Episode 131 Doe ID: Chester Breiney In October, 1959, partial skeletal remains of what was believed to be a little girl was found in a culvert in Ozaukee County, Wisconsin. Surveying the area, investigators found more bones; some of which showed evidence of being fractured, and then healing. The early thought was that this little girl had been abused, and perhaps was killed during one of these attacks, and her body disposed of in a panic. Sure enough, it was determined that the child had been the likely victim of a homicide, but it was also determined that their little girl was actually a little boy. Soon, the boy was linked to the case of a missing boy; Markku Jutila. He has mysteriously vanished without explanation from the home of his parents, William and Hilja Jutila. Michigan police were trying to determine if the little boy in the culvert was actually Markku. Eventually, the Jutilas confessed to police; they had murdered Markku during an abusive attack. Afterwards, they disposed of his body. The mystery wasn't fully solved, because it turns out that Markku had been adopted by the Jutilas, and his birth name was actually, Chester Breiney. Farm Rescue is a non-profit group that's coming to Wisconsin, beginning this month, to offer assistance to families that have suffered a loss, or some type of tragedy that's stopped the farming process.  Jill Welke visits with Dan Erdman, spokesperson for Farm Rescue. Jefferson Co. Fair gets underway today and this year they're dedicating the center of the fair space for special events.  Abby Schopen, events manager, says they'll change emphasis every day from farm truck to veterans to hero's. Pam Jahnke catches up with Ashley Huhn from the Steffes Group on their new website.  Paid for by Steffes Group. As farm machinery gets bigger - so do the sheds that house it! Jeff Decker shares the story of his family farm in Ozaukee County. They are the oldest farm to be recognized this year at the WI State Fair and have been in the same family for 177 years. The inventions, industrial heritage and redevelopments of Kenosha and Racine began the discussion. Topics ranged from Frank Lloyd Wright's architectural marvels in Racine, including Wingspread, to museums and lighthouses along the Lake Michigan shores. Ana got the update on the Peeps Competition at the Racine Art Museum. We moved inland to discuss unique places to visit including the Mars Cheese Castle and the Bong Recreation Area. The conversation continued to cover Burlington – in part for chocolate and their famous “Liar's Club” - and the nearby towns of Waterford and Rochester. We then proceeded to cover Waukesha County, which combines dynamic cities and suburbs with the natural appeal of Kettle Moraine and numerous glacial lakes. Waukesha itself is vibrant and is getting increasingly known as “Guitar Town” since Les Paul, inventor of the electric guitar and multi-track recording, hailed from Waukesha. You can enjoy everything from history at Old World Wisconsin in Eagle to professional baseball with the Lake Country Dock Hounds in Oconomowoc. The 262 also covers areas north into Washington County, including Hartford with its automotive history, museums, and architecture; West Bend with its appliance manufacturing history and popular downtown; and Holy Hill, a national shrine that draws people from around the world. Finally, we head east into Ozaukee County, from Mequon up through Port Washington and Cedarburg. The shoreline of Lake Michigan north of Milwaukee's 414 area is quite different from south of Milwaukee, and we discuss how – and why. The accessible parklands along Lake Michigan in Ozaukee County include Lion's Den Gorge County Park and Harrington Beach State Park. Port Washington itself is a charming town with a New England feel, famous for fishing and its marine, lighthouses, and more. All these areas offer great history, museums, breweries, wineries, and unique spots to enjoy. The Wisconsin Farm Bureau Federation begins their 103rd annual meeting in WI Dells.  Although he may not be along for the convention, American Farm Bureau Federation President, Zippy Duvall, will be paying attention to policy developments in America's Dairyland.  Bob Bosold visits with Duvall about early developments in the 2023 Farm Bill. Deer hunters in Wisconsin are a generous bunch.  More than 1,200 deer have been donated to the DNR Deer Donation Program which delivers venison to food pantries across the state.  Eric Lobner, DNR Wildlife Management Bureau Director, says the big challenge is getting the venison processed!  With that in mind, this week UW-Platteville announced that they'll be launching two courses in an effort to attract high school and beginning collegiate students into meat processing careers.  Professor Kristi Eiseman is leading the project in Platteville. The current president of the WI FarmBureau's Young Farmer and Agriculturist Program has absolutely no background in agriculture or farming.  Bob Nash from Ozaukee County found his path to agriculture by exhibiting neighbors' cattle through 4-H.  That's how it began.  The passion he found for agriculture and the agricultural community he's become a part of led him to the YFA position.  He reflects on his year as president with Pam Jahnke.See omnystudio.com/listener for privacy information.

