I answer your listener questions today.    A 12-year-old listener asks, how many properties must I own to become a millionaire?  Another asks, “Should my first property be a house hack or an out-of-state rental”?    One question is about the imminent prospect of HYPERinflation.   Also, “What are FORWARD-looking indicators to find the best future RE markets?” Those questions and more questions all answered, today, on Get Rich Education! ___________   Hey, welcome in to GRE. I'm your host and Founder, in fact, of this very show… and all Get Rich Education platforms, a 20-year REI and Active Member of the Forbes Real Estate Council. My name is Keith Weinhold. Ya probably know that by now.   This is Episode 445 of Get Rich Education.   When I do these listener question episodes, I generally begin with some of the more basic questions.   Today's first question comes from Taylor in Wooster, Ohio. Taylor is age 12 and he simply asks:   How many properties must I own to become a millionaire?   Well, thanks for that, Taylor. I don't often get questions from a 12-year-old.    I love that you're listening and the fact that you ARE greatly increases the chances of you building wealth when you're an adult, yet young enough to enjoy it.   Like a lot of questions in real estate, the answer to how many properties you must own to become a millionaire “depends”.   It depends on how profitable your properties are - how much they go up in value and how much you're getting from the rents that you charge the tenants, how long you do a good job of keeping them as tenants, as well as how capable you are of controlling your property's expenses.   So, you could own as little as just ONE property and be a millionaire, Taylor.   Owning MORE properties is better than owning fewer properties. That way, if you have one that isn't profitable, you'll have profits from your others.     And you can own more properties when you can use part of your OWN money & part the bank's money… in owning the property.   Now, Taylor, if you have one million dollars, say, you had a million bucks in stacks stuffed in your closet, you need to understand that that is not enough.    You're 12 years old now. You might live another 80 years. Then you'd need that million to last you 80 years.    Even a 50-year-old with a million dollar stack of dollars bills in their closet would not have enough money to live on for the rest of their life.   You might need closer to 10 million dollars. That's called a decamillionaire. So think about setting your net worth target higher. Think, “How can I be a decamillionaire?”   But actually, you don't just want to think about the height of your stack of dollar bills reaching any certain number of millions ONLY. It matters. But what matters more is how fast your stacks are GROWING.   That's called cash flow. If your stacks are growing at a rate every year that exceeds all of your expenses, you are financially-free. That's why it beats being debt-free.   Another thing, Taylor, I know that your hometown of Wooster, Ohio is between Columbus and Akron so - though I'm not familiar with Wooster - but I do know its the county seat of Wayne County -    …you do tend to have markets nearby that can create CF really well - that's that ability to GROW your cash stacks, hopefully to a height of 10 million someday.    Thanks for your question, Taylor.   You know, it warms my heart to know that kids listen to the show. I remember shortly after launching the show in 2014 that a Dad & son from New Jersey wrote in and told us that they look forward to listening to the show together every week.    I like to do that family-friendly show, from Day 1. A clean lyrics show since inception.   I like to keep it classy. I like to make that show that would make my late Grandma Weinhold proud - though I don't think she ever knew how to listen to this show.   That's part of my brand… and it warms my heart to see children in the audience.  ______________   The next question comes from Mitrel. I don't know where Mitrel is from, because some questions come in on our YouTube Channel, but he says…   I have a good job and $40,000 in savings, expect an upcoming BOOM in real estate and need $100,000 for a down payment.    Does it make sense to gamble my $40K in the high risk stock market to get up to the $100K sooner and capitalize on the RE purchase?   If I lose the $40K, I'll recover it in time with my job anyway over time.   If I win & get it to $100K, I'll have my income property and be off to the races with leverage and Real Estate Pays 5 Ways.   If I simply tried to preserve the $40K in a savings account, I'd lose to inflation anyway.   That's his question. Alright, Mitrel. You've got $40K, want to get to $100K for your down payment on some rental property.    Now, we have properties at GRE Marketplace where $30 or $35K is enough to get started… but with your $100K down payment goal, I sense that you might have a specific purchase in mind.   Of course, it's about getting a 20-25% down payment + 4% CCs  - as a percent of your purchase price - and you'll want to hold some reserves.   Well, to get your cash stash from $40K up to $100K, it has to do with your risk tolerance.   It sounds like you're open to risk with putting it in the stock market short-term to try to reach your goal faster.   So, yeah. You would probably want to do that OUTSIDE of a retirement account since they generally have early withdrawal penalties.   