BIO: Eric Sim is the author of Small Actions: Leading Your Career To Big Success, giving 66 actionable tips to help one achieve career success. STORY: Eric bought a condo with the hopes of selling it at a higher price. Unfortunately, the government changed, affecting the demand for condos. Eric is yet to sell the property or rent it for income. LEARNING: Don't let your past successes blind you when investing. Identify your buyer before you even buy that real estate.   “Never expect 100% of your investments to make money. Sometimes you lose, sometimes you win.”Eric Sim  Guest profilehttps://www.linkedin.com/in/simeric/ (Eric Sim) is the author of https://amzn.to/3dO0EQO (Small Actions: Leading Your Career To Big Success), giving 66 actionable tips to help one achieve career success. He is a successful banker, having worked with Citi in Singapore, Shanghai, and Hong Kong before joining UBS Investment Bank as a managing director. Worst investment everEric bought a massive piece of property north of Singapore. It was a 2,400-square foot home. It did well because demand was high. One year later, Eric decided to buy another property. The prices had gone up this time, and he paid a lot more for the second property. There had been plans to construct a high-speed rail from Singapore to Malaysia. This saw properties in Malaysia increase in demand. About three years later, the Malaysian government changed. The new government put the high-speed rail plans on hold. This saw property prices drop due to low demand and high supply. Eric tried to sell his property but couldn't as there was no demand. He wanted to rent it out, but it was just not worth it because prepping the property to rent it out would cost 1-2 years of rental income. He is still holding onto the property. Lessons learnedDon't let your past successes blind you when investing. Before you buy property, seriously think about the demand. Who will buy that property when you want to sell it one or two years later? Never expect 100% of your investments to make money. Sometimes you lose, sometimes you win, so don't be too hard on yourself. Don't let one lousy investment ruin your life. Andrew's takeawaysSometimes investing in condos can be a trap where you just get into it because you're excited and then get stuck in it because nobody will buy it. Identify your buyer before you even buy that real estate property. Actionable adviceDo your due diligence and make the correct type of comparison. List down the facts and be your own devil's advocate. The Moonlight Graham Show

This week's Moonlighter goes way back with Moonlight Tim. Eric Stein was a sophomore leader for the Iowa Central Tritons when Tim joined the team as a freshman. Even as a 19-year-old, Eric Stein's baseball IQ made it clear that his future was in coaching if he wanted it. Roughly 18 years after that first meeting, Tim sits down with Eric to talk about Stein's progression from player to head coach for those same Tritons.   Eric Stein grew up on a farm outside Portsmouth, Iowa, and attended Harlan Community High School. After a successful high school baseball career, Stein moved to the big city of Fort Dodge to play for Iowa Central during the 2004 and 2005 seasons. After considerable success as an infielder, including recognition for his defensive skills, Stein played for Grand View University. When his playing days were over, he took a call from Rick Pedersen to come back as an assistant coach. Stein took over as a head coach in the 2018-2019 season and has had consistent success over the last few years, racking up 75 wins so far.   Tim and Eric both have a passion for Iowa Central and junior college baseball. This interview focuses on the world of JUCO baseball from the players' and coaches' perspectives. They cover everything from recruiting kids to a 2-year school to the impact of Eric Sim.    Tim takes Eric through his eight beliefs about success in junior college baseball. These nuggets of wisdom are explained from both the veteran player angle and the current skipper. Tim's list ranges from staying out of trouble to ensuring your attitude and work ethic keep you on the path to success. Stein has to recruit young men to Fort Dodge to help his program take the next step by moving on to 4-year schools when their time in JUCO is done. His success so far shows that he knows what it takes to win at the junior college level, but maybe Tim's list could be the Moonlight bump to help Stein and the Tritons bring home that world series ring.

Previously, when based in Hong Kong, Sim served as a managing director at UBS Investment Bank and an adjunct associate professor of finance at HKUST. He founded the Institute of Life with a mission to train young professionals to be successful at work and in life. I met Eric Sim one year ago when I left my corporate career and needed a coach to help me navigate my social media presence. I saw a clubhouse event he was organizing. I checked his Linked profile and could not believe that he had more than 2 million followers. I registered, and he invited me to ask my questions on the stage during the event. This is how we connected. In the following months, Eric helped me crystalize my strategy and fine-tune my goals. I established many valuable connections with his help. And he gave me the confidence to start writing on LinkedIn. I have never met Eric in person, but I always wanted to share his story – from his humble beginnings to the powerhouse he is today. He made the portfolio career “a thing.” When we were recording, I asked him to walk me through the stages of preparation and execution when he was leaving banking. The answer was not what I expected! Eric said the first thing he did was design his new company's logo and print the business cards. He knew he was ready to leave the banking job when he confidently handed out these new cards, accepting his new future. His three key takeaways for success in any career pivot are three “S”: - Build your Social capital well before you need it - Build your Social media presence - Build your Social network Please tune in to hear his fascinating journey. Happy listening!

Our guest today is Eric Sim. The header on his LinkedIn profile shows a banker, lecturer, speaker and writer, but he is actually much more. Eric is a proponent of the portfolio career, a topic for which he has become a thought leader and the most followed CFA charter holder globally with almost 3 million followers on LinkedIn. Based in Singapore, Eric reached the pinnacle of his career as a Managing director at UBS Investment Bank. From there, he embarked on the portfolio career, founding the Institute of life, becoming a professor, a prominent speaker and now a global thought leader teaching others how to have a portfolio career of their own. In today's episode, we start with Eric's personal journey, how small actions can lead to big returns and the relevance of personal branding for anyone at any stage in their career. We then dive into details and tactics of personal branding, followed by a discussion on the three sources of capital (financial, human, and social) and the outsized returns that can be generated by investing in social capital. Our hosts today are Steve Curley, CFA and Marina Hayes, CFA. Please enjoy the episode. Follow the CFA Society of Orlando on Twitter and LinkedIn.
