222: Santorini Secrets: Mediterranean Living at MIA'S Kiki goes on location to Greece to experience the Mediterranean Diet — Santorini style. Today's Lexi:  Μεζέ – Meze – Appetizers In Today's Episode: Join Kiki and Sellia, owner of Mia's Restaurant on the island of Santorini in Greece. Today you will love an authentic and vibrant conversation about the Mediterranean food that is prepared and crafted by an all-woman kitchen spearheaded by chef Ellie.  What is fava, and how versatile is it? What is the secret to Mia's village salad, and how did Sellia get to Santorini in the first place?  There's so much more to this conversation, so please tune in. Resources: Mia's Restaurant Cupitol Coffee Cupitol — The Restaurant About Sellia Sellia Georges is a third-generation restaurateur whose family has been part of Chicago's restaurant industry for more than 40 years. Growing up, she worked in her family's restaurants — JC Georges (opened in 1982), OPA Estiatorio, Portofino Italian, and Elly's Brunch Café — and later worked alongside her father on the opening of the Elly's 24-Hour concept in downtown Chicago in 2010.   Sellia considers Cupitol to be the evolution of Elly's, bringing together an easy-going European atmosphere with an all-day dining experience. She opened the first Cupitol Coffee & Eatery location in Evanston in 2016, followed by a second location in Chicago's Streeterville neighborhood in 2017, and a third location featuring an expanded bakery in West Loop in 2021. Her vision was to create a versatile space where guests could enjoy breakfast or coffee with friends, a full meal, work at a communal table or lounge, or simply grab a cold-pressed juice to go. Her Greek heritage is reflected throughout Cupitol, from the relaxed lounge atmosphere to the menu, which features house-made pastries, specialty roasted coffee, and creative cocktails.   Sellia's next concept brought her back to her roots with the opening of MIA'S Restaurant in Oia, Santorini, where her ancestors were born. Conceived during the pandemic, MIA'S has since become one of the most beloved restaurants in Oia, offering comforting yet elevated Greek cuisine through a modern, seasonal lens.   Most recently, in December 2024, she launched Cupitol The Restaurant, an expanded evolution of the Cupitol concept and the brand's fourth location. Her goal was to create an accessible all-day restaurant serving delicious, high-quality food and drinks for breakfast, brunch, lunch, and dinner at approachable prices. In addition to the signature Cupitol offerings, the restaurant features a specially curated dinner menu designed exclusively for this concept.   Alongside her extensive hospitality experience, Sellia holds a bachelor's degree in Sociology from Kingston University and a master's degree in Psychology from University of Essex. EAST LANSING, Mich. – Martin Commercial Properties has released its 2025 H1 Market Insights Report for the Greater Lansing Area, offering an in-depth analysis of commercial real estate conditions across the industrial, office, and retail sectors. The report points to increasing market stability and positive momentum, even as many industries continue to navigate broader economic uncertainty. MBN: MCP Van Martin “While the economic landscape remains mixed, commercial real estate in Greater Lansing is demonstrating resilience and steady forward progress,” said Van W. Martin, CCIM, SIOR, CRE, President and CEO of Martin Commercial Properties (left). “Across all three sectors, we're seeing fundamentals that suggest the market is adjusting thoughtfully rather than pulling back.” According to the report, the industrial sector continues to be supported by historically high rental rates, limited availability of modern facilities, and sustained investment tied to manufacturing, logistics, and energy-related users. Demand for well-located, functional industrial space remains strong, underscoring the region's competitiveness and long-term growth potential. The office market is showing early signs of stabilization as obsolete inventory is removed, sublease space declines, and tenants increasingly prioritize high-quality, well-located buildings. While challenges remain, particularly in older properties, leasing activity and owner-occupier interest are helping rebalance the market. Retail performance remains strongest in established corridors, where consistent leasing activity, redevelopment of formerly vacant spaces, and targeted new construction continue to reinforce neighborhood and necessity-based retail demand. Prime locations are outperforming the broader market, reflecting disciplined expansion by retailers and continued consumer engagement. MBN: MCP GL “Greater Lansing's commercial real estate market is evolving in a measured and responsible way,” Martin added. “The data shows continued confidence in quality assets, strategic reinvestment, and a foundation that supports long-term economic health across the region.” About Martin Commercial Properties: Martin Commercial Properties is one of Michigan's leading independent