Not to mention 114 was a much more difficult episode to edit. Also wanted to note unfortunately Mamma's Pizza in Courtice at Bloor and townline has shut down. Episode Summary In this episode of Get Real Wealthy Season 2, Quentin talks about a unique basement conversion that he did in the past to help people who are starting out or working on their first few properties.  Quentin says that in a market where it's hard to cash flow, basement conversions can create great cash flow. He shares a project that he did in Courtice, Ontario. It was a single-family house, but it was actually connected by the basement. In Clarington, you could convert such properties. One of the issues that he had with the conversion was the parking, but as he was on a corner lot, he actually had the parking that was needed to do the conversion. In this particular unit, the stairs were actually in the middle of the house going to the basement.  He was able to solve this problem by sealing off the dining room and putting a door where the sliding door was into a common area. He put a door on the other side of the entrance to the basement to seal off that particular unit. So, he made it fire code safe and did this all with permits, but by having the entrance to the basement from the back, he was able to create space for the unit in the basement. He adds that the motivation behind these conversions was that he wanted to bring his properties to their best and highest use. Which is something he was able to accomplish with this conversion. Quentin adds that in each municipality, they'll have different rules to make sure that you can do the conversion legally. Sometimes, they'll have green space requirements. So how much green space do you need to have? What type of parking access do you have? The egress and lighting rules are usually provincial or statewide. However, the way that municipalities interpret building code is different. It is something that varies and you need to take it into consideration before undertaking any project.  In conclusion, he says accessory dwelling units are a great solution for affordable housing, and  “increasing the density of current housing will be a lot easier than creating new housing, and if we can create a lot of these accessory dwelling units that would help to take some of the load off what's happening out there.” Important Links https://educationrei.ca (https://EducationREI.ca) https://getrealwealthy.com (https://GetRealWealthy.com) https://durhamrei.ca (https://DurhamREI.ca)

In this episode we speak with Brian Pallock of Dive Source Scuba in Durham Region.A third generation Whitby resident and 24 year Whitby Chamber of Commerce  member, Brian grew up working at "Pallock Orchards'' the family's farm, but also had the usual part time jobs at Canadian Tire, General Motors and the Whitby Parks department. Attending Durham College he earned a diploma in Mechanical Engineering and certificate in Adult Training, subsequently working in process engineering for Shawflex Wire and Cable. During this time Brian also became a certified scuba diver, motivated by a love of the water and the explorer Jacques Cousteau.The 1990's spawned a serious recession in Ontario and he found himself back in farming, expanding the farm market and crop production in both their Whitby and Courtice farms. During this time he also had the greatest success of his life, marrying his wife Tanya and starting a family. Then in 1996 Brian took his passion for scuba diving and became a scuba instructor, while also opening Dive Source in part of the farm market at Rossland and Brock, before expanding and moving to its present location in Oshawa.Dive Source is now in its 25th year of operation teaching scuba diving, selling and servicing scuba equipment and offering adventure dive travel locally and abroad. As the Black Lives Matter movement gathers pace around the world, prompting Australians to reflect on race and discrimination in this country, debate is growing about Australia’s legacy of blackbirding. More than 60,000 Pacific Islanders, then known as kanakas, were forced, coerced or deceived into leaving their native lands and shipped to Australia between 1863 to 1904. They worked in often cruel conditions, and were paid a pittance as indentured labourers on farms. Their graves, many unmarked, are still being discovered. Many thousands of their descendants still live in Australia, and are proudly known as Australian South-Sea Islanders. Brian Courtice is the former federal member for Hinkler, who lives on the farm “Sunnyside” just outside of Bundaberg in Queensland. He’s had to come to terms with the farm’s blackbirding past, and in this interview on Streets of Your Town podcast, he renews his calls to the federal government and the Australian public, to not only recognise this chapter of Australian history, but also support ways to heal the ongoing pain of the generations who followed. This interview is on Brian’s front porch, with his grandchildren running around him, continuing the generations of his family who have lived on the farm since the 1920s. He shows me photos of a recent tour of local schoolchildren who came to his property. They came to see the graves of South Sea Islanders who died on the farm, and learn about local history. The site is now heritage listed.

The United Way's traditional workplace model isn't the lucrative source of funds it once was, as employees look elsewhere to do their giving in a crowded philanthropic environment. That puts Lisa Courtice, CEO of the United Way of Central Ohio, in a tough spot: She must lead the organization's Columbus office as it identifies new ways to raise money and continue serving the community. Three years in, the progress its made toward that transformation is one of her proudest accomplishments. "We are in a changing philanthropic landscape," Courtice said during a recent taping of our Women of Influence podcast. "I am proud that we have made some bold changes." Those changes include an increased focus on corporate and government grants, a pitch that emphasizes the organization's capabilities to leverage donations for greater community impact and an overall overall shift toward becoming "more nimble and lean." Lisa Courtice knows attitudes are changing about traditional four-year college degrees. And someday, she recognizes, the world may change enough that a certificate or another form of advanced training will be enough to help young people get ahead and the world today. But that's not what she sees today. According to Courtice, CEO of the United Way of Central Ohio, four-year degrees are one of the key differentiators between people who live in poverty in Central Ohio and those who don't. It's why her best advice to young people is – assuming they can find a way to do so affordably – to go get that four-year degree, and commit to continuing your education in whatever way is appropriate beyond that. "I believe what's differentiated me in my career is my education," Courtice, who went to Syracuse Unviersity for her undergraduate degree and also has a master's and a Ph.D., said during a recent taping of our Women of Influence podcast. Plus, Courtice said, there's an intangible value that comes from bettering yourself through education. "No one can ever take it away from you," she said. "They can take away your job, a spouse can divorce you. … Lots of things can be taken away from you. "But the education is all yours, that you've earned, and no one can take it away."
