New research from Finder has revealed some Brisbane households are being quoted nearly $15,000 a year for home and contents insurance. Areas like the Lockyer Valley, Townsville, and Bundaberg are also seeing huge increases on premiums with experts saying it’s a mix of increasing natural disasters and severe floods in recent years. Finder Insurance Expert Peta Taylor told Peter Fegan on 4BC Breakfast, "Unfortunately, the way that insurers are pricing these areas, they all have their own risk calculation and essentially, they'll factor in things like floods, fire, storm to figure out how prone these areas are." "They'll look at things like crime rates, labour costs, materials, all of that kind of stuff to figure out just how much the premium is that they're going to charge." Inmitten der türkisblauen See, umrahmt von einem schillernden Korallenriff liegt diese Perle mit der erstaunlichsten Natur auf kleinster Fläche. Aber Natur ist auch Kampf. Vögelmordende Bäume und giftige Tausenfüssler gibts hier auch. Wir hatten es glücklicherweise nur mit wundervollen Tieren zu tun. Regional Queensland had a pretty good year for price growth in 2024 but I'm predicting it will have an even better one in 2025. There's mounting evidence that the combined weight of internal migrants moving to Queensland and investors increasingly pivoting from Western Australia to Queensland will drive significant price uplift this year. In 2024, according to PropTrack figures, the median house price for Regional Queensland increased 10%, which was well above the national average (4%), and better than our three biggest cities, but was slightly below the level of growth achieved in Regional South Australia and Regional WA (which both increased about 13% last year). Across the unit markets, Regional Queensland rose about 7% - which, again, was better than the national average (3%) but below the level of growth achieved in both SA and WA. But 2025 shapes as being even better. I recently completed an analysis of the major residential property markets of the nation to determine which jurisdictions would likely have the best price uplift this year – and this ranked Regional Queensland No.1 among the regional markets across the states and territories - and better than most of the capital cities as well. Other factors that may boost property markets in Queensland this year include a recent change of state government, with some new incentives coming into the Queensland market, as well as the recent reduction in interest rates, although this won't have any major influence. So, overall, we expect Regional Queensland to be among the best performers in the nation this year. Queensland continues to receive more benefit from internal migration than any other state and territory – and increasingly is being targeted by investors. Regional Queensland has an array of regional centres that offer affordable prices, attractive rental yields and growth local economies – boosted, in many cases, by a significant infrastructure spend.  This is a recipe for price growth and we expect ongoing uplift in many of those regional centres – including Toowoomba, Bundaberg, Mackay, Gladstone, Rockhampton, Cairns and Townsville – as well as smaller centres including Gatton and Kingaroy. Buyers should keep in mind, however, that many of these Queensland locations are being heavily targeted by both home buyers and investors – and they are very competitive markets, with properties selling very quickly, in some cases.

One of the fundamental factors we look for at Hotspotting when assessing locations is infrastructure.   We want to know that a location has good basic infrastructure – schools, shops, government services, public transport and recreation amenities.   If there is also a major factor in the market like a university campus or a hospital, this can be significant as a big generator of demand for real estate.   In addition is good existing infrastructure, one of the big game-changers we look for is major new infrastructure under construction or in planning.   A $500 million or $1 billion infrastructure project is a big generator of economic activity and employment in an area while under construction – and, with certain types of infrastructure, when completed and operational. And this means strong demand for dwellings, both to buy and to rent.   This is one of key factors that has kept many property markets across Australia busy and vibrant during times of high inflation, high interest rates and economic uncertainty.   And here's the key factor: the level of infrastructure investment currently occurring in the nation is unprecedented, in my experience, which is more than 40 years researching and writing about real estate issues.   Projects under way or completed in 2024 across Australia totalled well over $500 billion, with another $370 billion worth in advanced stages of planning.   These projects include hospitals, universities, airports, motorways, rail links, ship-building enterprises and major energy projects like wind and solar farms.    