This week’s episode of Good Girls Get Rich is brought to you by Uplevel Media CEO and LinkedIn expert, Karen Yankovich. In this episode, Karen shares how to grow your network. Virtual networking has never been more important. To grow and cultivate your network, start by taking a look at your first-, second-, and third-degree connections on LinkedIn. #GoodGirlsGetRich We want to hear your thoughts on this episode! Leave us a message on Speakpipe or email us at info@karenyankovich.com. About the Episode: Have you ever heard the phrase “It’s not what you know, it’s who you know”? I’m sure you have. And there’s a lot of truth to that saying. As we’re all navigating this unprecedented time in our lives, virtual networking has become more important than ever. In-person networking still has its value, but while we’re under shelter-in-place orders, now is the time to take full advantage of virtual networking opportunities. And that starts by growing and cultivating your connections. LinkedIn’s First-, Second-, and Third-Degree Connections As you’ve most likely noticed, LinkedIn has three different degrees of connections. Ever wondered what the degrees mean? A first-degree connection is someone you’re directly connected with on LinkedIn. A second-degree connection is someone you’re not connected with, but you have mutual connections. Lastly, third-degree connections are the connections of your second-degree connections. Cultivating Your Connections The first place to start when virtual networking is to look at who you know – your first-degree connections! Find the people you’re connected with that you meant to follow up with but never did. Then start a warm, heart-felt conversation with them. Remember, this isn’t a sales pitch! Growing Your Network The next step in growing your network is to take a look at your second-degree connections. How do you know these people? Maybe you’re part of the same in-person network. Maybe you know them from high school or college. Perhaps you’re even both members of the same business group on Facebook. Find the people you can relate with and start connecting with them. Keep in mind, you don’t want to connect with just anyone and everyone. Make your connections targeted. I want to see you succeed. As we’re all weathering this COVID-19 pandemic together, virtual networking is the tool that will help you grow your business in stressful times. Favorite Quotes: “Thinking is an underutilized resource in your life and unless you have a contemplative practice, it’s hard to use the mind well.” - Cate Stillman “Ether comes before fire in this sequence. So with discernment you’re able to then see clearer, and what starts to happen, as your spaces clear and as your body habits rhythms are deeply grounded, you build resilience. And from that resilience you actually are a stronger more embodied version of yourself. You’re able to take on more, you’re able to see more. So even what you perceive as your own ambitions will be much greater from working the elements in sequence.” - Cate Stillman “The issues that come between you and a goal will often come in sets. And it can be heavy at times. It can be really really uncomfortable at times. And the Yogis are very clear that Tapas is not comfortable. It’s not. But if you want to transform the mundane into the extraordinary you got to cash in some chips. And you might cash in the chips of comfort if you mean it. If you really want to get there.” - Cate Stillman “Tapas is part of the way. It’s not an indication that things are going wrong, it’s an indication usually that things are going right. That the goal is great enough for you to actually look at what you need to become next.” - Cate Stillman

And if you don’t experience true hunger you don’t get the flip side of true nourishment.” - Cate Stillman “Get up and move! Go and do walk-and-talks instead of meetings. It’s amazing what starts to happen. Your mind will clear, you’ll have more energy, you’ll have way fewer cravings for food and emotional eating will go down.” - Cate Stillman “Rhythmic sleeping is very simple. Favorite Quotes: “When I look at the Ayurvedic diet, I look at what is food? What is food according to Ayurveda? What is nourishment according to understanding your constitution? So we get into a different level of complexity where it’s not like these yes and no lists. It’s more, notice the impact that different foods eaten at different times have on you and see if you can find seamless digestion. What they call Sama Agni. Perfect balanced digestion.” - Cate Stillman “Ayurvedic diet rule number one, like increases like and the opposites reduce each other.” - Cate Stillman “Vata accumulates in the colon so anything that’s too airy they’ll get bloated and gassy. Pitta accumulates in the small intestine so anything that’s too fiery, like hot sauce, they’ll tend to get the runs from because there’s already a lot of bile in their small intestine. And Kapha accumulates in the stomach and it’s mucus. So we’ve got gas, bile and mucus (and these are translations for Vata, Pitta and Kapha) are the forces as they go out of balance in the body.” - Cate Stillman “What we want to do is let the body feed itself, get more matter over mind. Most of us have way too much information in our brains about how to eat. I’d rather not rely on our brains about how to eat! Build body awareness. Build body wisdom, body intelligence about what to eat. The body is physical, it’s part of nature.” - Cate Stillman

