Abbey Forrest, 19, her partner Indi Sohal, 28, and their 19-day-old daughter Ivy were asleep upstairs in their Point Cook townhouse when it went up in flames on 02.12.2020 at about 3.40am. In the Supreme Court of Victoria on 11.11.2022, Justice Elizabeth Hollingworth sentenced Hayes, 48, to 13 years' jail with a non-parole period of eight years. Hayes, who pleaded guilty to three counts of arson causing death, has already served almost two years of her prison term, and with time served, she could be out by 2028. Got a question for the trio? - https://zfrmz.com/uLtjhyBskV96PY6eJfaI https://propertyplanning.com.au/propertyplannerbuyerprofessor/ In this week's episode Dave, Cate and Pete take you through: 1. Listener questions This episode is dedicated to answering questions we've received from our listeners. If you've got a burning question that you'd like to ask the trio, submit your question online here. (AML to add in the link) 2. Can I access the First Home Owner Grant if my partner has already accessed government assistance? My question is, if I'm buying a property on my own but am living with my partner who has bought a property and received the First Home Buyer Assistance Scheme (transfer duty reduction) already, can I also still qualify for a first home owner grant myself? 3. How do partners and de facto relationships impact eligibility requirements? The trio discuss the Victorian SRO criteria for receiving the First Home Owners Grant and how partners must be disclosed on applications, even if they will not be on the property title. But what if your finances are separate, can a government still find out? Tune in for the answer 4. Is there a way you can get around it? The trio discuss a potential pathway to explore in order to receive the grant. However, take note! It's best to run the scenario by the SRO or a professional for their advice and don't forget to get it in writing. 5. Is now a good time to subdivide and build our dream home? We owned a unit in Thornbury and purchased an entry point house in Reservoir during the pandemic. The block is 536m2 and we are looking at subdividing the block and building a 3br townhouse at the back to live in as our family home (2 young daughters). I would like to explore whether the next 12 months would be a good time to commence the planning and building process for the back town house or whether the current climate with building materials and inflation mean it's a bad time to subdivide and build? 6. As with any major decision, ensure that you are thinking about the longer-term In true Property Planner style, David poses some key questions to our listeners about their long-term lifestyle plans and understanding how a subdivision and family home fits into the overall plan. “How long will this home meet your lifestyle needs? “, “Are you sure you will be happy living in the back property for 5 to 10 years if that is required from a financial standpoint? “, and “Will you enjoy living next to your tenants?“ are just to name a few questions to ask. 7. What are your thoughts on Point Cook as a location? I'm curious about the neighbourhood Point Cook in Melbourne. It seems to have plenty of amenity and has been suggested as a future 2nd CBD hub for Melbourne in some articles I came across. I also think it's great that it's one of the most multicultural neighbourhoods in Australia. What are your thoughts on it as a neighbourhood to live in. Are there any areas you find better than others? 8. Investment and lifestyle analysis for Point Cook If our listener loves Point Cook as a home and community, then that's enough reason to purchase a home there. However, Cate shares some key points for Point Cook which could make it a problematic investment. The Point Cook Community Hospital will be a small public hospital providing a range of day hospital and primary health care services. The project will help take pressure off nearby major hospitals, including Footscray and Sunshine hospitals, and enable more people to manage their health needs closer to home. Strong links to specialists, community health providers and social support services will ensure more seamless follow-up treatment and support for those who require complex care. I still think its not what people are expecting, especially when they hear the word "Hospital". In tonights episode I go through some questions I sent to a local politician, who never answered them. Also go over the context before getting to that. The Age reported "On his third day of questioning before the commission, influential Labor lobbyist Phil Staindl confirmed multiple meetings over many years between Mr Andrews and his client, Mr Woodman. Mr Staindl said that in 2015 he and Mr Woodman had direct discussions with Mr Andrews, who had become Premier the previous year, about a project known as Aviators Field at Point Cook in Melbourne’s west." Zali Reynolds, from Shelter Real Estate in Glen Iris, is here to talk to you about how to be savvy when talking to your agent about sales commission when selling your property.Sales commission is one of the bug bears of signing up an agent. What’s too much? What seems cheap? What does it include? When does it need to be paid? It’s a really scary process, especially when you’re talking about your most important asset. Zali Reynolds is in today to explain what’s acceptable and what to be weary of.Intro:Top producing agent, Zali Reynolds comes to real estate right today to talk to us about understanding sales commission. Zali owns boutique agency, shelter real estate in glen iris, and has previously been the director of one of Booroondara’s leading luxury estate agents. She has years of market insight and experience, ensuring her dedicated service gets her clients the results they desire with the support they require. She has won numerous awards for sales, works tirelessly for her charity, Global Village Housing that provides housing in Cambodia, and is devoted to her family. Zali is leading by example to show the world that she is consciously committed to helping