During this episode of the Lab Coat Agents Podcast, hosts Tristan Ahumada and Jeff Pfitzer speak with Damion Lupo, a serial entrepreneur who has started over fifty companies and written ten books on personal finance. They discuss why relationships are everything, and connecting with people matters more than automating systems. You’ll also hear Damion’s innovative approach to retirement savings and designing your life in this inspiring episode. Episode Highlights: Damion Lupo is a serial entrepreneur. He bought 150 homes as an agent investor. Then he lost 20 million dollars in the 2008 crash. When he started investing, he found martial arts. He has since created his own martial arts system that involves both healing and self-defense called yokido. Damion feels that emotional intelligence has everything to do with success. Left brain mechanisms are being automated by technology. We must focus on building relationships and connecting with others. Until we're still, we're not present enough to actually know what's going on. The easiest way to learn how to be still is to learn how to meditate. Damion has a “no ding” policy. Most people are chasing the ding. Damion speaks about how chasing the ding is self-sabotage. Your life can change if you shift your environment. He moved to the mountains for a month to escape the pattern of stimulation. Jeff describes how impressed he was by the box Damion’s book arrived in. Relationships eliminate competition. When we can figure out how to put our DNA into all the work that we do, people recognize us. Do work that matters and connect with people. Damion spends a lot of time thinking about how to do something that is remarkable or exciting. He speaks in favor of humanizing over automating. People can feel energy. They can tell when you are just concerned about yourself or about making money. The EQRP is a retirement account that you have control of. When it comes to retirement, hope is not a strategy. Think about designing your own life. The EQRP can play a role in that. The EQRP allows you to start putting money into a vehicle that you can start directing. Start talking to your clients about this as an investment opportunity. You're serving them with new tools and resources. Whenever money comes in, reserve some for yourself and reserve some for the IRS. Damion pays off his credit cards every day. Figure out simple ways to develop habits and rituals. Don't try to start fifteen different habits at once. Damion gets help for the habits he wants to create. If you respect somebody, you're more likely to do what they suggest. Why not apply the same mindset you have about paying your cap to paying your taxes? We tend to fall in love with the outcome rather than the process. Fall in love with the process and that will take the stress away. If you want something to happen, go public with it and ask people to hold you accountable. Focus on the best principles and make sure your life is in alignment with those. Damion writes books to clarify his thinking. Reinvented Life is about how he reinvented himself from a hedonistic person to someone who lives to help others. Unicornomics is based on starting over fifty companies. When you do something over and over again, you tend to learn what not to do. Structure is extremely important when you're starting something. Hire a coach immediately when you start a new business. Find someone who will see your blind spots. Today the most important thing is the relationship. Social media is temperamental. Ultimately we are social beings that want loving connections. Mindfully decide to give your relationships your energy. 3 Key Points: We must focus on connecting with others and building relationships if we want to succeed. Damion Lupo wants you to ask yourself: How can I serve and contribute to others in a deep and meaningful way? If you're just chasing dollars without meaning, you could end up rich if you're lucky, but even if you are one of the lucky ones who makes millions, there's a good chance you're going to be miserable. Damion's been there. He made millions and then lost it all. And he wasn't able to get back on track until he found meaning and truth and focused on that instead of just making money. After going through this experience he and a friend wrote a book called Reinvented Life. Reinvented Life is a process and methodology for stepping into the life you are supposed to be living versus the one you are living today. Personally, I think we should make it a habit of stepping back from our lives and asking: is what I'm doing adding value to the world? Is what I'm doing fulfilling? Am I making a difference in any way other than lining my pockets? The most important thing to me is that you're living the life that you want and that you chose, rather than just following a path or a checklist made up by someone who has no idea what is best for you. "The realisation happened when I lost twenty million dollars. It took me losing everything in my life and starting over and asking a different question. The question is what is true? Looking at what I had done over twenty years and saying that was very hedonistic, that was very me, that was all about consumption. And then losing it all, I think the universe was saying ok, here's the opportunity." Damion Lupo has shown time and again that the human spirit is only limited by the scale of one’s imagination. From overcoming bankruptcy and debt, to building Total Control Financial, an innovative Fintech startup, Damion has seen it all and done it all. However, he maintains that without having a strong “Why” success in business can be meaningless if it is not channeled towards serving a higher purpose. Damion’s entrepreneurial journey