What are the benefits of buying your meat from a local farm? In this episode, we sit down with Sebastien Bonneu to discuss his farming practices, and why farm-raised meat is generally better tasting – and better for you – than meat from a factory. Sebastien runs Countryside Farm, a farm based in Cedar Creek, Texas that raises, processes, and sells birds, rabbits, and wild hogs. Raised on a farm outside of Bordeaux, France, Sebastien cut his teeth sustainably farming with his parents – who are both chefs. Since then, he has brought his own family to a plot of land outside of Austin to put his knowledge and skills to the test… Join us now to find out: What makes turkeys a good type of bird to raise and eat. How long it takes to raise a duck to sell for meat. What a typical customer buys from Countryside Farm. How animals are transported from farm to consumer. The Magellan Beaver Dam Trail inside Hot Springs Village was created in 1999. It's about a mile long - 1/2 a mile to the end, then back. But we prefer to make a loop along Cedar Creek because I'm a sucker for flowing water. That route makes it slightly longer. The trail is easy and relatively flat, except when you trek down closer to the water (like we did). Depending on how fast you walk, it will take you about 20 minutes. We took our time to bring you a video of the trail's appearance in late January 2025. On the way back, you can see the Magellan Golf Course. It was about 53 degrees and sunny today, so the golfers were out in full force, proving that golf is just about a year-round activity inside Hot Springs Village. Crazy Gringo BBQ began well before 2019, without me even realizing it. Various experiences in my life led me to discover what brings me peace: cooking for people! I particularly enjoy cooking outdoors on grills, although I'm not limited to that. My culinary journey started when I was a young boy. I joined Cub Scouts around the age of five, and I began cooking shortly after that, particularly during camping trips. I remember planning the menu for our weekend camping excursions and cooking meals with my patrol. We often used a camping stove, a hiking stove, a Dutch oven, or a BBQ. I treasure the memories of these events and the camping trips I took with my dad. One dish that stands out is a Cornish game hen and wild rice recipe we prepared in a Dutch oven, always paired with a berry, peach, or apple cobbler for dessert. As I grew older and moved on from Boy Scouts, my father continued to love cooking and BBQing as a way to bring our extended family together. He truly had the right idea—food does bring people together! I vividly recall one occasion when all our aunts, uncles, and cousins gathered at our home. My dad bought all the ingredients and printed out recipes for everyone, and we all cooked together in my parents' kitchen. That experience ultimately shaped my goal: I love helping those who want to learn or are interested in cooking. When my wife and I purchased our home in 2012, my parents gifted us a BBQ. My dad's passion for outdoor cooking was obvious, and this gift confirmed my own love for it. We cooked together several times at our house and at my parents' place. My dad particularly enjoyed grilling ribs or burgers. Like me, he would also cook the Thanksgiving turkey or the Christmas ham on the BBQ. In 2016, my dad was diagnosed with acute myeloid leukemia and was admitted to the City of Hope. He managed to come home for about a month during his treatment, and I remember cooking ribs on the grill for our family in the backyard while everyone gathered. Although they weren't the best ribs I've ever made, seeing how happy he was to be home and enjoying them was unforgettable. Little did I know, that would be the last time I cooked ribs for my father. He passed away in September 2016, and I felt lost for some time after that. I continued to BBQ as an ordinary person might, but I struggled with moderate depression and found it challenging to navigate life. In 2018, I discovered a clearance pellet smoker at Walmart and decided to buy it. I assembled it that day and tried my hand at cooking on it. Like many newcomers, the first thing I made was pulled pork. From that first cook, I developed an addiction to this hobby. It allowed me to connect with my father, who had passed, and to bring joy to others through delicious food. Over the years, my passion for cooking has grown, and I've learned to use a variety of grills and smokers, including charcoal ceramic grills, drum smokers, offset smokers, and one of my favorites, my Cedar Creek Asadera. I have competed in cook-offs, placing fourth overall with the Cedar Creek team while cooking over an open fire. Additionally, I've been fortunate to cater for events with as many as 1,000 guests using a 500-gallon offset smoker. I am grateful for every opportunity to learn and to elevate Crazy Gringo BBQ to the next level.

Papio-Missouri River Natural Resources District general manager John Winkler says the sandbar makes communities like Louisville and Cedar Creek, which are upstream, more susceptible to additional flooding.

She came on the podcast to talk about the most recent book, a collection of stories about the subcontinent, where she explores the lingering effects of colonialism, people enduring and thriving, and the magic and mystique of India. Jones grew up in New York City, but her Texas roots has informed her life as well. Her play, "The Women of Cedar Creek" won the New York Drama League award. And "On the Edge: The Final Years of Virginia Woolf" won a National Endowment of the Arts award. "The Way of Story" won the Nautilus Award in 2014. We talked about how she got into writing after finding the challenging roles she craved as an actor so hard to find. As well as her influences, including her years living in India, her marriage to Raja Rao, how she came to Ojai and why she's stayed. We did not talk about Adelié penguins, continental drift or the coming NFL draft. You can learn more about Catherine at her website, WayofStory.com where you can check out her books as well.

