Ecoworks hat modulare und klimaneutrale Sanierungslösungen für die Wohnungswirtschaft entwickelt. Dabei plant, konstruiert und installiert das Startup Fassaden- und Dachelemente, um Mehrfamilienhäuser innerhalb weniger Wochen auf einen Netto-Null-Standard umzurüsten. Nach der Inbetriebnahme der ersten seriellen und klimaneutralen Sanierung in Deutschland skaliert das Unternehmen nun die Lösung und arbeitet an der weiteren Automatisierung der Planung sowie an einer neuen Produktversion zur Erhöhung des Vorfertigungsgrades. Laut Unternehmensangaben können durch die Lösung bis zu 80% der Aufgaben von der Baustelle in die Fabrik verlagert werden. Ecoworks wurde für seine Innovation mehrfach ausgezeichnet, u.a. mit dem Perpetuum Energie Effizienzpreis 2019 und dem PropTech Innovationspreis 2020. Das Startup wurde 2019 von Emanuel Heisenberg, Michael Vahrenkamp und Kristofer Fichtner in Berlin gegründet. In einer Finanzierungsrunde hat der klimaneutrale Gebäudesanierer 7,7 Millionen Euro von einer internationalen Investorengruppe erhalten. In this role, she leads a global team that researches key factors that drive product strategy – around market opportunities, competitor analysis, industry trends and more. Previously, she spent over 5 years as the Head of Corporate Solutions Research for Asia Pacific at JLL, based in Singapore. In this role, she oversaw global and regional research and consultancy projects around trends and themes that impact corporate real estate, including the future of work and flexible workspace.  She also co-led JLL's regional research on flexible space, and has led direct client engagement with investor and corporate clients around Asia Pacific on the topic.   Susan has presented at numerous industry forums, including IFMA, RICS, Corenet and the Coworking Forum, and has been interviewed by trade and business press including the Business Times and Straits Times (Singapore), Nikkei Asian Review and Korea Economy Chosun.  Prior to JLL, Susie worked for over 8 years for McKinsey and Company in the United States and United Kingdom, latterly as a research specialist for the infrastructure and real estate practice, working with clients around the world and across the property life cycle.  Susan holds a Bachelor degree in Economics from Wellesley College (USA) and a Master of Science in Library and Information Science from the University of Illinois, Urbana-Champaign (USA).

But they have raised $29 million in total since its founding. I invited SquareFoot Founder/CEO Jonathan Wasserstrum onto the podcast to share his tech startup journey. Jonathan founded SquareFoot in 2011 as a new kind of commercial real estate company that helps companies win at finding their next (and next) office. Based in New York City, SquareFoot provides transparent access to inventory, brokerage services, and a flexible space offering. The company has executed over 1,200 leases to date. Introduction: Welcome back my friends to Real Estate REality Check. Today we have with us the legendary Bob Knakal, a man who has turned his relentless passion and once stellar pitching career at the University of Pennsylvania - along with two mistakes, one regarding a job interview for his freshman summer internship and the other, asking a real estate owner back when there was no such thing as Google Maps or Waze where 52 Vanderbilt in New York City was - to have formed the groundbreaking Massey Knakal Realty Services. In the earlier part of the decade, he and Paul Massey later sold Massey Knakal to Cushman and Wakefield, where Bob became Chairman of New York Investment Sales. In the fall of 2018, Bob took his talents, along with the vast majority of his team, to Jones Lang LaSalle (JLL), where he is the Chairman of New York Investment Sales.   Episode Notes: At 1:53, Bob Knakal shares what he learned from his early days in the real estate industry, and admits that he made many mistakes along the way, but fortunately did not make them more than once. At 2:58, Knakal notes that his move to JLL has been great and could not be happier, but calls it difficult and challenging in the same breath. In this episode of Brandstorm, we welcome Dan Jessup, executive vice president of Jones Lang LaSalle’s Wisconsin office. Dan joins us to discuss why the location you choose for your business is so important, and what to look for when starting up or moving. Dan Jessup A commercial real estate broker for over 27 years, Dan explains that one of the main differences between residential and business real estate is that the former is fueled by emotion, while the latter is based on facts. Examples can include demographics, average income per household or the population within a 5-mile radius. A business owner may not have a handle on those aforementioned statistics, which is where a broker can truly assist. Brokers have a wealth of market knowledge, experience in your business’ field and understand current market conditions. Jones Lang LaSalle For over 250 years, Jones Lang LaSalle (JLL) has been a trusted partner to organizations who want more value from the commercial real estate they own, use or invest in. An international Fortune 500 company, JLL’s 70,000 employees deal with every facet of commercial real estate – from transaction management to construction and design management – in 80 countries. Current Commercial Real Estate Trends Though trends come and go, Dan states that millennials are contributing to offices being more collaborative in nature. Gone are the days of corner, private offices and in their place are more communal workspaces. The current average occupancy per 1,000 square feet is about 6-8 employees, up from 4-5 within the last five years. These staff members spend less time at their desks, more time working from home (or from a separate, third location) and more time collaborating with others on premises. Technology has also made a lot of space initially needed for computer towers, server rooms or paper files obsolete. Is It Better to Buy or Lease? This is an important question with no good answer, Dan tells us. If you’re in the market to purchase, it’s key to know the ROI of your own company first. If that number is above 10%, Dan recommends investing back in your own company versus in real estate. If your business is experiencing fast growth, you may want to look into leasing, especially from a landlord with multiple properties, in the event that you need to relocate or your company outgrows your original space. What Questions Should You Ask a Broker? Dan suggests that since the industry has become so specialized, business owners should work directly with brokers within their city who deal directly in their field, whether that’s retail, office, or warehouse space. He also mentions that a great broker should know more about your own location than you do! By working with someone who is well-versed in your arena, you’ll easily be able to vet a broker by inquiring about the tenants they’ve served or currently work with, what lease terms they’re under and how recent those agreements are.