In a savings account, yes, you're aware that with true inflation, that would just debase your savings' purchasing power.   If you're open to risk, I guess one could get in & out of crypto at just the right time - if you do that, I'd choose bitcoin.   But you know, whether you go with risky stocks or risky bitcoin, the problem with that is that you have to get your timing right twice.   Ideally, whether it's a Russell 2000 Index Fund or Apple Stock or Ethereum, you want to buy close to a near-term low and then sell close to a near-term high.   That is more difficult to do than it sounds, and it's just one reason that stock, ETF, and mutual fund investors don't build wealth.    One other thing I'll mention as you're trying to patch together your first RE down payment is I-bonds. They currently pay a guaranteed 7%.    The way they work is that the interest rate they pay you is the CPI Inflation rate plus a fixed rate on top of that.   You can get I-bonds at TreasuryDirect.gov   But there is a $10,000 annual limit that you can put into I-bonds.    Another disadvantage is that I bonds can't be purchased and held in a traditional or Roth IRA, Mitrel. The I- bonds have to be held in a taxable account.    But that might work for you in this case, Mitrel, since it's a shorter-term hold, hopefully it's shorter-term anyway, until you've built up your $100K cash to get your RE and get off to the races, hopefully getting paid 5 ways.   Another disadvantage of I bonds is there is an interest penalty if they're redeemed for cash in the first five years. They knock off 3 months of your earned interest.   I hope that you found at last one insight on those options that helps you out, Mitrel.  ________________   The next question comes from Kevin. He asked this one quite a while ago.   [Listener question played]   3) What are the forward-looking indicators to select MSAs? He typically looks at population growth and employment.    That is a rather astute question, Kevin. Yes, you're looking at some of the right measures for the tide that floats a RE market up.    First, we want to think about landlord-friendly states. Yes, the MW & South has a preponderance of them. But there are some outliers. You'll also find pretty favorable eviction processes for LLs in PA, TX and AZ.   When it comes to forward-looking RE indicators and their sources, first, let me give you two resources that most everyone knows about, then we'll drill deeper.  The NAR publishes forecasts for home sales, prices, and other market trends. Their reports give you future RE market insight at both the national and local level. Zillow offers forecasts too on the housing market, including home values, rents, and other market indicators. Now, one indicator and one place that a lot of people don't know where to look, Kevin, is your ability to discover upcoming government infrastructure programs. Think about learning where the next new highway intersection or highway interchange will be built. Or perhaps it's a new seaport expansion project or a new bridge that is going to be built in 5 years. There are a lot of places where you can find out that information ahead of time, and unlike stock investing, it's completely legal - totally alright - to learn about this ahead of time.  Get a heads up on where the next bridge is going to be built and how that can make nearby property values rise - that's not considered illegal insider information. You can check the websites of government agencies responsible for upcoming infrastructure development in your target state or region.  That area's, say, Department Of Transportation makes this public so that contractors can engage in the bidding process for major infrastructure projects. These are known as government PROCUREMENT websites. For example, in Illinois, that's under an Illinois.gov website. Those sources can be kinda wonky & dry, but putting in the work over there can help you see the future. Now, major news outlets, and just regular, old school, legacy media television channels like good ol' WPHL in Philadelphia or KMSP Minneapolis or anywhere, they often report on upcoming projects and government initiatives, like an airport expansion. Now, if you happen to LIVE in an investor-advantaged area, Kevin, well and you do, Dayton, Ohio. Joining an “in real life” industry association that focuses on infrastructure development can really give you direction & foresight and you'll grow your network too. That'll give you access to upcoming projects - as will attending public meetings like town hall meetings. And then finally, the US Census Bureau and other sources make all kinds of population projections. That helps you see the future.    And hey, you might as well use the Census' resources since your tax dollars are paying for it.   And those industry associations and public meetings often use & apply those population projections to upcoming major projects.   So, there's more, but that's a good bit there. I live in expensive Southern California (Orange County). Would you recommend my first property be a primary that I house hack or invest in an out-of-state rental?” Thanks, Connor.   OK, Connor. Well, there's a lot to consider.   Let's look at the Socal househack.   As you're surely already aware, real estate prices and tax rates are both very high in California.    California also has a Tenant Protection Act enacted in 2019 that puts strict eviction laws into place. You might have rent control there too.   