The federal minimum wage languishes at $7.25 an hour and has not been raised since 2009. Given the disproportionate number of workers of color who receive the minimum wage or less, legal scholar Ruben Garcia argues that the fight for racial justice has to include raising the minimum wage. In good times, life moves swiftly, with little time for reflection. Warnings of impending disaster may go unheeded — until it's too late: confusion and chaos rule the day. In stormy times, the wise remain calm, even when the world around them is in turmoil. Turbulence may destroy structures that lack a firm foundation, but this is necessary to build stronger ones. In nature and in society, excess must be corrected. Destruction...is also a path to renewal. On this transmission of Hearts of Space, an electro-ambient journey for turbulent times called INTO THE STORM. Music is by MARCONI UNION, ADHAM SHAIKH & TIM FLOYD, MICHAEL STEARNS, DAN BARRIO, RUBEN GARCIA, IAN BODDY, PHILIPPE EMANUEL GEUBLE, and KIT WATKINS. In this episode, Jonathan Farber interviews Ruben Garcia on his path from leaving UPS as a driver to get his real estate license to building a thriving business that harnesses the market through consulting, investing, and brokering real estate. Ruben is a real estate agent based in Fayetteville, North Carolina. In this episode, we break down topics like: finding the real estate strategy for you, how to find the right broker, commission structure on a brokered sale, and more! Top Takeaways: Choosing a strategy for starting in real estate - 10:00 - 12:15 If your approach doesn’t match what you want out of it, you won’t last long A brokerage isn’t easy to start, but getting on track now will help later if you want it For your asset type, it may just make more sense for you to find a good broker nearby Finding a broker that will drive you forward - 13:00 - 17:00 Start at your fundamental real estate dreams The brokerage you want is one that will help you grow the skills to use your real estate for you The fee breakdown will directly affect your bottom line, so look closely Breaking down the commission split on selling a property - 17:45 - 21:30 Based on market, agents get around 6% of the closing cost The buying and listing agents then split that between them, then among each firm Having an open discussion about fees up front helps make sure everything stays fair How to bring value to Ruben Garcia: Check out his PASS play real estate course Resources: kw.com exprealty.com liondesk.com rubengarcia.exprealty.careers/ ruben-s-school-d435.thinkific.com/courses/p-a-s-s-play Social Links: https://www.biggerpockets.com/users/ProvenByRuben Ruben Garcia on Youtube @provenbyruben Connect With Our Sponsor, MartelTurnkey: martelturnkey.com Schedule a Call info@martelturnkey.com Connect With The host, Jonathan Farber Here! jonjfarber@outlook.com LinkedIn: https://www.linkedin.com/in/jonathanfarber1/ Instagram: @jonjfarb Facebook: https://www.facebook.com/jonathan.farber.9 Facebook Group: Real Estate Mentorship Mastermind https://www.facebook.com/groups/860025821084224/ BiggerPockets: https://www.biggerpockets.com/users/JonathanF29 Youtube: https://www.youtube.com/channel/UCB8BJ8K5ILXdfOnsDWamVqw

Seventy-third Episode released on 10/19/2020. Happy Monday y'all. This episode I brought on a guest and long time friend/homie of mine Ruben Garcia that I met in 2012 as a freshman at the University of Oregon. I met Ruben in the dorms even though we weren't roommates we essentially were. We connected over music, sports, and just being clueless freshman trying to find our way. Our paths were very different, but I think we both connected because we were lost souls. Ruben had a rough upbringing and no male role model in his childhood. I lost my father towards the end of mine. I've had Ruben's back through all he has been through, which has been a lot. Ruben's also been an unwavering friend to me throughout the years even though I made career choices that he didn't necessarily vibe with. Ruben's story is unlike anybody I've brought on the show before. Learning from the lows of life really will teach you a lot and make you built different. I know Ruben will be successful because of everything he's been through he continues to fight for the life he envisions. I'm proud of him in the fact that he admits and knows his faults and he isn't afraid to speak on it. Most people never find that kind of power within themselves as they try to deflect all of their insecurities and make excuses. This episode is def intended for mature audiences only as we talk about some real S*** here. Be on the look for Ruben's upcoming book as he has a great idea he is bringing to life. I will get you all that information when it drops. Tentative release date of March 2021. Thank y'all for the continued support. Still thrilled to be bringing you more content and I appreciate any and all feedback. Continuing to use my voice to spread growth to the world in my own way.

