For young girls, slumber parties are a childhood essential. On October 1st, 1993, 12-year-old Polly Klaas and two of her friends had planned a sleepover after school. It was a night filled with dancing, goofing off, and playing games, but it would soon take a turn for the worse. As the girls got ready for bed, a stranger broke into the home, bound the trio of girls, and kidnapped young Polly at knifepoint, beginning a more than 60-day mystery that captivated the nation. Retired FBI Agent Eddie Freyer was the lead investigator on the case. He shares the efforts that both local and federal law enforcement made to locate Polly and bring her home. Later, he explains how the case would go on to leave a lasting impact on America's criminal justice system. Eddie started his law enforcement career when he joined the FBI in April 1972 (J. Edgar Hoover was still the Director), and worked in the Pittsburgh Field Office. He became an agent in 1976 and was transferred to the Phoenix Office until 1979 when he came to California and was assigned to the San Francisco Field Division. There he worked on financial crimes, special operations, and bank robberies. He was transferred to the Santa Rosa Resident Agency in 1989 as the Senior Agent. Eddie finished his FBI career as the Senior Team Leader of the regional SWAT team, retiring after the Winter Olympics in Salt Lake City in 2002. Eddie was the lead investigator of the 1993 Polly Klaas kidnapping/murder case in Petaluma, California. He also created the High Sierra SWAT Team Challenge in 1996 which later became Urban Shield. Eddie instructed at several locations in the Bay Area including, Santa Rosa Training Center, Alameda Regional Training Center, and Mendocino College. Eddie also worked in the private industry as a security consultant. Eddie developed public safety curriculum for a high school career tech program between 2008 and 2009 in the north bay which was offered in 11 area high schools. In 2009, Eddie accepted an assignment with the US Army and was deployed to Iraq for one year where he worked on anti-terrorism targeting and rule of law programs. The housing bubble of the early 2000s, where house prices peaked in early 2006 then started decreasing dramatically. By December 2008 we experienced the most significant price drop in history, prolonging the crisis until 2012. Through that time a lot of myths surged around whether or not it was a good idea to invest in a house. Regardless of what is false and accurate, the crisis showed us that many ordinary citizens had limited knowledge about real estate. When we look at the Black community, this number is even more significant. In this episode, co-hosted by Mervin Bourne, we talk with two members of the world's largest real estate agency, Century 21; Marc Dosik is a Senior Agent, and Mike Davis, Inside Sales Manager. They kindly explained the values of owning land and the benefits citizens can have access to just by owning a property. We talked about the lack of education on real estate, the different housing values according to owners' ethnicity, and the concept of paying ourselves before paying anyone else. They brilliantly explained the real estate crisis of the late 2000s and how and why it mainly affected minorities. Marc and Mike also demystified some popular beliefs about investing in real estate and the post-2008 narratives. Tune in to Just Black Talking and learn about real estate's intricacies and why it is so hard for many people to get into this market. This page by author Lauren Shade. CHAPTER ONE SADIE I can't get caught. My stomach turns as I unclench my fists and wipe my palms down the side of my shorts. I can't. I am so close…so close to the truth I can taste it, and if I get caught, she'll take it away from me. She did it once. She'll do it again. I keep my eyes locked on the kitchen archway. Toes curled in the plush living room carpet. Sweat gathers under my arms and behind my bent knees, in the area where my boobs meet the underwire of my bra. My heart beat drums in my ears, much louder than the air conditioning or the gentle wind pulling the smell of salt-water and rain through the open terrace doors. The wall separating us is streaked yellow with sunlight. I can almost see her through it, phone pressed against her ear, probably pacing and definitely with a drink in hand, but nowhere close to suspecting what's going on right under her nose. With a shaky breath, I inch my hand into my mother's coat pocket. Slowly. Slowly. Fingers touching metal and plastic. This is wrong. Stealing her keys. Breaking into her office. I should stop. Maybe I should listen to Dante's advice for once. The first time he told me some things were better left alone was when I was twelve. It was during primary school. I would spend each summer at the Arzola Estate in Coral Gables. The manicured lawns were my playground. The ocean front was a mini