Now, as a SoCal househacker, that could, of course, take the form of buying one big SFH where you live in one of the rooms and rent out the other rooms.   The younger you are, the more likely it is that you're tolerant of living with roommates. If you want to stay alone or with your spouse or whatever & want privacy, then you'll househack a duplex, triplex, or fourplex.   Any one of those, SFH up to 4-plex, you can use an FHA loan on and pay just 3.5% down, or VA loan if you have VA benefits and pay 0% down. With either of those low down payment programs, you must live ON-SITE, usually for at least a year.   FHA recently approved 40-year mortgage loans and they will roll out next month. Yes!   In Orange County, CA, with really high prices, it might take a fixer-upper type home to make it affordable. If you aren't handy, that's a disadvantage on the house hack.   Socal is simply one of the most DISadvantaged places in the nation for long-term rental property, though there are still ways to make it work.   Then, if you go out of state, you can make it really passive. It won't be a more active business like it would there for ya in Orange County.   Now, the downside of buying an out-of-state rental, like through GRE Marketplace, is that it's going to take a 20 to 25% down payment.   But you can still find respectable properties in safe neighborhoods, in say, Memphis for as little as $100K to $120K. That means you might not have to come out of pocket for much more than you would a SoCal rental with it's lower PERCENT down payment.   And, of course, the big advantages of the out-of-state rental are low purchase prices, high rents, advantageous LL-tenant law, your property is already renovated or brand new, and it is turnkey PMed if you so choose.   That's exactly why a lot of people are choosing out-of-state properties at GREMarketplace.    Those are some of the major trade-offs, Connor. Thanks for the question.   The next question comes from Jesse in Reno, Nevada.   “With high inflation for two years and cyclical trends entrenched, more nations making foreign trade deals outside of the dollar, and the Treasury printing dollars like mad, I cannot believe the price for a shopping cart full of groceries at Safeway any more. Are we headed for a hyperinflationary period within the next decade?”   Well, that's an interesting question, Jesse. Inflation is an awful malady that disproportionately affects the lower classes more than the upper classes.   But do I believe that there's any significant chance of hyperinflation in the next decade, Jesse? Let me answer that.   Now, first of all, a lot of people - not necessarily you, Jesse - but a lot of people throw around the term “hyperinflation” without really knowing what it means at all.    A consensus of economists define HYPERinflation as an inflation rate of 50% or more every month. Yes, month.    With compounding, that would be inflation of more than 600% per year, not the… closer to 6% CPI inflation that we've had lately.   We could very well have longer-term waves of RECURRING inflation.   In America, our debt-to-GDP ratio is high. It's about 120% right now. Back in 1990, it was just 55%.   Now our debt-to-GDP ratio also hit 120% back in the 1940s, but that was as a result of us having to pay for WWII. And the productivity of the 1950s quickly brought the ratio down.   Here's the problem. Today's 120% is not due to war; it's due to all these politicians' various accumulated promises over time.    That includes CONTINUOUS military spending.   And you know, historically, every fiat currency ends with the END of that currency. Every single one goes to die. The British pound is the world's OLDEST currency in use today.   But to get hyperinflation, it generally takes two key factors:   First, a nation needs to have debts denominated in a currency that that nation can't print.    Now, for emerging markets, its often dollar-based debt that they have and those nations can't print dollars.    100 years ago, Weimar Germany had gold-based war reparations. That was their problem.    You cannot print gold, so they printed MASSIVE amounts of their currency. In more modern times, Venezuela and Zimbabwe experienced hyperinflation.   The second key reason hyperinflation occurs is when there's no foreign demand for your currency… so you hyperinflate it.   So, to create hyperinflation, it takes a tremendous amount of printing… plus no demand for that currency.    The US still has foreign demand for our dollar and there's a lot of debt denominated in the dollar globally. That represents demand for it.   Since the US can print its own currency, we're not very likely to default on our total of $32T debt at all.    We're motivated to let inflation keep running, at whatever fluctuating rate, Jesse.   So to answer your question, Jesse, no. No hyperinflation in the US in the next decade.   And as far as the prolonged elevated inflation that we're having, as a listener, I think you know how to beat that by now. Own real assets.  If you own a house, have a 30-year mortgage. Don't have it “paid off”. You need a mortgage to benefit most. Thanks for the question, Jesse.   Our last question comes from Zack in Claremore, Oklahoma. Zack asks:   Keith, is there such a thing as being “OVER leveraged?” Would you finance everything you can as long as you can create arbitrage?   Great question, Zack. The short answer is, “Yes, I would. I would finance everything up as much as I could without being overleveraged.”   