation of marginal gains over time' that leads to long term lasting success. Little did Oshiomogho  know it at the time, but he would go on to be one of the best high school players to ever come out of Windsor, Ontario and also go on to receive a scholarship at Stanford University and be a defensive standout on the team. This would lead him to be drafted in the 3rd round of the NFL draft by the St Louis Rams and play 8 years in the NFL. 5 years with the Rams, 2 years with the Redskins and then finish his career with the Philadelphia Eagles. In our discussion, Oshiomogho and I talk about his journey in the NFL and what it was he came to better understand about himself through this experience. He has always been guided by his faith and the deep spiritual framework that he puts into action in his life to honor the talents and strengths that he feels he has been given and the responsibility to give back to the world in special ways to serve others with the gifts that he has been blessed with. Oshiomogho believes that a great coach has the power to change a persons life and that it is a role that cannot be taken lightly. Using his own experiences as an example, he speaks about the impact that his high school coach Harry Lumley had in his life and the difference he made. As a college football player myself and being from the same hometown, Windsor Ontario, it was great to connect with Oshiomogho  and have this discussion on my podcast. Wherever you are in the world listening to this, I hope you enjoy the conversation and share it with at least one person you feel with benefit from listening to it as well. About Oshiomogho Oshiomogho Isaac "O.J." Atogwe (born June 23, 1981) is a Canadian former professional American football free safety who served most recently as the secondary coach for the Memphis Express of the Alliance of American Football (AAF). He was drafted by the St. Louis Rams in the third round of the 2005 NFL Draft. He played college football at Stanford. Atogwe was also a member of the Washington Redskins and Philadelphia Eagles.

No matter what business you're in, it's crucial to superserve your clients.  I'm told there are two ways to build a business - the Amazon model (scale) and the Ben & Jerry's model (do one thing really well, then build on it).  I'm a Ben & Jerry's guy, and it has nothing to do with Phish Food or the fact that I lived in Vermont for 7 years.Something I pride myself on is above-and-beyond customer service. This relationship building has allowed me to build my business organically, without paid marketing or ads.  I was reminded of this twice in the last few weeks.  First, I had a non-profit client who's been with me since the beginning.  She never had much money, but I helped her out wherever I could.  Well, she got a grant for 2021 and is now going to pay me above my normal rate to produce a series of shows for her.  Turns out the time I invested in her was well spent. This week, one of my clients told me she was giving me a raise.  I had been on the fence about raising my rates with her, but she felt my work was worthy of additional compensation.  Some might say "if she's offering you more money, you're not charging her enough."   But I say, which makes her more likely to recommend me to a colleague?  Me asking her for more money, or her telling me I deserve more money?Onto this week's podcasting news....Apple now allows you to embed a podcast onto your website - something Spotify did long ago. https://tools.applemediaservices.com/apple-podcastsNice to see Apple do something as Spotify keeps closing the gap between them. According to Buzzsprout (and as reported in PodNews), Apple now accounts for LESS than half of their total downloads. It's still far and away #1 at 47%, but second place Spotify is at 24%, and Google Podcasts still lags in third place at 2.4%. After that is everyone else.  See for yourself: https://www.facebook.com/groups/BuzzsproutCommunity/permalink/3800456513307468Nielsen, the ratings people, say Podcasting will be a $1 billion industry in 2021. And with 20% annual growth, total audience is on pace to double by 2023. https://www.nielsen.com/us/en/news-center/2020/nielsen-at-podcast-movement-2020-opportunities-in-a-skyrocketing-industry/?utm_source=podnews.net&utm_medium=email&utm_campaign=podnews.net:2020-11-18Podcasting event tomorrow, Saturday November 20th.  Audio Recess from PRX and the Google Podcasts Creator Program: https://googlecp.prx.org/audio-recessTwo new podcasts that I WON'T be checking out - That's Messed Up - which breaks down episodes of Law & Order: SVU - and Hunting Ghislane, about Jeffrey Epstein's accomplice Ghislane Maxwell.  2020 has been depressing enough.  Hard pass on both of those. Finally, the ex-radio guy in me would be remiss if I didn't pour one out for 89X, the Windsor Ontario based rock station that served Detroit for thirty years.  Their owners, Bell Media (now, shockingly, owned by iHeartMedia), flipped the station to country yesterday.  In response, Entercom flipped a frequency I used to be on 98.7, from soft rock to alternative to fill the hole.  What does all of this mean?  Music radio has spent the last two decades squeezing out most of its personality.  So today, if you don't have a spoken word (news, talk, sports) station, or at least an outstanding morning show, you don't have a chance. If you need help with your podcast, feel free to reach me here. https://jagindetroit.com/podcast-recording-packages/