others alongside actualising her own ambitions. Welcome Zali.1. How much sales commission should we be paying?2. What do we get for that sales commission?3. How does the sales commission get split within the office?4. What do you think about commission with incentives?a. Recently an agent got fined for underquoting to a vendor, knowing full well that they would get more for the house, but put a low price on it, with an incentive, achieving the higher price. How can we make sure that we aren’t being conned into a higher commission?5. What do we make of the companies that offer an ‘all-inclusive’ flat fee rate to sell your home?a. We know purple bricks is over, but are there any other agents still offering this service?b. Why haven’t they worked in Melbourne?6. When we get 3 agents with similar experience to give us their proposals to help us sell our home, what should we be looking for?a. If they all give the same commission structure?b. If they don’t give us the same commission, what should we be concerned about?7. Charles from Point Cook has had his agents through and he’s deciding who to go with. One included a separate auctioneer’s fee. Should we be paying that, or should that be absorbed into the sales commission? 8. So, can you now explain the different types of structures – falt percentage, incentive based/tiered fee or a flat dollar amount.9. I know when I sold my first property, I was told 2% commission, but we have to pay the government as well, so its 2.2%. Not what I was expecting. How about GST… should we ask if it’s inclusive or not inclusive of the commission rate? Special Offer From Zali:If you would like to sell your home knowing that your commission is going to a cause, call Zali Reynolds at Shelter Real Estate on 9889 3990 or go to shelterrealestate.com.au

In this episode, Natasha Taylor talks to Paul Wyborn about the approaches used to teach trainee pilots at RMIT Flight School, Point Cook. Paul explains how the Point Cook team use their unique teaching spaces and professional behaviours/work practices to help students build a strong sense of belonging and identity. Also, how their close partnership with the RAAF museum team brings real authenticity to the learning experience. Paul reflects on some of the challenges faced by students, especially in the first stage of their course when they have to adapt to intensive learning approaches, both in the air and on the ground. Hear how the staff support them to work through issues such as aviation sickness, claustrophobia and stress management and how the use of simulators supports personalised and paced learning where needed.

In this episode of This Must Be The Place Elizabeth chats with Professor Carolyn Whitzman, on the eve of Carolyn winding up her 16 years at the University of Melbourne. Carolyn will now be heading back to Canada, specifically to Ottowa (“like a Canadian Adelaide”). In the episode she explains how being an academic was her second career, after working as an activist and ‘femocrat’ on violence prevention programs in Toronto. While her early contacts with Melbourne were as part of a campaign against an Olympic bid (“Bread not Circuses”), after completing her PhD and morphing into ‘pracademic’, Carolyn eventually moved to Melbourne to take up an academic position. Here she reflects on some of the themes in her research, teaching and projects in that time - which have been broad ranging but which have tended to centre on ideas of rights, marginality, and inclusivity. This episode focuses more on Carolyn’s work on affordable housing: on reasserting housing as a basic need or right, versus its role in wealth creation and inequality. She discusses working with housing developers and with their perceptions of how to adapt different models of affordable housing provision to the local context. There have been some projects and innovations that have cut through – for example a recent Launch Housing project of modular housing on a road allowance, and developments using airspace above parking lots. There is a slowly expanding understanding of what “good intensification” might mean. The challenge, Carolyn suggests, is how to scale affordable housing up – this an area where Canada offers some precedents, for example in Vancouver’s not for profit alliances, and the federal-level Canada Mortgage and Housing Corporation. Carolyn hopes that her move to (and third career reinvention in) Ottawa, as it expands both its light rail system and its affordable housing sector, might mean “getting a little bit closer to the ideal of what an equitable and inclusive city would be like”. But there’s also much to take back from Melbourne, perhaps more so its public spaces and design culture, than its often-absurd transport and housing inequalities. Carolyn suggests that Melbourne doesn’t necessarily meet (and indeed sometimes is losing), “the preconditions for a decent life” but says that “I’d love everyone to be able to benefit from this beautiful city”. As well as being about rights to the city for diverse groups, more broadly the episode is about the challenges of change, and the fear that goes along with it. Also discussed: community participation, matching growth with planning and infrastructure, trust in government (lack thereof), cat fud and the far side, parking (versus football ovals = clash of titans?), Vancouver (Canada-lite), the idealism and motivation of students (versus the realities of exploitation and politicians that usually awaits them), public transport, Point Cook, federal government roles, planning schools, expertise, and generalisations about national anxieties. Note/apology: the episode is recorded in Carlton’s Kathleen Symes Library and Community Centre and has a fair bit of community background noise in it.
Rounding out our trifecta of regulars, Robbo aka The Amazing Robbo returns to share his parkrun frustrations and we also look back the changing face of Newy parkrun. Melissa Ellis adventurers to Point Cook and we find out about Lyndell and Scotty's parkrun patient zeros.
