Chckup is an innovative app that goes beyond just reminders and analytics. It's a tool that unlocks the full potential of veterinary practices by leveraging owned data, such as email lists and phone numbers, to generate more revenue and attract better clients. During our chat, Elliot shared the story behind Chckup's birth and how they pivoted from focusing on price comparison for human medicine to addressing the need for better software in the veterinary space. What sets Chckup apart is its all-in-one solution that seamlessly integrates with practice management systems. It offers features like scheduling, client communication, analytics, and reviews, simplifying the booking process and maximizing conversions. Elliot emphasized the importance of personalization in marketing and how Chckup is revamping their reminders feature to allow for more targeted and personalized messages. We also discussed the potential of AI in veterinary practices, agreeing that the industry needs to be better prepared before fully integrating AI technology. Elliot also shared valuable insights on building referral partners and the importance of bringing value to those partnerships. As a user of Chckup myself, I appreciate their focus on solving the problem of marketing attribution, something that many other apps fail to address. Commercial Real Estate Client List 101: What You Need to Know and Do

If you work in commercial real estate, you understand the value of having an excellent customer list. A customer list is more than simply a list of names and phone numbers; it is a significant asset that may help you produce more leads, referrals, and commissions. But how can you build a better client list to give you a competitive advantage? Here are some pointers to get you started. Getting More Results from Client Contact Divide your client list into segments. Clients are not all the same, and you should not treat them as such. Your customer list should be segmented depending on factors such as property type, geography, budget, needs, preferences, and level of interaction. This will allow you to adjust your marketing and communication tactics to each segment and provide more relevant and personalised services to them. Keep your client list up to date. Your client list is not a static document that needs to be updated regularly. Any changes in your clients' information, such as phone numbers, email addresses, job titles, or company names, should be recorded. To prevent wasting time and resources on inactive or unresponsive customers, delete them from your list. Maintain your client list. Creating a customer list is not enough; you must nurture it and cultivate long-term connections with your clients. You should communicate with your clients frequently and supply them with useful information such as market updates, industry news, tips, or event invitations. You should also solicit comments, testimonials, or referrals from satisfied customers and thank them for their patronage. Increase your clientele. While maintaining existing clients is crucial, you should also seek for ways to grow your client base and reach out to new prospects. You can produce more leads by networking, social media, online advertising, cold calling, or direct mail. You should also tap into the networks of your current clients and ask for introductions or references to future clients. By following these suggestions, you may build a stronger client base that will allow you to expand your commercial real estate business and achieve more success.

Why Key Accounts Matter: A Guide for Commercial Real Estate Professionals

In commercial real estate brokerage, the most valuable customers are known as "key accounts." They are your ‘bread and butter' as an agent or broker. These clients should be at the centre of your prospecting activities. They will drive revenue, spread the word, and remain loyal across many real estate transaction types.   Check out our article on this critical new business topic on our website here.   Getting Your Lists Started   How do you go about beginning to handle your key accounts? Large corporations, financial institutions, and investors are easy pickings because they likely have holdings or transactions in more than one geographical area.     It is impossible to overestimate the significance of key accounts. They allow brokers to develop long-term relationships, learn about their client's needs and preferences, and leverage their network and reputation.   Key accounts also provide a consistent source of income or commissions for brokers because they tend to give repeat business and negotiate larger deals. Key accounts can also assist brokers in increasing their market share and reaching new prospects.   Establish Your List of Important People   What does your key account list look like? Have you created the segments that allow you to focus into the VIP Key Accounts in your real estate business?  It's time to help those special clients.   To effectively manage key accounts, brokers must take a strategic approach that focuses on delivering value and exceeding expectations with commercial property. Brokers must understand their key accounts' property goals, challenges, and opportunities and tailor their services accordingly.     Brokers must also regularly communicate with their key accounts, provide feedback and updates, and anticipate future needs. There is always change in the property market; you are the consistent element that moves with the market.   Think about today's property market and how you can connect with the ‘high value' people. Brokers should strive to provide value-added solutions beyond the transaction's transactional aspects, such as market research, financial analysis, or consulting services.

