Flooring trends may come and go, but durability, longevity and resale value continue to drive homeowner decisions across metro Atlanta. Alex Veit, owner of Oakerds Hardwood Floor Refinishing, joins Host Carol Morgan on Atlanta Real Estate Forum Radio to discuss best practices for refinishing and installing floors in your home.  From historic bungalows with hidden hardwoods to modern homes filled with luxury vinyl plank (LVP), Veit has seen firsthand which materials hold up over time and which ones homeowners often regret installing.  Why More Atlanta Homeowners Are Choosing LVP Over Laminate  As waterproof flooring products continue gaining popularity, many homeowners still misunderstand the difference between laminate and luxury vinyl plank (LVP) flooring. The products often carry similar price points, but their long-term performance can vary significantly, especially in moisture-prone spaces such as kitchens and bathrooms.   “They're priced the same, but LVP is truly a waterproof product, where laminate is a water-resistant product at best,” he said.  After years of replacing swollen laminate flooring damaged by moisture exposure, Veit now steers homeowners toward higher-quality LVP products instead. However, not all vinyl plank flooring performs equally.  Thin, lower-cost products often fail at the locking system, particularly in high-traffic areas. Oakerds avoids installing LVP products thinner than five millimeters due to durability concerns and product recalls.  Hardwood Flooring Continues To Set the Standard  Hardwood flooring remains one of the most durable and desirable flooring materials in the Atlanta market, and natural white oak floors with simple finishes continue to outperform short-lived design trends years after installation.   Hardwood's long-term value comes not only from its appearance but also from its ability to be restored rather than replaced. It can often be refinished multiple times throughout its lifespan, making hardwood flooring a strong long-term investment.  “You could get four to five refinishes out of a floor, and that could span over 100 years,” Veit said.  While hardwood may scratch more easily than LVP in daily life, refinishing gives homeowners the ability to restore floors instead of fully replacing them after damage occurs.  Hardwood vs. LVP  For homeowners weighing hardwood against LVP, the right choice often depends on budget, lifestyle and long-term goals for the home.  Homeowners looking for longevity and timeless appeal may find hardwood flooring to be the better option. While hardwood typically requires a larger upfront investment, the material can last for generations when properly maintained.  “It's been around for over 100 years, and it's going to be around for 100 more,” he said.  LVP continues gaining market share because of its versatility and strong day-to-day durability, and it remains especially popular in new construction, rental properties and renovation projects across a wide range of price points.  For families with children and pets, LVP often performs better against scratches and general wear in the short term. However, once damaged, replacement becomes the only solution.   Refinishing Hardwood Floors: A Smart Investment  One of the biggest mistakes homeowners make is replacing hardwood floors that could have been refinished instead. In many cases, refinishing offers a more affordable solution while preserving the original character of the home.  Certain conditions, however, may justify replacement:  Severe structural damage  Major water intrusion  Engineered hardwood products with veneers too thin to refinish safely  Flooring Plays a Major Role in Resale Value  Flooring can directly influence how buyers perceive a home during showings. 4 year old Ava Blazis woke up on the morning of March 11th 2023 with a very unusual pain in her abdomen which continued to get worse as the day wore on. Her mother Angela brought her to UMass Memorial Medical Center and 3 days later on March 14th, she was diagnosed with Acute Lymphoblastic Leukemia. Angela and Ava then spent the next 65 days at Boston Children's Hospital while Ava was undergoing treatment. Meanwhile Angela's sister Johanna Annuziata got busy with helping to look after Ava's brother Michael, and also helping to start Team Ava, an unofficial Non-Profit, which has already raised over $300,000 to help in the cause of Pediatric Cancer. Ava is now 7 years old and is doing well physically as she has been in remission since May of 2025.

