OVERVIEW: To have it, you have to want it. Jason A. Duprat, Entrepreneur, Healthcare Practitioner, and Host of the Healthcare Entrepreneur Academy podcast, discusses defining your goal and achieving it. Jason teaches us how to block our time each day and identify if what we do each day is aligned with our goals. If you feel like you're falling short of what you want, tune into this episode. EPISODE HIGHLIGHTS: If you have big goals but haven't met those goals yet, Jason challenges you to do things differently. The overwhelming majority of successful people are not any smarter than the average person. However, they manage their time way better than the average person. One of the things that Thomas Jefferson did was manage his time into blocks. Jason recommends starting out by blocking your 24 hours a day to 4 hours each, leaving you with 6 chunks of 4-hour time blocks. 2 chunks (8 hours) are usually dedicated for sleep, leaving you with 4 chunks (16 hours). You have to make some extra sacrifices because you have less time in the day to build what you need to build. What separates high-level entrepreneurs from others is their ability to utilize their time to generate value better than the average person. Redefine your goals based on what you're willing to give up and sacrifice. If you want to be in the 1%, you have to do what the 1% does. There's nothing wrong with not striving to be part of the 1%. The first season of Kitchen Chats focused on the first people you call during a crisis. But what if you have no one to call? Or if the people you reach out to don't step up? Aimee brings back her sister, Stephanie, who is also a licensed therapist. Stephanie shares that feeling alone, isolated, or abandoned is a common experience and gives tips for finding resources and building community. Episode Highlights If you feel alone, you're not alone. As a therapist, Stephanie knows it's common for people to feel abandoned, alone, or isolated. For some, even talking about it to a therapist like Stephanie can be hard. “There are so many moments where we can feel like we don't have anybody to call, even if we have a big circle,” Stepahnie said. “And there are also moments when we realize that we don't have a circle.” Get to know your community. The technology age has made knocking on your neighbor's door a little more awkward than it used to be. But if you're proactive about building your community, you won't have to be reactive when times get tough. One way to build community is to ask people in your area for resource recommendations like counselors and therapists. “That way, you do have those numbers in your back pocket when or if the time comes you need them and you're not scrambling to try and figure it out,” she said. Be a smart shopper. If you're looking to build or refine your inner circle, consider who you're asking to help with what. When Stephanie talks with clients and friends, she uses the analogy of being a smart shopper. For instance, if you go to the hardware store to buy bread, you're going to be disappointed. “I use this analogy of being a smart shopper for learning to know who in your life can offer what,” she said. “Not everybody is going to be your Target, and you don't want everybody to be Target. You need specialty stores, too.” Not everyone has to be a friend. Not everyone you reach out to in tough times has to be a friend. Members of a faith community, support groups, and community centers can all help directly or connect you with resources. Stephanie also recommends reaching out to a therapist. “Reaching out to a therapist is never a bad idea,” she said. “Even if that therapist isn't the right fit for you, they can help you find some of the other resources that you do need.” When someone comes to you. Sometimes, you may not realize you're a person's “kitchen counter” kind of friend until they open up to you. As we enter a new year, Jason welcomes us with a quick reality check. He teaches us how to block our time each day and identify if what we do each day is aligned with our goals. If you feel like you're falling short of what you want, tune into this episode. 3 KEY POINTS: To achieve something, you've got to want it bad enough. If you want to be in the 1%, you have to do what the 1% does. Be willing to sacrifice what needs to be sacrificed. EPISODE HIGHLIGHTS: If you have big goals but haven't met those goals yet, Jason challenges you to do things differently. Successful people, average people, and you, all have the same 24 hours a day. The overwhelming majority of successful people are not any smarter than the average person. However, they manage their time way better than the average person. One of the things that Thomas Jefferson did was manage his time into blocks. For most people, it takes 15-40 minutes for them to get their minds into a project, which is why they're not used to task-hopping. Jason recommends starting out by blocking your 24 hours a day to 4 hours each, leaving you with 6 chunks of 4-hour time blocks. 