While the metric of carbon emissions has dropped down the priority list for some politicians, funding momentum for sustainability practices on farms remains strong across government, philanthropic, and corporate... Zoning codes run to 3,000 pages, contradict themselves, and change without warning — and right now, they're the single biggest reason most housing projects never leave a napkin.Recorded live at World of Modular 2026, this episode brings in Avi Kaufman, co-founder and Chief Real Estate Officer of FutureLot, to unpack what it actually takes to answer "what can I build here?" across 30,000 US jurisdictions. Avi started with a light-bulb moment during refugee resettlement — a carriage house behind a main house, housing a family no one knew could be housed there — and built a platform to make that question answerable at scale. **What we get into:** - The pre-feasibility gap: more housing projects die from discouragement than from bad economics — nobody's counting the permits never filed - Massachusetts alone has 200+ definitions of "gross floor area." Multiply that across 30,000 jurisdictions and you understand why builders stall - FutureLot's traffic-light system (green/yellow) tells builders whether a project clears each zoning criterion before a dollar goes to plans - Why the homeowner-builder conversation is broken — and how a shared interface changes "let me drive by" into a real-time answer at any US address - The tension between local zoning control and the tyranny of whoever has time to show up to meetings - What a customer who lives in the tool 4–5 hours a day looks like — and why that feedback loop is the product **Chapters:** - 00:00 — Intro: What FutureLot does - 00:50 — Origin story: Afghanistan, carriage houses, and untapped housing potential - 02:01 — Why zoning data, not building? - 03:35 — What real estate taught Avi: visuals and ease of use aren't nice-to-haves - 04:30 — Product walkthrough: the builder experience - 07:14 — The homeowner interface and what 8 minutes of dwell time means - 09:10 — Connector, not replacement: the role of FutureLot in the stack - 10:38 — 30,000 jurisdictions and the data complexity behind one screen - 12:11 — Two years in: the regulatory maze is worse than you think - 14:00 — Should we standardize zoning? The tension between local control and paralysis - 15:19 — AI + human review: how the sauce gets made - 16:28 — Trust mechanisms: overrides, alarms, source citations - 18:42 — The customer as collaborator: ground truth flows both ways - 20:30 — Roadmap: 50-state coverage, multifamily, lot splits - 21:07 — The inflection point: why now feels different- 22:18 — Find FutureLot **Find FutureLot:** - [futurelot.com](https://futurelot.com) — free account, 3 property searches - [avi@futurelot.com](mailto:avi@futurelot.com) - [YouTube](https://www.youtube.com/@FutureLot) - [Instagram](https://www.instagram.com/tryfuturelot) - [LinkedIn](https://www.linkedin.com/company/futurelot) - [X / Twitter](https://x.com/futurelot) - [Facebook](https://www.facebook.com/futurelot/) **Most Podern:** - [Spotify](https://open.spotify.com/show/3zYvX2lRZOpHcZW41WGVrp) - [Apple Podcasts](https://podcasts.apple.com/us/podcast/most-podern-podcast/id1725756164) - [Instagram](https://www.instagram.com/most.podern) - [YouTube](https://www.youtube.com/@MostPodern)

DOT Blitz Week didn't just shake the freight market. It may have reset it. On this week's episode of The Transfix Take, Jenni Ruiz and Justin “Maze” Maze break down one of the most volatile weeks the freight market has seen in years. Coming out of DOT Blitz Week and heading straight into Memorial Day weekend, rates are climbing fast, capacity is tightening in key regions, and brokers are feeling pressure from every direction. Maze walks through the latest national and regional market movement, including a 13% jump in national average linehaul rates, major spikes across the Southeast and Midwest, continued diesel pressure, and why the West Coast remained comparatively stable. The episode also touches on the Supreme Court's recent ruling around broker liability and negligent hiring, a decision that could reshape how brokers think about carrier vetting moving forward. If you are pricing freight, covering loads, managing capacity, or trying to understand whether this is a short-term holiday spike or the beginning of a broader market shift, this episode is one to watch closely. -- Disclaimer: All views and opinions expressed in this podcast are those of the speakers and do not necessarily reflect the views or positions of Transfix, Inc. or any parent companies or affiliates or the companies with which the participants are affiliated, and may have been previously disseminated by them. From psychedelic club anthems to bar band singalongs, the guys trace how these albums turned big smiles, tight grooves, and radio hooks into proof that joy never goes out of style. The AlbumsDeee-Lite – World Clique (1990)A colorful debut blending house grooves, funk samples, and club culture idealism, powered by Lady Miss Kier's vocals, guest appearances from Bootsy Collins and Q-Tip, and a world clique vision of global connection through rhythm and joy.Huey Lewis and the News – Sports (1983)A polished bar band record built from tight pop rock hooks, relatable adult themes, and a mix of modern production with classic R&B and country touches, delivering 37 minutes of earnest, sweaty, sing-along happiness that defined mid-80s radio.Diggin' AlbumsAshley McBryde – Wild (2026)Gritty country rock balancing hard-driving energy with vulnerable storytelling about sobriety and survival. The Cars – The Cars (1978)Sleek new wave debut bridging rock guitars and synth textures into radio-ready hooks that shaped the sound of the early 80s.Modest Mouse – An Eraser and a Maze (2026)Pacific Northwest indie rock exploring progress, self-sabotage, and navigating chaos through Isaac Brock's jagged guitar work and anxious lyrics.Death Cab for Cutie – I Built You a Tower (2026)Reflective indie rock from Ben Gibbard circling themes of loss and grief, building an inner tower to hold heavy experiences while moving forward.Follow & SupportFollow the show on Instagram, Facebook, Threads, and Bluesky @albumnerds, and support by subscribing, rating, reviewing, and sharing with another music obsessive who still loves hearing whole albums front to back."Happiness is anyone and anything at all that's loved by you." - from You're a Good Man, Charlie Brown, music and lyrics by Clark Gesner (1967)
What if everything you do to "live green" makes almost no difference, and quietly makes things worse? Michael Maniates, author of The Living Green Myth and co-author of Confronting Consumption and Consumption Corridors, argues that buying eco products and living lean is a comforting story that commodifies our anxieties and parks conscientious people in dead ends of despair. He explains why technological efficiency only buys time, why the real lever is changing the structures of everyday life rather than nagging individuals, and why it takes only 10 to 15 percent of people to drive change. He reframes the Global South debate around consumption classes instead of geography, noting that the elite in Nairobi and London now consume in the same way. A former Yale-NUS academic Maniates closes with Buckminster Fuller's trim tab idea: find the small leverage points, work with others, move mountains. Listen and rethink where your agency really lies.

