In this fast-paced episode, Kevin Ortner and Noel Christopher take a look at the state of the rental market, while also highlighting opportunities that are available for property investors in the SFR build-to-rent space.As most investors know, there are a number of different dynamics going on in the housing market right now.Supply is low, demand is high, and mortgage rates are low. Investors are buying these investments up, and there’s not much inventory. Noel Christopher, Senior Vice President of Portfolio Services, says that SFR investments remain a solid investment. In this space, rent collection and occupancy rates have always trended higher than multifamily, but even throughout these current times of economic instability, the trend has continued. SFR as an investment has remained strong. The entry-level home buyer and the entry-level renter are essentially the same person, says Noel –they may not be able to buy right now, due to the economic impact of the Covid response. But they will still need housing, and demand for SFR rentals is still high.

This week I interviewed my friend Kevin Ortner. Kevin is the president and CEO of Renters Warehouse. During this 30 minute conversation Kevin and I discussed everything from the actual single family rental market, marketing and showing activity, and where he sees it going from here. It was nice to have a discussion with Kevin that was positive. Renters warehouse felt an obvious dip in late March, but Kevin's opinion is that they already see April rebounding. Both Kevin and I think that we are going to have a good summer, but we also know some of the things we've experienced will have lasting implications. According to a recent article in Mortgage Professional America, the fastest-growing segment of the housing market today is single-family rentals. The shift to single-family rentals is being driven by a number of factors, notably tight mortgage credit and millennials’ lifestyle choices, which differ from earlier generations’. For the past three years, single-family rental has hovered around a 30% growth rate, compared with an average growth rate of less than 15% for multifamily during the same period.
