All questions tend to fall under one of the Five Main Health Pillars;NutritionSleepMindsetExercise/MovementBreath WorkWe answer these question based upon over 17 years of clinical experience, and what we learn from the vast array of collaborators we work alongside and learn from every day. We don't see people in the same field as competitors, we see them as potential collaborators. It's much more rewarding, interesting, and infinitely much more fun when you approach your life seeing the abundance of opportunities out there, rather than desperately trying to cling to your own small bit of territory and see those around you as a threat. Dr Ailsa Care is UK based GP with over 20 years of experience. Following some personal health problems, which conventional medicine failed to solve, she sought some medical advice from a practitioner who used a root-cause approach, similar to functional medicine. The resolution of her health issues led her to seek training in this approach. Since then she has completed training with both the Institute of Functional Medicine and the British Society of Ecological Medicine. "When you learn about functional medicine, it makes so much sense to search for the root causes of a patient's illness. I love having so much more time to spend with patients and to be able to offer a truly holistic, personalised approach." Connect: https://drindra.co.uk/who-we-are/ Are you suffering from burnout? How did I build my way to a 2:58 marathon at age 42 with no injuries? A big part of it was strength training. If you don't want to be one of the 50-80% of runners who gets injured this year, proper strength training can help hedge your bets. While there's no way to 100% guarantee that you'll be one of the lucky healthy runners, strengthening your body for running can make a big difference. Today, I'm introducing you to my strength coach, Ryan McMullen. Welcome to the Planted Runner. I'm Coach Claire Bartholic and my mission is to help you improve your running, your mindset, and your life with science-backed training and plant-based nutrition. In this conversation, Ryan and I will go over: Exactly how much and what kind of strength training helps runners best Whether we should lift heavy or light or both And why and how you should mix up the ratio of strength training to running in different seasons I also ask Ryan what it's like to train me and I promise you I didn't edit his answer at all! Ryan has worked with hundreds of clients on nutrition, strength training, and more. He has owned a CrossFit gym in California since 2014 (but don't worry, he doesn't make me do CrossFit!). He coaches nutrition and strength with MetPro and helps clients navigate their goals from weight loss, body composition changes, training programs, and increasing performance across a wide range of different sports. Including runners like us. Now, a little warning that Ryan and I have a few differing opinions on certain aspects of training for endurance runners, which you'll hear. But that's actually pretty great since there are lots of ways to build muscle and my preferred way might not be the most effective for you . What if the seeds you plant today could transform the world tomorrow? In today's episode, Justin Jones-Fosu challenges leaders to leave their "home base," embrace curiosity, and cultivate inclusion to create real impact—at work and beyond. Justin Jones-Fosu, founder of Work. Meaningful., joins Erin to share powerful lessons about leadership, communication, and humanity. Drawing from his personal story and years of experience, Justin teaches leaders how to navigate challenging conversations while fostering a sense of belonging and purpose. Whether you're a seasoned leader or someone looking to improve team dynamics, this episode is packed with actionable insights and strategies to create more meaningful, inclusive workplaces. Here are the 5 main takeaways from Erin's conversation with Justin: 1. Leave Your Home Base Justin's mother taught him the importance of experiencing diverse perspectives. Leaders must step outside their comfort zones to understand and connect with others. 2. Plant Seeds That Last Leadership is a long-term investment. The actions you take and values you demonstrate today will impact people's lives, even years down the road. 3. Embrace the Power of Three Instead of surface-level conversations, ask three probing questions to deepen understanding and help others feel truly heard and valued. 4. Challenge Your Perspective Justin introduced the "Circles of Grace Challenge," encouraging leaders to intentionally engage with ideas and people they might not align with to build empathy and broaden their worldview. 