Enquiries are the topic of discussion for this latest Today's Conveyancer Podcast. The bane of most conveyancer's existence, there has been much discussion about the volume, and what might be considered triviality, of enquiries raised on property transitions. To discuss the issue host David Opie is joined by Peter Ambrose, CEO of The Partnership, a conveyancing firm based in Guildford which completes around 200-300 transactions per month.The Partnership have seen a 35% increase in the volume of enquiries this year alone, and Peter says there is no doubt that dealing with enquiries is the single largest element of the transaction his lawyers are spending the most time on. And without pulling any punches Peter's view is that the situation is only getting worse with increasing numbers of "poor quality enquiries" which he attributes toa lack of traininga fear of the risk posed by not asking the questionlack of understanding of where the risk isWhen probed on the final point Peter points to the source of claims for PI Insurers which include enquiries that are not being passed on from clients; "clients ask questions and we don't answer it at all, or we don't get a satisfactory answer" says Peter.  He also offers a second consideration which is that conveyancers are not asking the right enquiries in the first place"If a claim is brought against the firm, the first thing that should be done is to review the enquiries; and there often isn't enough transparency around enquiries. They've been raised in emails, or over the phone... in other words not in a structured way. There needs to be a clear audit trail." Tracking enquiries is difficult and there is a risk of accusations of dumbing down the law and undermining expertise when people start to talk about mandating enquiries, or templating enquiries. This means that many people with this disorder aren't getting the help they need. In this episode of From Survivor to Thriver, we have a special two-part episode with Zach Westerbeck, where we talk about the things that people don't know or understand about OCD, what it actually is, the truth about intrusive thoughts, and so much more. Zach Westerbeck is a Mental Health advocate, National speaker, College Success Coach, and author of “You're Not Alone”, who was diagnosed with an anxiety disorder in 2016. During that time period he experienced severe anxiety, deep depression, and thoughts of suicide. After hitting his rock bottom moment, he sought help and started to recover. Through his recovery process, he became Mental Health First Aid certified and now travels the country educating thousands of students on the fundamentals of mental health. I had a hidden desire to own it one day. I wanted to complete different arts, and save them to show to others while also developing my painting skills. Since I had a passion for painting, I thought the toy would be perfect for me. I told my aunt about my fascination with this toy, and a few days later, she gave me this toy as my birthday gift. I was so speechless(因惊讶而说不出话) when I had it.This toy was important to me because I have longed for it and that was a special gift from my beloved(亲爱的) aunt. I remember playing with it till I was 8 or 9 years old and I had painted lots of things on it. As a kid, no doubt, that was a fascinating and exciting toy for me.

We jogged every day and the views of the mountains and pine trees were a sight for sore eyes, and the breeze(微风) was so refreshing. It's a place that I love recommending my friends as a go-to place(必去的地方) to unwind, seek adventure, and just be lost in the moment.

We also went snorkeling on Coral Island, where we marveled at(惊讶不已;不胜惊羡;大为赞叹) the beauty of brilliant coral reefs and swam with a variety of colorful fishes. Finally, we sailed, which allowed us to soak up the sun(沐浴阳光) while taking in views of the vast blue ocean. Overall, we had a blast(玩得很开心) even though we celebrated Spring Festival in a different setting. The Thai-Chinese community gave us a sense of belonging(归属感) considering the fact that we were in a foreign country. Although I must admit that I wasn't very fond of the crowd but regardless, we were over the moon(非常开心).

Then, I tried surfing even if I had fear on water. This activity was nerve-wracking at first, but surely it was energizing and refreshing dancing through the waves. Likewise, we had played beach volleyball with some hotel staff. We had a friendly match so we just ended with laughter and memories. On our last day, we had a chance to do island hopping as well where we visited different islands of the city. It was a 2-hour hop where we ended with a big meal waiting in a beautiful island.I really miss travelling now. I hope the world will be fully healed soon, so I could go to old or new places again and have memories of a lifetime.

We are a single entity franchise of the elite football league. The league has 8 teams that play in the Eastern and Southern regions, including GA, PA, NY, and more.  The Music City Fire will begin playing in March of 2020.