started when he was barely 11 years old. Like many other entrepreneurs, he started a business trying to solve his problem. The venture proved to be quite successful, and pretty soon he was hooked on entrepreneurship. After leaving college, he launched a string of businesses and other small enterprises, but his big break didn’t come until around the turn of the millennium. Damion eventually built a real estate portfolio of over 150 homes and was living the jet-setting millionaire lifestyle. But the party didn’t last forever. As a result of the financial crisis in 2008, Damion found himself losing close to twenty million dollars in a few months. Damion decided to go on an introspective quest. He examined his life and his past decisions and realised that despite being successful in material terms, he was unsuccessful regarding his emotional and spiritual well-being. It was this realisation that made him decide to make a lasting change concerning his perspective to life. Today, Damion has translated the wisdom he’s learned over the years into lessons that can be easily applied in any situation. He’s the author of over five books including the Reinvented Life, which details his experiences in entrepreneurship. Today’s episode of Just the Tips couldn’t come at a better time for many entrepreneurs. At a time of the year when we’re reevaluating our lives, what we’re doing, what we think we should be doing instead, it’s the perfect opportunity to listen to this interview with deep thinker and financial freedom advocate Damion Lupo. Damion opens up about his failures, how that set on a path to helping others, and how he goes about finding what’s truly important. He’s a pretty radical thinker, and Dean and I really got a lot out of this episode, and we think you will, too. The key to success: failing fast Right off the bat, Damion introduced us to his philosophy of “failing fast.” He says that often when we fail at something, we fail to learn and we keep repeating the same mistakes over and over again. But Damion switches that up by failing in order to learn, so he can then apply what he’s learned to his next step. And by knowing he’s going to fail fast, he says he’s able to move much more quickly, essentially baking the notion into his DNA and avoiding the trap of overanalysis that tends to slow down many entrepreneurs. Damion is a true original thinker, and if you ever feel like you’re stuck spinning your wheels, you need to hear what he has to say.= Detach failure from your self-worth Damion opened up about a time not too long ago when he started a company and raised $20 million in investments, and then lost all of that money. And what he says is fascinating: He took that experience and learned to detach it from his self-worth. He knew that companies fail, that investments aren’t guaranteed, and that he could learn from his mistakes and learn how to pivot much quicker next time, and so he went back out and raised a million dollars for a new company. And a lot of that shift came from not judging himself by whether he’s had good or bad results with his company. I think a lot of us could use this advice. Rethink everything and worry about nothing As Damion says, one of the ways you can release all of that toxicity that builds up in you after you’ve failed at something is to help others. So in 2012, he was rethinking and reevaluating what he was doing, and interrogating what values drove him to do what he does. And that’s what led him to write his first book, The Reinvented Life, and led me to ask him about what he sees as the spiritual side of wealth. As he says, money is a side effect. What you need to be doing is looking at what impact you can have on people, how you can help people, not on how much money you can make. It’s a really fascinating conversation and not one you’ll hear many entrepreneurs having. How to build financial freedom This is probably the most spiritually intense episode of Just the Tips. Damion is all about stripping down the unnecessary chaos in people’s lives, and figuring out what’s most important to them. And then from there, it’s about building the financial freedom so they can enjoy those important things. And as he says, it’s all about taking it one step at a time, not just hopping on a plane to Bali. MEET DAMION LUPO: Best Selling Author in personal finance and retirement planning, host of the Transformation Nation podcast, owner of 30+ companies and founder of his own martial art – Yokido ®. The only thing Damion really fears is REGRET. His formula for success AND a fulfilled life by making tons of mistakes as quickly as possible. This guy literally plays by a different set of rules, even buying his first rental house on his VISA, a move that snowballed into 150 rental houses in less than 5 years. In 2008 he lost the entire 20 million dollar business but 4 years totally recreated his wealth and reinvented his life. Today he leads 3 global companies with one unified mission: To free people from money bondage. Perhaps his fierce independence and self-reliance had something to do with growing up in Alaska dodging polar bears working at 80 below zero in the arctic circle. Perhaps he simply rejected norms and truths from the past. Regardless, his path was set early, tattooed into his soul- that of a free thinker, an entrepreneur, a disruptor and a change agent. Following high school, Damion was invited to work at a classified department of energy particle accelerator lab in New York and then in DC for the US Senate after which time he was awarded a full Air Force ROTC scholarship, sights set on becoming a fighter pilot. But that Mach 3 path got shot down quickly by concerns of being trapped in a regimented system wrapped in red