2 chunks (8 hours) are usually dedicated for sleep, leaving you with 4 chunks (16 hours). If you have an 8-hour corporate job, you'll have 2 chunks (8 hours) left. Time spent on your personal life will probably be 1 chunk (4 hours), leaving you with 1 chunk (4 hours) left a day to grow your business. You have to make some extra sacrifices because you have less time in the day to build what you need to build. What you do in those 4 hours will be critical. What separates high-level entrepreneurs from others is their ability to utilize their time to generate value better than the average person. Some people say they want something, but their actions don't reflect what they desire. Redefine your goals based on what you're willing to give up and sacrifice. If you want to be in the 1%, you have to do what the 1% does. There's nothing wrong with not striving to be part of the 1%. Your thoughts impact how you feel emotionally. How you feel emotionally is going to have a lot of control over the actions you take." You have no control over your circumstances, but you have control over your thoughts. You have to have a really solid mindset to be doing anything that is extraordinary in life. You don't need to achieve everything in such a short window. Spread out your timeline a bit farther and give yourself more downtime in the in-betweens. If you're hitting 80-85% of what you would generally target, you're on the right trajectory and can make improvements to reach higher. A similar question from Noreen, another text community member, is "How do I get comfortable stepping away from my clinic?" People commonly think that no one can do what they do as well as they can. If you're hiring the right people, that won't happen. Hire people who can do 80-85% of what you would normally do in terms of quality and standard. Let go of the thought that only you can do it the best. Have the proper training, systems, and procedures in place to delegate responsibilities while you're away. In this episode, Jason shares his personal experience of receiving a not-so-conventional invite and how empathy, courtesy, and professionalism play crucial roles in communication. We also learn practices passed down from Jason's Podcast Coach, Travis Chappell, who successfully invited Grant Cardone to his show. 3 KEY POINTS: Be very brief. Avoid information overload. Do some research on who you're reaching out to. Try different angles when reaching out. EPISODE HIGHLIGHTS: If you're meeting someone for the first time virtually, there are proper procedures, etiquette, or courtesies to follow. When someone reaches out to you look at: How courteous are they? How professional are they? Are their goals aligned with mine? Be very brief. Avoid information overload during your initial reach-out. Emphasize what value the end-user is going to receive. Sometimes, it's just a matter of being persistent and trying different angles. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over ‘what condition is proper for a seller to leave the house?' Except for paint, which is in good working order and represents colors on the walls, everything else should be out of the house. Don't leave your trash that you don't know what to do with for somebody else to deal with. Tune in for all the good details. Episode Highlights: If we could make common sense common again, we don't have to answer this question, says Jenn Monica says that it all depends on the situation. If it is a $50,000 investment property and somebody is going to come in and do the whole thing over, nobody cares what condition it's in. Monica believes that there is a standard for everything, and she would say you should treat others the way you would like to be treated and how you want to come into the house. Houses don't necessarily have to be spotless, but you should have them professionally cleaned to your own standard. If you have something other than a small nail hole in the wall that should be patched, the paint should be redone. When we were making short sales, we also did some deed in lieu of foreclosure, and so we would have to negotiate with the bank on how to leave the property, and the bank's rules were broom swept. If you have got four dogs and you are the seller, you should have the carpets cleaned unless you are ripping them out. Monica thinks one of the biggest problems happens when you, as the seller say, “I think they would like this, or they will want this,” but in actuality, they don't. There should be no personal belongings left in the home unless with this hot seller's market, maybe you have got under contract because you negotiated with the sellers that you can leave some stuff behind 3 Key Points: If as an agent you want to make an offer on the house, you have to find out the plan like where the person is going because they think that they have an hour worth of moving, but you know they have got three month's worth of moving, and every personal item must be removed from the house. Colleen Kelly, from EXP, is today's tiebreaker. As per her the golden rule is clear communication and treating others as you would want to be treated because that is a general thumb rule in life. As an agent you should do a house walk-through one to two days before closing day. Colleen does a house walk at least around 24 hours beforehand, so that if they see any major issues or holes in the walls, they can fix them before closing. