Architects love to design—but when it comes to managing money, many feel overwhelmed, underprepared, or just plain stuck. The creative fire that fuels great projects often fizzles out under the weight of cash flow crises, vague budgets, and project finances that never seem to add up. When small architecture firms grow, the numbers don't always follow. In this episode, Ryan Mayhugh from HOK shares what really makes or breaks a firm's success. You'll hear what most small firm owners miss—and why that blind spot is more dangerous than they think. The conversation uncovers how creative freedom can coexist with smart money management. And why some “common sense” decisions can quietly sink your business. Discover what separates firms that thrive from those that stall out—and why the difference has nothing to do with talent. The single budgeting shift that helped a startup land a multi-million dollar exit. Why following your gut on project pricing might be the worst move you can make. The quiet advantage big firms use that small firms can “steal” without selling out. In this captivating episode of Business of Architecture, Peter Markos unveils the unexpected journey from freshly minted architect to founder of a niche, design-led development venture. What started with handcrafted models and zero capital evolved into a groundbreaking cabin project, earning major funding, press recognition, and a sustainable business model. Peter's story weaves through scrappy beginnings, bold financial maneuvers, and a surprising stroke of entrepreneurial insight. He talks about the hidden power of creative leverage, the overlooked value of sweat equity, and how constraints sparked scalable innovation. This episode isn't just about building a cabin—it's about building belief in possibility. The clever move that turned $100,000 into something far greater—without laying a single brick. How a model smaller than your desk convinced strangers to sign over their land. The high-stakes risk Peter took (that you definitely shouldn't)—but might wish you could. Can we find the poet in their poems? With HORACE: Poet on a Volcano (Yale University Press), Peter Stothard explores how the life of the great Roman poet unfolds though his art and the histories. We talk about why he wrote this biography through a critical study of Horace's poems (and why that's been a controversial approach), how Horace embodied the artist-as-madman long before the Romantic era, and why it was important to show the alienness of Horace's verse and how nervous Peter was about translating him into English to show how the Latin works. We get into Horace's place in Rome's history, how he bridged Greek poetic modes into Latin, the variety of genres Horace worked in (and invented), and why the poet was cancelled early and often over the centuries. We also discuss mortality and legacy, how Horace & I each reacted to not getting killed by falling trees, why a certain Great Books program is so Athens-centric, how Peter's secondary school introduced him to "INCIPE!," "Sapere Aude," and "Carpe Diem," among other Horace-isms, and more! Many architects dream of doing their own developments, but the fear of financial risk, inexperience with construction, and lack of support can stop them before they start. Becoming your client sounds empowering until you're staring down zoning codes, contractor bids, and bank meetings. In this episode, architect and developer Kevin Hittle shares how he bridged that gap. Kevin started as a laborer, became an architect, and eventually wore all three hats: architect, developer, and contractor. It's a story of sweat equity, smart deals, and building something both beautiful and profitable. You'll learn how one small project sparked a bigger vision—and how being deeply involved at every stage of the process changed the way he now designs for others. His practical insights offer a grounded, no-fluff view of what it really takes to make development work as a solo architect. And he's clear about the one piece of experience every architect should get. The summer tourist season is kicking off in Capeside with a regatta. This might have been a low-key race for new sailor Pacey and the True Love, the little boat that could, if it were happening a couple of weeks earlier. Unfortunately, we're in the post-discovery era, so Dawson has to Dawson all over it. Leery's Fresh Fish is sponsoring the True Love? Fine: Dawson will just enter Joseph McPhee's boat, the Carpe Diem; THEN ask the McPhee siblings if he may use it; THEN pay the sponsorship fee himself but sail on behalf of the Potter B&B. When will he have time to learn the rules of sailing? Great question: he won't, and that's going to be a problem. In the far background, Jen has been giving Henry the silent treatment ever since he tried to fool around with her when Grams wasn't home, so he's been holding a silent vigil everywhere she goes, holding up a sign asking her to forgive him. No one is sufficiently annoyed by this behavior, least of all Jen. Show US love by listening to our episode on "Show Me Love"! JOIN THE AWT CLUB

Many architects dream of launching their own firm, but few do it with the level of preparation and insight that Matthew Arnold brings to the table. After nearly 15 years at a celebrated architecture practice, Matthew made a bold move, one inspired by a surprising encounter with two iconic projects in the Arizona desert. What followed was a shift not only in career, but in how he sees the role of architects in shaping their own futures. In this heartening and practical conversation, Rion explores what made Matthew take the leap, what he did beforehand to prepare, and how he now blends the roles of designer and developer. Listeners will hear about the surprising lessons from famous architects of the past, and the critical detail that helped Matthew win a key development deal without breaking the bank. Many wonder if there's another path, one that offers both freedom and financial reward without leaving architecture behind. In this episode of the Business of Architecture podcast, Rion Willard sits down with Amanda Baillieu and Gus Zogolovitch, the co-founders of Developer Collective. They open up about their mission to help architects take control of their future—and why now may be the best time to make a bold move. Architecture firm owners are increasingly burdened by succession planning, talent shortages, and the pressure to scale in a competitive market. Many are unsure how to exit gracefully, grow beyond 50 people, or prepare their business for long-term success, let alone navigate the complex world of mergers and acquisitions. In this eye-opening episode, Rion Willard sits down with the founders of Stone Mill Partners, a specialist M&A firm serving the AEC industry. They peel back the curtain on how architectural firms are being bought, sold, and merged—often with surprising motivations behind each move. The conversation reveals how cultural fit is the secret weapon in a successful acquisition—and how missing it can spell disaster. You'll also hear about the rise of private equity in architecture and what that might mean for your firm's future.
