This is a public episode. If you'd like to discuss this with other subscribers or get access to bonus episodes, visit www.volts.wtf/subscribeProperty taxes are two taxes stapled together: one on the land, one on whatever gets built on it. Put up an apartment building and the bill goes up. Pave the lot for parking and it stays low. It discourages building and rewards land speculation. The answer? Tax the buildings less and the land more. The idea of a “land value tax” goes back 150 years, but implementing it today involves navigating tricky constitutional issues. In this episode, I talk with Greg Miller of the Center for Land economics about the rationale for such taxes, and with Kitty Klitzke, a Spokane, Washington council member, about the difficulties of putting it in practice in a real city. Greg Miller, VP of Marketing and Business Development at Carta Healthcare, is focused on the multi-billion-dollar problem of manual clinical data abstraction in health systems, which is time-consuming, labor-intensive, and error-prone. The Carta hybrid intelligence solution combines AI with human expertise to surface and validate information, delivering dramatic ROI for clients through lower costs and higher data quality. Clinician adoption grows significantly once they have experienced the AI finding information they would have missed, ultimately making them more effective at their jobs. Greg explains, "Health systems in the US, specifically, spend between $10 and $15 billion a year on manually abstracting data. And what are they abstracting data for? "There are lots of different downstream use cases, but the most common reason is to populate clinical registries. And clinical registries are super important because they're used for accreditation of clinical programs. It's for revenue, it's for compliance and regulatory requirements. But the biggest use of registry data is to drive quality and process improvement initiatives." "Unfortunately, today, every hospital has an abstraction function that is highly decentralized, and they have highly skilled labor, mostly nurses, who manually come through the electronic health record and other systems to find nuggets of information to answer questions in some registry system. And so it's very time-consuming, labor-intensive, and, because it involves humans, both expensive and prone to error." #CartaHealthcare #HealthcareAI #HybridIntelligence #ClinicalAI #HealthTech #DigitalHealth #AIinHealthcare #LifeSciences #HealthData #AIgovernance #ResponsibleAI #ClinicalInnovation #HealthcareLeadership #HealthcareInnovation #ClinicalData #QualityImprovement #PatientSafety #DataAbstraction #HybridIntelligence carta.healthcare Listen to the podcast here

I met Nathan in the El Progreso Public Library in Uvalde, Texas in the Fall of 2022. Children all over the country were heading back to school but things were different in Uvalde. The community was still dealing with the trauma of the horrific shooting at Robb Elementary School on May 24, 2022. I was working on a photo essay for the New Yorker about children going back to school in the wake of the shooting. One morning, I followed the sound of piano music into the rotunda of the El Progreso Public Library. Seated at a baby grand, silhouetted against a sunlit room of bookshelves, I found Nathan. He's a local minister and the part-time chaplain at the hospital in Uvalde. On the day of the shooting, he was there when they brought the children in. He sat with the families as they waited for news about their children. The next day, he came to the library and played the piano for anyone in the community who needed a quiet place and some peaceful music–including himself. On this 4th anniversary of the shooting at Robb elementary, my heart goes out to the entire Uvalde community, especially to the parents and families of the victims. Show notes: This episode was produced by Greg Miller in May 2026. Waiting for the School Bus in Uvalde published in the New Yorker, October 10, 2022 Music: Canon in D Major — Johann Pachelbel Prelude No. 1 in C Major, BWV 846 (from The Well-Tempered Clavier, Book 1) — Johann Sebastian Bach Moonlight Sonata — Ludwig van Beethoven Danny Boy — Traditional Gymnopédie No. 1 — Erik Satie Clair de lune — Claude Debussy All music performed by Nathan Lafrenz. I want to thank Nathan for his time, his talent, and his healing words. Thanks also to Mendel Morgan, the former director of the El Progreso Public Library. Special thanks to everyone at the New Yorker, especially: Joanna Milter, Noel Flores-Théard, Megan Field, Bowen Fernie, Stacey Pittman, Andrew Katz, writer Rachel Monroe and of course, David Remnick. You can throw almost every outlook or prediction made for the tanker market in 2026 in the garbage, says Lloyd's List senior reporter Greg Miller. After all, the US-Iran war and ensuing Strait of Hormuz crisis is perhaps the black swan to end all black swans for the market. More than two months later, the chokepoint remains closed: so what happens to tanker stocks now? To find out, Greg spoke to Deutsche Bank analyst Chris Robertson, who ran through the year so far for tanker stocks and offered some insight as to what might be in store if the crisis continues into late 2026.
Dr. Beckett and Rich Klein discuss how explicitly asking listeners for questions can boost Q&A episodes, referencing Greg Miller's approach. They touch on hobby retail growth, including Nick's second location and WAXXED opening three Houston-area stores. They answer a question about late-1940s/early-1950s Penny King Cracker Jack player charms, noting their appeal, cataloging challenges, and Beckett's push to be encyclopedic. The conversation shifts to whether Beckett should have cataloged unlicensed Broder-type sets, weighing their easy reprintability, legitimacy concerns, and today's growing gray areas, including Panini Instant-style items without numbering. They also explain why the Dallas Card Show brand is expanding to places like New Jersey and Chicago through partnerships that improve autograph guests while increasing card dealers, and Beckett shares insights on learning at shows by being “incognito” and talking with attendees. 01:44 New Card Shops Expanding 02:15 Cracker Jack Charms Talk 04:06 Cataloging Oddball Sets 04:53 Broder Reprints and Legitimacy 07:17 Gray Areas in Modern Cards 09:09 Dallas Card Show Goes National 10:16 Autograph Guests Strategy 14:12 Secret Shopper at Shows

Why are we drawn toward behaviors we don't truly want?In this powerful conversation, Dr. Greg Miller sits down with author and therapist Jay Stringer, known for his groundbreaking work on unwanted sexual behavior and sexual addiction. Together they explore one of the most important principles in recovery: curiosity.Rather than simply trying to stop behaviors like porn addiction, compulsive sexual behavior, or sexual acting out, this conversation invites a deeper question:“Why do I do what I do?”Jay Stringer shares how our fantasies, attractions, and behaviors are often messengers pointing to deeper stories, wounds, and unmet needs. When we approach these patterns with curiosity rather than shame, we begin to uncover the underlying narratives that shape our lives. This conversation offers hope for those struggling with sex addiction, pornography addiction, or unwanted sexual behaviors, as well as partners navigating betrayal trauma. True transformation doesn't come from suppression—it comes from understanding.Recovery begins when we become curious about our story.Send a text