Now, what “overleveraged” means IN GENERAL - out in the larger business world is that you've borrowed too much money in relation to your ability to pay it back.   In real estate, being overleveraged means that you take on so much debt that you can't make your monthly payments on your principal, interest, and operating expenses.   As long as my properties are cash flow positive, even by a little margin, I have found no limit as to how much I would finance, Zack.   Let me use an example. Say that you buy a rental duplex with $4,000 of monthly rent income. Your mortgage and all of your long-term operating expenses are $5,000, leaving you with a NEGATIVE cash flow hole of $1,000 every month.    A $1,000 per month hole is a $12,000 each year hole that you've dug.    If you're financially precarious elsewhere, that can be a difficult hole to fill in and you could descend into delinquency when you miss your first payment, then deeper into foreclosure when you're several months behind, then the bank takes over your property.    You lose your property, lose your credit score, and lose the ability to get new loans for years. You were overleveraged.   You've borrowed too much money in relation to your ability to pay it back since your rent income was $4,000 and expenses were $5,000.   Well, when you buy right, that's not likely to happen. First of all, your mortgage loan underwriter is going to check that you have enough income and enough reserves to meet their qualification standards before you can get the mortgage in the first place.    That's a check against becoming overleveraged, yet things could still go wrong.   For one thing, with FHA loans, your debt-to-income ratio can be an eye-popping maximum of 57% and you can still qualify for the loan.   But you're usually going to be buying your out-of-state rental property with a CONVENTIONAL loan.   Now, INSTEAD of becoming overleveraged, you would buy in the opposite scenario, projecting positive cash flow from day one.   On your duplex instead, if you had just $4,200 of rent income and $4,000 of expenses, you've got just $200 of cash flow, but that is a cushion.   And like I've described on previous episodes, historically your rent income rises faster than your expenses since your mortgage P & I payment stays fixed.   That's why, over time, you often widen that delta from +$200 cash flow so that it just keeps widening to a greater & greater cushion.   So, to review, you're unlikely to find yourself overleveraged if your income exceeds your expenses on day 1, when you have predominantly FIXED RATE LOANS…   … and then another measure of protection is when you own properties in multiple job growth markets - in multiple STATES even - you're better protected against any changes in the law or regulations or changes in that region's economy or even any detrimental disruption to your PM in each of your chosen investment areas.   I dislike overleverage. But I do like HIGH leverage. Because leverage makes compound interest feel really slow.    It is best to FINANCE your properties, even though mortgage rates aren't as low as they were two years ago.    Look at it this way. With 20% down, you could buy five financed properties instead of one all-cash. Over time, five properties appreciating will build you more wealth than one appreciating.   If the properties don't cash flow with 20% down, then get three with 33% down on each. That'll accelerate your wealth-building & help you control the mortgage.   Then… if rates go down, you can still refinance. If rates don't go down, you'll be glad that you bought multiple properties instead of one.   Thanks for the question, Zack.   I hope you enjoyed listener questions today. The Basics of Roth Conversions 1. In General, young, lower income (e.g., new First Officer) expect a higher tax bracket in retirement...Roth can be a no-brainer. a. But there are other very important considerations that may go against this rule of thumb. 2. Important to know – Everyone, regardless of income, can contribute to an after-tax or nondeductible IRA. 3. What are my options if I only have pre-tax IRAs? a. Convert the pre-tax IRA to a Roth IRA, and you will be taxed at your marginal income tax rate. Or... b. Roll the pre-tax IRA into your 401k, then execute back door Roth the following calendar year. 4. What are my options if I have after-tax IRA contributions? Also known as “basis” in your IRA. a. Convert to Roth and pay fewer taxes than you would if all the IRA were pre-tax. b. But you must know your basis. Sometimes, that can be a challenge to figure out. 5. Roth Conversions are more advantageous when markets are down. a. Three situations in which the BETR (break-even tax rate) is lower than the current marginal tax rate: In other words, making a Roth conversion when your future tax rate will be lower than your current tax rate. a. When a conversion tax is paid from a different account. i. In this case, the longer the investment horizon, the lower the BETR. ii. How you pay the tax on the Roth conversion really matters. Paying the taxes from your cash flow or a tax-inefficient investment account is ideal. b. When the traditional IRA includes non-taxable basis. c. When the conversion of the traditional IRA opens the “back door” to future Roth contributions. 