A New Bill in Congress Could Have Huge Impacts on the Housing Market

BiggerPockets Daily

Play Episode Listen Later Apr 16, 2025 14:50

A rare bipartisan breakthrough in housing policy: Congress just introduced the Housing Supply Frameworks Act, a bill that could reshape local zoning nationwide. Backed by over 140 housing organizations, the bill directs HUD to develop model frameworks to help cities modernize restrictive land-use policies — the very ones driving America's severe housing shortage. In this episode, we break down what the bill actually does, why it matters, and how it could unlock millions of new homes without a single federal mandate. Whether you're an investor, policymaker, or just struggling to find a place to live, this is one housing policy you'll want to understand. NZ First's Winston Peters is determined to give Kiwis the right to choose as part of a new bill. The Party has introduced a member's bill that aims to repeal a 2021 fluoridation law - requiring councils to hold a referendum. It would look into the law giving the Director-General of Health authority to mandate having fluoride in local water supplies. Peters says people have had a right to vote on these matters for decades - and he hopes to re-instate that right. "We're saying - give people back the democracy they enjoyed all those decades and let them decide. They're the ones who have a right in regards to what they want, not some over-inflated bureaucrats in Wellington." LISTEN ABOVESee omnystudio.com/listener for privacy information.

#2,711 - Washington's Rent Control Push: How New Bill Could Backfire on Housing Market

Only in Seattle - Real Estate Unplugged

Play Episode Listen Later Jan 29, 2025 21:51

A proposed Washington state bill aims to cap rent increases at 7% annually while restricting late fees and deposits, but critics argue it could worsen the housing crisis. Proponents claim the measure would combat homelessness by keeping rents affordable. However, opponents, including landlords and developers, warn that rent control discourages investment, stifles development, and exacerbates housing shortages, driving rents higher. This aligns with broader failures of similar policies in high-cost cities where restrictive zoning and misguided regulations have fueled unaffordable rents. Critics also highlight the absence of protections for landlords, who still face unpaid rents and operational constraints. By targeting property owners with increased controls, the legislation reflects a larger trend of government overreach, further undermining Washington's already struggling housing market. Without addressing underlying issues like zoning and overregulation, this bill is unlikely to achieve its goals, instead driving more landlords out of the state and exacerbating the problem.

Big Oil “has been screwing you for decades,” Newsom said. “Price spikes have cost Californians billions of dollars over the years, and we're not waiting around for the industry to do the right thing,” Newsom said. “We're taking action to prevent these price spikes and save consumers money at the pump,” he said. The bill passed the California Assembly last week with a 41-16 vote. Many Democrats did not vote and four voted against the radical measure. The measure will force local refineries to stockpile fuel and if they don't follow the new regulations they can be fined up to $1 million PER DAY. The heavy fines will inevitably be passed down to the consumer and cause gas prices to spike. Refineries announced they are leaving California because of Newsom's new bill. Phillips 66 refinery announced they are ceasing operations in Los Angeles because of Newsom's bill. Chevron is also moving its headquarters from California to Houston, Texas thanks to Newsom.   WATCH: Source: thegatewaypundit.com https://twitter.com/libsoftiktok/status/1848370554094702890  voted to raise property taxes again. https://twitter.com/JDVance/status/1848011422019768518 https://twitter.com/BitcoinMagazine/status/1848303225977360747 https://twitter.com/BGatesIsaPyscho/status/1847335056747978896 TAKE A LISTEN Trump Says He'd Consider Eliminating Taxes on Cops, Military, Vets   Trump said  that he would consider eliminating federal income taxes for first responders, members of the military and veterans.     there are roughly 18 million veterans, 1.3 million active duty personnel, 1 million police officers and 300,000 firefighters in the United States.