This weekend during the Wisconsin Farm Bureau's Young Farmer and Agriculturists (YFA) Conference, there will be a passing of the gavel.  Bob Nash from Ozaukee County will be stepping down as president, after enjoying some life altering experiences. Pam Jahnke visits with Nash about how his passion for agriculture developed despite the fact that he doesn't come from a farming background, and owns no land or animals today.  Nash also explains the network of friends he's cultivated through the past year's involvement with YFA. The Wisconsin Farm Bureau Federation's Young Farmer and Agriculturist program is for members between 18 and 35 years old. The YFA program offers opportunities for leadership and skills development, along with the chance to meet and network with peers. The YFA program also offers some competitive events for members. Farming for the Future AwardThe Farming for the Future Award judges participants for their on the farm work, goals for the future, leadership ability and participation in Farm Bureau and other civic and service organizations. Applicants derive a majority of their income from on-farm production agriculture. Outstanding Agriculture Professional AwardThe Outstanding Agriculture Professional Award judges participants on their involvement in agriculture, leadership ability, involvement and participation in Farm Bureau and other civic and service organizations. Applicant(s) for this award must derive a majority of their income from an off-farm job. Examples would be an agriculture teacher, fertilizer salesperson, veterinarian, farm employee, agricultural writer or marketer. Discussion MeetThe YFA Discussion Meet gives a young member an opportunity to demonstrate his or her speaking skills on agricultural-related topics. A contestant is judged on his or her problem-solving skills as he or she discuss timely topics with colleagues. 35 Under 35The 35 Under 35 program recognizes and celebrates the creativity and innovation of young farmers and agriculturists who are preserving agriculture through leadership in environmental, social and economic practices. Wisconsin is home to six commonly found salamander species. A seventh, called the four-toed, falls under a cautionary “special concern” status. So, earlier this year when two students found the tiny amphibian at UW-Milwaukee's field station, they were ecstatic. It was the first ever identified in Ozaukee County.

Sarah is a Certified Life Coach, Certified Family Life Educator, and speaker. She is committed to helping moms break down the obstacles to effective treatment and find hope in the process. Finding ways to connect and collaborate during the coronavirus pandemic is challenging. Organizers of a recent environmental cleanup think they might have come up with a way to combine getting good work done with giving people a chance to connect. Two conservation corps – Great Lakes Community Conservation Corps and Cream City Conservation Corps –gathered to work together for the first time. Together, 17 individuals cleaned up a portion of Cedar Creek in rural Ozaukee County. Decades’ worth of fallen trees, branches and debris were choking the waterway— preventing fish from passing and paddlers from paddling. Chris Litzau, director of the Great Lakes Community Conservation Corps, was determined to make the cleanup run as smoothly and safely as possible. "As you come down here it’s pretty straightforward, but then you’re going to come into a couple of tripping hazards and you’re need to come over the tree,” Litzau told the group of 18 to 22 year olds. Now that we’ve reached the end of summer, it’s time for a market update. I was looking at some statistics from our MLS recently and discovered five things I think you should all be aware of: 1. The number of listings is down. This is true for all the various counties in our local market. Milwaukee County is down about 8%, Waukesha County is down about 7%, Ozaukee County is down 8.6%, Washington County is down 11.1%, Walworth County is down 11.5%, and Racine County is down 8.3%. So, as you can see, there are fewer options available these days for buyers. 2. Sales are still up. Despite the lack of listings, sales are up across our market with the exception of Waukesha and Walworth County. “Whether you’re thinking of buying or selling, now is a great time to do so.” 3. The average days on market are down. The average days on market is approximately 39 for the entire area. A year ago, the average days on market was around 10 to 15 days higher than this. 4. Median sale prices are up. In Milwaukee County, prices have risen about 5%, for a median sales price of $162,500. In Waukesha County, prices are up over 5%. There, the median sales price is $295,000. Ozaukee County’s median sales price is up to $300,000, having risen 7% over last year. In Washington County, the median sales price is nearly $249,500, which represents a whopping 17% increase over last year. Walworth County’s median sales price rose 12% to $213,000, and Racine County is up an astounding 26%, for a current median sales price of $178,000. 5. Interest rates are on the rise. This is something you’ve probably already heard. Yet, you should note that it’s still affordable to purchase a home. Right now, you can still get a 30-year fixed mortgage for about 4.5% or 4.75%. With that in mind, though, the Feds are set to raise rates a few more times by the end of the year. Whether you’re thinking of buying or selling, now is a great time to do so. Should you leave room for negotiation in your list price? Many people think that they need to take thousands or tens of thousands less than their asking price. That’s not true. I looked up some statistics for Greater Milwaukee and checked the average list-to-sale price ratio. Here’s what I found for each county in the Greater Milwaukee area: Milwaukee County- 98% Waukesha County- 98.3% Ozaukee County- 98% Washington County- 98.6% Racine County- 98.7% Walworth County- 96.7% “The market won’t let you underprice your home, but you can overprice it.” Based on these figures, you can see that you’re better off pricing your home at a price that is going to cause it to sell and bring in the most buyers. If you ask too much for your home, you won’t get showings, therefore you won’t bring in buyers. Another thing you need to understand is that the market won’t let you underprice your home. A buyer who was working with our team who made an offer on a house that was $20,000 above its asking price and didn’t get it. The market wouldn’t let that seller underprice their home. The Ozaukee County Circuit Court charges people fees for family court services. The problem is, though the county charges the fees, it neither puts the money in a required segregated fund nor offers the services it's charging for - both of which are required by state law. Number of homes available for sale is down by 12%Number of days on market decreased from 61 to 39 daysNumber of listings also decreased by 2%Number of homes sold is down 9%, mostly due to low inventoryMedian sales price has increased 5% to 6% in the metro areaMilwaukee County sales price is $160,000Waukesha County sales price is $308,000Washington County sales price is $255,000Ozaukee County sales price is $305,000Racine County sales price is $171,000Inventory is low and prices are going up—so if you've been thinking of selling, now is the time to do so. Based on these statistics, we’re in a firm seller’s market in the metro area.