7. Future tax rates are only one consideration for Roth conversions. What are other valuable considerations? a. Flexibility in retirement; example, large purchases-house purchase, build. b. Estate planning – pass on Roth to your children – 10-year required minimum distribution RMD (Required Minimum Distributions) requirements. c. Tax diversification in retirement. “Most investors will benefit from tax diversification by holding taxable, tax-deferred, and Roth accounts” ... (also HSA (Health Savings Account)) Bonus! 8. What is the Mega-Back Door Roth? a. Some employer 401ks allow for after-tax 401k contributions. If so, you can contribute above the normal 401k contribution limits and then convert those contributions to Roth 401k. 9. What is the next best option if I cannot save in Roth 401k or do Roth conversions? a. Health Savings Account (HSA) - The only account that is completely tax-free. b. Taxable Brokerage Account. I.e. a non-IRA investment account. WARNING: Tracking Roth IRA conversions on your tax return is not easy. Many tax professionals struggle in this area. If you do not document after-tax IRA contributions and Roth conversions correctly on Form 8606 in your tax return, you will highly likely get a letter from the IRS saying you owe some taxes. (2) HEALTH CARE PROVIDER.—A health care provider may commence an action for relief on its own behalf, on behalf of the provider's staff, and on behalf of the provider's patients who are or may be adversely affected by an alleged violation of this Act. (c) Equitable Relief.—In any action under this section, the court may award appropriate equitable relief, including temporary, preliminary, or permanent injunctive relief. (d) Costs.—In any action under this section, the court shall award costs of litigation, as well as reasonable attorney's fees, to any prevailing plaintiff. A plaintiff shall not be liable to a defendant for costs or attorney's fees in any non-frivolous action under this section. (e) Jurisdiction.—The district courts of the United States shall have jurisdiction over proceedings under this Act and shall exercise the same without regard to whether the party aggrieved shall have exhausted any administrative or other remedies that may be provided for by law. Each month we collect and summarize longtermism-relevant research, share news from the longtermism community, and feature a conversation with a prominent longtermist. You can also subscribe on Substack, listen on your favorite podcast platform and follow on Twitter. Research Scott Alexander's "Long-termism" vs. "existential risk" worries that “longtermism” may be a worse brand (though not necessarily a worse philosophy) than “existential risk”. It seems much easier to make someone concerned about transformative AI by noting that it might kill them and everyone else, than by pointing out its effects on people in the distant future. We think that Alexander raises a valid worry, although we aren't sure the worry favors the “existential risk” branding over the “longtermism” branding as much as he suggests: existential risks are, after all, defined as risks to humanity's long-term potential. Both of these concepts, in fact, attempt to capture the core idea that what ultimately matters is mostly located in the far future: existential risk uses the language of “potential” and emphasizes threats to it, whereas longtermism instead expresses the idea in terms of value and the duties it creates. Maybe the “existential risk” branding seems to address Alexander's worry better because it draws attention to the threats to this value, which are disproportionately (but not exclusively) located in the short-term, while the “longtermism” branding emphasizes instead the determinants of value, which are in the far future. In General vs AI-specific explanations of existential risk neglect, Stefan Schubert asks why we systematically neglect existential risk. The standard story invokes general explanations, such as cognitive biases and coordination problems. But Schubert notes that people seem to have specific biases that cause them to underestimate AI risk, e.g. because AI scenarios sound outlandish and counter-intuitive. If unaligned AI is the greatest source of existential risk in the near-term, then these AI-specific biases could explain most of our neglect. Max Roser's The future is vast is a powerful new introduction to longtermism. His graphical representations do well to convey the scale of humanity's potential, and have made it onto the Wikipedia entry for longtermism. Thomas Kwa's Effectiveness is a conjunction of multipliers makes the important observation that (1) a person's impact can be decomposed into a series of impact “multipliers” and that (2) these terms interact multiplicatively, rather than additively, with each other. For example, donating 80% instead of 10% multiplies impact by a factor of 8 and earning $1m/year instead of $250k/year multiplies impact by a factor of 4; but doing both of these things multiplies impact by a factor of 32. Kwa shows that many other common EA choices are best seen as multipliers of impact, and notes that multipliers related to judgment and ambition are especially important for longtermists. The first installment in a series on “learning from crisis”, Jan Kulveit's Experimental longtermism: theory needs data (co-written with Gavin Leech) recounts the author's motivation to launch Epidemic Forecasting, a modelling and forecasting platform that sought to present probabilistic data to decisionmakers and the general public. Kulveit realized that his "longtermist" models had relatively straightforward implications for the COVID pandemic, ...

