Understanding different asset classes can empower you to build a stronger investment portfolio. Stocks can be great for long-term value, but they come with market risks and emotional challenges. Bonds are usually more stable than stocks, but they might offer lower returns over time. Real estate offers passive income and tax benefits, but requires careful management and can be illiquid. Key Takeaways:Industrial real estate remains resilient, with low vacancy rates, but older buildings may need upgrades to meet modern standards. The multifamily market is bifurcating, with Class A urban properties seeing more challenges, while Class B and workforce housing have stronger fundamentals in certain areas. The office market has structurally changed, with high vacancy rates, but there are pockets of resilience in medical office, Class A trophy spaces, and suburban mixed-use developments. In retail, grocery-anchored centers and experiential retail are performing well, while malls and big box retail continue to struggle, especially in weaker markets.Potential opportunities exist in distressed office, hospitality with expiring CMBS loans, retail repositioning, and affordable office/multifamily in good secondary markets, but caution is advised to avoid overpaying.
Building on the first episode in this series, Aaron Viscayno, Business Development Associate with the Investment Products team at ASX, and Marc Jocum, Senior Product and Investment Strategist, Global X, continue laying the groundwork with a new list of things to consider when beginning to invest on ASX. He explains the importance of setting up goals, describes the different asset classes and associated risks and then dives into the psychology of investing and how investors can handle their own biases by building a diversified investment portfolio and tuning out market noise.

Listen now to the podcast from the Asset Management and Investors Council (AMIC), ICMA's dedicated forum advocating the interests of buy-side members, including asset managers, institutional investors, private banks, pension funds, and insurance companies, among others. Returning for this episode are industry experts, Bob Parker, former Chairman of AMIC and Senior Adviser to ICMA, alongside Massimiliano Castelli, PhD MSc, Managing Director and Head of Strategy & Advice at UBS Asset Management, who also serves as the Co-Chair of the AMIC Executive Committee. In this podcast, recorded on 22nd November, the team discussed the implications for geopolitics and markets following the election victory of Donal Trump's Republican party in early November. Domestically, how might the policies he is believed to want to pursue affect the US economy and the markets? Does his agenda of import tariffs (especially upon China) signal that inflation will persist and perhaps worsen. And what does this mean for rates? Will long-term interest rates remain at higher levels, or can we expect them to fall once the post-election euphoria dissipates? In equity markets we've heard a lot about the “Trump trade”. What is it? Is this a prelude of what we can expect in the future? Or will the current market optimism eventually fade away once announced policies are rolled out? Outside of the US, the team also cover the upcoming election in Germany and their view on how the election might play out and the potential repercussions for economies and markets, in Germany, across the EU and beyond. In this episode, Ryan Burklo and Alex Collins discuss the topic of volatility and whether it is a friend or a foe. They explore how volatility can be beneficial during the accumulation phase, as it allows for higher rates of return. However, as retirement approaches and withdrawals are made from the portfolio, volatility can become a risk. They also emphasize the importance of diversification and having a balanced portfolio across different asset classes. The hosts use examples and a sequence of return calculator to illustrate the impact of volatility on investment returns. They conclude by encouraging listeners to view volatility as both a friend and a foe and to set up their portfolios and balance sheets accordingly. Takeaways Volatility can be a friend during the accumulation phase as it allows for higher rates of return. As retirement approaches, volatility can become a risk, especially when withdrawals are made from the portfolio. Diversification across different asset classes is crucial to mitigate the impact of volatility. Viewing volatility as both a friend and a foe can help in setting up a balanced portfolio and balance sheet. In order to generate great returns in an otherwise saturated market, identifying asset classes with a higher barrier to entry can be necessary. Affordable Housing, in particular, can be a challenge because of municipal regulatory hurdles and compliance issues that make acquisitions and operations complex. As a result, these properties can be lucrative, and few investors have what it takes to acquire and operate these properties. Denis Shapiro, Managing Partner of SIH Capital group, is expanding his portfolio of affordable multifamily properties. Denis is also building a portfolio of beach properties on the Jersey shore, close to where he lives.