For almost a decade, Davina Frederick has helped hundreds of women law firm owners increase their revenue (and profits!) by 30, 40, 50, and even 250 percent. She believes there's a way to wealth that doesn't sacrifice wellness. She knows this because she has lived it. Davina founded and grew her own successful law firm business with $5,000 in startup capital, $80,000 in student loan debt, and no backup plan. But she was hungry to succeed and confident that it was the right move. She hired an assistant, upgraded her office, added hundreds of clients, and drove revenue higher and higher. She was living the dream. But there was one problem: She was miserable. Davina was not just a litigator. She was the senior partner, managing attorney, firm administrator, and unofficial therapist for her clients and her team. She was depleted. Her marriage and health were unraveling. She started to worry she was going to drop dead from cardiac arrest before she found a solution. Hitting rock bottom forced her to think about what she wanted. She realized that what she wanted was more than just money. It was space. Flexibility to work when, where, and how much she wanted. Freedom to take time off without her business falling apart. So she took a leap: she launched a virtual law firm business with the help of a mentor who introduced her to the life-changing power of coaching. Her coach taught her that she could design a law firm that didn't destroy her life and health. In fact, it could enhance it. This changed everything. Davina built a business that ran itself. She worked less. She earned more. She took time off, and the business churned on. And now she takes everything she's learned, and she teaches other women law firm owners to do the same. ---------------------------------------- This show is sponsored by Leopard Solutions Legal Intelligence Suite of products, Firmscape, and Leopard BI. Push ahead of the pack with the power of Leopard. For a free demo, visit this link: https://www.leopardsolutions.com/index.php/request-a-demo/ Links: https://www.wealthywomanlawyer.com/ https://www.linkedin.com/in/davinafrederick/

If you listened to last week's episode you got all the info you needed to AVOID hating your clients.  This week, we are focusing on the POSITIVE.  How to ATTRACT the perfect clients for your business and then bring them into your world and solve their problems, love on them, and make them clients for life.  In this episode, Kathryn Langsford and I demonstrate how to attract the perfect client by creating a better service, doing the best work you can, and providing the best experience for clients.  And that is only possible when you are very clear on the way you want to work. In this episode, you will learn how to: Create a well-defined service (that makes sense to prospective clients) Make changes to your business but bring your existing clients along with you Accept that not everyone is the perfect fit for your business Creating a well-defined business and finding the perfect clients is an evolution; it takes time, but it's oh so worth it.  Let's do the ReWork! Here's a glance at this episode: [2:35] - What we really want is to love the way we're working. [4:27] - There's a misconception around finding higher end clients. [5:00] - It all starts with you. [6:01] - Attracting the right client comes from being extremely clear. [7:41] - A big reason photographers are not clear from the start is because they don't know what they want. [9:40] - Kathryn demonstrates how she has conversations that are very clear. [10:50] - In the beginning, Kathryn took all the jobs, even the ones she didn't want. [12:02] - Kathryn and Allison describe her perfect clients. [14:45] - You being able to capture the image that is exactly what your client is looking for is the best feeling. [15:45] - When becoming more clear on her services, Kathryn shifted her existing clients to work with her the way she wanted. [18:20] - Allison came to the realization that she wasn't willing to do what everyone else was doing anymore. [20:16] - The job is not only to be available for what the client wants, but to educate them on what you provide exactly. [22:10] - You will know through having a conversation with a potential client whether or not they are a great fit. [24:59] - Show what you want to sell. But don't show the things you don't want to sell. [25:59] - It's not thinking about the perfect client, but about how you want to work. [27:46] - Kathryn demonstrates how she would start the conversation with an existing client. [29:43] - Don't make changes to your business and drop all of your existing clients. Some people will come along with you.   Links and Resources: Kathryn LangsfordWebsite | Instagram Do The ReWorkWebsite | Instagram Allison Tyler JonesWebsite | Instagram | LinkedIn