Both The Flash and Spider-Man: No Way Home had some interesting leaks emerge over the past week.  The Flash leaks consisted of several pieces of concept art revealing another look at Barry Allen's new suit, Michael Keaton's Batman, Sasha Calle's Supergirl, and teased a new mystery character. In this week's episode of Nerds Talk Movies, we go down the rabbit hole and speculate on who that mystery character could be.  As for No Way Home, LEGO initially leaked a few new Spidey suits and revealed that Wong would be making an appearance as well. It also has the smaller measured diameter of the two sides Weight Simply how heavy the shaft is. It is almost exclusively measured in grams. A heavy shaft for irons and wedges is 130g and a lightweight would be 70 or 80g. A heavy metal wood shaft would be 85 or 90g while a light shaft could be as light as 40g. While evolving manufacturing and material combinations are somewhat changing this, a shaft weight is still highly correlated to the overall flex of the shaft. A stiff flex shaft that is 100g is almost certainly going to be stiffer than a stiff flex shaft at 80g. In my experience, getting the weight of the shaft correct is the single most important factor in a shaft fitting. Flex The flex of the shaft is a metric that attempts to educate the player on how flexible the overall shaft is. In General, a more flexible shaft will help a player draw the ball more easily and hit it higher while the opposite is generally true with stiffer shafts. The flex of the shaft is usually indicated by a single word or letter. The order of general flexes from most flexible to least is L or Ladies, A or SR flex for senior, R for regular, S for Stiff, and X for Extra Stiff. There are other methods for indicating flexes and there are additional shaft flexes apart from those provided but those are what is seen the majority of the time. Shaft flex is not standardized from one company to the next or even from one product line to the next. Shaft flex is most useful for quickly narrowing in your selection of shaft that will potentially fit you as a player and while it is not a perfect indication of performance having that and a narrower range of weights will give you a very useful starting point. Torque Torque is the rotational twisting of a shaft along the length axis of the shaft. While a club is being swung it not only bends but also twists. Torque is measured in degrees and a shaft with a higher number is going to twist more and will likely also have a softer shaft flex. A shaft with a lower torque number twists less and will likely have a stiffer shaft flex. Kickpoint Kickpoint is a term for the general location on the shaft where it is designed to flex the most. Generally, shafts can have high, middle, or low kick points although middle positions are also fairly common. There are no standards for kick point and each company will have a slightly different take. However, it is a common convention that a shaft with a higher kick point will make the ball fly lower and a shaft with a lower kick point will generally make the ball fly higher. Kayla speaks to Carrie Brooks at Go Rogue Dog Training Center with her business partner, Kaye Geyler.   There's not really a right and wrong way to do this, but we'll cover our top tips for you.   Selecting a Shelter   Why supporting good shelters matters Good shelters work on both ends of the pet homelessness problem, you want to support that Reputable rescues and shelters will take the dog back and support you with issues, as they can Why a shelter might be best for you: nonspecific needs, helping a pet out, supporting the community, lower upfront cost   Now remember, everything here is a generality. Some shelters are fabulous but bend these guidelines in places, and that's ok! We're just helping you think about what to look for IN GENERAL when vetting a shelter or rescue.   Look for a Shelter that Is:   Compliant with local regulations Honesty about what they know about the dog's health and temperament Personally, I prioritize shelters that offer holistic community support, though this isn't always an option for rural/municipal shelters Don't get too stuck on euthanasia rates Beware of rescues that "flip" dogs at high costs or hoard dogs to keep euthanasia rates low   Now remember, everything here is a generality. Some breeders are fabulous but bend these guidelines in places, and that's ok!   Selecting a Puppy from a Shelter   Be prepared to wait - you won't be able to select age, color, breed in most cases unless you're very patient. Check breed rescues if you want a pup of a certain breed Pandemic - the process of getting a shelter pup may look different right now Don't pick sight unseen if you can - go meet them! Bring the whole family Try to meet the mother dog if you can Is there any info on pup's history? Were they an owner surrender, found as a stray, have they been in foster care? What have staff, volunteers, foster know/observe from individual puppies? Look for a wiggly, comfortable puppy - not too crazy or too shy Observe the pups together if possible.  Remember that your views just gives a snap shot of today.  Not likely to tell you what they will be like as an adult.   