A @Christadelphians Video: [Inspiring] **The Cross of Christ: A Thought-Provoking & Revealing Exploration of Redemption**What is the true meaning of the cross? In this outstanding and wonderfully expositional video, we dive deep into Scripture to uncover the heart of the Gospel. Moving beyond confusing theories and speculative ideas, we explore the inspiring truth that redemption is rooted in love, expressed through grace, and sealed by the sinless life and sacrificial death of the Lord Jesus Christ. This insightful presentation examines the vital link between the Saviour and the sinner, explaining how—through faith, repentance, and baptism—we can personally connect to Christ's victory over sin and death. Join us as we celebrate the beautiful consistency of the Bible's message: that God's love, not a transaction, is the foundation of our hope.###

After walking away from football, Dan Brody felt like he had lost the identity that had defined him for years. What started as partying and social connection slowly evolved from alcohol and weed into ecstasy, cocaine, and eventually oxy's. An overdose in his childhood bedroom became the moment that changed everything. In this episode, Dan shares the psychological vacuum that can follow the loss of purpose, structure, and tribe, especially for athletes and high performers. He opens up about why substances initially felt less like escape and more like belonging, and how recovery in Los Angeles helped him rebuild a life rooted in connection instead of chaos.Today, Dan is the SVP of Membership at The Maze, a membership-based social club in Manhattan designed around a radical idea: people deserve meaningful community that doesn't revolve around alcohol. From movie nights and live events to notable speakers and a top-tier culinary program, The Maze is creating a social ecosystem where sobriety feels expansive instead of restrictive. This conversation explores identity loss, addiction, recovery, fatherhood, community, and the growing movement toward substance-free connection in a culture that often confuses drinking with living. It's a story about discovering that the thing many people are actually searching for is not the substance itself, but the feeling of being seen.Today's episode is brought to you by Seasons in Malibu. For over 18 years, Seasons has been a sanctuary for individuals seeking to reclaim their lives from addiction and mental health challenges. Our story began with a simple but profound vision: To create a luxurious sanctuary for individuals struggling with addiction or mental health issues, where they can receive the finest, evidence-based treatment in the world.Built on Compassion, Driven by ExcellenceWhat started as a small number of compassionate professionals has grown into one of the nation's most respected luxury treatment centers. But growth has never meant losing sight of what matters most—the individual engaging with our therapists, one-on-one, taking the courageous first step toward healing. From the beginning, we understood that truly transformative treatment requires more than clinical protocols. It demands a personalized approach, led by the most qualified professionals, in an environment that nurtures the whole person. That's why we've assembled a team where every primary therapist holds a Doctorate in Psychology - a distinction virtually unmatched in our field.Check out Seasons Malibu online or call 1-866-314-5160 for more information.Connect with The Maze on InstagramConnect with Seasons on InstagramDM me on InstagramMessage me on FacebookListen AD FREE & workout with me on Patreon Connect with me on TikTokEmail me chasingheroine@gmail.comSee you next week!

