Join us as I recollect my very first STR contract with 18 STR's all owned by the same person.  The Industry as a whole has changed. Now it's utter craziness and people who are constantly looking for something for free. At one point I had 67 STR along with the 50 homes a day that we cleaned normally. As I got larger, I didn't have the time in my schedule to accommodate the middle of the day cleanings. 11-4pmListed Below are some things to consider when Doing STR's.Having STR is an aspect of property management and can significantly impact guest satisfaction and your rental's overall success. Here are some key things you should know about cleaning short-term rentals:Cleaning Checklist: Develop a comprehensive cleaning checklist that outlines all the tasks that need to be completed between guest stays. This should include everything from changing bed linens to sanitizing high-touch surfaces.Timeliness: Guests expect a clean and ready-to-use space when they arrive. Aim to complete the cleaning process as quickly as possible after the previous guests have checked out to ensure the property is ready for the next guests on time.Supplies and Equipment: Stock up on cleaning supplies and equipment, including cleaning agents, vacuum cleaners, mops, and microfiber cloths. Make sure everything is in good working condition.Quality Cleaning Products: Invest in quality cleaning products, especially those that are effective against viruses and bacteria. Disinfect high-touch surfaces thoroughly.Laundry: Ensure that all linens, including bedding, towels, and kitchen towels, are washed and sanitized between guests. Today I am so excited that I am here with special guest, my sister and registered dental hygienist, Lauren Stanford. The question of the day is “What do I do when a perio patient asks, “Why do I need 4 cleanings in a year?” This is a great question that gets asked often and is so important to create value and understanding of periodontal disease for your patient. I believe it all starts at the appointment when they receive the diagnosis. At that appointment much of the time should be spent explaining to the patient what periodontal disease is and what to expect going forward. Let me give you an example of how I would handle a situation like this with my patients. Let's pretend I have Sue in my chair you just got diagnosed with periodontal disease for the first time. This is what I would say to her:“Sue, as you heard from your periodontal measurements you do have some areas of concern. In the upper left and lower right you have areas of 5mm which means you've lost bone and are unable to successfully clean out those pockets. What the bacteria has done is accumulate in those pockets and become destructive and has destroyed the bone that holds your teeth in place. This is called periodontal disease. Periodontal disease is a disease that can only be maintained, and cannot be cured. It is a disease that not only affects your teeth but also your overall health such as increasing your risk for heart disease, stroke, and diabetes, to name a few. So going forward, this is what we are going to do. We will start with a procedure called scaling and root planing, which will remove the bacteria, tartar and toxins below the gumline in hopes that we will shrink these pocket depths to a level that you are able to clean at home. Going forward, it is crucial that I see you every 3 months. The reason behind this is that bacteria gets destructive and does damage and can destroy more bone in 90 days. The main objective with periodontal disease is not to lose more bone, so that is why is it critical for a patient to be seen every 90 days. Another difference going forward is you will no longer be a standard cleaning, that type of cleaning only cleans the surface above the gumline and your disease has spread below. America's Dental Expert Deep Cleanings for Life The term "deep cleaning" is an unfortunate description for what dentists and dental hygienists call periodontal maintenance. Periodontal maintenance is a dental cleaning AFTER treatment. A "regular" dental cleaning implies there has never been periodontal treatment performed. When do patients receive periodontal maintenance instead of prophylaxis (a "regular cleaning")? Periodontal maintenance is performed after scaling and root planing, which is therapy to treat moderate to severe gum disease, or periodontitis. Once you go through periodontal therapy, the healthy environment needs to be maintained. So, once you go through treatment and have subsequent maintenance appointments (deep cleanings) you will ALWAYS have maintenance appointments. This is like a one-way street past the point of no return. Once you have a deep cleaning, every cleaning appointment after that, for the rest of your life, should be considered a deep cleaning periodontal maintenance. There's no turning back, unfortunately. And this isn't just me saying this. That is what the American Dental Association requires, as described in the Code of Dental Procedures and Nomenclature.
