Angelenos are used to seeing fees for gratuity and even healthcare on the restaurant bill, but a downtown Los Angeles rooftop eatery is now charging a fee for security. Considered an essential experience in rooftop dining, diners at Perch, which is on the 15th floor of the Pershing Square Building at Hill and 5th streets, may soon notice the 4.5% surcharge on their receipt. “In L.A. it's like the gratuity law, so all these extra fees on DoorDash, it's kind of normal,” Simone Dill, who dined at Perch, told KTLA's Samantha Cortese. While rate hikes and work from home are depressing office real estate in the U.S., the market is vast globally, and there are clear differences across regions and asset types, ranging from occupancy to design to financing.----- Transcript -----Welcome to Thoughts on the Market. I'm Ron Kamdem, Head of Morgan Stanley's U.S. Real Estate Investment Trust and Commercial Real Estate Research. Today, I'll be talking about our outlook for the future of the global office real estate market. It's Thursday, August 3rd at 10 a.m. in New York. There is more than 6 billion square feet of office space across the globe with value of more than 4 trillion U.S. dollars. Within this vast market, there are clear differences across the regions, ranging from occupancy to design to financing. In the U.S., office real estate fundamentals this cycle appear worse than they were during the great financial crisis of 2008 in terms of occupancy, subleasing activity and office utilization. In fact, overall, U.S. office utilization seems to be stalling at 20 to 55% compared to other regional markets in the 60 to 80% range. This trend will likely remain in place as key U.S. tenants are looking to reduce office space by about 10% over the next three years. Work from home and hybrid arrangements are the biggest drivers, particularly with business services and technology focused firms on the West Coast. In addition, sharp rate hikes and regional bank weakness have driven up loan-to-value ratios in the U.S. versus global peers. Looking at other countries, Australia and Mexico may be having similar problems as far as work from home is concerned, but average loan-to-value ratios are much lower, which lenders typically consider a good sign. Mainland China is unique among our coverage markets for having declining rates. Hong Kong seems to be the most undervalued and closer to bottoming, and we prefer it over Singapore, Japan and Australia. In Latin America, we remain on the sidelines. Despite the increase in net absorption growth, the office real estate market is still showing a slow paced recovery from pandemic levels, especially in Mexico. All in all, global office markets remain 10 to 15% oversupplied. While higher vacancy is an issue impacting all countries, an important emerging theme across the various region as a bias towards newer and greener buildings. Our channel checks with tenants and landlords suggests that as employees, especially the younger cohorts, choose to work for organizations with strong climate change values, employers will seek to establish offices and more energy efficient buildings. Also, in an effort to encourage office attendance and in-person collaboration, occupiers are gravitating toward younger buildings with more attractive amenities. Overall, as we look across regions and countries, one common thread is what we call "bifurcation", that is a widening gap between the class-A prime assets and the rest of the commodity B&C space, which is happening at an accelerating pace. We believe it would take 5 to 13 years for the global office market to return to pre-COVID occupancy levels. However, the class A prime assets can recover in half the time as the rest of the market and newer, greener buildings in particular are likely to be most favored. Bottom line for the U.S looking at fundamentals is that New York and Boston on the East Coast are showing the most resilient trends. Downtown L.A., downtown San Francisco, downtown Seattle and even Chicago are showing the most headwinds, sunbelt markets are somewhere in between but have been lowing. Thanks for listening. TV and film writers are taking to the picket lines for the third day, after failing to reach an agreement with Alliance of Motion Picture and Television Producers. This week's SGV Connect features a pair of interviews with former Pasadena Mayor Rick Cole and San Gabriel Valley Conservation Corps (SGVCC). Director Norma Quinones. In our first interview, Damien talks with Cole ostensibly about the dozen opinion pieces Cole has written in 2023 about how Pasadena can grow as a city in the future. In the interview Cole laments how Pasadena has changed in the two decades since he was mayor and hopes the city will recommit itself to its progressive routes in coming years. In the second half of the interview, Cole discusses his current job working with L.A. City Controller Kenneth Mejia and what political leaders can learn from Mejia's unconventional style. In the second interview, Quinones explains what the SGVCC does: hiring youth in need of job training, and enrolling them in high school if necessary. The job sites they learn on include greening the region's streets with native plants, repainting the Puente Valley's county walls in a continuation of the area's iconic but sometimes fading vine murals, and pulling out deadwood and invasive species in the San Gabriel Mountains. Today we chat with the incredibly talented Michael Torquato DeNicola @iamtorquato at his home/studio in Downtown L.A. Mike grew up surfing with his Father in South Orange County Ca. Mike talks about how living a bit inland helped him surf better because he was able to surf different spots around South Orange County and was able to see a very high level of surfing at a young age. Mike tells us how he graduated from USD, then chased pro surf contests for awhile, and realized that you lose way more then you win surfing in contests. He talks about getting away from surfing contest and moving to Pacific Palisades, were he worked in the movie/TV industry, all the while doing art that he enjoyed making. Mike is now an artist by profession, with many art pieces shown all over the world. How boomer was it? From the Rolling Stones in Anaheim to Sid Vicious in Texas, from Jerry Brown in Sacramento to Hubert Humphrey in Chicago, it was all here.
