Is inflation pulling back or blowing up into a worldwide financial disaster? The latest CPI report shows that U.S. inflation has come down substantially, but just a week before that, the Fed hiked short-term interest rates by three-quarters of a percent in its battle against high prices. The CPI report is now changing what some economists believe the Fed will or should do next. But inflation is also a worldwide problem and some doom and gloom economists are worried about the possibility of “global hyperinflation.” Let's take a look at a hedge fund warning and how real estate can protect you from this kind of uncertainty.Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. First, the October CPI shows a lower-than-expected .4% increase in consumer prices. That brings the annual rate down from 8.2% in September to 7.7% in October. (1) It's still too high but as economist Andrew Hunter at Capital Economics said in a CNBC report: “At least it's a move in the right direction.” The report triggered a huge stock market rally right after that report, with the Dow closing up more than 1,000 points. There's also a lot of talk about how inflation is much lower than it appears, because the inflation reports use lagging data.After the CPI report, Wharton Professor Jeremy Siegel told CNBC that “inflation is basically over” and the Fed is getting it wrong because it's not using up-to-date information, including data on the housing market. (2) He says there's already a decline in both home and rent prices and believes the Fed isn't taking that into consideration. When asked when the Fed should have stopped implementing aggressive rate hikes, Siegel says like “yesterday.”He says the Fed still has time to take its foot off the brake at the December meeting. Any decisions at that meeting will also be influenced by the “next” CPI report for November, which will be released just ahead of that meeting.Is the World on the Verge of Hyperinflation?Meantime, one of the world's largest hedge funds recently sent letters to clients, warning them that the world could be on the verge of hyperinflation. That's when the value of your money disappears rapidly and the cost of goods changes so quickly that stores want you to ask for the price. As reported by the Financial Times, the Florida-based Ellio Fund says we are in an “extremely challenging” situation and possibly the worst since World War II. Ellio was founded by billionaire Paul Singer and manages more than $50 billion in assets. (3)In the letter it sent to clients, the firm said that “investors should not assume they have seen everything” because they have experienced other financial crises, like the dotcom bust or the 2008 financial crisis. It says that today's situation is the culmination of an extreme set of financial scenarios at the end of a long period of cheap money, and that hyperinflation is a very real possibility that could cause a “global societal collapse and civil or international strife.” There's no guarantee this will happen, but the hedge fund says that we are currently headed in that direction. Elliot suggests that the stock markets will fall further, possibly as much as 50% from their peak. According to the Financial Times, the hedge fund is currently up 6.4% this year, and has only lost money in two calendar years since its launch in 1977. Fund managers named a few of the bigger financial risks it sees in the road ahead. They include potential bank losses on bridge financing, potential markdowns on collateralized loan obligations, and losses from leveraged private equity. Global Rates of InflationSo how does U.S. inflation compare to other countries?The Consumer Price Index topped 9% in June, which is the highest it's been in 40 years, but it has fallen slightly since then, to 8.5% in July and 8.2% in September. For comparison, let's take a look at a list of countries and their rates of inflation on the Trading Economics website. (4) The September/October reading on inflation ranges from -2.5% in South Sudan to 269% in Zimbabwe. Only three countries have a negative reading, and most countries are in the single to lower double digits, but we already know that it doesn't take much of an increase to cause a lot of financial pain.In the U.S., inflation has subsided a bit from 9.1% in June to 8.2% in September. Our neighbor to the north, in Canada, the inflation rate is 6.9%. To the south, in Mexico, the inflation rate is 8.7%. The United Kingdom is battling an inflation rate of 10.1%, and in Italy, it's 11.9%. France and Spain are lower at 6.2% and 7.3% respectively. Russian inflation is quite high at 13.7%. But there are many countries experiencing an inflation rate of 20% or higher, and even some with triple digit inflation. In August inflation hit 117% in Sudan and 139% in Syria. Last month, in October, Venezuela had an inflation rate of 156%. Lebanon is up to around 162% and then there's Zimbabwe, which I previously mentioned with a rate of 269%.Definition of “Hyperinflation”Those are annual rates of inflation, so none of them meet the definition of “hyperinflation.” According to USNews.com, hyperinflation is “a phenomenon in which the prices of goods and services in an economy rise uncontrollably in a short period.” It is “typically considered hyperinflation if prices rise by 50% or