How can we speed up the house buying process?

Mortgage Insider

Play Episode Listen Later Feb 26, 2026 22:56 Transcription Available

The home buying process remains slow and uncertain for all too many. On average, it now takes around 120 days to complete a property purchase in the UK, a sharp rise since 2007, and around one in three deals still falls through. The cost of failed property transactions runs into billions each year and creates stress for buyers, sellers and mortgage intermediaries alike. In this episode of the Mortgage Insider podcast, host Phil Spencer is joined by Justin Young, CEO of the Royal Institution of Chartered Surveyors (RICS), and Claire Beardmore, Director of L&G Mortgage Club, to look at why the home buying process takes so long and what could help improve outcomes across the market. The discussion looks at how poor timing and late checks add delay, why repeating property surveys and searches wastes time and money, and how doing more work upfront could allow steps to run side by side rather than one after the other. They also explore what England can learn from Scotland’s home report system, as well as other countries with shorter timelines and far fewer fall-throughs, and why confidence in digitisation, reliable data and clear standards will be essential if change is to stick. With reform work under way and more focus on upfront information, the episode sets out why mortgage intermediaries have such a key role in getting buyers ready early and staying close to developments that could shape how homes are bought and sold in the years ahead.See omnystudio.com/listener for privacy information.

Welcome back to The Cycles. This is Session Six, recorded on the turn of the Chinese Lunar Year as we move into the Year of the Fire Horse (2026) and this session is being shared on the podcast. If you'd like to take part of the The Cycles and access the previous replays and any future sessions + contemplation questions on the Facebook group please REGISTER HERE. It is unknown how long this experience will continue for at this stage. In this session I explore what Fire Horse energy brings forward for so many of us. Freedom, movement, momentum. Courage, action, speed. And I ask the question most people skip. Do you actually have the capacity to receive that kind of energy, or does it bring up anxiety, pressure, fear, or the feeling of “not enough”? I'm also sharing transparently what's been shifting behind the scenes in my business and the way I'm choosing to communicate my work. Because the more I've witnessed what's possible for people through emotional processing, the more I've realised something important. Sometimes the gap becomes too big. So I'm bringing it back. Back to the foundation. Back to what has always been true in my work. Processing your emotions is the foundation. It's what creates capacity. It's what clears space. It's what allows support, healing, and momentum to actually land. Inside this episode we cover: The meaning of Fire Horse energy and what it brings up emotionallyWhy “activation” is not the point if your foundation isn't ready to hold itThe pattern I've seen in my own life. Slow down, then everything speeds upHow “support” works, and why it changes outcomesThe difference between knowledge and integrationWhy so many people focus on “nervous system regulation” but avoid the emotional experiences underneathHow manifestation begins when you stop forcing outcomes and start creating spaceA behind-the-scenes share on simplifying my messaging, returning to the basics, and letting go of controlling how people interact with my workAn introduction to The Gateway Experience as a self-paced entry point for emotional mastery without overwhelm This session was originally recorded live inside The Cycles free experience, hosted in a private Facebook group with multiple session replays and contemplation questions you can move through in your own timing. “I hope you continue to be extremely intentional in choosing to be exactly where your feet are every moment that you are.”Lynn WongEpisode Summary:In this keynote episode from Zweig Group's ElevateAEC2025 Conference, Lynn Wong delivers a powerful talk on what it takes to thrive—both personally and collectively—in the architecture, engineering, and construction world. Drawing from her global leadership experience and some transformative moments along the way, Lynn explores where well-being, conscious leadership, and innovation meet. She opens up about her own story: climbing the ladder across three continents, hitting burnout hard, then finding her way back through slowing down and living with intention. Lynn connects the dots between wellness science and team dynamics, the importance of unlearning old patterns, and how to navigate the disruptions reshaping the AEC industry. Her message is clear: make conscious choices, take care of yourself, and build resilience—in your own life and across the profession.Key Takeaways:Intentional Leadership: Being fully present, knowing oneself deeply, and making conscious choices are foundational to thriving as a leader—especially amid rapid industry change.Slowing Down to Speed Up: Sustainable progress in AEC comes not from relentless pace but from mindful “slowing down”—pausing for clarity, reflection, and purposeful action.Personal Well-Being Fuels Teams: Core habits like breathing deeply, moving joyfully, mindful eating, and sleeping gratefully are essential for personal health, which in turn impacts collective performance and creativity.Embrace Unlearning for Innovation: Growth and transformation in organizations and individuals require an openness to “unlearning” old habits and perspectives and a willingness to navigate discomfort.Celebrate Team Strengths: Success in the AEC industry is rooted in collaboration, recognizing individual and team strengths, and honoring human potential in every project. All this and more on this episode of the Zweig Letter podcast.Links referenced in this episode:Connect with Lynn Wong on LinkedInLearn about the Zweig Letter and subscribe: https://thezweigletter.com/Connect with Randy Wilburn on LinkedInGet your FREE Subscription to the Zweig Letter Newsletter.Stay tuned for more

