Auckland's not about to rise up, unless there's an incentive, according to the boss of Auckland apartment company, Okham Residential. The Government wants taller and bigger towers in the city's centre, so it's looking to remove height and other restrictions. Modelling suggests that changes could make way for an extra 20 million square metres of floor space - which could support about 31,500 residents. But Okham Residential CEO Mark Todd says the numbers don't add up. He spoke to Lisa Owen.

A major Auckland property developer says a government proposal to remove building height restrictions in the CBD is just politics and he doesn't believe there will be a single new apartment built in the short term because of the change. Under current rules, parts of the Auckland CBD have building height limits of 72.5m, in other areas the limit is 35m. The proposal would remove these caps for the majority of the central city and scrap other rules about how big and far apart buildings have to be. Matthew Theunissen reports.

Edmonton Garden Suites Are One of Canada's Biggest Real Estate Opportunities Today's episode is all about one of Wayne's favourite real estate investment opportunities right now: Multi-unit garden suites in Edmonton. Wayne and Gabby break down why Edmonton's current zoning creates an unusual opportunity to keep an existing house at the front of a property while developing multiple additional rental units in the backyard. For the projects Wayne is currently working on, the attraction comes down to three major things: Cash flow. Forced equity. The potential to refinance and redeploy capital. And unlike traditional infill development, the strategy does not necessarily require tearing down a perfectly good house. Why Wayne Started Looking at the Backyard When Edmonton changed its zoning rules to encourage more housing density, much of the development community focused on tearing down existing houses and building more units on the front portion of the property. Wayne looked at it differently. Instead of asking: How much more can we build if we tear the house down? He asked: What if we keep the house and develop the unused land behind it? That led to the multi-unit garden suite strategy. On the right Edmonton lot, Wayne says investors can potentially keep the existing house and add as many as four additional rental units in the backyard. Why Edmonton? According to Wayne, Edmonton currently provides a unique combination of: Flexible development rules Affordable land and housing Strong rental demand High-paying employment A strong tenant profile Alberta's landlord and tenant operating environment That combination is what makes the opportunity especially interesting to him. Wayne says that if this same development opportunity existed in a market where he did not want to operate a rental business, he would be far less interested. The market still matters. The Housing Accelerator Fund Wayne explains that Edmonton's zoning changes followed broader efforts to increase housing supply and density. He discusses the federal Housing Accelerator Fund and Edmonton receiving significant funding in exchange for housing and zoning initiatives designed to allow more homes to be built. Those changes opened the door to development opportunities that previously did not exist. Why the Opportunity May Not Last Forever One of Wayne's biggest warnings: Do not assume today's zoning rules will exist forever. Rules change. Municipalities adjust development regulations. Neighbourhood opposition can increase. Height, setback and density rules can all be modified. Wayne points to Calgary as an example of a city where development rules have already started changing. His concern is that investors may discover the opportunity after the rules have already become more restrictive. The Lots Are Limited Too Zoning is not the only constraint. The property itself needs to work. Gabby explains that multi-unit garden suites require enough usable backyard space. Wayne calls it needing a: "Big booty." A large backyard. That means investors are competing for a limited number of properties with: Large enough lots The right configuration A usable existing house A purchase price that still makes the development profitable Today, Wayne says much of the competition for those properties is still homeowners. But if more investors and developers begin targeting the same lots, demand could increase. Wayne's First Fourplex Garden Suite Is Almost Finished Wayne and Gabby also give an update on their High Park multi-unit garden suite project. The four suites are essentially complete internally. Remaining work includes exterior items such as: Sidewalks Landscaping Fencing Wayne is preparing to begin marketing the four one-bedroom suites. This is one of five projects Wayne says they currently have underway. The Cash Flow This is where Wayne believes the strategy becomes especially compelling. On the type of fourplex garden suite projects he is developing, Wayne says there is potential for: $1,500+ per month in additional cash flow after financing and operating expenses. That is not gross rent. That is the projected remaining monthly cash flow from the additional units based on the project assumptions Wayne is discussing. How Does It Perform on the 5% Rule™? Wayne then applies his 5% Rule™ Cash Flow Test. His framework: 5–6% = minimum acceptable 7–9% = strong 10%+ = exceptional For the garden suite project discussed in today's episode, Wayne says the projected result is approximately: 13.8% or roughly: 14% on the Cash Flow Test. That is why Wayne considers these projects unusually attractive from a cash-flow perspective. Actual results will depend on construction cost, financing, rents, operating expenses, property price and the specific project. Cash Flow Is Only