On today's show we are going to do a walk-through of a property offering memorandum in Arizona. Let me be clear, I'm not here to disparage any property. I'm simply going to share our perspective of how we would look at the property. The property in question is a conversion of a 1960's vintage motel in Tempe Arizona. The original property had 140 motel rooms with a two story structure. The centre courtyard has amenities including a swimming pool. All of the parking is surface parking around the perimeter of the property. When we look at a property, we are looking at the submarket and the specifics of the deal. This particular property is located in an area that I would consider to be a lower income area.Apartments in these neighborhoods have been the subject of ICE raids resulting in deportations. If residents fear being discovered, they will often leave and the question becomes who will rent these apartments? This particular property is being advertised as newly renovated. But the truth is, the physical layout of the units means the bedrooms do not have windows. They are tucked at the back of the old motel room design. If they were built today, they would not pass the building code as a legal bedroom. The financial model that accompanied the glossy package showed some stellar returns. But unfortunately some of the financial metrics did not seem credible when viewed through our lens. There is no way in our opinion that a 70 year old motel converted to apartments would value at over $500 per SF in the open market. The sad part is that these types of listings are out there. I never want to see an investor lose money. I don't want to see a property fall into disrepair and become blight within the community. But things do get old. Once they're functionally obsolete, the right solution is to demolish and rebuild. Extending the life beyond the useful life is rarely the right answer. I've had to demolish properties in Philadelphia. Speaking at an annual meeting with top military officers, Russian President Putin said Moscow would prefer to achieve its goals and “eliminate the root causes of the conflict” by diplomatic means, but he added that “if the opposing side and its foreign patrons refuse to engage in substantive dialogue, Russia will achieve the liberation of its historical lands by military means.”3. Six Countries Join (Gaza) Board of Peace. The US has secured commitments from Egypt, Qatar, the United Arab Emirates, the United Kingdom, Italy and Germany to have their leaders join US President Donald Trump on the Board of Peace.4. The United States Central Command hosted a conference in Qatar on Tuesday with dozens of partner nations to discuss plans for an International Stabilization Force for the Gaza Strip.Egypt, Indonesia, Qatar, Jordan, the UAE, Italy, France, the UK, and Azerbaijan were among the attendees. Other countries at the summit included Cyprus, Georgia, Canada, Germany, Netherlands, Jordan, Japan, Greece, Singapore, the EU, Saudi Arabia, Poland, Hungary, Bulgaria, Pakistan, Uzbekistan, Kuwait, Morocco, Bahrain, Bosnia, Finland, Kosovo, Kazakhstan, Indonesia, Spain, and Yemen.5. Senators voted 77-20 on a bipartisan basis to send this year's National Defense Authorization Act to the desk of President Donald Trump, who has indicated he will sign the bill. The 2026 NDAA authorizes $900.6 billion in defense funds, or about $8 billion more than the White House's request.

House Bill 1312 was originally filed by state Rep. Maura Hirschauer, D-Batavia, in January, and started as a POW/MIA Recognition Day bill. It passed unanimously in the House in April and was read in the Senate for a second time in May, but was never approved before the end of spring session. In October, the Senate placed it up for final passage until Senate President Don Harmon filed an amendment on Oct. 30, changing the bill to the Illinois Bivens Act on the final day of scheduled veto session. She can't stop watching the game, her date isn't having it, and they leave. But at least now she can enjoy the game while sipping a drink made by Andrew Walker.The next day, she's with her family, the Quinns, who are hanging out with their best friends and next-door neighbors, the DeLucas family. Morgan lights up when Gabe shows up. They've been best friends forever, but Gabe has secretly been in love with her all along. With both of them single, maybe now's the time to finally shoot his shot.They go to snag a Christmas tree — at the same lot where Tyler Hynes and Hunter King are inexplicably picking out a tree. And, of course, the magical Santa tree is there too.When they get back home, they find an envelope addressed to Uncle Tommy. Inside is a Christmas ornament. He explains that someone has been sending gifts like this for 55 years — starting as groceries and cash when their family was struggling during his draft into the war, and evolving into ornaments every year. It's a mystery who the giver is.Morgan and Gabe decide to track down the mystery giver — harder than they expected. After a day together and seeing her in her element at the hospital, Gabe tries to confess his feelings but gets distracted by the Christmas light display at his house turning on.They ask Uncle Tommy to show them more ornaments, and on the bottom of one, they spot a store name. They track down receipts from the '70s and start combing through them. Eventually, they get a lead — though the giver's name isn't visible yet.It's obvious to everyone else that Gabe is in love with Morgan, but he can't bring himself to say it.Finally, they track down the mystery giver: Mia, a childhood friend of Tommy's who's secretly been in love with him all these years. Feeling a kinship with her situation, Gabe insists she tell Tommy. Mia resists, but Gabe won't let it go.Morgan confronts Gabe: “What's up with you?” He blurts, “I LOVE YOU, OKAY?!” She walks away to process it.It's time for the big Christmas game, and Gabe is nowhere to be found. Turns out he orchestrated Mia's daughter to be the “troop shoutout of the day,” and gets Tommy to publicly thank Mia. He finally tells her he's always loved her, and they kissssss.Everyone cheers — including Morgan, who can't believe everything Gabe did to make it happen. Her sister goes into labor, so they can't take their traditional family photo. Luckily, Gabe pulls some strings again, getting them back into the stadium to play catch with Bills legends and take their pictures. Morgan thanks Gabe with a big ol' kiss.Merry Christmas!