5. Lead with Curiosity, Not Conclusions Avoid assumptions during difficult conversations. Approach with curiosity by asking questions and truly listening to uncover different perspectives. Conclusion Justin's insights remind us that meaningful leadership goes beyond results—it's about cultivating relationships, broadening perspectives, and creating a lasting impact. By stepping outside our comfort zones and practicing deep listening, leaders can foster teams where everyone feels seen, valued, and empowered to contribute their best. Are there any effective and harmless methods of getting rid of any insects? Unfortunately, the chemical pesticides sold in stores are way too toxic and harmful to be used anywhere near your home, family, or pets. If these chemicals can kill insects, surely they cannot be good for you! That's why it's better to use something natural and safe. TIMESTAMPS: Cockroaches 1:01 Ticks 1:57 Garden pests 3:37 Spiders 5:04 Ants 5:51 Dust mites 6:36 Weevils 7:56 #bugs #cockroaches #spiders Music: https://www.youtube.com/audiolibrary/... SUMMARY: If you want to get rid of these pests, there are many products you can get from the store, but most of them are usually highly toxic. This can be especially dangerous if you have small kids or pets. Ticks can spread terrible diseases such as Lyme disease, Rocky Mountain spotted fever, Colorado tick fever, ehrlichiosis, and tularemia. Some of these conditions can be fatal. One of the ways to get rid of garden pests is to create a special repellent with the use of tobacco. This product is especially effective if you need to scare away worms, aphids, and caterpillars. This natural repellent won't kill spiders, but it will keep them away because they don't like strong smells. Ants absolutely hate the smell of cinnamon. That's why you should put cinnamon powder in places where you think the ants are entering. For more effective results, you can add some essential oil to the cinnamon powder. These things are so tiny that you can't even see them with the naked eye. But unfortunately, if you don't see them, it doesn't mean they're not around. They live in household dust, prefer warmer places, and their favorite food is skin flakes. Weevils prefer grains and seeds but can also appear in flour or even pancake mix. The larvae of these bugs live and develop inside your food supplies. And you don't even suspect anything until one month after their birth when they suddenly appear in your food. Two years after it first aired, I'm bringing back one of my favorite episodes that shows how to keep content relevant and impactful long-term.Why? Because this episode has helped countless listeners unlock endless content ideas. It's also a great example of how a well-built episode can keep working for you—without constantly reinventing the wheel. In this re-release, I've kept the original calls to action so you can see firsthand how much value this episode still holds, even with those dated pieces. The rest? 100% evergreen.Marketing “gurus” love to give the same type of advice online. On social media sites like TikTok, one of the more prolific pieces of advice is looking up questions asked using a tool like AnswerThePublic. That can be great for brainstorming or refining content ideas or getting clarity on keywords. But there are two places where you can truly find a never-ending stream of quality content ideas. In this episode, I reveal what my two favorite ways to find content ideas and how I use them to generate content that speaks to my ideal clients.3:39 – My #1 favorite way to get content ideas6:31 – Another way this benefits you as a long-time service provider10:14 – My second favorite way to get content ideas12:23 – The very specific kind of podcast Uncommonly More produces14:55 – Examples of how I've applied this second technique to this podcastMentioned In The Two Most Effective Ways to Generate Content IdeasThe Podcast NewsroomEP 578: The Power of an Audio Sales PageLearn more about Podcast Production ServicesLearn more about Podcast Strategy IntensivesRate and Review the podcastPodcast Housekeeping Series:“How to Craft the Perfect Podcast Introduction”“How to Craft the Perfect Podcast Outro Call to Action”“How to Craft the Perfect Podcast Description and Cover Art”“How to Craft the Perfect Podcast Episode”Send us a textSupport the show

Even though skin tags are mostly harmless and don't cause any pain, once you have them, you just can't wait to get rid of them for good, right? We've collected some of the most effective and simple ways that'll help you remove skin tags once and for all at home. The skin tag might look atypical or suspicious, and the doctor may wanna perform a biopsy as a precaution. Don't be lazy! Your health and well-being should definitely be your number one priority at all times. Start off by soaking a cotton ball in apple cider vinegar and squeezing out the excess liquid. Once you've done that, simply place it on the skin tag and use a Band-Aid to keep the cotton ball in place. For better results, leave it on overnight. Another awesome product that can help you deal with skin tags, 100% tea tree oil has antimicrobial, antifungal, and antiviral properties. Plus, it's completely safe to use on skin and simple to apply. Lemon juice is rich in citric acid, which makes it an irreplaceable helper in drying out skin tags due to its ability to remove dead cells. Remember that even after you've removed skin tags, they can always appear again if you don't take certain preventative measures. The first rule is to follow a healthy lifestyle. It'll help you lose unwanted pounds and