commercial real estate firms, with a legacy spanning over 60 years. Renowned for its unparalleled expertise, influence, and client-centric approach, Martin Commercial Properties offers a complete range of commercial real estate services, including brokerage, property development, property management, investment services, and corporate solutions. Based in Salina, Kansas, Ingermanson oversees a diverse multi-concept portfolio that includes Mokas Coffee & Eatery, Chompie's, and a massive franchise footprint as one of the nation's largest Freddy's Frozen Custard & Steakburgers operators. The conversation explores Ingermanson's journey from his early days at Burger King to managing high-growth brands across multiple states, emphasizing his philosophy of developing people, leveraging data for site selection, and maintaining a competitive edge through personal discipline and organizational alignment.10 Takeaways Diverse Portfolio: Ingermanson manages a multi-concept operation through JRI Hospitality, including Freddy's, Mokas Coffee & Eatery, Chompie's, and the Salina Country Club. Humble Beginnings: His hospitality career began with a formative job at Burger King at age 18, which taught him the impact of a fast-paced environment. The "Dream" Philosophy: He views his role as a tool to help employees achieve their own dreams, even if those dreams eventually lead them away from his company. Strategic Growth: JRI Hospitality focuses on "concentric" expansion, starting in Kansas and moving into neighboring states like Oklahoma and Arizona. Data-Driven Decisions: He avoids high-cost markets like California in favor of areas with favorable demographics and political climates, such as the Midwest and South. Information Management: A self-described "fast metabolizer" of information, he consumes podcasts and books specifically to solve immediate organizational needs. Personal Discipline: He maintains an intense routine, starting at 5 a.m. and consuming a high volume of coffee—up to a gallon a day. Power of Retention: He emphasizes that retaining existing employees is more critical and cost-effective than constant recruiting. Cultural Alignment: He focuses on aligning high-value performance indicators with the organization's overall mission to ensure consistent success. Market Awareness: He monitors industry volatility, including the impact of tariffs, commodity prices, and AI on the hospitality landscape.

Philanthropy can change the way we think about business when it's treated as part of the culture rather than an afterthought. How does a company grow stronger when it gives back to the community that supports it? And how can service outside of work shape the kind of leader someone becomes?   Sarah Lockwood talks with Brianna Borin, Chief Operating Officer of Snooze A.M. Eatery, about the lessons she has learned from nearly two decades of weaving community impact into her work. Brianna shares how Snooze's early days of volunteering at the Denver Rescue Mission set the tone for a company-wide approach that now includes programs like the Changemaker initiative and long-term partnerships with organizations such as Urban Peak. She also reflects on her own leadership development through board service, youth mentorship, and global volunteer experiences that have deepened her sense of personal satisfaction and purpose.   Listeners can learn more about supporting youth experiencing homelessness through Urban Peak's Urban Nights Kicks & Culture Sneaker Ball at urbanpeak.org/urban-nights. Brianna also recommends Tommy Spaulding's books, The Heart-Led Leader and The Gift of Influence, which have shaped her vision of philanthropy and leadership. Her story and these resources show how integrating service into business not only builds stronger communities but also creates deeper fulfillment for leaders and their teams.   Episode Breakdown: 00:00 Philanthropy and Service as a Business Value 02:03 Brianna Borin's Journey with Snooze A.M. Jeffrey Epstein was a regular patron at 75 Main, an upscale restaurant in Southampton, New York. The restaurant's owner, Zach Erdem, later publicly addressed that association by dramatically destroying the very table Epstein—and Harvey Weinstein—frequently occupied. Erdem used an ax and sledgehammer to break the table and then set it ablaze, in a symbolic gesture meant to erase the “bad energy” the disgraced figures left behind. The spectacle drew cheers from staff and patrons. This symbolic act was not just performative but a deliberate statement: “People who abuse women are not welcome here,” Erdem declared, effectively drawing a line between his establishment and the abusers it once hosted. The flaming table became both a literal and figurative cleansing—an attempt to reclaim the space from the stain of Epstein's presence. To contact me:Bobbycapucci@protonmail.comsource:https://www.icij.org/investigations/paradise-papers/jeffrey-epsteins-offshore-fortune-traced-to-paradise-papers/Become a supporter of this podcast: https://www.spreaker.com/podcast/the-epstein-chronicles--5003294/support.