Partly at least, the level of construction of big infrastructure developments was inspired by the economic damage caused by the Covid lockdown periods and a desire by governments to bring on big ticket projects to generate economic activity and jobs to avoid recession.   These developments can have huge impacts on property markets, because they create demand for workers and for businesses that provide products and services.    And the impacts can be long-lasting.    If a new $1 billion hospital is proposed, it may create 3,000 or 4,000 jobs in construction – but have even bigger impact after it is completed, because there are often as many as 6,000 jobs in the operation of this major facility.   I recently conducted an analysis of infrastructure investment in the capital cities and regional areas of Australia on a per capita basis – in other words, the level of spending relative to the population of the city or regional jurisdiction.   And the places with the biggest impacts from current and planned infrastructure were Darwin, Brisbane, Adelaide and Melbourne among the capital cities, and the regional areas of Queensland and South Australia. Some of the big ticket infrastructure projects currently happening, with direct and indirect impacts on real estate markets are …   the $31 billion Inland Rail Link, which is connecting Melbourne to Brisbane via regional NSW;   the new Western Sydney airport, which includes new road and rail links, as well as education, medical and commercial precincts, totalling many tens of billions of dollars in investment; and   major new hospital developments in regional cities like Toowoomba, the Gold Coast and Bundaberg in Queensland; Wollongong and the Tweed region in NSW: Albury-Wodonga at the NSW border with Victoria; and several of our capital cities. Many of these hospital projects will each cost over $1 billion and will be massive generators of economic activity and employment, and from that demand for real estate.   It's a key factor to look for when considering good places to buy for future capital growth. A location with a big program of infrastructure developments will always have rising prices.

It's long been the case that the two most populous states, New South Wales and Victoria, have attracted the highest levels of property investment – just by sheer weight of numbers. But Victoria has lost its spot among the big two of property investment and is now being overtaken by Queensland. Meanwhile, Queensland now leads the nation is overall real estate transactions, including purchases by both home-buyers and investors. This is despite Victoria having a population of 7 million, versus 5.5 million in Queensland. It provides further evidence that investors are deserting Victoria because of the raft of anti-landlord measures from the State Government, with more still to come. And that Queensland is where buyers are all kinds are heading. Analysis of ABS figures shows that, a year ago, 26 per cent of investor loans were for Victoria properties and around 22 per cent for Queensland. More recently, the balance has shifted with Victoria dropping to 23 per cent of investor loans and Queensland continuing to rise. Money.com.au says investors are abandoning Victoria for several reasons, including Victoria's additional taxes on investors, and are flocking to Queensland. Home Loans expert Mansour Soltani says: “Queensland is emerging as the new promised land. It has everything property investors look for including a strong local economy, population growth, expanding regional markets and ongoing infrastructure projects.” Queensland is leading the nation with a 36 per cent year-on-year increase in investor loans, compared with the national average of 21 per cent.  Regional markets such as Townsville, Bundaberg, Rockhampton and Gladstone are offering low entry costs and above-average rental yields. Soltani also says: “Queensland is not only leading investor activity — owner-occupied loans in the state grew by 12 per cent year-on-year, while no other market grew by more than 6 per cent, and New South Wales saw no growth.” Realestate.com.au reports that nearly $40 billion was spent on residential property in Queensland in the past quarter, with the state recording the highest number of home sales in the country in the last three months. Brisbane's median dwelling price has also extended its lead over Melbourne's — climbing to $885,000 in October, while Melbourne sits at $780,000, according to CoreLogic. New figures from digital settlements platform, PEXA, show over 48,000 home sales were finalised across Queensland in the September quarter, with home buyers spending $38 billion — 27 per cent more than the same period a year ago. The postcodes with the highest number of home sales in the three months were found in Toowoomba, the Gold Coast and Mackay. Homebuyers also moved to regional coastal areas such as Bargara near Bundaberg and Urangan in the Hervey Bay region, as well as new housing development areas in Logan City and Ipswich City on the fringes of Greater Brisbane.