more in a month, which is an annualized inflation rate of at least 14,000%.” (5)Not all financial experts agree with the idea that hyperinflation will cause havoc around the world. The International Monetary Fund's Managing Director, Kristalina Georgieva, believes that U.S. inflation is reaching its peak, which sounds very dovish. She told Bloomberg: “I'm not going to jump ahead of data, but it is very possible that we are peaking.” She says: “We now see central banks very united on fighting inflation as a top priority and rightly so.” (6)Protect Yourself with Real EstateBut the future is not certain, and it's wise to protect the value of your assets, even if worldwide hyperinflation doesn't manifest. I believe we can protect ourselves with income producing residential real estate because people will always need a place to live, and there's a huge shortage of homes in the U.S. Even if your portfolio values dip, the assets will not fade into nothing, the way currency can during periods of hyperinflation. It's something you can count on and history shows that property values typically recover and appreciate.It does cost more to buy property with a loan right now, but even at 7%, it's much lower than it has been historically. According to an article in Mynd, 7% still qualifies as a low rate. Back in October of 1981, the interest rate for a 30-year fixed-rate loan spiked to almost 19%. (7)Mynd Vice President Dennis Bron supports the idea of real estate as a hedge against inflation. He says: “Even in this crazy environment, property is still a relatively safe investment.” In this article, he refers to single-family rental homes which produce rental income along with tax write-offs for expenses and depreciation. Although some housing markets are seeing a home price correction, housing experts don't expect a dramatic downturn because housing demand is so strong.Mynd's Senior Vice President of Investment Management, Don Gangula, says: “Rental housing demand is going to continue. Some percentage of people are going to work out of their houses for some period of time. A lot of these people may not want to buy, so you are going to have a spillover from the apartment rental cohort who are looking for a home in the rental market.” While it might be harder to find good investment opportunities, many experts believe they are there, if you look for them.You'll find links to the articles I mentioned in the show notes for this episode. MONTHLY JOBS REPORT UNDERWHELMSRecently the Labor Department reported that the U.S. economy added just 210,000 jobs in November. Economists had predicted 573,000. Close to 1/3 of expected job gains. This was the worst monthly gain since December 2020.Perspective: In April 2020 we lost over 20 million jobs due to the pandemic. And as the economy slowly returns to normal, these monthly jobs numbers are expected to be high because all the people who lost their jobs are expected to return to work. Today, we're still waiting for 3.9 million workers to come back to the workforce.The silver lining is that the unemployment rate dropped from 4.6% to 4.2% - however, it's still higher than the 3.5% pre-covid rate. But even these numbers are suspect because there are currently 5.9 million people out of work who were not counted as "unemployed" in this survey. Why? Because they were not looking for work during the time of the survey.Things could get worse: Andrew Hunter, a senior economist at Capital Economics warned, “The disappointing 210,000 gain in non-farm payrolls in November suggests the labor market recovery was faltering even before the potential impact of the new Omicron variant."The politics: Democrat pollster Brian Stryker recently polled Joe Biden voters one year later voted for Republican Virginia Governor Glenn Youngkin to find out why they soured on Democrats. Andrew Hunter is a Hamilton-born independent writer, artist, curator, and educator. He has held curatorial positions across Canada and produced exhibitions and publications for numerous institutions across Canada and internationally. His work focuses on the stories of peoples erased and marginalized in the dominant narratives of Colonial Canada and whiteness. He has collaborated with many Indigenous artists and community activists over a thirty year career, including Jeff Thomas, Shelley Niro, Bonnie Devine, Meryl McMaster, Shuvinai Ashoona and Tim Pitsiulak. He is a member of the advisory board for the Institute for the Study of Canadian Slavery at NSCAD University. His latest book, “It was Dark there All the Time: Sophia Burthen and the legacy of Slavery in Canada, will be published by Goose Lane in January 2022, and will be followed by an exhibition snd community engagement program at Workers Arts and Heritage Centre in Hamilton. Hunter's current initiative is an unauthorized public history intervention in Hamilton/Ancaster/Dundas that raises public awareness of the presence of Sophia Burthen (Pooley) and chattel slavery in Colonial Canada. Hunter was also a student at Mohawk Trail School from grades Kindergarten to Six.