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over what is the best lead follow-up system? A lead for Monica is a referral from a client, and she does whatever it takes to get in touch with that person because they might also expect her call. Jenn uses all forms of communication if a person or lead doesn't respond once because her thought process around that is - they will respond in their preferred way of communication. Tune in for all of the details! Episode Highlights: If you have a referral lead and if that person doesn't call you back, it still does not mean they don't want to do business with you, says Jenn. Jenn inquires, in the case of referral, you first call the person, and they don't return the call; what do you do? A certain percentage of buyers are listing, but Jenn does not care that much because she would help you if you want to be helped. For internet leads, you have got to be quick. But, if you are doing Zillow leads, you have to understand that this game is one with consistent persistence, suggests Monica. Jenn answers the question: When does she give up or move off from the lead if they never talked to her? The goal is to get a response, and if you have got 15 leads, that is a lot because all you are doing is a lead follow-up every day, says Jenn. Honestly, the answer to the best lead follow-up strategy is that it depends on what lane you are in and how serious you are about that lane, says Monica. Monica shares her advice on Zillow leads. Tiebreaker, Jamie Woodall, licensed associate real estate broker at Pat O'Brien & Associates, joins the conversation. He says before becoming a real estate broker, he was a pastor and was visiting about, opening up churches, making connections, networking, and inviting people to create things together. Immediate, passionate, and energetic response is the best lead follow-up strategy. Jamie gives his advice on timing. If you don't generate leads, you have nothing to negotiate, and if you work in order of priority following up and generating leads, it is more important, affirms Jenn. You can put all of your detailed information on the contact card of your phone so that when you shoot it to a new lead, they at least have you in their contacts list that they ever do need help, suggests Jamie. Many agents are starting to do videos on different neighborhoods, so that could even be something if new clients are looking at a specific community, and this idea is creating values, says Jenn. 3 Key Points: Most brokers have an automated system, and automated is better because the problem with lead follow-up is that after so many leads, it is very difficult for you to do it manually, says Jenn. If you want to build a business based on cold leads from Zillow, and that is your strategy, then you better get a solid follow-up system, recommends Monica. The main thing that Jamie looks for in the first conversation with the lead is their criteria for a home, price range, timeline, and the main reason they are buying the home. I think if you know how your business operates, if you know your process, so you know what’s coming next, you’re immediately pulling yourself out of the back seat. If you’re in reaction mode...you’re totally in the back seat.” “When you start to analyze your business and start to break down all the pieces of it, I think there actually are the right spots that you need to be in the passenger seat and there are the right spots where you need to be in the driver’s seat. What you don’t want is to be in the back seat.” “If you find yourself in the back seat, communication will fix that. That means you need to pick up the phone, you need to talk to people, you need to figure out what’s going on. And the minute you do that, you’ve moved yourself back up the passenger seat position.” “If you acknowledge that you’re in the back seat, you’re now also acknowledging that there is a communication issue that is happening with yourself, with your team, with your clients potentially. And so find that challenge and figure out what’s the best way to solve that problem as quickly as possible, and you’ll move yourself into the front portion of the vehicle.” “I have no communication anymore and I’m on the back seat… I think that there’s lots of different places here that people are going to stop and be like, That’s where the issue is.” “Hopefully the result there is that you’re in the driver’s seat of the entire business… We want to end up in that driver’s seat because this is your future. This is your goal. These are your dreams that you’re building with this business. And so if the business isn’t moving you towards that, then you’re probably not in the driver’s seat.” “This doesn’t take long to figure out, and it doesn’t take long to change. But you have to be aware of it, and then you have to be purposeful about what you’re doing to do to make the change. On this episode, host Keri Shull presents at the HyperFast Digital Dive Deep Event on how to land more off-market opportunities using sixteen different strategies. Learn how to gain an advantage and differentiate yourself as an agent, by executing on these smart strategies. Episode Highlights: If you want to differentiate yourself, go out and find off-market properties. Off-market opportunities are a huge attraction to buyers. If you can create these opportunities, you will own your market. People will refer you more business when you find them a home they could not have found without you. An off-market property is a property that is not listed on the MLS. Your job is to be proactive and to find what your buyers are looking for. Look at who the absentee owners are. Reach out to landlords and ask them if they'd consider selling. Use Zillow to find people who are trying to sell homes themselves, contact them, and try to get your clients in the door. Imagine you find the right property in the tax records. Do a letter drop and target those specific sellers. The more specific you are in your letter, the higher your callback rate will be. Use Craigslist. There are still FSBOs who put their homes on Craigslist and Facebook Marketplace. FSBOs and FSBO websites are a good place to find off-market listings. Also look at vrbo.com and airbnb.com because some of those people are not able to get income right now. Befriend gatekeepers. They can be powerful referral sources when you provide value to them. Keri always gave little gifts to the person at her front desk. Look out for