I haven't had the pleasure of meeting Lacey Morrison but I've been long aware of her notable  achievements. This resilient 40 year old has had a diversified career in the racing industry as a jockey, a trainer and a two year stint as a member of the Darling Downs steward's panel. Lacey's comeback from injury in 2021 has far exceeded her expectations. In the recently concluded 2023/2024 season she rode 101 winners to finish fourth on the Queensland jockey's premiership ladder. She also happens to be the doting mother of nine year old Buddy. Lacey Morrison says she's happiest when busy. The jockey talks about her good start to the new season and a recent Cluden Park treble. Lacey says she was elated to top the century of winners last season. She looks back on a quartet of wins at Townsville late in the season and her all time top score of five at a Cairns meeting. The Cairns Amateur Cup is actually a prestigious professional event run in September. Lacey talks about her recent win on Cashin' Chex. The busy jockey talks about life in Tolga on the tablelands south west of Cairns.  She takes us through the racing circuit she supports week to week. Lacey says it takes the offer of a very good ride to get her as far away as Mackay. The talented jockey looks back at childhood days at Taroom and Springsure when riding horses was a way of life. She talks of an original apprenticeship to her father John followed by her transfer to Toowoomba trainer Russell Kirwin. Lacey recalls her uneventful debut at Springsure and that thrilling first win at Bundaberg for the Gollan stable. She says Proudly Agro was the first nice horse she got to ride. She won a metro Gr 3 on the horse. The true blue Queenslander looks back on a very successful apprenticeship with special mention of a mare called Charlotte Sound who provided her 60th metropolitan win and the end of her claiming days.  In 2003 a burgeoning reputation saw Lacey invited to spend three months with Sydney trainer Clarry Conners. Despite a battle with homesickness she won a handful of races including one memorable Randwick victory on Sadarar for trainer Paul Cave. Lacey was pretty chuffed when offered a ride in the Ramornie Hcp at Grafton in 2006. She was even more chuffed when For Valour stormed home to win the historic sprint. She pays tribute to Legal Brief who gave her a prestigious Cups double in Queensland. Lacey remembers the horrific four horse fall at Ipswich which sidelined her for ten months. This was the time she decided to try her hand as a steward. She talks of her successful comeback and the disappointment of a second Ipswich fall in 2013. Lacey got over that one fairly quickly but wasn't keen to return to race riding. She decided to accept an offer to take over the stables of Toowoomba trainer John Dann. She enjoyed her time as a professional trainer. She talks of son Buddy's premature arrival in 2015. Lacey was working for a local produce store when asked to ride some trackwork by Tolga trainer and good friend Sharlee Hoffman. Predictably the bug bit again. When she decided to don the silks again in 2021 stewards demanded a rigorous barrier trial schedule. Lacey's versatility knows no bounds. She's currently juggling her many race riding commitments with an online Tafe nursing course. This will be her long term future. She says when it comes to her eventual retirement from race riding, partner Taron leaves it entirely up to her. Great to catch up at last with a multi talented Queensland racing achiever.

Toni worked as the NUM at Bundaberg hospital back in 2003 when Jayant Patel was given the position of surgeon at the same hospital.Right from his first operating list, red flags started to show up. Patients were returning from theatre with major complications. One patient returned brain dead.She started correlating all the information and started approaching the director of nursing, medicine and finally the executive office of the hospital and they all chose not to do anything.Eventually she went to the member for Burnett and journalist Hedley Thomas and suddenly, there was a flurry of activity.Patel had relinquished his license to practice in the USA due to numerous litigations. He had caused similar trauma to patients in Portland. When he arrived in Australia, this should have been checked and never was. Michael Charge's passion for racing was evident to viewers the first time he appeared on Sky Thoroughbred Central. He successfully combines that passion with an in depth knowledge of north Queensland form to help punters identify winners on many tracks in the region. Caught up with the man recently to find out how it all started. Michael remembers his late mum's frustration when her son preferred Best Bets, Sportsman and Winning Post to school books. He talks about the vast mileage he travels to cover race meetings for Sky. Early days he would drive 700 kms to Rockhampton. That's no longer the case. Michael talks about his trackside presentations from a wide range of Queensland tracks- 26 so far with a total of 110 meetings all up. It's interesting to hear that he's careful not to over complicate things when analysing form. Michael's a little different to many form