paradise I would swim in for hours on end. One day when the chauffeur dropped me off, he turned to me with dead-set eyes and said, “Nobody has this much money unless they're involved in bad things; if you know what I mean.” But, I didn't know what he meant…though I'd soon find out. Dante and I used to love playing hide and seek at night. That night was no different. The mansion was a fortress. I would fade into the shadows of the hallway or climb the stairs to the third floor, maybe higher to the fourth where the library was and the art studio. This time I was it. I stood in the middle of the common room, shouting the countdown behind cloaked eyes and a smile that grew wider by the second. When I finally found him, Dante was hiding outside the boathouse, but he wasn't hiding from me. There was a blizzard in his eyes, a frozen panic that raised chill bumps on my arms. He had turned into a statue—stone-faced and stone-silent. I was cautious as I approached him. “Dante?” Pop! I jumped as the gun exploded. A metallic jingle—the keys scraping against each other. The memories vanish, and I'm back in the den. My mother's voice floats from the next room, low and quick. I strain to make out the conversation she's having, gauge how close or far she is, but her words all mesh together. Focus. “Damn it, Javi! Who gave him access to the accounts? Do I need to come there myself?” I go completely still, the keys swinging back and forth in my fingers. In the kitchen, cabinets open with a creak and shut with a bang. Her accent draws closer as though she's walking toward the living room. I pinch my eyes closed and grit my teeth until my jaw starts to ache, and though inside I'm on fire, outside I'm ice. I'm Dante on the night we heard those noises.

Hey there word nerds! Thanks for joining me for DIY MFA Radio! I’m especially excited for this episode because today I get to interview agent Mitch Hoffman. I first met Mitch at ThrillerFest earlier this year, where I heard him speak on a panel and later got a chance to talk further at one of those conference mix-and-mingle shindigs. Right away, I knew Mitch was someone I wanted to bring on the show, not only because of his unique background both as a former editor at a major publisher and now as an agent, but also because of his measured, thoughtful approach toward publishing. Given how much has changed (and continues to change) in our industry, I wanted my word nerds to hear from someone who has been on both sides of the agent-editor realm, and also who’s been in the industry long enough to know where the book business has been, where it is now, and where it could be going. And from getting a chance to chat with him for a bit at ThrillerFest, I happen to know that he’s a pretty cool guy to talk to. Mitch joined the Aaron Priest Literary Agency as a Senior Agent in 2015. A 20-year veteran of the publishing industry, he was most recently Vice-President, Executive Editor at Grand Central Publishing. As an editor, Mitch published over 200 books, more than 60 of which were New York Times bestsellers. Prior to joining Grand Central Publishing in 2007, Mitch held editorial positions at Dutton and Dell Publishing, and began his career as an intern at Farrar, Straus and Giroux (or FSG). So, basically, he’s worked at three of the “Big Apple Five” publishers. Embed Episode Here In this episode Mitch and I discuss: The difference between an agent and an editor, and why he made the switch from the latter to the former. The acquisitions process from a publisher’s perspective, and what really happens after an editor gets a submission letter from an agent. All the different people in a publishing house who help determine whether to acquire a book or not. What an agent can do for an author trying to get published, and how agents can help authors beyond that single book deal. Plus, Mitch’s #1 tip for writers. About the Agent Mitch Hoffman joined the Aaron Priest Literary Agency as a Senior Agent in 2015. A 20-year veteran of the publishing industry, he was most recently Vice-President, Executive Editor at Grand Central Publishing. As an editor, Mitch published over 200 books, more than 60 of which were New York Times best sellers. Prior to joining Grand Central Publishing in 2007, Mitch held editorial positions at Dutton and Dell Publishing, and began his career as an intern at Farrar, Straus and Giroux. Mitch is actively building a list of authors writing across the spectrum of fiction and nonfiction, including thrillers, suspense, crime fiction, and literary fiction, as well as narrative nonfiction, politics, popular science, history, memoir, current events, and pop culture. If you think your book might be a good fit, visit the agency website, read the submission guidelines and send him a query. Make sure you mention in your query that you heard him speak on DIY MFA Radio. For more info and show notes: DIYMFA.com/126