Coin Shortages, Stimulus Plans & Housing Slumps – Daily Financial News Summary for Wednesday, June 17, 2020 Stocks fluctuated on Wednesday, as investors continued to keep an eye on the coronavirus news and the recovery of the economy. The S&P 500 and the Dow Jones fell by 0.36% and 0.65%, respectively. The NASDAQ rose by 0.15%. This is the fourth straight day in a row of gains for the NASDAQ. Texas has seen a big increase in coronavirus cases recently. The number of Covid19-related hospitalizations increased by 11% within 24 hours yesterday. This is the largest one-day jump since the beginning of June. Florida and Arizona are two other states that have been recently struggling with an onslaught of new cases. These cases have all occurred since the ease of the lockdown restrictions. Andrew Hunter of Capital Economics spoke Wednesday about the significant increase in retail sales that occurred between April and May: “The 17.7% m/m rebound in retail sales in May indicates that, as the lockdowns were eased in many states, activity started to recover more quickly than we – and others – had been anticipating. Andrew Hunter, director of the defense-industrial group at CSIS, joined me on the Acquisition Talk podcast to discuss a set of papers on adaptable systems, or systems that are hardware-based but software-defined. One of the defining features of adaptable systems is that they can be upgraded on shorter time frames than the usual 5+ year block upgrade cycle that traditional platforms have gone through. Yet the acquisition system is strained to accommodate agile developments. We discuss challenges including budget flexibility, the requirements process, Earned Value Management, cost and pricing data, the program office structure, and more. The discussion also touches on acquisition reform, including the breakup of the Acquisition, Technology, & Logistics office into two undersecretaries -- one for Research & Engineering and another for Acquisition & Sustainment. Andrew discusses why he was skeptical of the reform early on, and how he thinks it can work out. One issue is the messaging about culture, and how USD(A&S) cannot be thought of as simply cost conscious, but must be innovative as well. Another issue is the idea that USD(R&E) might take over the Milestone A decision initiating prototyping, but doesn't expect much to change because Milestone A is often viewed as optional for starting a new program of record. The podcast finishes up with a discussion of the industrial base. We talk about innovation hubs and whether they are lowering barriers to entry, the decline and now stabilization of new firm entry into defense, the difficulties of small business graduation into larger firms, and how he will keep an eye on further consolidation. After hearing the Theories of Everything Part 1 and Part 2, everyone got suuuuuuper jealous that Hunter was getting Spiros all to himself. In the spirit of Mixed Mental Arts, Hunter decided to share Spiros with Dave Colan, Cate Fogarty, Andrew Hunter and Christopher Leon Price. Continuing off from the last conversation, Spiros unpacks how he thinks of truth in thinking about physical reality. Then, Dave Colan (after struggling to remember Sam Harris' name) brings up Sam's recent comments about Hunter on the Joe Rogan Experience. Sam's comments prove to be an excellent teaching opportunity because they reveal the sort of theories we form about other people based on limited and emotionally provocative evidence. The whole point that I (Hunter) was trying to clumsily make on Joe Rogan was that because of the Dunbar Number most humans are an abstraction. We have to stereotype. The question is what we stereotype around. Spending time at Oaks Christian, it was clear that the stereotype people had of scientists was formed around people like Sam Harris and Richard Dawkins was formed around people who insulted beliefs they did not understand. In fact, I came to realize that Jesus Christ was a better neuroscientist than Sam Harris which you can read about here. Now, Sam has proved my point. He has formed an opinion about me based on very limited evidence and his feeeeeeeeeelings about me. It's an amazing demonstration of #DescartesError and the #DunbarNumber. Is the model that Sam Harris laid out of Hunter Maats a good model of me? Well, I'll leave that for you to judge. But take a look at what he has said here. For regular listeners to Mixed Mental Arts, you'll see that while Sam's impression of me is perfectly understandable that it's a great example of what Spiros talks about with "truncate and renormalize." Sam has a truncated data set around who I am and that he has then renormalized around that very limited data. Can he justify his impression? Of course! He can point to that very limited amount of information and justify his impression. And yet, there's other data. There's over 200 episodes of Bryan and me interviewing hundreds of different scientists and then synthesizing those ideas together into a coherent worldview. Sam Harris has said I'm wrong about the "relevant biology." That's a huge problem. Whether I'm wrong or he is doesn't much matter. What matters is that the "relevant biology" has become so overcomplicated and atomized that either me (a Harvard biochemistry grad who has interviewed hundreds of scientists) or him (a neuroscience PhD) don't understand the "relevant biology." If we can't figure it out, then it's no wonder science can't win the public over. Science needs to figure out and present a coherent worldview in order to