The last episode of our series on stress: Yoga for Stress Management. Check it out to identify pitta and vata patterns of stress and learn what postures will bring you back to balance. What you’ll get out of tuning in: How to differentiate pitta, vata and kapha stress. What kind of yoga practice is most beneficial for each dosha. Links Mentioned in Episode: Have a conversation Find Balance and Learn Your Ayurvedic Body Type Show Highlights: Cate describes her yoga teacher training. Cate talks about the benefits of functional movement. The power of savasana and Cate’s love of sandbags. Timestamps: 4:53 Yoga for the Pitta pattern of stress. 8:40 Third Chakra energy and letting go of the need to accomplish. 17:23 Yoga for the Vata pattern of stress. 25:57 The Kapha tendency of stress. Favorite Quotes: “Vata is the energy of wind, and it's air moving through ether, air moving through outer space. It’s the universe expanding and it’s all the movement in the universe. Pitta is the energy of fire, it's the energy of digestion. It’s the energy of intensity, of focus, of goal setting and moving towards a direction. It’s the energy of vision into action. So those energies are really super different. One expands and moves all around in infinite potentiality and the other goes towards an object. Think about it. It’s not the same thing at all. If you're trying to put out a fire, that's one thing. If you're trying to calm down a whirlwind, that's quite another.” - Cate Stillman “One of the goals of yoga is to actually become nothing so you can intentionally become something. This practice of dissolution and then reengagement is so deeply healing for pitta types.” - Cate Stillman “Bow and allow the breath to lead.” - Cate Stillman “What we need to do is bring all that scattered energy inward and downward. Because what’s happening is the daily rhythm of a person with vata stress imbalance is all their energy is going upward and outward and it’s getting scattered to the wind. We want to cultivate the energy of earth, the energy of water and the energy of fire for a vata reducing practice.” - Cate Stillman

Why founders get stuck making sales The single greatest selling tool (and why you avoid it...) A common sales move that's probably killing your sales Resources/Links: Ready for some Knowledge Bombs? Just fill out the form on the right to learn the mistakes that keep most founders from having the success they work so hard for.https://www.salesability.com/mistakes Summary Damian is the Founder of Salesability where he helps turn small businesses into sales machines. Sales is the most important skill for an entrepreneur but the one they least want to learn. In this episode, Damian shares how he helps reluctant founders unleash their ability to sell. Check out these episode highlights: 01:55 – Damian's ideal client: I call them the reluctant salesperson. These are service providers, entrepreneurs, small business owners that were forced to sell because they started a business, but they aren't professional salespeople and don't believe that they want to be. 02:37 – Problem he helps solve: I help them create the systems and processes they need to win more business in less time. 03:28 – Typical symptoms people experience with that problem? They're just not winning enough business. 04:36 – Common mistakes they're going to make? They all believe they have a lead problem when they really have a sales problem 06:07 – Damian's Valuable Free Action(VFA): Have a very clear understanding of who you serve and how you serve them. 06:58 – Damian's Valuable Free Resource(VFR): https://www.salesability.com/mistakes 07:42 – Q:'Why does this matter?' A: I think it matters because, you know, again, the premise I've built this business on and I spent three decades in selling is that, sales is the most important skill for a business owner, but the one that is least likely to learn. And this is because of their misperceptions. The head trash we carry with us sometimes as founders that aren't sales pros, you know, and also falling that bad advice like follow up until you die. You know, if you want to enjoy selling more, or at least not hate it, there are some things you can do. Don't give up your power base, don't act like, act as an equal, right? As a pear, don't be a beggar, right? Learn how to believe in not just what you sell, but how you sell, right, to have better results. If you don't believe in what you sell, that's a product problem. And if you're the founder of the business, and you've got a product problem, well, you got a real problem, right? So that's generally not the issue. But most business owners and entrepreneurs I talked to about this. They're very passionate about their products and services. They're very passionate about the customers in their