We're still in winter — even if part of us is itching to rush ahead. In this episode of The Spiritual Cupcake, Candace explores the quiet, in-between season where spring hasn't arrived yet, but the urge to speed up is strong. Instead of pushing forward, she reflects on what it looks like to resist the rush and choose stillness — even when it feels uncomfortable.Through small, intentional practices like turning off her phone, sitting in silence during drives, and creating space without distraction, Candace shares how stillness has become an unexpected doorway. A doorway into emotions long suppressed — rage, sadness, guilt, shame — and into the courage it takes to feel them, listen to them, and let them move through the body without carrying them forward. This episode is an invitation to honor the hibernation season, to trust that not everything needs to bloom right now, and to remember that when we allow ourselves to feel and release what's been held for years, spring arrives more vibrant, more honest, and more alive.

In this episode of 4.0 to Pro, Michael O'Neal and Mircea Morariu break down one of the most important strategic decisions in modern pickleball: when to attack. As paddles become more powerful and the game continues evolving into a more offensive style of play, knowing when to speed up — and when to stay patient — can be the difference between winning and losing at higher levels. Michael shares early impressions of a new “CRBN Barrage” paddle and how modern paddle technology is changing resets, counters, and energy output. From there, the conversation shifts into practical strategy for attacking intelligently in today's faster game. The hosts outline key principles for successful speed-ups and instigation, including balance, control, partner positioning, and anticipating counters. They also discuss how the pro game has evolved since the late 2010s, why control still beats power at higher levels, and how to use early attacks as “data points” to understand opponents' tendencies. The episode wraps with discussion of the instigator drill, partner coordination during attacks, and strategic adjustments when you're losing the soft game battle. If you're trying to move from 4.0 to 4.5 and beyond, this episode will help you attack more confidently — and more intelligently. Key Takeaways Modern pickleball is increasingly offense-driven Location > Spin > Power at higher levels Only attack from a stable, balanced base Attack when the ball is in your control Your partner must be ready for the counter Anticipate the next shot before you attack Use early attacks as information gathering Identify and target body positioning weaknesses The instigator drill is one of the best ways to train attack recognition If you're losing dink rallies, shorten the point Upcoming EventMichael O'Neal and Mircea Morariu will be in Mesa, Arizona (March 7–8).Visit PickleHelp.com if you're interested in a clinic or VIP session. 4.0 to Pro is your pocket-size pickleball podcast — one shot or strategy every episode. This is Part 3 of a three-part series on time management, motivation, and slowing down to speed up.If you haven't listened to Parts 1 and 2 yet, go back and start there. This episode builds directly on that foundation. In this final installment, I'm talking about the real reason time management feels so hard for so many people — and it has very little to do with your calendar. In an uncertain world, there are only a few things you actually control:Your thoughts.Your emotional state.Your actions (or inaction). And learning to work from that truth — instead of fighting reality — is the key to a fulfilling life and a deep sense of pride in how you spend your time.In this episode, I introduce a tool I call Mind Blocking. It's designed to pair with time blocking — but instead of controlling your schedule, it helps you develop flexibility, awareness, and emotional resilience while you're working. Mind Blocking is about noticing your thoughts in real time, separating from them, and intentionally shifting your inner experience so you can move forward with clarity and momentum.Because here's what usually happens:You start working.Something goes wrong.A client pushes back.A ball gets dropped. You don't hear back from a prospect. And suddenly your mind spirals into panic, frustration, self-doubt, or resentment — all while you're still trying to get things done. This episode walks you through a 4-step Mind Blocking process that helps you stay in the observation deck of your own mind — so stress doesn't hijack your focus, and momentum doesn't collapse the moment things get uncomfortable. We'll cover:How to decide who you want to be when it comes to follow-through and reliabilityHow to notice unhelpful thoughts while you're working (without stopping)How to replace them intentionally in the moment — not laterHow to let those new thoughts shift your emotional state and build lasting capacityOver time, this practice compounds.Your confidence grows.Your capacity expands.Your relationship with time changes. You stop designing your life around your limits — and start becoming someone who can handle more with ease. This is how you slow down internally… and speed everything else up.Royalty Free Music from Tunetank.com Track: Urban Legend by Musical Bakery https://tunetank.com/track/3362-urban-legend/