Ruben was born in Texas into a dysfunctional family with ten children. When he was nine, his family moved to a migrant labor camp in Oregon, where he had to work hard picking produce. As a young brown person, he felt great shame. He dropped out of school at 16. But he turned his shame into persistence, fathering four and eventually earning a master’s degree. Here is a glimpse of his story:“The year was 1967. I was six years old...I woke up a few times a week in the middle of the night to the sounds of a screaming mother being thrown up against the wall by a drunk father...my oldest brother would say ‘Hurry, get your shoes on so when Dad passes out we will just have a few seconds to run to the car before he wakes up.’ We parked in old, dirt driveways and waited out Dad’s drunken, violent episodes...As a 9-year-old living in a migrant camp, I had to watch my back...I knew the kids on the bus were going to ask if we lived in the dirty, run-down camp. ‘Lazy Mexicans that pick berries live at that camp,’ I heard one kid say as we boarded the bus. I turned around and yelled, ‘I work every day from six in the morning until five in the evening...You have no right to call us lazy.’The school secretary said, ‘The deadline for signing up for free lunch is over so you will have to work the food line to get a free lunch.’ I was starting school late that year, because I had to work until we finished picking the season’s berries. She told me I’d need to bring coffee containers for collecting leftover food. The kids pointed and whispered. ‘Look, he’s taking our leftovers home to feed his beaner siblings." I began to realize that I had two strikes against me: one was being poor. The second was having brown skin. When I was 16, my hope for a future was fading. I realized school was not for me. I felt alone, desperate, and misrepresented as a young Mexican teen with no family support. I understood that between shame, white hatred, and being poor, I had nothing to win if I stayed in school. I developed anxiety and shame. As I grew older, I realized I could help others through my work. I was a Latino advocate and a grief counselor, working with communities of color and advocating for kids who grew up like me. I managed to eliminate the first strike against me--growing up poor. But in spite of my accomplishments, people still judge me by my skin color."You can reach Ruben at Man With a Heart on Facebook. On the next “Three Men of Color, Redefining Fatherhood” episode I interview Charles Jackson II, a Black man who had a conflicted relationship with his father. We talk about racism and #BlackLivesMatter, his career, marriage, and fathering two young Black sons.

Rabbi Debra (D’vorah) Kolodny (they/them) is a social justice veteran, bringing a spiritual perspective and activist passion to racial and economic, women’s, environmental, peace, and LGBTQIA causes.Rabbi Debra serves as the spiritual leader of Portland’s UnShul, and as executive director of Portland United Against Hate. After the murder of George Floyd, they started going into the streets. Rabbi Debra said they felt very safe with the other protesters, speaking out for Black Lives Matter and against police brutality. (We spoke before the presence of federal agents and the escalation against the protesters.)Rabbi Debra found it much more comfortable to live in DC and NY with their large and empowered Black and Latinx populations. The systemic racism in Oregon has created a difficult environment to do anti-racist work. There’s been a flourishing of white nationalist groups in Oregon. “I don’t feel safe here as a queer person,” they said. “I don’t feel safe here as a Jewish person.”Raised in a secular household, Rabbi Debra had a mystical experience as a teenager on a trip to Israel. Many years later, they had another deep experience and felt called to become a rabbi. Rabbi Debra’s form of being Jewish is “highly politicized, mystical, radical, and in the streets.” They have discovered that most Jews don’t come to Portland to be Jewish. They founded the Portland UnShul to serve the “spiritual but not religious” Jews here. On Juneteenth, they joined 13 other clergy who went to the Justice Center to be witness. These radical faith leaders have a yearning for the public messaging to lift up the voices that are prophetic and truthful. I asked Rabbi Debra what simple tips they could give people to “interrupt hate in public spaces.” They said that in a public situation, the best thing to do is get out of there so you won’t provoke or escalate. The class they teach is about how to ally with the targeted and how to attune yourself to what’s happening, move from cluelessness to awareness, and empower the target. Rabbi Debra has trained over 1,400 people so far in these important skills.Discussing how can faith communities can move beyond inclusivity, Rabbi Debra said we should move from a disability model (e.g., thinking people can’t help it because they were born that way) into celebration. When I asked Rabbi Debra what mistakes they have made, they responded: “If white people are not making mistakes, we are not doing our work.” They work hard to be up with antiracism analysis and language, but part of why white people make mistakes is that the rate of anti-racism understanding, awareness, and insight move so quickly. Rabbi Debra cautioned that “Resilience is used in contexts that are spiritual bypassing, meaning let’s focus on the good stuff and not on the hard stuff.” They elaborated, “Resilience and grit go together...We need to consider what it takes to be able to care for ourselves while being in the fight?""As white people, we need to show the f*ck up. We need to expose ourselves to greater risks.”“This is not a time for unity. This is a time for truth telling. This is a time to say NO to state-sponsored abuse and genocide...and it’s a time for righteous anger and for being relentless.” Contact Rabbi Debra at rabbidebra@asthespiritmovesus.com or on the Portland United Against Hate Facebook page or website. Next up is my series on "Three Men of Color, Redefining Fatherhood." First is Ruben Garcia, who worked in a migrant labor camp for several years. Experiencing racism, bullying, and xenophobia, and lack of role models, Ruben transcended his family patterns of alcoholism, shame, and abuse to raise children of his own.