The Pineapple Express is a non-technical term for a meteorological phenomenon characterized by a strong and persistent flow of moisture and associated with heavy rain and snow from the waters near the Hawaiian Islands and extending to locations along the Pacific coast of North America, mainly California. Such weather patterns set up every few years during the winter, the winter is the rainy season on the west coast of the US. In February of 1980 an extreme version of this pattern set up and lasted for almost a week reaching its height on February 19. Rain had been falling in Los Angles since February 13th, in the first in a series of storms pushed along by the Pineapple Express. Downtown L.A. recorded more than 12" of rain from the 13th to the 19th. In the mountains south of Monterey, more than 22 inches of rain totaled by the 19th. Unofficially, 19 deaths were attributed to the storms in Southern California alone, with more than $100 million in damage, $325 million in 2022 dollars. Estimates in Arizona indicate at least 4 storm related deaths and an additional $35 million in damage. There was also flooding in Arizona, especially in Phoenix. Shortly after 2:00 PM on February 19, 1980 a tornado touched down at the Fresno Airport, which broke the plate glass windows and damaged the roof at the terminal building. After serving for five years in the British Royal Navy as a Mine Clearance Diver, Tim left England for Hollywood in 1992 to pursue his dream of a career as a stuntman. For the last 28 years, he has worked on most of the big-budget action movies. He has crashed, slid, jumped, and turned over cars, (“Mr & Mrs Smith”, “Dukes of Hazzard”, “Man of the House”, Fast & Furious 4), performed high falls and skydives; he has been strapped to an ejection seat during freefall (“Stealth” & Iron Man), BASE jumped from a moving car, (“xXx”), BASE jumped into Downtown L.A. (“Along Came Polly”), BASE jumped live into the 2004 Superbowl at Houston Reliant Stadium (in front of 80,000 people), flown his wingsuit over L.A. and landed in Paramount studios, (“World Stunt Awards”), Spent hours, days, & weeks underwater (“Sphere & “The Hunley” "Man of Steel), been involved in extensive fight & weapons based work, with the finest fight choreographers in the business, (“300”), as well as all of the “nuts & bolts” of stunt work; falls, wire-work, crashes, fire burns, etc, etc. During this time, Tim has stayed busy, during his off time, traveling the world, BASE jumping and skydiving. He has accumulated many high profile BASE jumps including “Angel Falls” (World Highest Waterfall, Venezuela), “Petronas Towers” (World Tallest Buildings, Kuala Lumpar, Malaysia), climbed and jumped from “The Eiger” (the infamous Swiss mountain) as well as most of the big walls in Norway, during three separate trips there. He has also jumped in many other locations, which due to reasons of legality, cannot be mentioned here. As a filmmaker, Tim has documented some of these trips, then directed, produced, and edited a short film, which won an Aerial Film Festival. Los Angeles-based artist Rakeem Cunningham talks about: growing up in essentially a small town (Pacoima) within Los Angeles, where he still lives and works out of a custom-built studio under his bedroom (though he’ll be moving out soon); his day job as the gallery manager for Gavlak in Downtown L.A., work which he really appreciates, and where he especially enjoys being a warm and welcoming host to black visitors to the gallery; how he started working in self-portraiture in lieu of hanging out with friends, and how it became a form of self-love as well as a way put his work out there via Flickr and Tumblr, before the Instagram era; and how he navigates photographing himself nude while avoiding fetishism and objectification.

Their debut album "3 Years, 5 Months and 2 Days in the Life Of..." went four-times Platinum in the U.S., and the title refers to the length of time it took Arrested Development to get a record contract. Hailed by critics as being a trailblazer of afro-centric positivity, 3 Years, 5 Months and 2 Days in the Life Of... won two Grammy awards and was included in a list of 1001 Albums You Must Hear Before You Die. One of our favorite stories that Speech shared with us involves Spike Lee...yes, Spike Lee! Just a few months after the release of their debut album, he was tapped on the shoulder by the legendary film director and asked to compose a song for his upcoming biopic based on the life of Malcolm X. This chance encounter spawned the song Revolution", which was a focal point of the film's soundtrack when it was released in 1992. Never wavering in his social activism and message of unity over the past 30 years, in the 2018 documentary, "16 Bars," Speech helped to mentor and guide four musical artists in the prison system — winning best documentary at the Downtown L.A. Film Festival in the process. We talked to Speech about coming of age in Milwaukee and how his childhood molded his view of the world. From racism to gang crime and the suicide of a close friend, Speech has experienced many personal challenges, yet his positivity still endures. His hard work & loyalty to the music & the craft has made him one of the brightest stars in the Los Angeles Underground Dance scene. An ace in the DJ booth, his demeanor is soft spoken; he lets the music & his dedication to Dance do all the talking for him... He is the founder of LA's wildly popular "re:love" events which take place once a month in Los Angeles, “re:love is a demonstration of the positive energy created when music, dance & dynamic social interaction are in harmony” says Bret - & it shows every month when re:love is in session with upwards of a thousand partygoers from all walks of life in attendance. Bret's most recent residencies include appearances at "Hustle" (a weekly Sunday gathering in Downtown L.A.) as well as a residency with LA's staple Deep House label "Good for You Records" which takes place weekly at Bardot in Hollywood directly above Avalon. Outside of the DJ booth, Bret is dabbling more and more in the recording studio. In 2010 Bret started collaborating with Jason Blakemore to form the duo "Puddle Mirage" releasing several tracks on Jason's Life Music label, and occasionally can be seen playing out together under the Puddle Mirage moniker. His most recent project, a release entitled "Sound Clap" a collaboration with Kenny Summit, and Noa (out on GFY Records) successfully made the traxsource top 10 in 2013 & promises more music projects to be released in 2014.
