196 | From One Condo & $3,000 Saved to 75 Rentals—How Author and Real Estate Investor Jessie Lang Built Wealth Investing in the Midwest

Investor Mama

Play Episode Listen Later Jun 4, 2026 39:34

Connect with the Investor Mama Tribe Jessie Lang started investing in real estate by “house-hacking” over 10 years ago, and has since grown a substantial rental portfolio that she manages with the help of a small, remote team. In the last 36 months, she’s grown from 11 doors (bought the wrong way with 20% down), to 70 doors and counting. She's laser focused on the BRRRR method, which allows her to put her money to work over and over to create generational wealth. She partners with private lenders to buy real estate with none of her own money, all while providing them double digit returns on their investment! Jessie has created a free mini-course—how to buy 1-3 rentals per month on autopilot (even if you don’t own a property yet, don’t have 20% down, and think rates are too high). When she isn't managing rentals or coaching, she is traveling with her wife Laura, spoiling her 5 (yes 5!) pets, and getting her hands dirty in DIY house projects and gardening. Key Takeaways: Start with $3,000 and a spare bedroom. You don’t need a big down payment to begin. Jessie’s first property was an FHA loan with $3K down. If you already own a home, renting out a room covers your mortgage and plants the seed. Action: Look up FHA loan requirements in your area this week. Find one local real estate meetup and show up. Every contractor, lender, wholesaler, and boots-on-the-ground person Jessie relies on came from networking in person. You don’t need to know anything yet — just go. Action: Search “real estate meetup [your city]” or BiggerPockets forums to find one happening this month. Download a free property management app before you even have a tenant. TenantCloud is free and builds the habits and systems you’ll need from day one. Don’t wait until you’re overwhelmed. Action: Sign up for TenantCloud today so the infrastructure is ready when you need it. Run the BRRRR  (buy, rehab, rent, refiance, repeat) numbers on one deal — even a fake one. Practice underwriting: find a distressed listing on Zillow, estimate rehab costs, and see if it hits the 75% LTV threshold after repair value. You learn by doing the math. Action: Pick one listing this week and walk through Jessie’s formula ($100K purchase + $40K rehab + $10K holding = $150K all-in, needs to appraise at $200K). Hire your “boots on the ground” before you make an offer. If you’re investing outside your market, line up a neutral third party first — someone from a local Facebook group or BiggerPockets subforum who will be your eyes and ears for $50–100 a trip. Action: Post in the BiggerPockets forum for your target market and ask if anyone does property walkthroughs for remote investors. What if the reason you're exhausted isn't because you're doing it wrong — but because you're doing too much? Nell Derick Debevoise Dewey (Nell3D) is here to challenge the most dangerous assumption in modern leadership: that progress always comes from piling more on. In this episode, we unpack: Why high-capacity, values-driven leaders are drowning in ambition — not lack of it The Leading in 3D Framework: aligning Me, We, and World as a stable, sustainable triad — not a trade-off What Nell learned the hard way — from frontline work in the West Bank to a head-on collision with a 10-ton truck — about the cost of doing too much The three-step subtraction process: Stop (gather real data), Drop (minimum effort for desired results), Roll (connect to the system) What horses can teach corporate leaders about energy conservation, minimal communication, and detecting inauthenticity Nell Derick Debevoise Dewey, known as Nell3D, is a Harvard-trained subtraction strategist, author, and speaker. Based in Montana, she blends systems thinking, equine wisdom, and two decades of global leadership development to help difference-makers lead with more impact, not more effort. Wattles, and created a 40-day guided journal designed to help readers actively apply its principles. Instead of simply reading about wealth, gratitude, faith, and creative thinking, this journal turns those ideas into a structured daily practice. Our conversation centers on identity and wealth — and why mindset and belief systems must come before strategy. We talk about the difference between passive manifestation and aligned action, and why visualization without follow-through isn't enough. Edward shares the neuroscience behind journaling and how consistent reflection can help rewire the brain, increase clarity, and shift long-held patterns around money. In this episode, we discuss:How Edward transformed a classic prosperity text into a practical, action-oriented journalWhy identity and belief shape your ability to create wealthThe difference between passive manifestation and aligned actionThe neuroscience behind journaling and brain rewiringGratitude as a foundation for abundanceCreative mindset vs. competitive mindsetWhy repetition and structure (like a 40-day practice) support real transformationStrengthening your relationship to money without shame or guiltIf you're building a business, leading clients, or working to strengthen your own relationship with money, this episode offers a grounded framework for thinking about prosperity differently. Wealth, as we discuss it here, isn't about quick fixes. If money feels harder than it “should” right now, this episode is your reset: you don't have a marketing problem, you have an offer clarity problem. In this conversation, I'm breaking down the foundational truth that changes everything in your coaching or service-based business: you can't sell what you can't name. And I know that sounds basic. But I'm telling you, after talking to business owners every single day, this is the pattern I see over and over again: people think they need better messaging, more leads, a stronger launch, or “visibility.”Meanwhile they can't clearly answer one question:What are you selling?I also share how my background teaching yoga shaped the way I understand offers: one class doesn't change your life, but a practice does. And your business needs to be positioned the same way.If you've been feeling stuck, fuzzy, or like your business should be working better than it is, listen to this episode. It will help you stop spinning and start selling what you're actually here to do.Because your next level isn't hiding in another funnel. It's hiding in the question you've been avoiding. In This Episode, I Talk About:Why revenue doesn't feel “easy” when you're unclear on what you're actually selling The difference between selling a modality vs. selling a transformationHow most coaches and business owners are misdiagnosing their “problem”Why people won't invest time, energy, or money if they can't picture the outcome they're buyingWhy specificity isn't a “niche trap” What “profitable” actually means in terms of business modelsHow values-driven businesses can lead right now, creating spaces of love, safety, and belonging when people need it most.If you've ever found yourself asking “why does making money feel so hard right now?”, pop your earbuds in and give this one a listen. And if you want help getting clear on it, come join me inside the Profitable Coaching Business Bootcamp (week of February 9).
