Check Out the RicFit Academy App FREE Here: https://www.ricfitacademy.com Dennis Chin is a 35 year old professional footballer who played as a forward, who just recently retired about 1 year ago.   He is now a Licensed Agent under his company Chyn Sports and works with his partner, Giuseppe Gentile to help lead their players' on a successful career path through football.   Dennis played his college soccer at Division 2 powerhouse, Rollins College before being discovered on the "streets" by an Orlando City scout.  He was invited to open trials with Orlando City.  After spending 2 months on trial, he finally signed his first professional contract.   In December 2011, Orlando signed Chin to a contract extension through the 2014 season.  Moving into his second season, Chin's confident play towards the end of his rookie year certainly carried over into his second term with the club. Dennis transitioned from his super-sub role, held in year one, to become the primary goal-scorer for Orlando City.  Chin's first goal came just three minutes into their first game of the season against the Charlotte Eagles, and would set the tone for the kind of year he was about to embark on.  All season long, Chin's pace and finishing ability caused problems for opposing teams' back lines and led to the striker scoring 11 goals during league play, which was a team record.  Those 11 goals were also good for best in the league and saw Chin finish as Top Goal Scorer and Scoring Champion (27 points) of the USL Pro in only his second season as a professional.   Dennis also has experience in Denmark, Israel, and Canada.  Listen to the episode for his excellent advice and bits that young players need to hear.  If you want to connect with Dennis, I am sure he is more than willing to answer your questions:   https://www.instagram.com/dchin15/

Episode 120 - Should an Appraiser be a Licensed Agent? Being agent could give the appraiser a much needed perspective that would be beneficial in the valuation of property. Seeing what buyers and sellers are doing in the market can be invaluable to providing credibility to an appraisal report. You don't have to sell homes to get a perspective that will set you apart from other introverted appraisers that are stuck in their own bubble.   SHOW NOTES 04:05 – Should an appraiser be a licensed agent? Yes, but hear me out. 05:10 – The appraiser's job is to mimic what a buyer would do in the market. 07:10 – An appraiser doesn't have to sell real estate to have their hand on the pulse of the market. 08:15 – Being an agent can provide a broader picture. The lens is more focused to be a better appraiser. 09:05- Prior to 1989 there was no such thing as an appraisal license. There is a strong chance that by the end of November the Reserve Bank will have announced the return of loan-to-value ratio restrictions. They initially removed these in May this year for a 12 month period as they, and every other major economist, predicted significant price drops on the back of Covid-19. This hasn't eventuated and instead, we are in the middle of a runaway housing market. The facts have changed and perhaps so have the Reserve Bank's views on the LVR restrictions.
