We liked the space because it's scalable, repeatable, and predictable. There are really no great alternatives to Wall Street. As your business grows, and as you make more money, you should be allocating more and more capital towards your marketing efforts. When you market to more motivated sellers then you will get more seller leads. And more seller leads means more phone calls. When you can’t answer the phone yourself, and you have too many seller leads coming in, then it’s time for you to hire a lead manager to help you with all of your incoming seller leads. That lead manager should be filtering through the leads and saving them in your CRM (we use Podio). The goal of the lead manager is to book appointments for you to meet with motivated sellers. As your lead pipeline grows, and as you market more and more, eventually you will come to a point where you cannot go on all of the appointments yourself. Or you may decide that you don’t want to. When you are at this point where you can’t go on any more appointments then it’s time for you to hire an acquisitions manager. If you want to scale and grow your focus should be on driving more leads and conversions, not answering the phones or going on appointments. You will need to hire an acquisitions manager to go on those appointments for you. The problem is, how are you going to train the acquisitions manager? How are you going to train your lead manager? What should they say? What scripts should they use? How should they overcome seller’s objections? Today’s guest is Jason Medley, creator of the Collective Genius Mastermind. He joins Brian in today’s episode to talk about how Collective Genius got started, as well as its evolution from an information-based mastermind to one that’s creating deals. In addition, they talk about what elements make a good mastermind, as well as aspects to considering when deciding which one to join.   Key Takeaways:   [1:45] Jason hails from Tampa, Florida, and has been in real estate for about 18 or 19 years. He started as a retail mortgage broker and when the market crashed he had to find new ways to use his skill set. He started negotiating short sales for real estate agents, flipping short sales, and then he started doing transactional funding. [6:15] These funding deals opened the doors to his mastermind business, which has been going on for about nine years. His network and assets from his transactional funding business helped launch his following at the beginning. [12:20] One of the biggest learning lessons in getting this mastermind started was that you have to know what kind of value you’re bringing to your audience and you have to be dedicated to continually increasing the value you bring. It’s important to figure out how to help your audience get results. [15:00] One of Jason’s gifts is that he is a great connector. Starting Collective Genius has allowed him to practice and hone that gift. They’ve also been able to decide what they stand for and who they want to work with, so there is a process for deciding who will be a good fit for Collective Genius. [19:20] There was a shift moving from platform sales to the building of Collective Genius. Different sales methods work for different people and what’s important is that you are an expert in your craft and you believe in your product and your personal sales process. [23:30] When Collective Genius first got started, it was more of a side project for Jason. Over time, he’s seen that the results of the connections made through the mastermind have really increased. The level of connection between players has evolved over the last nine years from information-sharing to deal-making. [28:00] The deal-making connections exemplify the creation of a community. About two years into CG it started to happen organically. After he saw people start making these connections that produce results, he realized how valuable this could be to the members. There’s also an element of trust that has to be established before the connections start to carry some weight. [31:00] There are a lot of masterminds in the real estate space, and a lot of them got their start with CG. You don’t necessarily have to have the organic higher level of bigger deals to be a successful mastermind. There can be tremendous value in a mastermind even if there’s no potential for deal flow. [34:25] Someone might join a mastermind for results compression — you will meet people who have been where you are and can share what works for them. You don’t have to figure it out by yourself. The second big reason is to surround yourself with other entrepreneurs who have been where you are and can help push you to the next level. They are your support system. [39:10] With all the masterminds, how do you choose which one to join? Some masterminds are territory exclusive, some depend on your caliber, and they offer many different things. Make sure you know what you want to get out of a mastermind and that can help you decide. [44:55] Part of the Collective Genius is the Generous Genius, which is a branch of that mastermind that focuses on giving back. They partner with their members’ non-profit organizations to host large events to raise money. This year their goal is to raise a quarter of a million dollars that they split among the organizations. Today we have another incredible guest: his name is Dave Payerchin. We met at the Collective Genius Mastermind, and he’s a part of Columbus turnkey houses. He and his partner RJ Pepino specialize in networking, raising capital, system automation and developing and maintaining those relationships. More specifically, they deliver superior service for competitive pricing in Columbus for Ohio investors, and their team understands every aspect of turnkey process from acquisition to resell. So they’re equipped with knowledge and infrastructure to provide a seamless investment experience and a quality product whether it’s investing, lending, buying, selling, property management, or even the federally subsidized rental properties section 8 and they’re just an incredible team. Dave’s company focuses primarily on single family homes, and sometimes up to two to four units. It’s a heavy cash flow market, and right now he’s doing great. He didn’t get to where he is without a fight, however, and that’s one of the things we discuss. Our guest really emphasized the importance of staying positive and attracting what you want to achieve in life with your mind and your attitude. This is the breaking point for so many people, because there’s nothing stronger than your mind; what your brain says, goes. He explains how this and his spiritual development have been fundamental to his success. “All of life is an internal battle.” Another great piece of advice we were given today was to surround yourself with people that compliment your weaknesses, and build you up in your business. Personally, he talks about how his partner really helped him overcome his adversities; enough so that Dave quit smoking and drinking, and is now living a much healthier and happier lifestyle.