Part of the Opportunity Wayne says the bigger opportunity may be what happens to the value of the property after construction. Suppose the total amount invested into the property and development is one number. But the completed property appraises for significantly more. The difference becomes created equity. On some of Wayne's current projects, he says he expects to create: More than $250,000 in equity upon completion. That creates another potential strategy. The BRRRR Strategy — But With Development Traditional BRRRR: Buy Renovate Rent Refinance Repeat Wayne proposes changing the renovation step. Instead: Buy Build Rent Refinance Repeat Rather than renovating a kitchen or adding a basement suite, the investor develops multiple new rental units in the backyard. If the completed property appraises high enough, refinancing may allow the investor to recover a significant portion of the capital invested. In the right project, Wayne believes there may even be an opportunity to recover most or potentially all of the initial capital. That capital can then be redeployed into another property. Cash Flow + Equity + Refinance Potential This is what makes the strategy so exciting to Wayne. One development can potentially provide: Strong monthly cash flow Significant new equity Mortgage principal paydown Long-term appreciation exposure Additional rental units The potential to refinance The ability to redeploy capital And the original house can remain in place producing rental income. A New Property Closing Today Wayne and Gabby also discuss another rental property they are taking possession of today. Their projected cash flow: Approximately $700 per month. Wayne plans to leave that cash flow inside the property reserve. Starting with approximately three months of rent in reserves and adding $700 per month would contribute another: $8,400 per year before any future rent increases. His point: Cash flow is not necessarily spending money. Cash flow builds resilience. A healthy reserve protects the investment against repairs, vacancy, changing rents and higher interest rates. Closing out the summer series on love, Pastor Margot Ann Perez-Greene turns to Paul's prayer for the church in Ephesus and asks whether "God loves you" has become so familiar it barely lands anymore. Drawing on voices from Thomas Long to C.S. Lewis to Rowan Williams, she traces the story of God's love not from "God loves everyone" outward, but backward, to a God who first fell in love with Abraham in particular, arguing that being loved specifically and by name means more than being loved generically. It's a sermon about a God who doesn't love from a distance, but pursues each person, however far off, all the way home. Sermon date: September 6, 2026

Subtitle: Three things to stop teaching at the youth level, plus the one practice habit that quietly eats half your gym time. Episode Summary Coach and Bill flip last episode's list on its head. Instead of the best things you can do with young players, they dig into the worst: the shortcuts that look like coaching, feel productive in the moment, and quietly stall development for years. They start with zone defense, and they do not sugarcoat it. Yes, there are strategic reasons to sit in a zone against a team that cannot shoot. And yes, there is a time and a place to pull it out of the quiver. But when zone becomes the whole defensive identity of a fourth grade team, it is usually about the coach, not the kids. Man to man teaches footwork, communication, closeouts, help responsibility, and accountability. Zone as a crutch teaches kids to stand and watch. From there they hit play overload. Blue 64, 38. Six offensive sets. A youth team burning practice minutes memorizing calls they will forget by Saturday. Coach makes the case for teaching reads instead of plays: if the defense does X, here is your counter. Kids pick reads up faster, they transfer to any offense, and they build actual basketball IQ instead of recall. Then the two coaches split, and both answers are worth writing down. Bill's is early specialization by position. The tallest fourth grader becomes the center, the best handler becomes the point guard, and nobody checks back in three years to see if that still fits. He tells the story of a teammate who was the center in fifth grade, stopped growing, and never played basketball again. Play kids everywhere while the growth curve is still a mystery. Coach's is standing in lines. This one comes with receipts. He wore tracking tech in his own practices after being challenged on it, fully confident his gym was constantly moving. The data said otherwise: roughly thirty minutes of standing still in a ninety minute practice. Some of that is water breaks and scrimmage rotations, but not all of it. His fix was simple. Fewer players per basket. Two shooters instead of four means more reps, more chasing, more conditioning built in, and no downtime for kids to start poking each other. The through line for the whole episode is planning. Every one of these mistakes is what happens when a coach walks into the gym without a plan and reaches for whatever is easiest. Three Things To Avoid Living in a zone. Use it strategically, in and out, against the right opponent. Do not build your youth defense on it. Teach man to man first because it carries kids through the rest of their careers. Too many plays. One set offense you actually run well, plus a baseline inbound, maybe a sideline, maybe a press break. That is enough. Teach reads and counters instead of a play call sheet. Early specialization by position. Height at ten years old predicts almost nothing. Move kids around. Let the tall kid handle it. Let the guard post up. You are developing players, not filling a lineup card. Bonus: lines are the death of practice. Track