When discussing the key attributes to look for in a broker, Rod suggests searching for an advisory figure. While a broker's role is often viewed as a facilitator of the transaction, the true dominating brokers will focus on the facilitation of a relationship. “That's what matters,” Rod says. “One question I would always ask a broker is, ‘Tell me a time where you advised your client not to sell.'” He also mentions seeking a broker who is a specialist or has a team of specialists. In addition, he states, “One mistake that most investors make is they focus on the fee versus the result.” To find more opportunities, Rod mentions the power of creating a presence pyramid. This consists of personal, physical, and digital layers. Establishing a presence as either a broker or investor in the marketplace can help you reach a broader audience and gain credibility in the space. “Presence is paramount in everything you do,” Rod says. During the episode, Rod encourages listeners to find a mentor and ask three questions when connecting: What's new? What's next? On this episode of the Massimo Show Rod talks about what hard feels like, especially when it comes to commercial real estate brokerage and how to handle it in the current markets. Rod thought it'd be important to address something that's going on right now, the market is shifting and we're seeing less velocity, more challenges than we have before, inflation, increasing interest rates and even bank solvency. It's a fact that you have to work 10 times as hard to produce maybe half the results. Every transaction becomes a fight as the speed of transactions declines, even though you're putting in more time, energy, and even strategic thought. Those benefits may seem like they're dwindling. This is the harsh reality of the current market that we're all working in in trying times. However, don't forget, this also represents a chance for business development, personal development, resilience, and yes, invention. It's the examination of your fortitude, adaptability, and perseverance. It could feel like you're running in place while exerting more effort than ever, but keep in mind, this does not indicate that you've failed. Even the most seasoned brokers must overcome this issue because it's a reflection of the market. It's not a reflection of you. How you react to this market is within your control. Let these trying times spur your development, creativity and innovation. Be proactive in looking for new opportunities and innovative ways to answer the problems that you and your clients are encountering. Encourage yourself to learn more about the market, hone in on a specific subject matter and grow your expertise, or forge closer bonds with some of those prospects and clients you've worked with. Put extra emphasis and attention on developing relationships with your clients and giving them outstanding service. Yes, this is what hard feels like, however, it's also what growth feels like. It's how resilience feels. It's how creativity feels. So accept the challenge, adjust and invent, and keep in mind that this tide is going to eventually shift, and when it does, you'll be better equipped to take advantage of the opportunities because you'll be stronger and wiser. Always remember that in commercial real estate, the market's difficulties are not an accurate representation of your skills. Use this time as a chance to show your resilience, adaptability, and steadfast dedication to your clients, to your craft, and to yourself. So keep moving forward with new ideas and demonstrating that you can succeed in even the most difficult markets.

This is what Rod had to say.. "On this episode of the Massimo Show Rod sits down with one of the CRE top producers in North America, James Nelson. Now an author as well as being a speaker, investor, amazing broker and long time Massimo member, James is Principal and head of Tri-State Investments at Avison Young. With the launch of James' new book, The Insiders Edge to Real Estate Investing, Rod opens by asking why brokers don't also invest in commercial real estate? Does he see that as a conflict or should they be investing? James astutely remarks on the ethical issues and potential conflicts of being a broker and investor. He personally operates with the beliefs that reputation is everything, full or over disclosure is key and don't invest in an opportunity that you're listing or selling as a broker. Next, Rod explores why James chose to invest in commercial real estate versus other avenues, such as the stock market. James responds by sharing his passion for the business and his desire to acquire all the knowledge he can on the frontlines as a broker. He then postulates, "Why wouldn't you take your expertise and knowledge and parlay that into an investment? Why would we not practice what we preach" about the benefits of buying and long term wealth creation? There are many inefficiencies in real estate, you can use