In this episode, Yonah discusses how following up can be difficult for someone looking to improve their follow-up skills. The importance of systems is to make it easier. He says that it is important to practice what you preach and that when it comes to follow up, having an assistant or taking the time to create systems is key. He also mentions that they are working on building out a system in which emails are automatically sent out when certain events occur, such as a fundraising goal being reached. Learn how to be a good listener because that is the most important skill in networking. Actively engage with other people's content on social media, especially on LinkedIn. Provide value on your social media consistently. “Risk is very malleable because it changes based on your level of knowledge.” 17:09 Yonah talks about the biggest risk he took that changed his life. He moved from the United States to Israel 22 years ago, without knowinf anybody. He's been working remotely ever since. This experience taught him to not be afraid of taking risks. According to him, risk can always be mitigated by learning more about the topic. “The biggest risk for anyone in commercial real estate is the uncertainty of market changes.” 27:06 At the end of the episode, we talk about Yonah's expertise - cost segregation. Cost segregation is a tax strategy for real estate investors that allows them to accelerate their depreciation deductions to a faster pace. Yonah talked more in-depth about cost segregation in a previous episode. A big change since then is that the “100% bonus depreciation” option ends in 2022 and will start to phase out by decreasing 20% each year for the next several years. What that means is you will no longer be able to take 100% of those accelerated deductions in the first year, you'll only be able to take 80% of them. Yonah, always lived within his means. He enjoyed teaching, he became a tutor at a very young age. Due to a leg injury at a young age, he had to stop his athletic career, but he learned more about human nature (especially his friends) during that phase, which shaped him. His Jewish background pulled him inwards and put him on the spiritual path. Right after finishing school in the US, he flew back to Jerusalem to explore that path. In this episode I am joined by Yonah Weiss, Regional Business Director with Madison SPECS. Yonah has a background in teaching and real estate. With Madison SPECS, Yonah helps to save his clients millions of dollars in taxes every year. He is here to explain cost segregation and how it can help to save you money. Starting the discussion today, Yonah explains what cost segregation is and how it can save you money in tax deductions on your commercial or investment properties. Most people usually set up cost segregation within the first year, but there is really no best time. Many people aren't even aware of the process and that it can be applied retroactively to properties. Yonah then takes us through the cost of the process for different properties. Using an example from me, Yonah explains how the process works and how to calculate what percentage deduction you could see. He also takes us through whether it can be used to offset active income from other businesses, and how being a certified Real Estate Professional can be of benefit in defining how much of the depreciation value you can use. Most accountants will not be starting this process automatically simply because they can't. You need certified engineers to evaluate the property for it to be valid. If you are looking at hiring someone for evaluation, Yonah explains what they need in order to ensure a quality study. Finally, Yonah provides detail on how selling the property will affect your tax deductions and urges everyone to educate themselves on taxes to ultimately help build your wealth.