stabilize your hormone levels, which are one of the many reasons why skin tags appear in the first place. Music: https://www.youtube.com/audiolibrary/... TIMESTAMPS Check with your doctor first 0:39 Apple cider vinegar 1:20 Ginger 2:04 Tea tree oil 2:45 Oregano oil and coconut oil 3:21 Castor oil and baking soda 4:14 Lemon juice 5:07 Aloe vera 5:42 Crushed garlic 6:19 Banana peel 6:56 SUMMARY -Remember to see your family doctor or dermatologist before trying any of the techniques we're about to share with you. -Natural acidity of apple cider vinegar is great for removing skin tags because it can break up the skin tissue, allowing the unsightly tag to eventually come right off. -Ginger is full of different bioactive compounds that have antimicrobial properties, which allow this product to fight skin tags effectively and quickly. -Apply 3 drops of tea tree oil on a cotton pad and gently massage it into the skin. It's better to repeat this procedure about 3-4 times a day for quicker and more effective results. -Oregano oil is a natural antimicrobial and antimelanomic remedy. Coconut oil, in its turn, is packed with lauric acid, which is commonly used for treating warts thanks to its powerful antibacterial properties. -Clean the area around the skin tag, mix 2 parts castor oil with one part baking soda, and gently rub it over the tag. Then, cover it with a piece of plastic wrap and secure it with a bandage. -If you apply lemon juice daily for a couple of weeks, you'll notice the tag start to slowly decompose and eventually disappear. -Aloe vera provides a very gentle cleansing and healing of the skin, as well as removing these unwanted skin tags. -After just a couple days of crushed garlic treatment, you'll notice how smooth your skin has become. -Although it might sound ridiculous, a banana peel can actually erase skin tags once and for all! Not to mention, they've been proven to effectively remove warts as well. It's important to seek proper treatment and follow exercises that will prevent further injury. Hopefully, following our recommendations will make your life less painful and a little brighter! If you suffer from bunions, you might not have recognized the moment when they started to show on your feet. People often don't pay enough attention to the first signs of a bunion, but it's vital to catch it early on as it's only in the initial stages of this condition that it can be prevented. Keep watching to learn tips to prevent bunions and to figure out what to do if you already have them. TIMESTAMPS: Correct footwear and diet 0:38 Weight and diet 1:51 Exercise 2:29 Massage techniques 3:43 Damage control 4:40 Bonus: Foot hygiene 5:52 Music by Epidemic Sound https://www.epidemicsound.com/ SUMMARY: Your toes are meant to lie flat and feel comfortable inside a shoe without getting pressed against one another. They should have room to move! Your diet is also important. If you are used to eating very fatty foods or opting for whatever happens to be in the fridge, this is a good time to start making smarter dietary choices. When it comes to bunions, though, if you spend a lot of time not moving your feet, you risk the muscles becoming tight, the fascia in your feet getting “glued together,” and losing strength in your feet. Massage will help you loosen up muscles in your feet and keep your toes facing the right way. When you put your foot into a tight shoe, you are encouraging your toes to be cramped. A bunion pad will cushion the area where the bunion hurts and will make it easier to wear shoes. A bunion sleeve covers a larger area of your foot than a bunion pad, and it might encase your whole foot arch. Crush some ice, wrap it in a towel, and put it against your bunion to diminish the pain. It will also work as an anti-inflammatory. If your bunions are already quite large, they might chafe against your shoe and cause your skin to wear away in that area. Regular foot soaks will help relieve tiredness, reduce sweat, and eradicate harmful bacteria. In this episode, Syndication Attorneys' Founder Kim Lisa Taylor and Business Development Director Krisha Young discuss capital raising for real estate syndicators, fund managers, and developers. Whether you're starting or scaling your portfolio, understanding how to secure capital is essential. We'll explore effective capital-raising strategies, key financial metrics investors focus on, and the types of funding available. We'll cover legal and regulatory considerations, offer advice on avoiding common mistakes, and provide strategies for building strong relationships with passive investors. Whether navigating your first deal or refining your strategy, this episode will offer valuable insights.Effective Ways to Raise Capital (00:03:28)Kim Lisa Taylor suggests raising capital locally while investing globally. Building relationships with investors through local events, meetups, and networking is key. Hosting live events, one-on-one meetings, or informal gatherings like cocktail parties helps expand your network and meet potential investors.Key Financial Metrics for Investors (00:09:24)Investors want to know how long their money will be tied