South Wales is building back from the pandemic with a raft of industrial start-ups and with leisure operators keen to fill vacant space on the high street, believes Fletcher Morgan associate Matthew Jones. Fletcher Morgan is the highest placed regional independent agency in the Radius On Demand Rankings for South Wales with 338,699 sq ft of space transacted across 40 deals so far this year. Jones, meanwhile, has done the third most individual deals (22) for the whole of Wales, with only Knight Frank's Neil Francis and Mark Sutton having done more. Jones says the office market has been the toughest in living memory but is starting to spring back to life, albeit with occupiers less interested in conventional leases. Small industrial units, meanwhile, are selling in their droves to local occupiers and the industrial estates of South Wales are now high on the priority lists of investment funds. Meanwhile, a variety of leisure occupiers are setting up in the high street, helped by the fact some 20% of the population of Cardiff are students.

For the third year in a row, Leinster have failed to win back the European Cup - this time losing to Ronan O'Gara's La Rochelle side. Luke picks out the areas he thinks cost Leinster the game, while Neil thinks that the influence of La Rochelle second row Will Skelton was crucial in the outcome. The lads debate whether the weakness of the PRO14 has hindered Leinster's chances in Europe and look at how Ross Byrne fared in the absence of Johnny Sexton. The lads kick things off with a discussion on the back row's surprise announcement, with Neil saying that he doesn't think Stander will stay retired, and could potentially join up with one of the South African franchises after he returns home. Luke pays tribute to Stander's service to Irish rugby, but has mixed feelings over his decision to step away. In terms of on-pitch action, Luke takes a look at Ireland's defensive issues, while the lads discuss Ireland's propensity to kick away turnover ball. England are coming to town for the Six Nations finale on Saturday, and Luke and Neil both offer areas where Ireland must improve if they want to secure an upset victory. However, ultimately, they think Eddie Jones' men will leave the Aviva Stadium with a five consecutive win over Ireland.

An Australian rugby great says part of the job of rugby captain is to put pressure on the refs.A former Irish international is the latest to pen a column attacking the All Blacks at this year's Rugby World Cup, calling the team a group of cheaters who are escaping send offs for free.Former Ireland No.8 Neil Francis took aim at the All Blacks in the Irish Independent, claiming the All Blacks cheat with impunity and such breathtaking cynicism and referees let them do it.Nick Farr-Jones told Simon and Phil says cheats is a strong word. Ireland have taken their hits so far in this World Cup but the question remains whether they can pick themselves up for the rest of the tournament. On this week's Left Wing, Neil Francis joined Luke Fitzgerald, Fergus McFadden and Will Slattery and as usual, Franno didn't pull any punches. "They look a tired team," says Franno. "The graph is going a particular way and even if they correct it against Samoa, they've got a lot of things wrong. Is it mirroring something? Where are the unforced errors coming from?" While all the panel agree that Ireland are more than capable of beating anyone on their day, no one can see them doing it for a semi or final. "It's a tough space to be in mentally because you have to move on pretty quickly," says Fergus McFadden. "Your'e just hoping Joe is picking their confidence up again because time is of the essence." The panel also lament the continued poor standard of refereeing, whether Joe Schmidt has learned from 2015 and the return to form of the 'veteran' McFadden for Leinster in the Pro14. It's Joe Schmidt's last Six Nations with Ireland and he's sure to want to go out on a winning note, but should one eye be on the World Cup and our chances there? Neil Francis loves the outdoors. There's nowhere else he'd rather be than stretched out in a field gazing at the sky, with his dog Bouncer by his side. From his front room he can see the hills that he used to play in as a child. But for now, he can't get up them. 25 years ago, an accident left Neil paralysed from the chest down and since then he's had to rely on 24hr care at home. His wheelchair gives him some freedom but it can only take him so far. Uneven paths, muddy fields and steep hills are out of bounds and being trapped in the same position day after day, for over two decades, is taking its toll. His spine is curving and he endures debilitating seizures. Neil needs to find a way out of pain and back into the landscape that he loves. He discovers there's a wheelchair that could help him, but it costs a lot of money - too much money. It doesn't look like he can get it. But then, enter two guardian angels.... Presenter Grace Dent.