gatekeepers and have their back. Top agents can help you get deals done. Based on the criteria your buyers want, you can sort sold listings and then sort by the agents and call or text them and ask what they have coming up in that neighborhood. Builders who are prominent in a community meet with many sellers. Builders will give you plenty of opportunities if you build a relationship with them and refer back to them. Remine is a tool you can use to search. Call your MLS and ask if they have Remine. Remine takes data and layers it based on the habits they've seen for consumer spending. Remine can help you reduce your cost on farming based on data. All of this is giving you the power to influence sellers to think about selling and to influence your buyers by proactively letting them know how you're handling challenges. Expireds and withdrawns are worth checking in on. Try to procure those opportunities for your clients. Look at probate records. There is a legal right for you to request information from the county. Social media is an obvious place where you can post about buyers with a need. Tell your SOI what you are looking for. Some local companies post the listings they have that are coming soon. When you use these strategies, you will have something valuable to share with your clients about what you're doing on their behalf. Hire a VA if you're too busy to execute on these strategies on your own. 3 Key Points: Finding off-market opportunities will help you dominate your market. There are many places to find off-market opportunities for your clients. It's your job to be proactive. People will refer you more business when they know you can help in a proactive way. Keri shares how she leveraged her relationships with builders from her experience in selling new homes. Ask yourself what you would put in a webinar if it was your one opportunity to convey information to a client. There may be someone you can't reach one-on-one. Invite them to a webinar. People will watch webinars because they are presented as something more than just a video. Webinars should feel like an event. A webinar should be exciting, exclusive, and available for a limited time. The exclusivity approach does very well. Give them an expiring code to create a feeling of exclusivity. You can have several different versions of the same webinar to appeal to different segments. 80% of your content would be the same across presentations, with 20% targeted to specific segments to address their specific needs and wants. How do I develop a webinar for first-time homebuyers? Webinars are a way to provide value in advance of asking them to do something for you. Education in advance of sales creates more sales and more satisfaction. You're really having a one-on-one conversation but thousands of people can watch it. Keri shares a webinar strategy her team is talking about. Shift the education in front of the conversation. When you push information to the front of the conversation, you have better conversations. In your webinar, take your clients behind the counter. Spill industry secrets. Give the consumer an informational advantage. 3 Key Points: A webinar is a presentation that you turn into an event. It's supposed to be exciting, exclusive, and available for a limited time. You can create several slightly different presentations to address different segments. With a webinar, you can shift the education to the front of the conversation. On this episode of The HyperFast Agent Podcast, host Keri Shull speaks with Sunshine Wilhite, a multi-million dollar producing realtor who excels at converting online leads. Wilhite shares her strategy for capturing leads online, including how to engage leads when you pick up the phone to make an appointment. Episode Highlights: If you're generating Facebook leads then you know these leads are not usually ready to buy immediately. Internet leads are about the long game. Advertising on Ylopo is all about testing different areas. For example, if you know there are buyers interested in one area, you want to advertise in an area just outside that area, where they'll be able to find similar homes for less. Some cities convert better than others. The trick is to look at where leads are coming from and turn off things that aren't working. Wilhite looks at her ad spend once a week and adjusts where she's spending money. When you reach out, you want to ask about their timeframe. This question will tell you which path you're on and how to continue down that path. Stay in touch by asking for a firm commitment to follow up. Send personalized push listings and then send a text. Watch your priority alerts. Sometimes you have to approach follow-up in different ways. Find multiple ways to offer value. If someone was on your website five minutes ago, they're obviously interested. Pick up the phone. A lot of people are scared to make cold calls. If you want to make money, pick up the phone. If you struggle with converting internet leads, pick up the phone. 75% of Wilhite's conversions happen over the phone. Watch your lead's behaviors on your website. You want to get in front of them when their behavior indicates that they're in the market and you can help. Shull emphasizes that when you reach out to someone who is raising their hand for help, they are going to be grateful that you called. 3 Key Points: Internet leads are a long game. Advertising on Ylopo is all about testing different areas. When you have a lead from one area, ask them if there are additional areas they're considering. Pick up the phone. While texting or email may seem more comfortable, calls convert.