market, they're passionate about how they're going to help them and they really do think of them in a way of how can I help them have success. But they just haven't put the sale systems and process in place so they can win more deals. As Lin returns from her trip to Taiwan, she shares a little about what she learned of the Tao people, an indigenous group from Lanyu Island off the coast of Taiwan (https://lanyu.land/category/people/). Her stories highlight the objectification of people when they become tourist attractions. Margrit did some traveling through books when they read My Sister, the Serial Killer by Oyinkan Braithwaite (https://oyinkanbraithwaite.com/about-the-book/). In the book, older sister Korede is a nurse who cleans up after her younger sister, Ayoola, who has a habit of killing her boyfriends. It is a story about sisterhood, love and trust, and standing together against the patriarchy. Question of the Episode: Have you ever traveled to a new place and learned about the historical complexities of that place? Jackie Lau (https://jackielaubooks.com, https://twitter.com/JackieLauBooks, https://www.instagram.com/jackielaubooks/) joins us for a lively conversation. We talk about indie vs. traditional publishing, writing ethnically diverse characters respectfully, writing humour that eschews damaging stereotypes, and having a great sense of place in a story. Margrit watched Outrageous Acts of Science (https://www.sciencechannel.com/tv-shows/outrageous-acts-of-science/) because hashtag children on holiday, but liked the diversity of the cast of scientists who comment on the intrepid amateur experiments. Lin enjoyed Crazy Rich Asians (http://www.crazyrichasiansmovie.net) for its authentically East-Asian scenes and its entertainment value. As a consumer of Asian media, Lin is baffled at how surprised Western audiences were by the quality of this film, and questions why the behind-the-scenes names were not as predominantly Asian as the cast. Question of the Episode: Have ever found a book or a TV show with a great sense of place that transported you there or made you want to visit? Most people work their entire lives, except Bruce Wayne. He was in control, had nice cars, and a house on the beach. His phone was not ringing because he had his stuff together. I'm coming to you from Kauai, which is my favorite island. About 17 years ago, I came to the “Bruce Wayne” house that I’m sitting in right now. He's not Batman, but he was loaded and living what I consider the perfect life because he had time and money. He owned apartments, and that's how my story began. Bruce was not a great mentor, but he gave me the perfect vision - I am going to own this house some day. And I may need to work with a broker to get it! Topics on Today’s Episode: Have a vision, cultivate it, pursue it, and actively start living out the destiny Dealing with brokers: Their job is to get the seller a buyer; sometimes they come off as very pushy, aggressive, and intimidating Don’t let a broker steer you in their direction; have extreme confidence to start changing the dialogue and challenge the broker’s crazy statements Brokers often give you information that means nothing; you should just care about how a property underwrites and its potential Create a structured process for fact-finding missions/site visits Ask questions and interview those who understand a property - people running it Splinters happen; a side conversation that they weren’t telling you gets spilled Everybody's watching you and making their own judgments on can you buy or not, you have operational excellence, and do you know what you’re doing Don’t do most of the talking, ask the questions and then be quiet Unit Refresh Process: Always look at the worst units and floor plans; get a good sense of what the units look and feel like, and how much work is needed Know the cost on stuff and have an idea of what the market is already bringing Become friends with the brokers to build trust Negotiating is rough and feelings can get hurt, unless you are with professionals Throw in a low-ball offer; you still have to play the game Respect the brokers, but they should also respect you; demonstrate your ability to call things out and know your process Links and Resources Mentioned: Corey Peterson on YouTube Kahuna Cashflow Calculator Kahuna Boardroom Quotes: “They have a job...get the seller a buyer, and sometimes they come off very pushy, sometimes they come off very aggressive, and they can be quite intimidating.” Corey Peterson “Brokers are really good at giving you a lot of information that means nothing.” Corey Peterson “The best people that truly understand this property are the ones that are running it.” Corey Peterson “They weren’t questions that we sit there to demonize anybody or to put in a bad light of anything, but we did need to know the information.” Corey Peterson Don’t forget to download my Free Workshop Quickstart Video Series, and if you like what you have heard please leave a review on iTunes. Host Stephen Carter has more than 40-years experience in law enforcement, as a senior Corporate Security Executive, and a Safety