that as opportunities that you just won't see in the public markets. James continues to share that this is a big part of how he came to his book's title, The Insiders Edge to Real Estate Investing, as this insight, or edge, is "one of the main benefits of real estate" investing. His book details that "you can gain the insiders edge to outperform in the market." Whereas with the stock market, everyone has the same information available to them. Rod and James go on to discuss how he got his start as an investor 20 years ago, the main deltas on how a professional investor views a deal versus a broker, tips for how to get started in investing with "sweat equity," and what the ideal investment team looks like. James provides a host of information in his book about "having the right specialists" and how "This is the business that's all about having the right people." With the assistance of James' writing team, he also wrote about how to bring on a well trusted partner for your first investment and the significant differences, with respect to both risk and reward, between a general partner, co-general partner, and limited partners. Lastly, and a big part of the book, James reviews "the most important attribute for a great opportunity, seller's motivation." Introduction: Welcome back my friends to Real Estate REality Check. Today we have with us the legendary Bob Knakal, a man who has turned his relentless passion and once stellar pitching career at the University of Pennsylvania - along with two mistakes, one regarding a job interview for his freshman summer internship and the other, asking a real estate owner back when there was no such thing as Google Maps or Waze where 52 Vanderbilt in New York City was - to have formed the groundbreaking Massey Knakal Realty Services. In the earlier part of the decade, he and Paul Massey later sold Massey Knakal to Cushman and Wakefield, where Bob became Chairman of New York Investment Sales. In the fall of 2018, Bob took his talents, along with the vast majority of his team, to Jones Lang LaSalle (JLL), where he is the Chairman of New York Investment Sales. Episode Notes: At 1:53, Bob Knakal shares what he learned from his early days in the real estate industry, and admits that he made many mistakes along the way, but fortunately did not make them more than once. At 2:58, Knakal notes that his move to JLL has been great and could not be happier, but calls it difficult and challenging in the same breath. At 3:57, he reveals his “oh my” moment, the second deal that Paul Massey, CEO of B6 Real Estate Advisors, and Bob closed when they were “kids.” At 6:29, Knakal believes that the best way to be a hustler is to get to sleep early. Bob speaks highly of his relationship with broker coach Rod Santomassimo (listen to Podcast Episode 016). At 8:57, he advises that there are 165,000 investment properties in New York City, and talks about the territory system he and Paul implemented at Massey Knakal (and how they learned early on that they were in “the information business, not the real estate business”). At 10:34, Knakal describes his goals and aspirations for the JLL investment sales platform. At 11:24, he mentions that doing the right thing, along with possessing integrity and honesty, forms the backbone of both business and life. At 13:09, Knakal talks about the importance of goal setting – writing goals down, focusing on the goals all the time, and having the discipline to achieve them. At 14:01, he touches upon discipline once again, and remaining true to your core values. At 15:46, Knakal notes that when hiring, Massey Knakal looked for “PHDs” (i.e., those that were poor, hungry and driven individuals who were motivated and hungry to succeed). At 18:08, he provides a brief synopsis on the state of the investment sales market in NYC. At 21:19, Knakal discusses employee mentoring and business coaching, and said that “helping people you work with should be a part of any platform.” At 22:48, he shares that he turned down a private office at JLL, and instead sits in the middle of the bullpen with the “troops.” At 23:19, Knakal compares the world with and without social media and technology, and believes that the brokerage business will fundamentally change within the next 20 years (or sooner). At 26:22, he provides some negotiating pointers, and notes that brokers need to realize that they are the intermediary in a real estate deal. At 27:55, Knakal talks about finding the balance between family, community and work. At 33:21, he explains doing by trial and error early on in his career, and not having the foresight to ask people who have been there and done that for advice. At 35:32, Bob Knakal closes the door on the podcast with a message on learning how to be likeable, as people in business tend to work with people that they like. He strongly believes that courses on likeability, selling and persuasion should be taught formally in an educational setting.