Biz Dev: What You Will Learn: Ruben’s real estate journey How Ruben pushed through his limiting beliefs and made the leap into real estate How Ruben’s biz dev model works What type of mentorship Ruben was receiving and how that played a role in the implementation and execution of his plan How Ruben balanced his home life with a business that was taking off How time blocking has enabled Ruben to assume more control over his work-life balance How long it took Ruben to execute his vision for the business Ruben’s experience as an agent vs. a team leader A New Model for Biz Dev Ruben Garcia has been in real estate for five and a half years, and he has already established himself as a leading expert in biz dev strategy. Currently, Ruben is with eXp Realty in Fayetteville, North Carolina, where he leads a team of over fifty-five agents statewide. He is developing a system that produces consistent, intentional, organic lead generation through his referral database in order to help his team excel as it continues to grow. In this episode of the Pursuing Freedom podcast, Ruben joins us to share his story and talk about the forward-thinking business development tactics he has brought into the real estate business. Act In Spite of Your Fears Before Ruben became a master of biz dev in real estate, he spent twelve years with UPS where he was tracking for a management position. Ruben made the leap into real estate because he wanted something better for himself and his daughter. It drove him to shatter his limiting beliefs, set concrete goals, and work towards them without ever looking back. There were a lot of outside factors trying to discourage him from chasing this dream, but Ruben found a way to tune them out. So much of the media surrounding us is peddling negativity, and if we aren’t careful, it can impede our progress. External negativity creates negative conversations within you, but when your back is against the wall and it’s go-time, you have the power to control those conversations; you can make the decision to let nothing get in your way. Set the Bar High Within Ruben’s first year and a half in the real estate business, he was already the CEO of an agency with over 130 team members. But his vision as an individual vs. a team leader varied a bit. As a leader, Ruben has been able to help his team build the business by referral with a carefully organized biz dev model. In many cases, lead generation, automation, and delegation lose that personal touch. Ruben’s system is designed to uphold a high level of standards that he put in place. People buy into your high standards more than they buy into you as an individual, so if you can build that connection, you don’t have to be directly involved all the time. We shouldn’t be working harder or longer than we have to. Putting the right systems in place can help you find a better work-life balance. We're joined on the podcast today by Ruben Garcia, Director of Annunciation House in El Paso, Texas whose mission is to accompany the migrant, homeless, and economically vulnerable peoples of the border. When Annunciation House came into existence in 1978 there were only two other shelters in El Paso and neither one of the two shelters would let undocumented people spend the night. Ruben describes the ever-evolving situation at the border and the reality that migrants, refugees, and asylum seekers face as they flee their home country from poverty and political turmoil. He shares that we have a tendency to look at hospitality as a work of charity, yet it is also a fundamental work of justice because when you offer the true work of hospitality you offer it even when it might be at risk to oneself. Ultimately hospitality is at the core of the Gospel.

Ruben Garcia is a real estate agent, investor, and entrepreneur. He is also the founder and CEO of Proven By Ruben, a business development and coaching company. Ruben joins us to talk about how he ambitiously got started in selling and investing in real estate. As an agent, he quickly became CEO of his Keller Williams branch with very little experience and a very big vision. He also details investing in his first foreclosure, and how he turned most of his properties into AirBNB rentals in a hot area. We also talk about incorporating “failing forward” into your action plan, and hiring several coaches to help with different aspects of your business. Plus, Ruben shares some nightmare landlord/tenant stories! Had my close friend Ruben Garcia on, to talk about the crisis in Puerto Rico. We also touched on the Las Vegas Massacre, and somehow ended up talking about aliens?!? Check him out on "Attack of the Politico" on Facebook.