The School Strike for Climate is one of the most energizing, and effective, things happening in the climate movement. From Greta Thunberg striking from school, one student standing up and doing what seemed obvious, what seemed called for, has spiralled and grown into a worldwide movement, that has hit home, taken root, and sprouted in an unbelievable way here in Australia. Here at Climactic we are so inspired by the SS4C movement, and the amazing young people involved. We do not seek to speak for them, or lead them, but are very glad to give them our platform, and be led by them. In this special you'll hear many voices, from the community at large, the leader of the Australian Greens party, and most importantly, of the school strikers themselves. Thanks to all those involved, all those who lent us your voices to tell this story, and set the scene for the 15th of March, 2019. The day of the global school strikes for climate. Hopefully, the day the world changes. You'll find a lot to love in this episode, and we hope you enjoy it. Future Squared with Steve Glaveski - Helping You Navigate a Brave New World
Melbourne born and educated, Richard Champion de Crespigny got his first taste of a future flying career as a 14-year-old when his father took him on a tour of the Royal Australian Air Force (RAAF) Academy at Point Cook in Victoria. In 1975, aed 17, he joined the RAAF: One year later, he started flying. During his 11 years flying transport, jet and helicopter aircraft with the RAAF, he was seconded as AIde-de-Camp to two Australian Governors-General, Richard remained with the RAAF until 1986 when he joined Qantas, flying Boeing 747, Airbus A330 and A380 jet aircrafts. In 2010 he was the Captain on board Qantas Flight QF32 when it suffered a catastrophic explosion. His multi-award winning and bestselling book QF32 is a blow-by-blow story of what went right when things went wrong in the air. Richard still flies the AIrbus A380, delivers presentations on the elements of resilience to governments, agencies and fortune 500 companies. IN 2016, Richard was made a Member of the Order of Australia (AM) for his significant service to the aviation industry, both nationally and internationally, particularly to flight safety and to the community. This was a deeply insightful two hour long deep dive conversation with Richard on a number of topics that pertain to not only surviving a crisis situation in the air, which - fortunately - few of us will have to do, but how to apply the elements of resilience to better navigate crisis in our own lives, embrace adversity and thrive, whether in a business setting or even when it comes to our own interpersonal relationships. As you’ll discover, Richard thinks critically about a wide range of disciplines that each serve to aid his understanding of the world and his decision making, characteristics that were key to the safe landing of the aircraft. Amongst the plethora of topics we discussed, expect to learn: Why you need to first understand your mind if you want to master it What the eight elements of resilience are and how to use them to your advantage How to understand risk and make better decisions, particularly in crisis situations when our threat-detecting amygdala is often prone to hijacking the more rational part of our brain and wire us to react instead of respond Expect to learn this and a whole bunch more in my far reaching conversation with the one and only Richard De Crespigny. --- Topics Discussed: De Crespigny’s early inspirations How our brains work Understand your mind to understand yourself Negativity bias and mainstream media The eight elements of resilience Why we’re living in the best times ever Leaning into adversity and being prepared for anything Risk management Decision making Crisis management Making sense of the wealth of knowledge at our disposal Responding with intelligence instead of reacting with impulse Leadership, empowering your people and radical transparency Systems 1 and 2 thinking Effective teamwork Learning how to learn Balancing short-term and long-term incentives Brand management, transparency and personal guarantees What happened aboard QF32 Air France flight 447 Turning brand defectors into brand advocates NASA, SpaceX, Hyperloop and Autonomous Vehicles Robotics and emerging technologies Embracing ambiguity and thriving in uncertain conditions Show Notes: Fly the Book: https://flythebookcom.wordpress.com/ Richard’s blog: http://qf32.aero Twitter: @RichardDeCrep Get Fly! the book On Amazon: https://amzn.to/2p9Xavz Get QF32 the book on Amazon: https://amzn.to/2Oarcdg --- Listen on Apple Podcasts @ goo.gl/sMnEa0 Also available on: Spotify, Google Play, Stitcher and Soundcloud Twitter: www.twitter.com/steveglaveski Instagram: www.instagram.com/@thesteveglaveski Future Squared: www.futuresquared.xyz Steve Glaveski: www.steveglaveski.com Medium: www.medium.com/@steveglaveski Terminator clips sourced from www.terminatorfiles.com and remain the intellectual property of Tristar Pictures.

In November of 2012 the Royal Australian Air Force (RAAF) decommissioned their C-130H fleet, transitioning to the C-130J and reaching the end of an era for flight engineers & navigators in the Air Lift Group (ALG). We were fortunate enough to be invited to partake in some of the decommissioning events including a final media flight over Sydney Harbour, watching a formation flyby practice from RAAF Base Richmond's control tower and the delivery of C-130H A97-011 to the RAAF Museum at Point Cook. In the course of these events we obtained a number of great interviews with past & present air crew which are gathered here in our tribute episode to the C-130H in RAAF service. . . . → Read More: PCDU Episode 99: RAAF C-130H – Into History