Last year I hosted a summit with over 40 guest speakers called The High Ticket Wellness Summit. It was an incredible event with a ton of wisdom in the many interviews that I shared there. It has been a while since any of these interviews have been shared but they are so good that I wanted to dedicate this podcast episode to sharing the voices of one of the best interviews I had at that event.  Today we are going to hear from Anne Fischer Silva. She is going to be talking about how to get more compliance from your clients. She is speaking in a health and wellness world but much of what she speaks about can be applied to all kinds of coaching from business, marketing, and transformational. The more that your clients listen to the recommendations that you give and implement them the better results that they are going to get.  In This Episode: When you come to somebody for nutrition guidance you basically have to do the work yourself. There are a couple of key steps that we need to take to make sure that we have pre-qualified them, that they know what's ahead, and that they are ready to go and stay on board.  If the client walks away unhappy they are not going to tell their friends and family about you.  The integrity part is explaining what it looks like upfront.  Having some sort of rating system helps guide you as you progress through the healing journey with your client. This allows us to see what symptoms have been resolved and what needs more work.  And so much more!!! Wait, why would we ever hate our clients? They support us and pay money for our services, what more could we want?  You'd be surprised how easy it is to get into a negative relationship with a client and almost always, it's not the client's fault.  It sounds something like this:   “What does she (client) expect when she only paid $X?”    (you discounted when you shouldn't have or your prices are too low resulting in client resentment)   “Ok, I'll do it just this once, but I normally never do this.”   (you're breaking your own rules and will resent the client later)   “Why do they keep asking for digital files only?!?!?”   (you're not educating your client properly about your products and process) The good news is, if it's OUR FAULT we have the power to change it.  It all boils down to how we DECIDE to run our business and in today's episode Kathryn Langsford joins us for a conversation on ways to not hate your clients. In this episode, you will learn how to: Educate your clients effectively Stay firm on your rules Be clear and concise about your process Work your way while also making clients happy   Here's a glance at this episode: [3:09] - Sometimes we get into a position where we hate our clients. [4:50] - Ultimately, a lot of these problems go back to the client not having enough information. [5:57] - What is the death spiral? [7:07] - Information needs to be well thought out and not rushed. [8:02] - If you and the client are not on the same page, there's an issue with the processes in your business. [9:47] - You can work the way you want while also making clients happy. [10:58] - Clients might think they know what they want, but it is up to you to educate them. [11:56] - Some clients have more opinions than others. [12:45] - You have to show your expertise to allow the client to relax. This makes decisions easier to make. [15:18] - Kathryn didn't believe any of these things would work so over the years, she had to force herself to try them.  [17:28] - Clients know ahead of time what to expect and Kathryn asks for clarity when they request something additional in the session. [18:54] - Educating the client is the way you make sure that they know exactly what we're doing. [20:07] - Another reason we may hate a client is when clients break our rules. [21:08] - Kathryn is exclusively a black and white photographer. She shares a recent experience where she had to say no to color art. [23:30] - If you say yes to something now, it makes it difficult to say no later. [25:27] - Clients are just asking. It is okay to say no. [26:08] - If you are hating clients, there is something that you are doing wrong.   Links and Resources: Kathryn LangsfordWebsite | Instagram Do The ReWorkWebsite | Instagram Allison Tyler JonesWebsite | Instagram | LinkedIn