students in that he tends to ignore the market until arriving at a conclusion. He believes pre-post markets can influence a tipster's thinking. He talks of historic Norfolk Island- the place of his birth. He'll be returning soon for a special occasion. Michael talks of a relocation to Bundaberg where his parents bought a newsagency. His late father introduced him to the magic of the turf. He remembers tipping horses to people at age 8 or 9. The Sky host looks back on three special horses whose racing styles fired his interest. Michael talks of an enduring friendship with Bundaberg horse trainer Tina Cotsiopolous. He looks back on an early involvement in the Travel Agency business. Michael talks of his induction to the Bundaberg Race Club committee at just 21 years of age. Five years later he was honoured to be elected President.  The racing devotee talks of a move to Brisbane when an offer came from Peter Harney's Ambassador Travel operation.  During that time he negotiated sponsorship deals with the Townsville Turf Club whose CEO James Heddo decided to accept a role with the Bendigo Jockey Club. Michael bit the bullet and applied for the job. Michael talks of his marriage to Danielle and the subsequent arrival of daughter Lucy and son Lachlan. He says a massive track upgrade at Cluden Park was the highlight of his time with the Townsville Turf Club. Michael pays tribute to Party King, winner of three consecutive Townsville Cups. The third leg of the trilogy generated enormous crowd involvement. Michael still can't believe he's one of a chosen few tipsters to come up with a 100/1 winner. It's a good story. He acknowledges the talents of some special north Queensland horses in recent years. Michael pays tribute to his favourite jockeys and trainers. He makes special mention of Frank Edwards who's still riding winners in his sixtieth year. Lacey Morrison rates high praise. Michael acknowledges the talents of his great friend, ace race caller Tony Wode. He talks of a recent meeting with an old school friend at Rockhampton's Archer meeting. That friend, now a member of the Priesthood, reminded Michael of his foray into illegal bookmaking on the 1993 Melbourne Cup. Michael concludes with heartfelt praise for partner Tina. It's a laid back chat with a rising 50 year old whose career path was set in stone at a very early age.

One of the finest films having its Australian premiere at the festival is Jaydon Martin's stunning feature debut film Flathead. This fiction-documentary hybrid film follows Cass Cumerford, a bloke near the end of his days who returns to Bundaberg, the region he grew up. Swaying into the town, he finds consolation and support with various religious sects that have sprung up in the land before he flows into the life of Andrew, a Chinese-Australian fish and chip shop owner who is dealing with his own understanding of mortality.Flathead follows these real figures as they're nudged along a partly-fictional narrative, and as the film plays with a sublime black and white presentation, it sways into a dreamlike state, providing a highly affecting story about modern Australia.It's that notion of what a modern Australia is that drives the following conversation with Jaydon, who took four years to make the film and had to leave Australia to realise what it was that he needed to make. Flitting into some of the scenes, and delivering a closing duet with Cass, is fellow filmmaker Brodie Poole, a documentarian in his own right who has also essayed what modern Australia looks like on screen with his documentary General Hercules. Both Brodie and Jaydon are engaging in an essential conversation right now about Australian identity and culture, and in doing so, they're also reasserting the notion of who gets to tell stories on screen in this place we call Australia.Flathead is an experience like no other, and my words here barely scrape the thematic text of the film, nor do they do justice to what Jaydon is putting forward as a filmmaker. As a nation, there is a shortage of filmmakers who operate in the realm of social realism, and I'm hoping beyond hope that Jaydon continues down this path. It stars Kylie Minogue (in her feature film debut) and Charlie Schlatter as the main characters Lola and Brownie, and was filmed in Brisbane, Maryborough and Bundaberg, Queensland. The film was released in Australia on 21 December 1989 to mixed reviews from critics. It grossed $3,370,650 at the box office in Australia.[3] An accompanying soundtrack was also released.

Australian firefighters are battling intense bushfires in Queensland and New South Wales, where the conditions are so severe they are focusing on saving lives, rather than properties. Authorities confirmed on Tuesday that more than 50 homes, and 30 sheds, had been destroyed in the area around the Queensland town of Tara - about 300-kilometres inland from Brisbane. Australia's prime minister Anthony Albanese visited another fire-affected area - Bundaberg, on the coast further north - saying the government was expecting about 42,000 claims as a result of the fires so far, and more crews would be coming in to help. ABC Brisbane reporter Michael Rennie spoke to Ingrid Hipkiss.
