Jeremy is originally from Montreal and got a MBA from Wharton school Passive investing is about trading control for diversification; you leverage someone elses time and credit but give up control. When Jeremy started he didn't have time to be active so he went down passive route  - not really on purpose but out of necessity  Jeremy advises that you need to be careful which route you choose to go down. You can get stuck down one direction after a couple of deals so make sure the path matches your personality.  An accredited investor is an SEC term to show whether you qualify based on net worth or income Income qualification means that - if you file your taxes single - you have to have made at least 200K in the past 2 years and make the same this year. Or if joint 300K. Net worth qualification means that you have $1million or more exclusive of the value of your home.  Don't put all your eggs in one basket; you can still diversify if not accredited but split money and put it in different places. Investing around Covid is a matter of patience, wait for the prices to fall and the panic to recede and then come in.  In Japan the debt to GDP ratio is off the charts - 40-50% of their budget goes to paying interest on the debt and the long term gap growth is predicted at 0-1%. They can't properly grow the economy, and we're looking at the same thing happening in the US. In the recent crash oil went negative - people were paying customers to take it off their hands because they couldn't store it. This caused some US oil suppliers to turn off their pumps which are really tricky with the deep wells. This could cause an over correction in the oil price later on - while the pumps are off we're not putting any oil in storage so when demand goes up again there isn't going to be much supply. This means that costs could go up higher than pre-crash.  As an investor, always do background checks - and every time you invest with someone check them too. No matter how many times you've invested with them - things change. A great time to invest is when people are scared in something - e.g. oil right now Investing passively is challenging - got to do lots of networking to find opportunities. Tips for working with others; always ask when their best time for emails is, then you can schedule emails and get a response when you need it. Slow and steady wins the race, it's not an overnight thing.

Jeremy Roll [0:57] Hey, thanks so much for having me, I really appreciate you having me on. Neil Henderson [1:00] Of course, we always love talking to you. So tell us a story about how you became a real estate investor. Jeremy Roll [1:05] Sure. So it’s actually it goes back a little ways. I don’t know how old people are listening to the podcast. But I’ve been investing in real estate for about 17 years, it’s always been passively. And so that goes back to 2002. And what happened with me that I was I basically, after the.com crash in 2001, I was just sick and tired of the stock market for two reasons, one of which is a little more obvious as a volatility, I’m really kind of low risk guys to watch the market go up and down. 30% a year was not for me. But the thing that wasn’t as obvious. And that bothered me more is actually the lack of predictability. So not knowing where my retirement account is being a day, a year, 10 years, 20 years because of the volatility, the stock market. And the lack of predictability really bothered me. And it just didn’t seem like a good retirement strategy for me, because I’m kind of low risk, I prefer to have more predictability. So I started looking for different ways to invest came across the general concept of cash flow for more predictability. And then I kind of came across real estate to be able to achieve that kind of lowering cash flow, which of course, there’s many different ways to invest in real estate, but I end up focusing on more the lower risk, more predictable cash flow. And that’s kind of what I focused on, since that was actually quite quite a while ago. Gotcha. This week, Adam Adams interviews Jeremy Roll about how to safely invest passively in many different asset classes. As Founder and President of Roll Investment Group, Jeremy manages a group of over 1,000 investors who seek passive/managed cash flowing investments in real estate and businesses. Jeremy is also the co- Founder of For Investors By Investors (FIBI), a non-profit organization that was launched in 2007 with the goal of facilitating networking and learning among real estate investors in a strict no sales pitch environment. FIBI is now the largest group of public real estate investor meetings in California with over 25,000 members. Jeremy has an MBA from The Wharton School, is a licensed California Real Estate Broker (for investing purposes only), and is an Advisor for Realty Mogul, the largest real estate crowdfunding website in the US. Jeremy's Investment Criteria: · Purchase price: $8-25M (non-institutional in size) · Due to very high prices right now (because we are likely at the end of the cycle), unique pricing is a must so a 10%+ discount to true market value is a requirement for me right now · Class B asset in an A or B market · Outside of California for higher cap rates due to my cash flow focus · Stabilized profile – May or may not have value-add upside (it's not a requirement) – 80-100% occupied going-in · Min 9% projected cash flow net to investors for Year 1 · Min 11% projected average annualized cash flow net to investors over the term of the opportunity (which is typically projected to be 10 years) · Typical average annualized total projected return is 15-20% but I am much more concerned with and focused on the cash flow targets because I live off the cash flow · Diversified tenant base – Strongly prefer 100+ units for multifamily, 300+ units for self-storage, 75+ lots for mobile home parks, 13+ tenants for retail strip centers + office buildings, etc · I am currently not considering retail strip centers, office buildings, and most apartments in general until after the downturn Links mentioned in this episode: www.rolllinvestments.com Use this promo code: "DANFREE" https://www.eventbrite.com/e/retire-in-5-years-or-less-tickets-44902940905