it honestly. Break into small groups. Fewer bodies per basket. If kids are standing, they are not developing, and they are usually finding trouble. Hey kid, there’s a spider in your bed! From Kingdom of the Spiders (1977) We’re going back to horror history class with Episode 212: Slashers Come of Age and Horror Finds Religion 1975-1979. Seven years ago, in the early days of the Scariest Things, we did some horror history, diving into some of the more obscure titles that you may not be aware of. We stopped at the early seventies, and then went on a very long hiatus. But now we are back with some (maybe) forgotten gems from 1975 to 1979. Friend of the podcast Ian Parker joins Eric and Mike in this deep dive. It took a while, but we are back to our chronology of horror movies. We have picked up the baton and are moving our movie history lessons forward. The seventies were a turbulent period in history. The Hayes Code, now dead and defeated, is no longer. The early seventies started playing around in the margins with movies that pushed the boundaries of what was possible. The advent of the massive summer blockbuster began to separate movies into big-budget and indie-budget films, and horror was part of that trend. Jaws (1975) and The Exorcist (1972) proved that with the right director, scary movies could bring in big money and be legitimate critical darlings as well. The doors opened for studios to pour big money into movies that would become The Omen, Alien, Invasion of the Body Snatchers, and Carrie, landmark movies all. Big-name actors with great pedigrees were coaxed into performing in big studio horror projects. Gregory Peck did The Omen. Faye Dunaway at the height of her career did The Eyes of Laura Mars. It wouldn’t be long before Jack Nicholson got cast in The Shining (1980), but we’ll get to that one later. Having said all that, the studios weren’t quite all-in yet. There were a few pet projects out there. But the domain of the horror movie was still in the dilapidated old downtown movie houses and drive-in theaters. You couldn’t yet rent movies for home viewing. If you wanted to go see independent horror movies, you had to be willing to get down and dirty. The Cineplex wasn’t yet ready for showing off the gory delicacies that were being cooked up in the era when the boundaries between R and X hadn’t been settled yet. Slasher Movies Come of Age Horror never forgot its roots. You could still make a low-budget movie, with no-name actors, scare some teenagers, and turn a profit. But a guy in a rubber suit wasn’t going to cut it anymore. Real explicit violence and raw visceral horror are now how to make a memorable mark. Following in the footsteps of Black Christmas (1972), Last House on the Left (1972), and The Texas Chainsaw Massacre (1974), the slasher film was going to find the sweet spot of low budget and mass appeal. Enter Halloween (1978). Stabbing and spooking were now moving into the suburbs. On a budget of $325,000, Halloween would go on to earn $47,160,000. The impact of Halloween would be felt primarily in the early eighties, but a few filmmakers picked up on the trend early. The slasher films influenced directly in the wake of Halloween include: Don’t Go Into the House (1979), Silent Scream (1979), Tourist Trap (1979), Driller Killer (1979), Prom Night (1980), Maniac (1980), Friday the 13th (1980), Don’t Go into the Woods (1981), Madman (1981), Happy Birthday to Me (1981), My Bloody Valentine (1981), The Burning (1981), The House on Sorority Row (1982), and The Slumber Party Massacre (1982). All of these films featured a masked killer (usually) and some sort of stabbing weapon (usually), and oblivious teen victims (usually), with sexual activity usually as part of the equation (usually)… and a final girl (usually). That’s the modern slasher template. It didn’t take long for filmmakers to figure out the formula. Our great directors who would lead horror for the next twenty years were in place. John Carpenter, Tobe Hooper, and Wes Craven had their knives out and were ready to dominate the field. This genre still felt fresh. The sequels had yet to take control of the industry, and the concept felt raw and scary. This trend would find its killer’s stride in the 80’s, but this is when the slasher movie came out of the shadows. Horror Gets Really Weird, and Discovers God While the sixties still had a safety belt on, and the eighties went for the reliable thrills, the seventies was a period that allowed directors to stretch out their ideas. The early seventies also contributed a number of strange films, but it is hard to match the back half of the seventies with the likes of The Manitou (1976), Phantasm (1979), Hausu (1977), and Eraserhead (1977), which brought wildly original concepts to the table. Religion was a big thing too. Conventionally, there were movies like The Omen and The Exorcist that were, while very scary, using traditional good-and-evil concepts. This era also had a more counter-cultural and artistic interpretation of holy horror. God Told Me To (1976) and The Visitor (1979) were gonzo strange concepts that never found an audience, but were challenging with their takes of what celestial beings might be. What is Jesus, really? For that matter, what is God? An alien? Perhaps. Truly strange, blasphemous stuff. Perhaps it was all the hallucinogens that were popular of the era. Cosmic horror found truth in a far-out metaphysical moment. It wouldn’t take long for the politicians and the morality police to put an end to such wild concepts. But in truth, the conservative backlash was waiting in the next decade. In the seventies, the liberal notions of acceptable content had plenty of room. That would be coming to an end soon, especially when movies could come home on cable TV and VHS.