up, expected returns, and exit strategies like refinancing or selling. They compare metrics to other opportunities and also assess the team and their relationship with the syndicator.Types of Funding for Real Estate Projects (00:12:07)Syndicators often need both investor and lender financing. Lender financing is typically cheaper, so combining both can help maximize returns for investors. Calculating cash-on-cash returns and distributable cash is vital for assessing a project's viability.Determining Capital Needed for a Project (00:20:06)Syndicators should calculate the total costs, including purchase price, closing costs (3%), acquisition fees (1-5%), capital improvement budget, operating capital, reserves, and pre-closing expenses. The amount needed from investors is the total minus lender financing.Legal and Regulatory Requirements (00:25:44)Syndicators must comply with securities laws, often using federal exemptions like Regulation D Rules 506(b) or 506(c). This involves preparing legal documents, filing forms with the SEC, and ensuring investors are qualified. Corporate structuring is crucial for liability protection and control.Maintaining Control Over Projects (00:41:39)Syndicators can maintain control by raising capital from individual investors rather than venture capitalists or private equity firms, who often want a say in decision-making. Individual investors are more likely to allow the syndicator to manage the project as long as they act in the investors' best interests.Common Mistakes When Pitching Deals (00:43:09)A common mistake is failing to present a clear, coherent story about the project's vision, plan, and projected returns. Syndicators should organize information logically, explain assumptions clearly, and keep investors informed of any changes.Fostering Long-term Investor Relationships (00:48:41)Building lasting relationships with investors involves keeping them informed about current and future investments, market conditions, and potential impacts on deals. Listening to investors' input and maintaining transparency helps build trust and ensures ongoing support.

As John Maxwell shares in this episode, “The most effective way to grow an organization is to grow the people in it.” But how can you do that in your organization and with your people? John answers that question in today's lesson by giving 7 different practices of growing people so that you can begin developing those around you. After his lesson, Mark Cole and Chris Goede discuss those practices and provide you with practical ways that you can integrate them into your life and leadership. Key takeaways: There are no limits to an organization if we put no limits on our people. It's impossible to grow people in the organization if the growth is always for someone else. It always starts with me. Great leaders listen, learn, then lead. In this episode of "Compared To Who?" Heather Creekmore challenges the common belief that changing our bodies is the solution to body image issues. She discusses the harmful impact of diets and exercise on individuals' well-being and tackles the cultural misconception that achieving a certain body size will lead to freedom from body image struggles. Heather emphasizes that people of all sizes experience body image issues and that placing hope in diet and exercise often leads to disappointment, psychological, emotional, spiritual, and physical detriment. She warns against diet culture's subtle influence, warping Scripture to manipulate individuals into believing that their worth is determined by their body size and equating weight loss with spiritual success. Summary Tim and Liz Coolis Jenkins discuss her book, Nice Churchy Patriarchy: Reclaiming Women's Humanity from Evangelicalism, and her journey unpacking the toxic aspects of conservative evangelicalism. She explores the concept of patriarchy and how it manifests in imbalanced power dynamics and restricts women's agency. Takeaways Patriarchy is any structure or system that involves imbalanced power between genders, particularly men and women. Patriarchy restricts women's agency and discourages them from embracing their full humanity. The concept of patriarchy is often disguised as complementarianism in conservative evangelical contexts. The biblical mandates used to justify patriarchal norms are often based on American cultural norms rather than biblical principles. Mainline churches, despite their traditional appearance, often have more progressive and inclusive theology compared to white evangelical churches. Patriarchy is deeply ingrained in both the church and broader society, but it is not impossible to dismantle. Valuing characteristics traditionally associated with femininity, such as empathy and collaboration, is essential for building more inclusive and equitable spaces. Honest conversations, diverse perspectives, and a reevaluation of traditional interpretations of scripture are necessary for challenging and changing patriarchal systems. The intersection of patriarchy and the church requires a critical examination of leadership structures and a commitment to empowering women and other marginalized groups.