Ask about post-adoption support Get to know the puppy and mom as much as you can. [10:27] Justin says: Greetings, On THRR045 Chris asked a question about fueling his gymnastics workouts and he mentioned his height and weight, 6’3” and 170 lbs. Robb commented that he (Chris) was too skinny because Robb is 6 inches shorter and weighs the same. This got me thinking about healthy weight. I’m also in the skinny camp and have had trouble most of my life gaining weight. I’m a 38 year old male, 5’11” and 153 pounds. I follow a mostly paleo (with dairy), sometimes keto diet and usually consume around 3000-3500 calories per day. My weight is very stable at this intake level. I consider myself pretty healthy. I workout 6 times per week for about 1 hour each workout, usually broken out to 2-3 aerobic workouts (cycling) and 2-3 strength sessions with 1 rest/recovery day. So my question is: is my weight unhealthy? Am I too skinny? Should I try to gain weight? If so, how much? Keep up the excellent podcast. I’m a huge fan! Thank you, Justin 2. Acid Reflux during fasting? [19:00] Ben says: Hey Robb, I had a quick question that I thought you might be able to shed some light on. For the last few years (5-6) I’ve used IF for health reasons, as well as losing weight for (non competitive) bodybuilding. In the last few months, I’ve experimented with very long fasting windows (18-24 hours) and would like to work 48-72 hour fasts into my routine every month or two... The problem is, around the 18 hour mark, I tend to get VERY BAD acid reflux. In General, AR is something I’ve struggled with since I started lifting weights. I don’t have a restrictive diet, but do occasionally eat wheat products and partake in alcohol (not around fasting time). Is this a common problem with IF, is there anything you know of that can help mitigate this? If I kept fasting past 24 hours, do you think it would settle down? Should I completely lay off the wheat and alcohol? It’s making this very difficult. Thank you and God bless, Ben 3. Long term antibiotic use - Lyme disease [24:01] Alex says: Hi Robb & Niki- Since October of last year, I've been plagued with one of the weirdest and most debilitating chronic illnesses I've ever experienced. Extreme fatigue, brain fog, body aches, joint pain, extreme dizziness, and just feeling like crap. After 10 doctors visits, tons of blood work, medical procedures, it turns out I have a bad case of Lyme disease. My Lyme literate MD prescribed me an aggressive treatment of doxycycline, metronidazole, hydroxychloroquine, and bactrim to kill the bugs, which disseminated throughout my entire body. We also try ciprofloxacin - but I felt the worst I've ever felt on that. Fortunately, she has me on a probiotic rich supplementation and eating lots of fermented foods like Kim chi, Kefir, kraut, etc. Most of the time during this treatment, I have felt like crap. Exhausted, unable to exercise (I was a fit 30 something guy before this - I did BJJ, lifted weights, ran, biked, etc.), and just feeling crummy. I'm almost done with the antibiotic treatment. Any advice on restoring myself to health & wellness? I'm skin and bones, struggle with walking up a modest hill, and try my darnedest to eat enough food - but often times struggle with nausea and low appetite. Let me know! Thank you. 4. Women over 40 [32:07] Sandra says: Hey guys, so I just was listening to your most recent podcast today and want you to know you’re totally appreciated! Ever since reading WIRED TO EAT I am so much more knowledgeable about my body and the foods that make me feel good. And that’s because of you guys...you should be very proud of all you’ve done and all the lives you’ve impacted. Amazing work! So now to my question.... Do you think consumption should decrease for a woman over 40? I’m wondering about total calories, and protein levels, etc. I’ve been mostly paleo since 2014. I had a couple of babies since so my food consumption changed a little during pregnancy and breast feeding. But now I’m back at it and trying to loose some leftover baby weight and oh yeah I just turned 40. I know you usually recommend 1 gram of protein per pound you weigh, but I’m thinking that’s too much now? I workout 4 to 5 times a week; a mix of ashtanga yoga and run/walks (3x ashtanga/2 times run/walk or vice versa)....both activities are pretty rigorous. The rest of the time I’m chasing after my toddlers so I am pretty active. I’m also trying to loose about 40lbs (yeesh). Let me know whatcha think. Keep up the good work! And stay healthy! 5. Controversy Over Meat [37:52] Kristin says: Hi - if the science is so clearly in support of ancestral eating patterns or that meat is a health food and not evil, then why are such a huge number of scientists, doctors, and journalists speaking as if the science is clearly settled in the opposite direction?  How can there be so much controversy if the science is so settled?  I just read Sacred Cow and I am a proponent of ancestral eating and yet just came across yet another article in the Atlantic about Paleo being a fad.  I consider myself evidence-driven and I have been compelled by what I have read the science says that justifies an ancestral diet.  But I also find it disconcerting that there isn't more consensus - if the Paleo community has the science then why isn't everyone else seeing it the same way?  The growing plant-based movement has me even more freaked out.  How can so many people get the facts so wrong?  