Expert. This, “Don’t Be a Craigslist Crime Victim!" Episode:Have you ever used Craigslist to buy or sell an item? Millions of postings and transactions have occurred on Craigslist. The good news is the vast majority of transactions occur honestly and safely. Sadly, not all transactions are safe and legitimate.Headlines:- “Anne Arundel County Man Charged With Murder in Craigslist Robbery”;- “Glenn Burnie Maryland: A Millersville Man is Arrested in Connection to a Craigslist Robbery and Murder”;- “Baltimore Police Arrest Suspect in Connection With a Sykesville Man Who Came to Baltimore to Sell a Dirt Bike Posted on Craigslist”;- CNN Story: "A South Georgia Man Was Charged With Murder in the Death of a Couple Who Went Missing Last Week After Contacting a Car Seller on Craigslist”;- “Man Charged in Craigslist in West Hartford Sex Assault Makes Multiple Confessions”.In the last case, the suspect claimed, “I just came to get a bike and animalistic instincts kicked in”. Stacking Odds in Your Favor:How can you stack the odds toward safety in your favor when buying or selling on Craigslist? The number one way to ensure your safety in my view is to meet in a public place to transact a sale. The best place is to meet in the lobby of a police station. Howard County Maryland Police Department has a formal program that allows buyers and sellers to meet in the station lobbies. Many other police agencies have similar programs.Actions to help ensure your safety include:- Meet in a public place such as a police station, the lobby of a bank, the food court area of a busy shopping center, a busy coffee shop, or a large store such as a Walmart. People pay little attention to what happens on parking lots, but do pay attention to what happens inside a store.- Avoid meeting on parking lots, in secluded locations, or in private homes unless absolutely necessary to inspect or sell a large item (see additional precautions below).- Use extreme caution when buying or selling items of high value. Ensure you know exactly what you’re buying or selling. Ensure the item is in working order.- Let friends and family know where you’re going and with whom you’re meeting. If possible, take at least one friend or family member with you to witness the transaction.- Both you and anyone who accompanies you should have a cell phone readily available.- Trust your instincts. If there is a tiny voice in the back of your head suggesting something’ is wrong, stop the transaction and take action to assure your safety.- If you’re looking at a large item such as a sofa or washer that requires you to go to the seller’s home, take at least one person with you and preferably two people. One person should accompany you into the residence while the second person waits outside. Everyone should have cell phones at the ready. If you’re selling a large item, have at least one adult with you when a potential buyer is in your residence.- If someone is coming into your home, to the extent possible ensure you have the full name, address, and phone number of the person coming to your home. - If you’re selling an item, take only cash; no checks.- If you’re responding to an ad for a home or apartment rental, be extremely cautious. Wayne Turner, CEO of Odyssey Sensors, has more than 20 years’ experience leading start-ups, going concerns, and turn-arounds. His career has spanned a wide range of educational, environmental, and social endeavours in the US and internationally, most notably East Africa. In the early part of his career, Wayne built and led a public shellfish restoration and aquaculture project in New England. Later, Wayne served in a number of leadership capacities at Teton Science Schools in Jackson Hole, Wyoming and more recently as executive director of the Ashokan Center in New York. Wayne joins us from his home in Jackson Hole, Wyoming. Economic and Environmental Sustainability Odyssey Sensors develops affordable, usable, versatile technology that particularly helps the overlooked and under-served farmers of the world. The flagship product of Odyssey Sensors is the HealthyShrimp Salinity Sensor. The HealthyShrimp Salinity Sensor is a low cost, solar powered, hand held sensor. It is dipped in the pond water for 5 seconds to check the salinity of the water. Knowing the salinity level allows the farmer to manage and manipulate the pond water - to add more salt if it is too diluted or to dilute the pond by bringing fresh water in. The optimized salinity allows, in many cases, a doubling of the shrimp that the farmer can bring to the market. In so doing, it doubles the farmer’s income. It also prevents ponds becoming unusable and the farmer having to dig a new pond in the fragile mangrove forests. Another product, the TroughSentry Remote Water Monitor, is an Internet of Things device that allows a pond or tank of water, situated 25 kilometers or more away, out in a remote location to be monitored. Instead of spending time and energy driving and visually inspecting the tank, farmers can get the status of the water tank sent directly to their smartphones or their computer. The TroughSentry Remote Water Monitor significantly reduces