“Incremental growth is key to success.” In this episode, Nick speaks with Jason Yarusi, a successful real estate investor and entrepreneur. They discuss Jason's journey from working in bars to managing multiple businesses, including a property management company and coaching. The conversation delves into the importance of prioritizing family, managing time effectively, and creating a productive morning routine. Jason shares insights on how to navigate the challenges of a busy life while maintaining a focus on personal growth and self-mastery. What to listen for: We wanted to set a nature where we could spend time with family You have to create the importance level of the things on your list Incremental growth is essential for success in any endeavor Don't panic; instead, focus on finding solutions Managing panic involves empowering your team to act Stay balanced and avoid getting lost in emotional ups and downs Break down challenges into manageable tasks to reduce stress Goals require actionable steps to become a reality “If everyone in the world took all their problems and put them into one big pile and then took that big pile and split it into even paths and everybody took their problems out from there, the majority of the world would be begging for their problems back.” Our struggles often seem overwhelming until we compare them to what others are dealing with. Recognizing that others might gladly trade places with us helps foster gratitude People naturally adjust to their own challenges, making them more manageable over time What feels impossible to you may be someone else's dream scenario Instead of wishing them away, embrace your problems as opportunities for growth “Usually there's three things, maybe four things that you need to do each day that are gonna bring you into a better spot, personally, financially, physically, emotionally.” Prioritize the few tasks that truly impact your life and progress Daily, intentional actions compound into significant results over time Just because you're doing a lot doesn't mean you're being productive Growth isn't just about work—nurture your body, mind, finances, and relationships Consistency beats intensity when it comes to building the life you want About Jason Yarusi Jason brings all of his hands-on experience to you. In this episode, Jason Yarusi, a multifamily real estate expert, podcast host, athlete, and dedicated family man, stops by for a conversation on how to transform your mind and life through 'living 100.' Jason shares his journey from working in bars to managing over $245 million in real estate. He also dives deep into the principles of living a 100 lifestyle, the importance of self-discipline, and how to achieve your perfect life by setting clear goals and taking consistent action. Whether you're an aspiring entrepreneur, real estate investor, or someone looking to unlock your potential, this episode is packed with actionable insights and inspiring stories. — Key Insights From Jason — "The hardest thing I had to learn was that you can work hard just for the sake of working hard, but if it's not producing the results you want, you have to be self-aware and be truthful to yourself that, okay, you have to make the change." "Confidence comes in the action. The results come from that, but confidence comes in the action. If I get out there and I say, you know what, I want to run a marathon and I've never run before, I'm not going to be confident to run a marathon. But if I start by walking around the block, then the next day two blocks, I'm building that confidence." "If I'm constantly delaying experiences with my family, waiting for some perfect future, then I'm missing out on the whole purpose of life. The goal for us was to get back our time so we could have time to commit to our family to do the things we want to do." — Episode Chapter Big Ideas (timing may not be exact) — 0:00 - Introduction 1:37 - Jason's 4:32 AM wake-up call and its significance 4:05 - Having an all-or-nothing mentality + Jason's journey 7:46 - Living in New York City + the first steps in real estate 9:17 - The importance of surrounding yourself with the right people 12:29 - Dealing with early-stage struggles in your career and personal life 14:18 - The foundation of the Live 100 philosophy 20:21 - Keeping visual and audio blinders on for success 25:05 - Emphasizing the importance of the process 27:28 - Running and Life Lessons: Jason's experiences with ultramarathons 29:10 - Overcoming excuses and self-talk 34:27 - Building confidence 38:22 - Making excuses pay 40:08 - Integrating family, fitness, and work 48:00 - Real estate opportunities and strategies 51:16 - Changing lives and generations plus the necessity of patience 54:27 - Final advice and conclusion — Connect with Jason Yarusi — Personal Website — https://www.jasonyarusi.com/ Jason's investment firm — https://www.yarusiholdings.com/ Jason's YouTube channel — http://www.youtube.com/@liveonehundred — Connect with Julian and Executive Health — Curious about becoming a concierge client? Jason reveals the life-changing event that sparked his transformation and the powerful goal-setting strategies he used to build a real estate portfolio of over 3,000 units. KEY TAKEAWAYS Clarity and self-awareness are crucial for setting meaningful goals that align with your true desires Embracing failure as a learning opportunity is essential for personal growth and achieving success Establishing a morning routine that includes meditation and exercise can lead to improved focus and productivity Breaking negative habits and replacing them with positive ones is key to creating lasting change Surrounding yourself with positivity and abundance is necessary to overcome the inevitable negativity in life Investing in large apartment communities can provide greater opportunities for success and economies of scale Involving family and friends as passive investors can help fund real estate ventures while diversifying their portfolios Defining your goals and working backwards to identify the first step is crucial for taking action and building momentum   BEST MOMENTS "I started out having no goals, right? And so I guess the goal of having no goals was my first journey, right?" "Big doesn't always mean riskier. It means that there's more opportunity for an investment to be successful" "It's important to have a goal, but it's also important to understand when the goal needs to change to get you better on the path to where you want to be." "We have to make sure we, we oversupply on abundance and positivity because that little bit, that little nugget of negativity. It causes havoc, it disrupts your day in a massive action." "You are putting yourself in bad places, bad spots, having bad decisions, and you're getting bad results. Now you want to go back and do that same thing, and now you can't be angry if you're going to get bad results."   EPISODE RESOURCES Website: www.jasonyarusi.com Jason is a Private fund manager of over $300 million dollars in commercial real estate. Syndication has always been an attractive vehicle for investors. You benefit from economies of scale without giving up a ton of money and get access to deals you couldn't if you did it alone.   The only problem is: the economy we're in has put massive stress on the model. Syndication relies on a solid exit, but it can be hard to achieve in an unpredictable market.   Banks are having a hard time pricing deals in this environment. Investors run the risk of being locked into a bad rate, with a pricey exit. The vehicle is also prone to fear and greed which can tank the value of an investment.   Is there a way to build flexibility into the deal so you're not stuck in the market? Will syndication survive investors pulling their liquidity out? In this episode, Private Fund Manager, Jason Yarusi shares how he's accumulated 2700+ apartments in 7 years, his incredible backstory, and why he wakes up at 4:32 am every single day. We also discuss the weaknesses of syndication and the strategies Jason put in place to mitigate them in advance.   In order to safeguard our syndications, we take flexibility into account with the deals we're doing. It gives us an opportunity to react to the market instead of being stuck in it. -Jason Yarusi    Things You'll Learn In This Episode    - 4-3-2-1 Go After constantly repeating chaotic cycles and getting burned out on transactional jobs, how did Jason change his life? Why does he wake up at 4:32 am every single day?    -Succeed, amplify then build momentum  So many people are doing syndications, but they aren't all built the same. How did Jason get the process dialed in before he expanded?    -Protect against fear and greed Life happens and people will need liquidity. This typically leads to solid investments losing their value. Is there a way to set-up a syndication so people can't prematurely pull money out?    -How to safeguard syndication  With everything happening in the economy, it's easy for an investor to get locked into a  bad deal. Can we build in flexibility even if it's more pricey on the front end?    Guest Bio Jason Yarusi is a Private Fund Manager overseeing a $285 million Multifamily Real Estate portfolio at Yarusi Holdings.