Many CPAs struggle with pricing. Some have moved to flat rate or subscription pricing, and some still bill by the hour. For CPAs who are used to getting compensated for time and effort, it can be difficult to learn how to see value and to learn how to price accordingly. But if they don't make the transition, they risk underpricing themselves in perpetuity and having to keep working long hours to make up for unearned revenue.  To talk with me about this problem is my guest, Mark Stiving.  Mark is a pricing educator and advisor, the host of the Impact Pricing podcast and the owner of Impact Pricing, where he teaches clients how to win, keep, and grow customers to drive higher revenue. Ilise Benun is a business coach for creative professionals, a national speaker, the author of 7 books, and the founder of Marketing-Mentor.com. In this episode, Ilise talks about how you can form better relationships with your prospects and turn them into high-paying clients through the proposal Oreo strategy. Check out these episode highlights: 01:34 - Ilise's ideal client: “My ideal client is creative professionals. So, designers of all types, copywriters, who want, I like to say, better clients with bigger budgets or bigger clients with better budgets.” 01:58 - The problem she solves: “So for the most part, my clients are not marketing themselves because they don't like marketing. And they just think word-of-mouth is the best marketing tool and they end up just taking whatever comes along.” 02:39 - The symptom of the problem: “They're taking whatever comes along, and probably not being paid what they think they're worth for their work. Often their clients or their prospects are ghosting them and not responding to their outreach or to their follow-up.” 03:38 - Clients' common mistakes before consulting Ilise: “Often, the thing is that there are too many marketing tools to be using and too many ways to find prospects. And so often people are just doing a little bit of everything, and that's not what works.” 04:41 - Ilise's Valuable Free Action (VFA): “Well, this is where I want to describe the proposal Oreo strategy because it's something anyone can do. Is Your Content Too General And Bland? I was trying to do things like plan a podcast and blog posts and I realized that I was having a lot of difficulty even though I loved writing and I loved podcasts. I was having a lot of difficulty in actually creating the content and it seemed really bland. I realized that there were some problems here and one of those problems was that I wasn't niched down anywhere near enough. I wasn't specialized. I was trying to create this content and I had such a broad range of clients. One of my clients was a mining company and one was a dentist. Another client was a retirement planning organization. I even had a client that was a magician for children's birthday parties. I was spread way too thin. I was trying to create this content but you can't become an authority when you are so broadly spread out. You Need To Niche Down Hard! That was my first insight into the idea that I needed to niche down and specialize. Figuring that part out unlocked a lot of the rest of it for me. Novice To Generalist Expert Everybody starts out as a novice of some kind. You might be really really smart but you don't have a lot of experience. When you start out, one of the most important things to do is to have this winding path where you get this broad experience so you get to figure out what you like doing and what you're good at. I have this winding road going from novice to where you become this expert. At this point most people are these generalist experts and they do have a weakly defined niche like might say, “I'm a marketer”. It's not really that niched down. You might for example say “I'm a management consultant” but you don't really have any kind of deep specialization. Skilled But Invisible When you get to be a generalist you have very low visibility but you're very good at what you do. An awful lot of people are in this place. I call them invisible experts. You don't have external visibility so you don't get a lot of inbound leads because people don't really see you. So it's only through those networking and word-of-mouth connections that you actually get business and most people actually choose to stay here. Moving Beyond Referrals I did a research project where I surveyed over a thousand consultants in the business management consulting field and most consultants. Most of them stay as a generalist and they get better at doing referrals. There is another path which is to become a recognized authority in your field. The advantage of doing that is that you start to get more inbound leads. You start to get people coming to you and seeing you because you've got this higher visibility. You're recognized as an authority. People know who you are, come to you pre-sold. It's much easier to work with them. Sometimes when you get a referral, it's a weak referral. You still have to pitch to the person. guest url https://therecognizedauthority.com --------------------------------------------------------------------------------------------------------------------------------------------------- ★☆★ Subscribe to Julian's channel here ★☆★ https://roadto3.com/subscribe Instagram: https://www.instagram.com/whenitworked Blog: https://roadto3.com/blog/ Twitter: https://twitter.com/whenitworked Podcast: https://whenitworked.com