tape and spiritual containment; systems that would no doubt limit his ability to pursue his dreams, and a path to them developed on his terms. This angst led to his dropping out of college… not once but 4 times. One of those times in the late 90’s was the result of being angry that students were forced to use the official campus bookstore to buy and sell used books. Monopolies made him crazy because they take advantage of a captive population and in this case, every student was required to buy and sell used books through the official store and get gouged all the way. This seemed more like Communist Russia than the United States. Annoyance and an ongoing fixation on fixing market problems led him to start an alternative bookstore inside his dorm room to compete with, rather…to DOMINATE and DESTROY the corrupt campus bookstore. With the established monopolistic player on the verge of bankruptcy, Damion was kindly invited to shut down or be thrown out of school by the dean. Not being dissuaded from his disruptive pursuits to put more money in the hands of his fellow students, he declined shutting down, executed his high speed used book exchange and in 1 week of balls to the wall campus book exchanging he earned enough to pay his full tuition. Since then Damion has started 37 businesses, including an insurance agency – the youngest agent in history for the fortune 500 company, a global precious metals firm, a dozen real estate development and investment companies, a private equity firm, several consulting firms and a network marketing company that he grew to 4000 people in 6 months. While many people struggle with building a network marketing business, Damion did his “all in” maneuver and tapped into one of his secrets of success, modeling. He found the million dollar earners and did exactly what they did and like magic the firm grew vertically. Blind faith is either rewarded or punished by the universe with gentle taps or stinging slaps and Damion got both in half a year. He’s learned, without exception, in venture after venture, one thing is always true, that without total devotion and a to the death loyalty to the cause there is a zero percent chance of epic results or real fulfillment. this was Damion’s low point – losing his worth and what it was all about 30:38 – In 2010, Damion joined a campaign and felt that he was still not willing to be fully honest with himself 31:06 – Damion was fired as a volunteer, but he pretended he resigned 31:21 – Damion looked at himself and acknowledged the truth about what was happening to him and began to ask for help 32:08 – Damion shifted from just wanting more to being able to create something positive 33:02 – Damion gets out of a low point by spending time with people who have a positive outlook and an abundance mindset 33:34 – Decide consciously who you spend your time with because you are going to become those people 33:55 – Damion spends his time with people who are seeing the bigger picture and those who are creating financial and spiritual wealth 34:21 – Teaching helps Damion to be future-focused and optimistic 35:15 – Damion dropped out of college three times and was kicked out once 35:36 – Damion hated that students had to pay so much money for books, so he made his own bookstore in his dorm room 36:08 – In a week, the bookstore felt a loss in revenue and went to Damion’s university president 36:24 – Damion refused to stop selling and was kicked out 37:03 – Damion kept on coming back to college because he was pressured by his family and society even though he was not feeling it 37:23 – The last time Damion was in college, it took him 45 minutes before he was running out of the campus 38:11 – Damion says his parents did not understand what he was doing and it was hard for him to share it with them 39:10 – After Damion’s mom read his book, she asked him why he did not tell her all those stories; Damion Lupo could be considered a true renaissance man in every sense of the word. The Alaska-born, Austin, Texas-based entrepreneur has shown time and again that the human spirit is only limited by the scale of one's imagination. From overcoming bankruptcy and debt to building Total Control Financial, an innovative Fintech startup, Damion has seen it all and done it all. However, he maintains that without having a strong “Why” success in business can be meaningless if it is not channeled towards serving a higher purpose. Damion's entrepreneurial journey started when he was barely 11 years old. Like many other entrepreneurs, he started a business trying to solve his problem. He didn't have access to video games, and so he decided to start buying, selling and trading them with his friends. The venture proved to be quite successful, and pretty soon he was hooked on entrepreneurship. He parlayed his early success into another profitable venture, selling books from his dorm room in college. His sheer tenacity and instinct for making deals almost put the University's bookstore out of business. He received an ultimatum from the Dean to either shut down his business or leave the school. But when you're a bulletproof entrepreneur, and your business generates your entire tuition money in just four days, the decision is pretty much a no-brainer. After leaving college, he launched a string of businesses and other small enterprises, but his big break didn't come until around the turn of the millennium. Damion got inspired to go into real estate by watching a late night infomercial. He financed his first investment property purchase with confidence and credit cards. In his words, the situation at the time was just simply “I didn't know that I couldn't buy a house with a credit card.” Mr. Lupo eventually built a real estate