Today, Amy Walls of Thimbleberry Financial sits down with Jag to talk about tracking basis on your residence, and why it's important.   Simply put, the basis is what you paid for a property.  More complex, you'll want to track changes, such as improvements and depreciations.  This will have a tax impact when the property sells.As a property owner, you have an exemption on the gain in basis between your purchase and your sale of a property.  That's $250,000 for single and $500,000 for joint.  Here's an example for a single person.  If you bought a home for $344,000 but sold i for $565,000, that's a gain of $221,000.  That's within the $250k limit- no tax implications.This math can be complicated by other scenarios, including:Staying in your home longer than expectedDIY improvements vs. using a contractor vs. somewhere in betweenPassing of a spouse (you have two years from date of death to use the joint $500k exemption)Amy and Jag cover what the IRS defines as capital improvements to a home (that would change the basis) and dive into another specific example.For a married couple, a home is purchased by a married couple for $650,000 and sold for $1,300,000.Without tracking the change in basis, that's a gain of $650,000, over the limit of $500k. The remaining $150k would be subject to capital gains taxes.If they did $220,000 of improvements to the house, the original $650k basis is now $870k.  The $1.3 million sale price is only $430k in gains, within the exemption, no capital gains taxes due.It's important to track any and all capital improvements to your home.  And track them with your taxes every year, so you're not scrambling to find  years - or decades - worth of records when you're ready to sell your property.  For questions about  anything related to your financial future, reach Amy Walls and her team at Thimbleberry Financial at (503) 610-6510, or on the web at https://thimbleberryfinancial.com/

As I was thinking about some of the challenges we're facing right now when turning over units with my own business, I thought it would be a great idea to record this solocast because if they're challenges for us, they're probably a challenge for you as well.  When you're involved in multiple projects at the same time, having the right team in place to help manage those projects is crucial. I'm going to run through the top five ways that you can optimize your capital improvements and keep your business running as smoothly and efficiently as possible. No matter what level you're at in the real estate and construction industry, there's something for everyone in this solocast. I'll run through some of the biggest headaches that we face when it comes to ordering products, managing the inventory, keeping the contractors busy and working on the site so that time isn't being wasted. As the saying goes, “Time is money” and if you're wasting time, you're wasting money. If the never ending battle of managing and overseeing the day-to-day operations, staying organized and keeping things moving forward is getting difficult, you're not alone. I'm going to share some ideas that have worked for me, and I'm sure they'll work for you too. Enjoy! He just started to build a brand new shop and experts to be in by June 2021. Seth was educated at a UTI in Chicago, where he was at the top of his class. He then went to BMW Step to finish the master’s program. Thorson was hired in at a BMW dealership in Bloomfield Hills, Michigan. From there he moved to an independent shop in Waterford Michigan and learned VW Audi. Seth’s passion remained with BMW and he was offered a chance to buy an existing shop in New Brighton, Minnesota near where he grew up. He is the owner of Eurotech, which specializes in BMW, Mercedes, and Audi cars. He is a firm believer in using factory tools to ensure proper repairs and coding. His team of highly trained and certified technicians is able to diagnose today’s complex vehicle systems! His second location, Green Garage, works on all makes and models. Seth also owns and runs a BMW tech support company called LMV Bavarian that provides support and programming to a growing network of over 200 shops via remote diagnostics. He also teaches national seminars on BMW diagnostics. Seth has also partnered with SSF auto parts in their unique ‘hands-on’ training program. Seth belongs to AASP in MN, BIMRS as well as NASTEF. Jere Smith is the Director of Capital Improvements for Atlanta Public Schools, one of the nation's largest urban school districts. He is also the President of the Construction Owners Association of America (COAA), and serves on the Atlanta Public Schools Career and Technical Education Advisory Board and the Clemson University Industry Advisory Board and has served as the President of the Association for Learning Environments. Prior to that, he served as a project manager at architectural firms, as a building inspector for the city of Atlanta, and as an engineer. In this episode of AEC Marketing for Principals, Jere discusses best practices for firms looking to make an impact with their AEC proposals and interviews, he discusses common mistakes that firms often make that can be jarring or distracting for the selection committee, and he offers specific details for firms interested in being considered for Atlanta Public Schools’ pre-qualified pool of firm partners. What You Will Learn: Jere shares how he started working with Atlanta Public Schools more than twenty years ago and discusses working on the owner-side of business. He also talks about the size of his school district and how it generates $100 million in new projects a year. Jere discusses how the school district pre-qualifies firms to create a pool of partners to choose from, ensuring that the firms are fully prepared and capable of doing the work. Jere shares why firms should spend only a third of their proposal "checking all the boxes" and then use the other two-thirds to explain why they stand out from the competition and why they are the best option for the project. Jere talks about the common mistakes firms often make in their proposals, including boilerplate responses, using the wrong school district name, and being too wordy and not concise in their proposals. Jere outlines why the physical dimensions and mechanical qualities of a proposal matters, and he discusses why overthinking a proposal with gimmicks runs the risk of distracting the reader or coming across as fake. Jere explains why anyone on the short list can win a project, and he discusses why it is important to go to the interview fully prepared, rehearsed, and with each speaker bringing something specific and serving a purpose. Jere explains why impressive technology such as fly-throughs can be attention-grabbing and can be helpful for non-technical members of the selection committee to better understand the proposal.
