We are so glad you joined us to help you start your new year! This episode's guest is Matthew Rathbun. Matthew will be discussing business suggestions, strategies, and ideas to help you make your plans for success in 2024. This is the first part of a series on Business Planning with Matthew this month. The second part will launch later this month.   [2:55] Matthew is the EVP of a Coldwell Banker company with 10 or 11 offices in the D.C.-Maryland-Virginia area.   [3:40] Matthew started teaching and has been teaching ever since. He is currently the president-elect for the Real Estate Business Institute, a good partner for CRD, providing lots of education to agents.   [4:20] There has been attrition in the industry. A lot of agents are not seeing a lot of production right now. When you plan for next year, you have to base it on reality. [5:33] We are knowledge workers more than salespeople. The buyer hires you as a buyer's agent for what you know. How do you provide clarity on your value as a buyer's agent?   [7:00] A knowledge worker will say, “I know the market, what my capabilities are, and what my consumer base is and I'm going to build a strategic plan.”   [7:37] You can be a knowledge worker to your consumers and demonstrate that value to them. You can use your knowledge and say, “I'm the CEO of me.”   [9:21] What are we changing for 2024? Agents need to be much more precise with their goals to be able to look back and see what they've accomplished and why this is a good career for them.   [11:12] Matthew goes over tips and tools on how to interject your goals. Substantial industry changes are coming but most of our chaos is controllable.   [13:00] You're controlling whatever chaos you can. Putting systems in place is so important. “You do not rise to the level of your goals, you fall to the level of your systems.” — James Clear   [15:48] With industry changes, Matthew says training will be a core part of any successful agent's business.   [18:33]. Change is good. A bad change can be corrected to something better. Have a healthy mindset on addressing change. Lean into change and what it means.   [23:06] It's time to add to your listing kit and improve the buyer consultation kit on your website. Market your value proposition for buyers. Matthew discusses what to do in the next 30 to 90 days.   [25:45] Agents need a better consumer persona. Who do you want to work with? Just saying you want to work with sellers or with buyers is not focused enough to reach the core consumer that you want.   [30:18] Matthew cites Atomic Habits, by James Clear as the most transformative book. Dzisiaj powiem kilka słów o 4 metodach na to, żeby ta praca zdalna była jeszcze przyjemniejsza. Po pierwsze nie zapomnij zjeść lunchu. Gdy pracujemy w domu, gdy jesteśmy w tym samym miejscu, gdzie znajduje się nasza lodówka, jest naprawdę łatwiej zapomnieć o tym, żeby coś zjeść. Czasami ten czas płynie inaczej niż gdy jesteśmy w biurze, ponieważ nie widzimy tego, co się dzieje dookoła. Nie ma ludzi zbierających się do wyjścia i wtedy można po prostu zapomnieć zjeść coś w ciągu dnia. Warto dlatego stworzyć sobie nowy rytuał. Nastawić budzik, nastawić alarm w komórce - tak, żeby około waszej wybranej godziny zrobić sobie przerwę. Zejść z miejsca pracy. Iść do kuchni i tam sobie ten lunch zorganizować. To wam pomoże w waszej produktywności. Po drugie, gdy jesteśmy sami, gdy pracujemy w ciszy i spokoju - być może mamy ten komfort i mamy drzwi do pokoju, w którym pracujemy - i znajdujemy się wyłącznie tylko my , to ta cisza może być oszałamiająca. Są nawet eksperymenty mówiące o tym, że przebywanie w pokojach, które są maksymalnie wygłuszone, może doprowadzić do szaleństwa. Dlatego pojawiły się nawet takiej aplikacji jak Coffitivity - link znajdziecie na dole pod filmem - która to aplikacja odtwarza w tle dźwięki kawiarni. Są również filmiki na YouTubie, które odtwarzają na przykład białe tło, biały szum z (na przykład) samolotu. Bo wtedy będziecie mogli po prostu nie siedzieć samotnie przy biurku, samotnie w ciszy, słuchając tylko i wyłącznie klikania myszki i klikania klawiatury komputera, ale będziecie mieli gdzieś z tyłu głowy ten biały szum. Po trzecie - załóżcie ubrania. Załóżcie ubrania, te takie codzienne do pracy. Albo przynajmniej przebierzcie się z piżamy, w której spaliście w nocy. To pozwoli wam oddzielić czas pracy od czasu wolnego. I po czwarte - znajdźcie te elementy, które pozwolą wam oddzielić właśnie dzień pracy od dnia wolnego. Dawniej można było oczywiście iść do pracy. Teraz do tej pracy nie idziemy i cały czas jesteśmy w tej samej lokalizacji, to na przykład: można rozpocząć dzień od aplikacji pomagającej w medytowania można wyjść na poranny spacer albo porozmawiać z jakimś kolegą czy koleżanką, który również prostu jest w domu. I porozmawiać z wykorzystaniem jakiegoś Messengera czy innego komunikatora, ale na przykład zobaczyć tą osobę twarzą w twarz. Tak, że to były 4 porady powodujące, że praca zdalna będzie dla was lepsza. Dzięki serdeczne. Do zobaczenia i usłyszenia w poniedziałek. Na razie!

Working from seems idyllic but it presents its own challenges, even for the most introverted type of person. And especially during the global pandemic! Here are 25 tips to make the most of working from home. 1. Rise and shine! Pick a regular time to get up every day. 2. Take a shower and get dressed. Wear appropriate clothing that puts you in the best state to work at your best. Don’t stay in your pajamas all day! 3. Structure Your Day. “Structure equals freedom and structure equals results.” - Craig Ballantyne 4. Be intentional. Make an intention for your overall day, as well as individual tasks. This will help you stay focused. 5. Set expectations - when you work, your availability, etc. Let your colleagues and other people know. If necessary, block off time on your calendar. 6. Separate your workspace from your living space. 7. Limit interruptions — i.e., notifications and noise (use Krisp to eliminate noise on Zoom calls, etc. - https://krisp.ai). 8. Set up and TEST your video conferencing. Use a good camera (such as Logitech) and microphone (I like the ATR 2100)—and also your background. Download Muzzle to avoid embarrassing notifications when you are screen sharing (for Mac): https://muzzleapp.com. 9. Single task. 10. Track your time. 11. Use a Pomodoro timer - work in concentrated time segments (I like Be Focused for Mac). 12. Re-engineer your day into 3 mini-days; this was inspired by Ed Mylett (see this great Medium post by Eduardo Lopez for more details). 13. Take regular breaks. 14. Stand up (vs. sitting all day). 15. Exercise. 16. Meditate - a good free app is Medito. 17. Eat healthy foods. 18. Drink lots of water. 19. Wear blue-light blocking glasses. The American Optometric Association advises that when working on a screen, every 20 minutes look at something 20 feet away for at least 20 seconds. 20. Join online communities - examples including Slack and Comarketing Space. 21. Find an accountability partner. 22. Leave the house regularly — example, schedule coffees and lunches with friends and peers. Harder to do now with COVID-19! 23. Listen to music or ambient background sound (one of my favorites is Coffitivity). 24. Keep a journal. 25. Plan ahead. What about you? Jeg ved så godt som ingenting om at strikke. Så er det sagt. Men jeg kan sagtens sætte mig ind i den kreative proces bagved, så da jeg blev anbefalet (af en tidligere work.flow-gæst) at tale med danske Karie Westermann, så sprang jeg straks til. Det tog nogle måneder at arrangere, men lykkedes da Karie var på besøg i København for at tale på strikkefestivalen Knitwork. Vi søgte tilflugt i H. C.