the environmental pressure of having to go out and inspect the tanks. Odyssey sensors is focused on small-holder and family owned farms and aims to help them improve their productivity and livelihood. Grants and Sustainable Development The real value of grants and prizes is that the money received is used for the development of products and there is no pressure to pay it back. Grants and gifts allow top-notch development and no recoupment is required. This enables selling the products to the people who need them at a price they can afford; the grants and gifts help to focus on making an impact in the lives of the people an organisation is looking to help with their product. Wayne’s favourite resources Identifying the problem that needs a solution. Streamlining what it is that needs solving. Networking; talking to and learning from people. Use collaboration instead of competition. Writing proposals and distilling the idea into paper. Getting out in the field and, being with the people/clients so you understand their problems and can serve them better. Impact on Daily Life Wayne has had impact the other way round; where his embedded personal ideals of a low carbon footprint was the guiding influence in the creation of the company. Wayne tries to minimize travel as much as possible. He believes in leading by example. Wayne Most Admires His father – an electrical engineer - for his impact philosophy that was instilled in Wayne, and for what he accomplished in underwater acoustics. Nature Memory Wayne’s time camping with his family for almost a year, just after leaving the Ashokan Center in New York. He had an inspiring time living simply, in a tent at National and State parks, across the United States and Canada, with his wife and two young daughters. It was a transformative experience for the entire family. Takeaway from this Episode Have curiosity of the world around you, ask questions and do not be afraid to fail, because anything is possible. Companies mentioned in the Interview B Corporation – in terms of Odyssey Sensors being a certified B Corporation. For being a business for good, for harnessing the innate value and power of business markets to do good work for people, who otherwise are under-served and overlooked. Cheat Sheet Most creators I speak to on some level think of Kickstarter and Indiegogo as a piggy bank… their source of the money they need to develop and launch their project. This is false. See those $500,000-$1,000,000+ campaigns? You need $20,000-$50,000 in cash flow for advertising to have a hope these days. Kickstarter and Indiegogo are too competitive. Turning even $50k into $500k IS a good move of course, but you need the $50k to start but finding the cash flow necessary to launch a Crowdfunding Campaign can feel daunting. Where do you find $50k? Either go out and ask your network yourself or find someone who is a connector and likes raising money and get them on your side. Find out how to do both in this episode! About this Episode Have you ever gotten stuck on a critical, 30 minute, task, procrastinating until 2 am the night before it was due, when fatigue forced you to complete, passing out at sunrise in a heap of emotional exhaustion? Have you ever effortlessly executed on a brilliant brainwave, tirelessly toiling for hours that seemed like minutes, not wanting to get up, even to go to the bathroom, or to top up your coffee cup? What’s the difference? Why was one task hard and stressful and the other a blissful adventure? With one task you were operating in your Zone of Genius and got into Flow and the other… you... weren’t… It turns out that each of us has a particular zone of genius. Certain tasks that light us up. Today we are talking with Brad Hart of MakeMoreMarbles.com. Brad is a people person. A connector. That’s HIS Zone. He gets fired up meeting people and trying to add value to their lives. He plays the long game and figures that if he adds enough value to enough people, eventually an interesting opportunity will come up. And he has done quite well for himself in the process. And Brad has no problems raising money. He did quite well in real estate and started a hedge fund after about 500 conversations with friends, relatives, and associates. Those careers had elements of his Zone of Genius, some of the time, which is probably why he had the success he had. Now, Brad works as a consultant and connector. He is an expert at figuring out what it is your business needs, and then hooking you up with the person or company that can fulfil them. That could be talent, or it could be an investment. If you are a creator, flow probably involves thinking of new ideas, synthesising knowledge, and tinkering. It probably does NOT involve spreadsheets and marketing execution plans, and it may not be around raising money. The key to operating a high performing business is to divide the critical tasks out and finding people who will be operating within THEIR Zone of Genius when performing them. This sounds easy and for some, like Brad, it is. But if you have ever struggled with hiring or partnering, then I’d suggest you give this framework a try.