Introduction: Today’s guest is the Vince Lombardi, Bill Belichick and John Wooden of commercial real estate coaching - yes, that’s right my friends - Rod Santomassimo, the founder and president of The Massimo Group and author of “Brokers Who Dominate: 8 Traits of Top Producers” and “Commercial Real Estate Teams Built to Dominate.” The man subconsciously channels Christopher Columbus given his talent to help commercial brokers “stop the drift,” as he and his team help brokers find a new world by creating a plan and a purpose to secure and make a difference for their clients. Episode Notes: At 2:03, Rod Santomassimo shares what he enjoys building, in particular that of an individual’s business. At 3:09, Rod notes that one must fail (consistently) in order to grow. At 4:19, he describes how he and his team solve problems through conducting personality and business assessments on clients. At 5:07, Rod points out that one must have optimism and possess the vision to grow, because there is always another way. At 7:15, he discusses that one must be motivated and coachable in order to grow. At 8:40, Rod conveys that establishing goals is the first step in coaching clients, which may include setting short term goals in order to build “winning streaks.” At 9:33, he touches upon the meaning of “stop the drift.” At 10:59, Rod believes that one must attack the day with a combination of enthusiasm and action. At 12:00, he shares how he finds relaxation through biking and running while listening to an audio book on business (particularly on the topics of motivation and goal setting). He also enlightens us that he is most relaxed when playing lacrosse with friends. At 13:26, Rod notes that when The Massimo Group surveys the real estate industry, the majority of individuals share that they joined the industry because of the money factor. At 17:56, he points out that his firm consistently pauses and reflects before moving forward in its coaching curriculum. At 19:01, Rod informs that The Massimo Group is constantly revisiting its programs and adjusting its methods, based on the needs of its clients and the marketplace. At 21:25, he discusses teaching clients the balance (prospecting and presence), the “ask” for business, and why picking up the phone is productive! At 23:19, Rod said, “Do you live in a world today of scarcity or abundance? [...] Because that’s going to craft how you act.” At 24:39, he notes that personally he has three coaches, given his belief that there is always room to grow. At 26:47, Rod touches upon the darkness in the market, and the overall dip in velocity. At 28:57, he dishes on careers, one’s first job, and the power of networking. At 32:10, Rod explains his truth that “No one is better me, and I am better than no one.” At 33:22, he flashes back to 2008, being laid off, and eventually starting The Massimo Group. At 35:01, Santomassimo closes the door with a dual message regarding transformation and investment in oneself.

In this week's episode of Commercial Real Estate Elite: Broker to Brokers I visit North Dakota and talk to Jill Duemeland, a fourth generation of Duemelands Commercial. At Duemelands, Jill specializes in tenant and landlord representation and sale and leasing of industrial, medical, and retail properties in Bismarck-Mandan, North Dakota; South Dakota; and Minnesota. Jill earned her CCIM designation at the age of 26 and is also an active member of NAR and ICSC. In 2009, Jill was invited to become a member of Vistage International, a chief executive organization. She earned her Bachelor of Science degree in real estate from University of St. Thomas in St. Paul, Minnesota and is licensed in North Dakota, South Dakota, and Minnesota. In 2010, Jill received the honor of being listed as a Rising Star by CCIM Institute and in 2009 Jill received the distinction of being listed in North Dakota Business Watch's List 40 under 40. And i first learned about her through Rod Santomassimo's great book Broker's Who Dominate. I am extremely impressed by Jill. She obviously has the business in her blood. But she also took great strides to create her path. In fact, she promotes moving away and working outside of the family at the onset of her career as one of the best things she did starting out. She also stresses delegation when trying to balance between brokerage, firm presidency and mostly maternity leave! What struck me most in this interview is Jill's efforts to "cut out the noise". Our business is all about focus and she shares several techniques and anecdotes on the importance of this concept. We also touched upon pushing your clients respectfully but confidently as we are the market expert, not the client. Among a lot of other great tips, she also suggested tracking lessons learned from each deal and discussing them as a team or firm. Jill is a talented and hard working broker. I enjoyed this talk and hope you do as well.
In this week's episode of Commercial Real Estate Elite: Broker to Brokers I visit the great state of Kentucky and talk to a fascinating CRE expert in Bo Barron. Bo's got a pretty cool story. He served five years in the Marine Corps and then rolled into the business as a 3rd generation commercial broker in his market. He spent over 10 years in the field as a broker, owner, and corporate executive with Sperry Van Ness. He then transitioned into commercial brokerage coaching through The Massimo Group who's founder, Rod Santomassimo, I had the pleasure of interviewing in CRE Elite Episode 22. The passion Bo has for coaching comes through loud and clear in this talk. And I appreciated his comment about how too many brokers approach this business like a hobby. This work deserves to be treated like what it is, a business. Your own business. We then spent a bit of time talking about Bo's experience working with his father and how, as a new broker, what it was like to be "afraid of the phone" and the lessons he learned in humility and truly earning the title of an expert. Bo mentioned "moving the needle" a couple times in this talk. And that's what he's all about, focusing on best practices and figuring out ways to impact the market and do your job the right way. Maybe I've said this before because I just get so excited about each of this interviews, but this is such a valuable talk. And towards the end of the interview Bo dropped one of my absolutely favorite lines since starting this show. He said, "Emotions dropped out of school in 3rd grade and they're stupid". Listen to it in the context of our talk and you see how wise that comment is and how you can apply it to your own practice. Anyways, I'm obviously a fan so I hope you enjoy this talk as much as I did.