If you haven't listened to Part 1, pause this episode and go back now. This is a two-part conversation, and the context matters. In Part 2, I'm talking about the moment most people get stuck: when you don't feel like it. When motivation is low. When you're tired, distracted, traveling, overwhelmed—or telling yourself this just isn't the right time to push.I share a real example from being in Mexico and asking myself a hard question: Am I the kind of person who doesn't want responsibility right now… or am I becoming the kind of person who can hold responsibility anywhere? That shift changed everything. This episode breaks down the difference between designing your life around your limitations versus becoming the version of yourself who can handle more—with less stress. Counterintuitively, it's more exhausting to live a life of constant accommodation than it is to build capacity. When you slow down the right way, you actually speed everything up.In this episode, you'll learn:How to move from “I don't feel like it” to becoming someone who doesThe actions that create real momentum (not fake motivation)How your environment and mental “soundtrack” drive your productivityWhy procrastination isn't a character flaw—it's a solvable patternHow to stop negotiating with yourself and start following throughThis is about time management at a deeper level. I used to think "time management" meant constantly optimizing my time and extracting every last minute of productivity out of myself. But this wasn't time management - it was self-punishment. Like running a military bootcamp in my head. And when you approach time and productivity through this lens, it ALWAYS ends in one of two ways: burnout or complete paralysis (or both). Here's what changed everything for me: I stopped treating time as a commodity to be optimized. I stopped treating myself like a machine. And I learned a human approach to managing my time.In this episode, I'm introducing the first of two tools that completely revolutionized my life - and how I think about time. Send us a textIt's been a minute and before we close the chapter on Season 5, I wanted to come back with an honest, grounded update.2025 was a whirlwind. Being a homeschool mom of three, buying our dream home in Central Maine, expanding my business, and holding space for powerful women all at once has reshaped how I move, create, and lead. And it's also clarified something I've known intuitively for a long time: consistency for the sake of output doesn't work for me or my energy. In this episode, I'm sharing why the podcast is shifting away from a weekly schedule, what slowing down to speed up actually looks like in my business right now, and how I'm choosing depth, resonance, and intention over pressure and performance. This is an invitation for you to let go of what no longer fits, to stop forcing yourself into systems that drain you, and to trust that if you feel like you're meant for more…you're right. Expansion doesn't come from hustle. It comes from alignment, capacity, and permission. If you've been craving space to breathe, clarity around your next level, or reassurance that success doesn't require having it all together this episode is for you.Make sure you're subscribed and on my mailing list for updates on future episodes, interviews, and what's unfolding next. Busyness has become a badge of honor—but at what cost? In this episode, we explore how constant busyness can quietly pull us out of alignment with what we say matters most. When life moves too fast, it becomes a blur—and instead of choosing intentionally, we start reacting by default. This is an invitation to slow down with purpose. Not to do less for the sake of it, but to create the clarity, focus, and alignment that actually speed up meaningful progress. We'll talk about: Why busyness often disguises distraction The hidden cost of always moving fast How intentional slowing creates alignment and momentum Simple calibration questions to help you realign with what you truly want If you've been feeling busy but not fulfilled, productive but disconnected, this episode is a gentle reminder that alignment—not speed—is what moves life forward. www.debrakasowski.com

Slowing down in your riding can feel frustrating, especially when you're eager to move forward or feel like you "should" be doing more. In this episode, I'm answering the most common questions riders sent in after last week's conversation and showing you how slow, steady work creates real, lasting progress for both you and your horse. We'll cover: Where to begin when slowing things down (and why groundwork is the missing step for most riders) How to tell the difference between thinking forward and rushing so you know what's actually improving Why your first attempt at slow work might feel awful, and what that really means about your basics How to keep your horse (and yourself!) engaged when the work feels simple or repetitive What to do if you've been helicopter-riding and your horse falls apart when you stop helping Whether going slow affects fitness — and the mindset shift that makes all the difference How to know if your slow work is working by watching for specific changes in rhythm, balance, and responsiveness If you're a rider working alone without a regular coach or trainer, this episode will help you feel more confident, more prepared, and far less overwhelmed about what "going slow" really looks like in practice.
