In today's episode, MUFG Head of U.S. Macro Strategy George Goncalves discusses the recent price action around the CPI and PPI readings and puts that into context relative to the latest thinking on the Fed. George says we should take the Fed at face value until they decide to signal or officially offer forward guidance on policy objectives. That means that it's still premature to suggest they are about to pause, and with USTs still sub where the Fed may still end up pushing up rates, George suggests that buying dips and potentially dollar-cost-averaging into fixed income is still the prudent course of action. Meanwhile, George does not think the bond market will take out all of the 2023 rate hikes – at least not between now and year-end – until the Fed gives more forward guidance. Passive Investor Tips is a weekly series hosted by full-time passive investor and Best Ever Show host, Travis Watts. In each bite-sized episode, Travis breaks down passive investor topics, simplifying the philosophy and mindset while providing tactical, valuable information on how to be a passive investor. “Feed your investments so one day they can feed you.”   In this episode, Travis explains how you can dollar-cost average, compound your investments, and build diversified passive income streams in three steps.    1. Create a new bank account.  This could be in your own individual name, the name of a trust, or an LLC. Check with your financial advisor to see what makes the most sense for you. The purpose of this bank account is to exclusively hold the real estate that you're going to be investing in.    2. Fund the account.  This can be a lump sum that you place in the account on day one, or perhaps you want to move some cash from one account to another after a liquidity event. You could even begin funding the account through your active income. The goal is to save up enough for either the down payment on real estate you plan to purchase or the minimum investment amount if you plan to invest in syndications or private placements.    3. Make an investment that produces passive income or cash flow. With most syndications or private placements, you will likely have the option to have your cash deposited directly into your bank account. If you purchased your own real estate, you can use different apps and software to directly deposit rent payments into your account on a regular basis as well.    Compounding Because you now have distributions from your first deal sitting in your bank account, you can use them to invest in a second deal. As you continue to repeat this process moving forward, it gets easier and easier to invest as your cash continues to compound.   Dollar-Cost Averaging This process is considered dollar-cost averaging because if you do one deal per year, for example, the market is likely to change from year to year. Each time you do an investment, you will inevitably buy at a slightly higher or slightly lower price than the deal before. Vous programmez votre épargne et puis vous l'oubliez, l'idée c'est d'investir à long terme et on se revoit donc dans 5 ans ! Pourquoi le DCA, parce que le bitcoin est super volatil, ça fait paniquer les gens, pourtant vous vous rendez bien compte qu'en parallèle de ça vous avez le choix entre quoi et quoi ? D'un côté votre argent en banque qui fond comme neige au soleil, de l'autre l'immobilier qui s'effondre car les gens ne peuvent plus acheter tant l'accès aux crédits est devenu difficile. Et puis vous entendez parler de l'inflation, de crise. Cette semaine 16 octobre à Paris, il n'y a plus d'essence nulle part, le prix du gaz et de l'électricité explose, il y a une grève générale, le pays est bloqué, bref c'est la guerre. Et puis il y a le bitcoin, vous avez lu que c'était une monnaie déflationniste, qu'il n'y en aurait jamais plus de 21 Millions. Que c'est une valeur refuge, un rempart contre l'inflation… Vous avez envie d'y croire mais il y a ces gros titres qui disent que le bitcoin ça tue l'environnement et que c'est la monnaie de la traite des blanches… Bon allez trêve de plaisanterie, on analyse les faits à tête reposée, on écoute plus personne sauf son bon sens. Sais-tu que l'Angleterre est au bord de la faillite et que pour éviter ça, et bien on sort la boîte magique, celle dans laquelle il y a une imprimante à billets et tu le sais, chaque fois que l'on imprime, il y a plus de monnaie en circulation et donc sa valeur, chute… Enfin bon, c'est ton pouvoir d'achat qui chute, tu le sens là quand tu vas au Monoprix ? L'angleterre, l'allemagne et puis…. et puis nous…. Donc la proposition ici c'est de se détacher du cours du bitcoin et de se dire que chaque mois tu investis un montant défini, un jour tu achètes haut, un jour tu achètes bas… Et puis dans 5 ans le risque d'avoir mal acheté est lissé. Tu as des doutes ? Vas voir sur leur site et fais l'exercice, tu as un simulateur d'inflation et d'investissement. L'exercice c'est que si tu as 100.000 € sur un compte épargne, avec une inflation à 6% (si tout va bien !), tu vas perdre 25% de ton pouvoir d'achat en 5 ans ! Si tu avais investi 100 € / mois depuis 5 ans, tu aurais investi 6.100 € mais tu aurais aujourd'hui 13.325 € soit une plus value de 118% Pourtant il y a eu de sacrées fluctuations en 5 ans. L'idée ici c'est de faire tes premiers pas de l'investissement bitcoin sans prendre trop de risque, tu mets en place ton plan, si tu ne dors pas la nuit, tu l'arrêtes quand tu veux. Bon, je ne raconte plus rien sinon tu ne vas pas écouter cet épisode, et ça serait dommage car il est super intéressant ! Josselin parle du DCA bien évidemment mais pas que de ça… Curieux ?