It makes me wonder what echo chamber I am in. All hell broke loose in physics some 90 years ago. Quantum theory emerged — partly in heated clashes between Albert Einstein and Niels Bohr. It posed a challenge to the very nature of science, and arguably continues to do so, by severely straining the relationship between theory and the nature of reality. Becker lingers on the 1927 Solvay Conference in Brussels, where 29 brilliant scientists gathered to discuss the fledgling quantum theory. Here, the disagreements between Bohr, Einstein and others, including Erwin Schrödinger and Louis de Broglie, came to a head. Whereas Bohr proposed that entities (such as electrons) had only probabilities if they weren’t observed, Einstein argued that they had independent reality, prompting his famous claim that “God does not play dice”. Years later, he added a gloss: “What we call science has the sole purpose of determining what is.” Suddenly, scientific realism — the idea that confirmed scientific theories roughly reflect reality — was at stake. Quantum phenomena were phenomenally baffling to many. First was wave–particle duality, in which light can act as particles and particles such as electrons interfere like light waves. According to Bohr, a system behaves as a wave or a particle depending on context, but you cannot predict which it will do. But what if a field picks the wrong paradigm? Becker shows how, in the 1950s and 1960s, a handful of physicists dusted off the theories of Einstein and de Broglie and turned them into a fully fledged interpretation capable of shaking up the status quo. David Bohm argued that particles in quantum systems existed whether observed or not, and that they have predictable positions and motions determined by pilot waves. John Bell then showed that Einstein’s concerns about locality and incompleteness in the Copenhagen interpretation were valid. Last week I talked about the mindset that believes growth is possible—that you are neither stuck at your current level nor have you arrived at mastery. With that mindset, you can begin to evolve and improve. Today I recommend three simple writing tweaks that will keep your readers interested and engaged. 1. Use Active, Vivid Verbs Propel your story or idea forward with active, vivid verbs. Don't fret about your word choices as you write your draft, but in the editing stage, especially, look for places you can swap a flat, lifeless verb for one that keeps the reader alert and engaged. A few examples of flat, lifeless verbs: “is" and other forms of “to be” (am, are, was, were, be, being, been, will be, and so on) “go” or “went" “have” or “had" “made" "do" When you identify words like these that slow down your work, you open up new opportunities to improve. Start fishing for verbs that energize your writing and dream up new ways of expressing an idea or scene. Let's say a writer describes a troubling situation in her kitchen. She writes, “The Instant Pot made such weird sounds, I worried I'd missed a step with the lid position or the settings.” By simply choosing a more vivid verb than “made” ("The Instant Pot made such weird sounds…”), creativity kicks in and the whole scene picks up. Like this: “The Instant Pot fizzed and spit as the silver peg jiggled and wobbled. Did I miss a detail in the instruction book? Should I turn the lid one notch tighter or pick a setting lower than ‘ultra'?" The scene expanded and changed in tone. By playing with the verbs, the sentence came alive. This simple tweak can produce stronger writing in all genres. Turn to active, vivid verbs whenever possible and play around with options. 2. In General, Avoid “There was” Consider this common sentence structure: "There was a jogger who outran a terrier that nipped at her heels." Because "There was" includes a form of "to be," I could have lumped this suggestion under the discussion of flat, lifeless verbs. Instead, I want to address this on its own. >> “There was” Fills in for Unknown Subject Sometimes we use “there are” when we aren't sure who or what the actor or subject is. Newspapers rely on this when reporting on a situation with limited information. “Last night there was a robbery at the gas station on the corner of 5th and Main.” Perhaps the reporter turned to “there was" because police hadn't said anything about the perpetrator. If so, the reporter didn't have enough information to write, “Two men wearing clown masks robbed the gas station on the corner of 5th and Main.” To make the deadline for the morning paper, the reporter gave readers what he had so they are aware a robbery allegedly took place on the corner of 5th and Main. >> “There was” Can Hide an Identity A writer might rely on “there was,” “there are,” or “there is” to avoid casting blame. For example, a mom might write in an email, “I'm going to miss the meeting. There was a flood in our house from an overflowing toilet.” She chose “there was” on purpose to avoid pointing fingers at the particular child who flushed an entire roll of toilet paper and clogged the toilet to overflowing. Sometimes identity doesn't matter. "There was a pine cone jammed in the gutter." No need to blame the squirrel or the wind when the focus of a scene is the pine cone itself. As you can see, this construction comes in handy from time to time. But in general, avoid using it—especially because it can so easily be rearranged to create a more engaging alternative. >> Alternatives to “There was” I can rearrange the example and play with variations. "There was a jogger who outran a terrier that nipped at her heels" can quite simply become, “A jogger outran a terrier that nipped at her heels.” Launching with "A jogger" instead of “There was” animates the scene compared with the original, which feels like a bystander is pointing over “there”...