Historically Thinking: Conversations about historical knowledge and how we achieve it
John Singer Sargent, Henry Cabot Lodge At the 1920 Republican Convention the journalist and H.L. Mencken observed with great amusement and interest the behavior of Senator Henry Cabot Lodge, the chair of the convention. “Lodge's keynote speech, of course, was bosh,” wrote Mencken, “but it was bosh delivered with an air…Lodge got away with it because he was Lodge—because there was behind it his unescapable confidence in himself, his disarming disdain of discontent below, his unapologetic superiority. This superiority was and is quite real. Lodge is above the common level of his party, his country and his race, and he knows it very well, and is not disposed toward the puerile hypocrisy of denying it.” It is extraordinary, given how Mencken saw Lodge, that we are much more likely to know who H.L. Mencken was then to recognize the name of Henry Cabot Lodge. Of a prominent seafaring family, he received one of the very first PhDs granted by Harvard, was involved in Massachusetts politics from 1880, and in 1892 was elected to the United States Senate—where he served until his death in 1924. He was one of the great political personalities of his age, alongside Theodore Roosevelt, his friend of 35 years, Theodore Roosevelt. Together, as Laurence Jurdem describes in his new book, The Rough Rider and the Professor: Theodore Roosevelt, Henry Cabot Lodge, and the Friendship that Changed American History, they formed an unbeatable team, with Roosevelt thrusting ahead, while Lodge offered canny tactics and strategy, serving as Roosevelt's one man think tank and advisory group. Though their friendship was threatened by Roosevelt's third-party run for the White House, their final years were warmed by their mutual detest for Woodrow Wilson. Laurence Jurdem is currently an adjunct professor of history at Fairfield University and Fordham College's Lincoln Center campus. The author of Paving the Way for Reagan: The Influence of Conservative Media on U.S. Foreign Policy, he is a frequent commentator on American politics. For Further Investigation Think of this conversation as begin the third of a Summer 2023 trilogy on late 19th century American politicians and political culture. It began with President Garfield, then moved backward to describe the context and foundation of "Civil War politics" in the "Age of Lincoln", and now moves out of the Age of Lincoln with two men who were very much born in the Age of Lincoln, but then shaped the foundations of progressivism. Henry Cabot Lodge, Alexander Hamilton–some have said that Roosevelt was one of the few people to respect Hamilton between his death and the late twentieth century. If so, he learned to do it from Lodge, for whom Hamilton was symbolic of what he desired to be as a politician and a policymaker. Henry Cabot Lodge and Theodore Roosevelt, Hero Tales from American History–a co-written book, composed of biographical essays they wrote for The Century Magazine. Lodge's heroes are George Washington, Gouverneur Morris, John Quincy Adams, Francis Parkman, Grant at Vicksburg, Robert Gould Shaw, James Russell Lowell, Sheridan at Cedar Creek, and Abraham Lincoln. With the exception of Grant and Sheridan, it's a collection of Federalists and Bostonians, which is about right. I quoted several times in the podcast from H.L. Mencken's "Lodge", an essay that he included in his A Mencken Chrestomathy. Very much worth seeking out. H.W. There are many ways to finance a self storage deal. You can bring your own money, leverage your own assets, or enlist the help of others, like investors, banks, and even the sellers themselves. Today we're talking about two of the most common ways to finance a storage facility: Funds and Syndications. Funds pool together capital to invest across a series of investments or properties, such as a portfolio, hence diversifying the capital you invest. Syndications aggregate a group of investors together to "crowd-finance" a single property or deal, but allows for more parties to help manage or secure deals, especially larger ones. We're breaking down what you need to know BOTH as an investor AND a sponsor. What are the pros and cons of each? Need help funding a deal? We can help you figure out what type of loan or financing structure you need, and where you can get them. Once you've figured out which market to go in and what price you should pay, the next step is to secure the funding and financing for your deal. Lending is a tricky business - there are numerous types of loans and fund structures each with their unique benefits, regulations, and interest rates. Each of these factors will directly affect how your deal functions now and years into the future. Today we are talking to Ben Arnoson, our newest addition to the Cedar Creek team. He's a broker who has helped us fund numerous deals that we now own. We're going through the Pros and Cons of different types of funding for Self Storage (and commercial real estate at large) and what to look for and avoid when you are raising capital. Valuation is a key step in buying a self storage facility. You need to know how much it costs, after all. Price is a measurement of value. But in commercial real estate, value is not determined only by the price. You also need to look at things like revenue, growth, expenditures, and operations. It's not just a single line item. Not anymore. As an investor, what are those drivers that determine the total cost? As a seller, what factors in the market affect your property right now? That and more in this episode! Self Storage hasn't always been the real estate class that we all know today. It's one of the youngest and was originally developed under drastically different circumstances. Cities often approved storage to gain an income producing property that didn't stress the infrastructure by adding more traffic or population. Understanding the key changes from how storage started and how it got to where it is today will shed some light into what exactly affects the demand, markets, and revenue. What makes it tick? Today, we've invited Steve Mirabito, President of StoragePRO, Inc and a board member of the world's largest Self Storage Co-Op, Storelocal. He has been in the industry since the early days, and his experience in the industry is unmatched. We'll be talking to him about what it was like when he first started out, and how the industry has shifted over the years. Starting out in Self Storage can seem scary and complicated. Even if you've studied the topic and the math, nothing beats experience in the industry and knowing what metrics to achieve and what pitfalls to avoid. Ben Kall is a real estate agent and broker out of Minnesota. He's dealt in multi-family, triple net lease (NNN), and now Self Storage. His first investment (outside his first home) was a $1.5 million facility. We've invited him on to share some of his experiences just starting out, what it's like, and what you need to know about acquiring your first facility! In the last 6 months, the Self Storage market has shifted. We've discussed this before, but in today's episode, AJ and Conner discuss how this affects occupancy and revenue. Namely, how can you increase your revenue despite the market conditions driving occupancy down? AJ and Conner are fresh off of an internal meeting where they reviewed a market he currently owns more square footage than the REITs in that area. So for this episode, he pulls information from his accounting and underwriting teams to break down the changes happening and what needs to be adjusted. Don't miss the market insights and updates!