President Xi Jinping underlined on Wednesday the need for Jiangsu province, one of China's economic powerhouses, to lead the integration of sci-tech and industrial innovation, the deepening of reform and high-level opening-up, and the nation's common prosperity drive.The president, who represents Jiangsu as a deputy to the 14th National People's Congress, China's top legislature, told his fellow deputies from the province that the nation's economic powerhouses must take the lead as China strives to achieve its targets set out in the 14th Five-Year Plan (2021-25).Xi, who is also general secretary of the Communist Party of China Central Committee and chairman of the Central Military Commission, made the remarks in Beijing when he took part in a deliberation with his fellow lawmakers during the third session of the 14th NPC.He spoke after six deputies shared their insights on issues such as accelerating green and low-carbon transformation and advancing industrial and technological innovation.He explained that sci-tech and industrial innovation is the fundamental pathway for the development of new quality productive forces—featuring high technology, high efficiency and high quality, and aligning with the country's new development philosophy.The president highlighted the need to advance education, science and talent development in tandem—both to generate more technological breakthroughs and to transform them into tangible productive forces.In driving industrial innovation, the nation must anchor its efforts in the real economy, balancing the upgrade of traditional industries with the cultivation of strategic emerging sectors and future industries, he said, adding that the role of enterprises as key drivers of innovation must be bolstered to ensure a seamless connection between innovation and industry.Jiangsu's GDP grew 5.8 percent year-on-year to 13.7 trillion yuan ($1.89 trillion) in 2024, registering the greatest increase in GDP volume in the nation last year, according to the provincial government.The province must take the lead in deepening reform and opening-up and keep removing obstacles and boosting momentum, Xi said.He urged the province to promote urban-rural integration and regional coordination, optimize the layout of productive forces, and focus on driving high-quality development.A level playing field must be offered to businesses of various ownership types, and continuous efforts must be made to improve the business environment, Xi said, adding that the province must expand institutional opening-up and keep expanding the room for international cooperation.The president encouraged Jiangsu to play a proactive role in the nation's major strategies, including the integrated development of the Yangtze River Delta and the development of the Yangtze River Economic Belt, adding that it is important for the province to step up its alignment with strategies such as the coordinated development in the Beijing-Tianjin-Hebei region and the Guangdong-Hong Kong-Macao Greater Bay Area.He also highlighted the need for the region to better integrate itself into the high-quality building of the Belt and Road, guarantee that its farmland will not fall below the red line, ensure food security and protect its ecology and environment.Xi then made the case for the nation's major economic powerhouses to lead the way in the common prosperity drive. Jiangsu, with a population of 85.26 million in 2023, should make solid steps in advancing comprehensive rural vitalization, urban-rural integration and consolidating the achievements of poverty alleviation, he said.

This fallacy doesn't actually work because rewards, experiences, professional growth, and fulfillment only occur as part of the journey, not as an arrival bonus. Cindy breaks down how to see the journey as fulfilling and abandon our obsession with instant gratification. When we are only focused on the destination, the goal, and the end result, we tend to miss the transformative work in between. We tune out more, we rush things, we don't want to learn. We simply want to arrive and be recognized. Cindy describes how to view the process of working as a reward in itself because of how it enriches our lives. She explains why going through the trials and grind of daily work to learn and flourish is ultimately better for our careers than immediate reward.  It's difficult to shift out of the finish line mindset, so Cindy has three tips to make shifting into enjoying continual improvement easier: 1) Set process goals, 2) Celebrate the wins and learn from the losses, and 3) Reflect regularly. The Rich Zeoli Show- Hour 3: 5:05pm- On Sunday, in a post to the social media platform X, President Joe Biden announced that he would withdraw immediately from the 2024 presidential race. He reasoned: “It has been the greatest honor of my life to serve as your President. And while it has been my intention to seek reelection, I believe it is in the best interest of my party and the country for me to stand down and to focus solely on fulfilling my duties as President for the remainder of my term.” Later Biden posted once more from his X account, endorsing his Vice President Kamala Harris as his successor: “My very first decision as the party nominee in 2020 was to pick Kamala Harris as my Vice President. And it's been the best decision I've made. Today I want to offer my full support and endorsement for Kamala to be the nominee of our party this year. Democrats—it's time to come together and beat Trump.” 5:10pm- In response to Joe Biden's decision to withdraw from the 2024 presidential race, Frank Biden—the president's brother—said that the Joe's health played a major role in his decision to step aside and endorse Kamala Harris. 5:20pm- Leave or Else: Isabel Vincent of The New York Post writes: “Operatives at the very highest levels of the Democratic Party threatened Joe Biden with forcibly removing him from office unless he stepped down, sources told The Post. The well-orchestrated “palace coup” to stop the faltering president seeking re-election has been in place for weeks, but stubborn Biden fought against it every step of the way, a source close to the Biden family told The Post Monday… Part of the ‘elaborate' strategy to remove Biden from the race—as he announced in a shock letter posted on X Sunday—was allowing him to debate Republican candidate Donald Trump last month on live TV in Atlanta. While Black cooks have played a major role in shaping the landscape of America's culinary culture, their history and accomplishments continue to be told in the dark, underrecognized by the wider world. Well, here to shed some light on this hidden history is Red Rooster's very own Head Chef, Chef Marcus Samuelsson, through his book, The Rise: Black Cooks and the Soul of American Food: A Cookbook. Make sure to bring your good eating pants and your academia caps to this episode of Money Making Conversations Master Class as we do a deep dive into the culinary history of America and the role that the African diaspora played in shaping it. The James Beard award-winning chef says his flagship restaurant, Red Rooster, became his "haven" during the height of pandemic. Working with José Andrés' World Central Kitchen organization, Samuelsson converted the restaurant to a community kitchen. Over the course of six months, Red Rooster served more than 200,000 meals to first responders and others in need. "It was a place for me when our world was so ripped apart and no one knew what to do," he says. Samuelsson says feeding the community during the pandemic also changed the way he thought about his industry. "The word 'restaurant' actually means to restore your community.