effectively win people over. The #MarchForScience is a nice show of support...but which science are these people in favor of? Is it rationalism or intuitionism? Is it the multi-level selection of David Sloan Wilson, Jon Haidt and Joe Henrich or the gene-centric model of Dawkins and Harris? And, more basically, what is science anyway? Because it's clear that Spiros, Jon Haidt and me are operating on a very different understanding of what science is than Sam Harris is. Sam Harris has painted a picture of religious people with statistics that is actually a terrible model of who they actually are. I'm an apatheist. I don't really care about God. I don't go to Church or Mosque. I care about practically improving people's lives using whatever tools are available. And that's why I'd moved on from Sam Harris and was focused on making Smart Go Pop but then Brentwood Boy got so emotional about the whole thing that he couldn't help saying Candyman five times. As Cate Fogarty points out in this article, I was just doing exactly what Joe Rogan did with Carlos Mencia. I was calling out someone who was hurting the community. Why does Joe defend Sam? Because Joe has feeeeeeeeeelings about Sam that cause him to value defending his friend over examining the evidence impartially. Sam Harris is Joe Rogan's sacred cow. And that's okay. That's the way humans work. All of us. You, me, New Atheists and old school Arabs. And if we want to have a better world, then we all have to stop pretending like we have it all figured out and start reflecting on the problems in our own culture and do the difficult work of self-reflection and calling out the Fundamentalists who have wrapped themselves in the flag of our cherished causes. As I've covered in earlier episodes, the challenge for people is to spot who is and who is not a Fundamentalist and to see who preaches our values but doesn't actually practice them. Joe Rogan's defense of Sam Harris will reveal before this community just how hard this is. Thank you, Sam Harris! You're the best. You beautifully proved my point and have created the social drama that will drive attention to the science. Don't believe me. Decide for yourself. That's what science is about. It's not about authority or Harvard or PhDs. It's about forming better Theories of Everything by breaking your old theories to make room for better and better ones. People do that all the time with TV shows. Look at Game of Thrones. People had theories about whether Jon Snow was dead. Then, they were confronted with the evidence of the next season. Many theories died and people moved on. You can't break your old theories unless you're exposed to the evidence and you can't be exposed to the evidence if the people who are the public faces of science don't tell you about it. That's why Mixed Mental Arts has branded an alternative to The Four Horsemen. We call it The Holy Trinity of Cultural Evolution. They present newer and much more powerful Theories of Everything. WE DO NOT WANT YOU TO BELIEVE US. That's not what science is about. It's not about human authority. It's about the evidence. So, examine it and draw your own conclusions and then let's hash them out and see if we can all evolve better Theories of Everything together. The internet is our intellectual thunderdome. Sam Harris just dragged his public persona into the arena when he said I was wrong about the "relevant biology." May the best ideas win. Two ideas enter. One idea leaves. Idea dying time is here. DodoLab is an art and design based program lead by Lisa Hirmer and Andrew Hunter that researches, engages and responds to contemporary community challenges, with a particular focus on the natural world, social systems, the built environment and cities in transition. They employ creative public interventions that are truly collaborative, encourage and evolve out of dialogue and critical reflection, and that strive for tangible and meaningful outcomes. DodoLab is consistently interested in the barriers to adaptation and change and engaging the public in public through projects that involve individuals and organizations who bring a diversity of experience and expertise. DodoLab's always evolving methods of engagement reflect Hirmer and Hunter's backgrounds in art, design, architecture, education, writing, image making and installation. DodoLab uses the archetypal extinct species as its name/logo as a reminder that we need to consider the risks of isolated and narrowly defined adaptive strategies (the Dodo could not survive outside of its predator free island environment). Are we "Dead as a Dodo" or potentially "Going the way of the Dodo" if we do not learn to adapt and change and work together? The dodo reminds us that a lack of resiliency and a solo existence is a precarious strategy for survival. For generations, the Dodo has also been understood to have been a slow, lazy, glutinous bird with limited intelligence. It is now believed that this large flightless bird may have actually been reasonably intelligent and active and that the unflattering characteristics usually associated with the bird may have been the result of encounters with overfed, captive species – basically, specimens living in an artificial, human designed environment of overabundance. Our logo was designed by Canadian cartoonist Seth.