portfolio of over 150 homes and was living the jet-setting millionaire lifestyle. But the party didn't last forever. As a result of the financial crisis in 2008, the music stopped, and our hero found himself in a tight position losing close to twenty million dollars in a few months. A lot of his real estate purchases were financed with debt that was backed and guaranteed by his personal assets. As the cash flow from the rentals failed to cover his debt payments, the banks called in the loans, and he was left with little choice except to file for bankruptcy. This period was particularly challenging because he lost the money entrusted to him by his friends and family. Amidst the personal and financial crises, Damion decided to go on an introspective quest. He examined his life and his past decisions and realized that despite being successful in material terms, he was unsuccessful regarding his emotional and spiritual well-being. It was this realization that made him decide to make a lasting change concerning his perspective to life. Today, Damion has translated the wisdom he's learned over the years into lessons that can be easily applied in any situation. He's the author of over five books including the Reinvented Life, which details his experiences in the trenches of entrepreneurship. He's also a noted speaker & teacher and the founder of a unique form of martial arts called Yokido, which blends the teachings of Yoga & Aikido. His new business Total Control Financial helps people take control of their financial lives to that can have the freedom to create a life of their dreams. Listen in as Mark and Damion talk about living on the beach, Damion's journey to building an 8 Figure real estate empire, taking risks, making mistakes, putting systems in, and investing in QRPs. In this episode of the Best Passive Income Model, Mark chats with Damion Lupo, owner of an 8 figure real estate empire, multiple black belter, a renaissance man of life. Damion left home at 17, made his mistakes along the way, but made it by the time he was in his 20's. Damion mentions that when he left home at 17, he was moving fast, not listening to the rule, making his own rules, and just going for it. He did something unorthodox and brought what he learned from the experience of having his first big mess and stumbling around and learned what he didn't know. Now, he has more than 30 businesses and companies. When asked about Damion Lupo's Tony Stark-ish lifestyle, Damion says that when he moved to the beach in California, he started getting up between 4 to 5 in the morning and doing whatever it is he was going to do including conquer the world and create stuff. The journey to having 30 companies started in the late 1990s, when Damion owned an insurance agency at the age of 20. His friend, who later abandoned him, brought the deal to him. On December 30, 1999, he went to the closing and paid with his Visa Card. He remodeled that house and learned about electrical work by electrocuting himself. He says he also learned about roofing by falling off the roof. He then ended up buying 80 houses in the next 18 months. On building a system, Damion says that it's important to set up a system because you can't do everything yourself. As you manage more houses, things will get exponentially more complicated. However, you need to have a balance. You should be setting systems up from the get-go but not to the detriment of people getting started so they don't get stuck. Mark mentions the Ready, Fire, Aim Approach where you take massive action, stretch yourself to the point of breaking, and make the adjustments later. Damion believes that making mistakes allow you to succeed. Go ahead and throw mud, move fast, learn, and expand because you don't want to go to death's door safely. He thinks that if you're going to think big you're going to trip and fall. The question is how fast you get up. When you think big, you don't bring the past with you. You have a blank slate in your thinking. Damion and Mark also discuss the Qualified Retirement Plan (QRP) as a way to use tax deferred money. Damion describes it as a big trust document. Basically, you can take the money and buy things like real estate and precious metals. Compared to an IRA, which has a lot of restrictions, the QRP is a much better alternative because you can put 10 times more money into a QRP than a Self-Directed IRA. At the same time, you can defer over $50,000 a year. The best part is being able to buy real estate, notes, and precious metals with your money. The best part of it is that you don't have to deal with a third party and constantly having to pay fees. You just pay an upfront fee of $2,500 to set it up. Using a firm may be good because they can tell you which transactions are allowed. There's a chapter in Damion's QRP book that lists all these things. QRP's have a downside. Since you have direct control of the money, you might do some dumb stuff like self-deal or engage in a disqualified transaction. You have to be competent and responsible. If you're irresponsible, don't do it. According to Damion, the coolest thing about the QRP is when it's inherited. You can create a subaccount for a parent and hire them as an employee. If the parent/grandparent dies and leaves the asset to you, you can tap into that asset, grow it, and spend it no matter what age you are. The QRP however, might go away. Congress has been discussing the possibility of abolishing it right now. This is something you need to do before it does because these will be grandfathered in. When asked about Mark's Best Passive Income Model, Damion says that it's an awesome model, which he would have preferred to do when he started in the real estate business.