The guys are back this week to pick up where they left off with Gary Corbett reliving more Eric Carr memories. The conversation picks up with much more home video commentary including KISS' appearance at the Monsters of Rock festival in 1988, run ins with wild fans in Budapest Hungary, a strange trip to Iceland, and much more video from the road. Eric Carr Memories The guys also wrap things up with a discussion with Gary about what Eric would think about the music business these days, what he would be doing if he were around today, as well as talk about a long-rumored reunion tour in 1990 that didn't come to fruition. The Decibel Geek podcast wants to thank Gary Corbett for sharing more great Eric Carr memories and we look forward to his next appearance. Producer and longtime friend of Ace Frehley, Crazy Joe Renda stops by to share Ace Stories about everyone's favorite spaceman. Joe first came to prominence in KISS fan circles with the novelty song, 'Eugene' released under the moniker of Crazy Joe & The Variable Speed Band. The song would go down in KISSTORY as Ace Frehley's first musical project outside of the band as he's a co-writer and co-producer of the song. Joe also founded and ran North Lake Sound studio in White Plains, NY along with fellow songwriter Chip Taylor (known for ' Wild Thing', 'Rock Soldiers' and 'Angel of the Morning'). Joe is also the producer for prank phone call legends The Jerky Boys. Ace Stories with Crazy Joe Renda In this long-form conversation, Joe shares some incredible stories of hanging out with Ace Frehley and being around the business of KISS. Stories of the interpersonal relationships between Ace and the other members of the band are shared including the dynamic between the "2 camps" of Simmons and Stanley vs Criss and Frehley. Also included are Joe's recollections of Ace's decision to quit KISS and how Gene Simmons pleaded with Joe to attempt to keep Ace on as a member of the band. Other stories involving a testy meeting between Peter Criss and Eric Carr, loads of stories of Ace truly being a rock n' roll wild man and so much more including the story of how 'Eugene' was created and how it connects to KISS (not in the way you would expect). It's an hour-plus of jaw dropping stories about Jendell's favorite son. We hope you enjoy Ace Stories with Crazy Joe Renda and SHARE with a friend! Chris and Aaron have done so many fantastic interviews with musicians that respect and admire. I am a big Kiss fan that especially enjoys the Kissmas in July episodes. The Decibel Geek is definitely one of my absolute favorite podcasts out of all of the podcasts that I listen to. Keep up the great work Chris and Aaron. The podfather, Ken Mills, joins Chris & Aaron this week for KISS Shoulda Been a Single as KISSMAS in July rolls on! In this long form discussion and music episode, the guys each pick 5 songs from all of KISStory that they think shoulda been a single. These could be songs that would have rescued ill-fated albums in the KISS catalog as well as songs that could have made a successful album even more successful. KISS Shoulda Been a Single 15 different KISS albums are used as sources; from the early days all the way to 2012 so there's a lot of variety on this one. We hope you enjoy KISS Shoulda Been a Single and SHARE with a friend! Accept drummer Christopher Williams stops by this week to discuss his lifelong love affair with the Hottest Band in the Land. In this long-form talk, Williams talks about his discovery of KISS via the MTV Unplugged appearance in 1995. He also talks about the MTV Video Music Awards performance that the reunited band gave under the Brooklyn Bridge as the clincher in his fandom. Christopher is no ordinary KISS fan. In this hour-plus discussion he describes the scenario which led him seek and acquire one of Peter Criss' reunion era drum sets. It's a great story that has many twists and turns. He also relives his first KISS concert and how he had interactions with each band member throughout the set. Christopher Williams Aside from playing with metal legends ACCEPT, Christopher works steadily in numerous other musical endeavors including performances with a local group of musicians known as Blonder Than Hell. This group features bassist ET Brown, Williams, and Thee Rock N' Roll Residency founders (and former guests on this show) Jeremy Asbrock and Phillip Shouse. This KISS tribute is absolutely incredible and is not afraid to deliver the rarities that the official product shies away from. This year, they are performing a KISSMAS in July gig in Nashville, TN at Exit/In. This special show will feature the band in full makeup and costume performing, in their entirety, the Hotter Than Hell and Destroyer albums. It's sure to be a great night so join Chris and Aaron if you can. More info can be found HERE. For the fourth consecutive year, the Canadian Decibel Geek team of Wallygator Norton and Rich "The Meister" Dillon, the Hoser Heavy Metal Twins, return to the Decibel Geek airwaves. In what has become a yearly tradition in which regular weekly podcast hosts, Chris and Aaron take their Thanksgiving off and the Canadians host the episode, the duo from The Great White North present an episode jam-packed with music from Canadian artists. Hoser Heavy Metal Hour Vol4 Due to schedule alignment issues, mainly caused by a trip to Tokyo, the boys were unable to record with their planned guest host in time. As a solution, they reached out to some of their favorite Canadian bands and artists, some popular and some more underground, and had them choose the music for this hour-plus episode. You'll hear tracks by Refugee, Rush, Public Animal, April Wine, A Foot in Cold Water and more as chosen by artists like Brian Vollmer (Helix), Sarasin, Gerry McGhee (Brighton Rock), Diemonds, A Rebel Few, and Shock.