DOT Blitz Week is almost here, and the freight market is already starting to twitch. On this week's episode of The Transfix Take, Jenni Ruiz and Maze break down the key signals brokers, shippers, and carriers should be watching as diesel rises, capacity tightens, and tender rejections prepare for a potential climb. Diesel is back in focus, with national on-highway prices sitting at $5.64 per gallon, up 30 cents, while linehaul rates remain relatively steady around $1.97 per mile. But with DOT Blitz Week one week away, Maze expects the market to shift quickly, especially as long-haul capacity comes off the road and contractual freight starts getting rejected. Here's what we cover: • Tender rejections are sitting just under 14%, but Maze expects that number to rise as DOT Blitz Week begins. • The Southeast is tightening, with Florida markets like Jacksonville, Miami, and Tallahassee showing notable gains. • The South and coastal regions are splitting, with southern markets tightening while parts of Virginia and the Mid-Atlantic continue to loosen. • The Midwest and Northeast are cooling, but long-haul freight heading west remains a key pressure point. • The West Coast is softening overall, though California remains the market to watch. • The spot market is calm for now, but that could change fast as rejections rise and carriers play into market favorability. With DOT Blitz Week around the corner, this is the week to watch the market closely and have a plan ready before volatility hits. -- Disclaimer: All views and opinions expressed in this podcast are those of the speakers and do not necessarily reflect the views or positions of Transfix, Inc. or any parent companies or affiliates or the companies with which the participants are affiliated, and may have been previously disseminated by them. Step inside the twisting halls of the Winchester Mystery House, where doors lead to nowhere, and the walls seem to bend around secrets. At the center of it all is its owner and creator, Sarah Winchester, a woman said to be haunted by tragedy, and maybe by something even darker. Guided, according to legend, by the words of ghosts, she spent decades constructing a mansion designed to confuse whatever followed her.Smalls - https://www.smalls.com/LIGHTSOUTRula - https://www.Rula.com/LIGHTSOUTAura Frames - https://on.auraframes.com/LIGHTSOUTZocDoc - https://www.zocdoc.com/LIGHTSOUTFollow & Subscribe To The Show!Spotify: https://open.spotify.com/show/3SfSNbkVrfz3ceXmNr0lZ4Apple Podcasts: https://podcasts.apple.com/us/podcast/lights-out/id1505843600Social Links:TikTok: https://www.tiktok.com/@lightsoutcastTwitter: http://twitter.com/lightsoutcastInstagram: http://instagram.com/lightsoutcastSuggestions/Comments: lop@milehigher.comMerch: https://lightsoutcast.shop/Request A Topic Form: https://zfrmz.com/Sp6vsxGQrNoHUfDzvGnNPodcast sponsor inquiries: adops@audioboom.comHost: JoshTwitter: http://twitter.com/milehigherjoshInstagram: http://instagram.com/milehigherjoshCo-Host: IanInstagram: https://www.instagram.com/ifarme/Editor/Producer: DanielInstagram: https://www.instagram.com/horrororeoEditor/Producer: TomInstragram: https://www.instagram.com/cinematomgrapherSources: https://pastebin.com/xcpDHSCVCreator hosts a documentary series for educational purposes (EDSA). It is a truth, universally acknowledged, that any criticism of J.J. Abrams' work must discuss the Mystery Box.Check out Jon McCoy's Episode IX Visual Sketchbook - it's really fuckin cool! Whole genome sequencing is reshaping the rare disease diagnostic odyssey by replacing years of serial, narrow gene panels and helping patients with suspected rare diseases obtain faster, more definitive answers. Akash Kumar, co‑founder and chief medical officer of MyOme, discusses where genome sequencing now fits into care pathways, how it captures hard‑to‑detect variant types; and what it means for treatment decisions, clinical trial access, and the emotional burden on families searching for a diagnosis.

First, Chad and Timothy take the Appalachian Trail up a steep mountain to an area known as the Rock Maze. A tall cairn seems to appear, lights are seen, and something large crashes through the trees. Next, Timothy returns to Hex Hollow for a day full of synchronicity and strangeness, ending with what seems to be the reactivation of the long-dormant chessboard. In the streets of the Dominican Republic, a new economy thrives in the shadows. It's built not on tourism or sugar, but on stolen data. They call them tarjeteros. And they are making a lot of money from stolen credit cards. This is a story about one group of tarjeteros who came to the US, and let loose on New York city.SponsorsSupport for this show comes from ThreatLocker®. The living legend David Icke once again appears on the Outer Limits of the Truth. Icke lays out his core thesis that human beings are fragments of an infinite consciousness trapped inside a simulated reality, which he calls the matrix. He argues the true self operates outside this simulation and is constantly trying to reconnect with the entrapped fragment, while a global cult and the non human forces it serves work to block that reunification. According to Icke, this is why the biological body functions as a sophisticated computer running psychological and perceptual programs, and why the elite push so aggressively toward AI human fusion. If artificial intelligence replaces authentic human thought, the dangerous questions (Who am I? Where did I come from? Who runs the world?) never get asked. He frames awakening not as recognizing a political conspiracy, which he considers a shallow layer, but as expanding identity beyond the matrix frequency band so one actually perceives reality from outside the cage. Icke then extends this framework into mass control mechanics and the afterlife. He argues religion, orthodox science, and left versus right politics all function identically: rigid belief systems that fracture the population into compartments so the few can rule the many. He points to COVID as a dry run that woke millions, which then triggered a strategic infiltration of alternative media by voices who redirect attention to politics, Trump, and religion while avoiding the deeper questions. On death, he describes the near death experience tunnel, the light, the elders, and the life review as part of a reincarnation trap, or Wheel of Samsara, engineered to recycle souls back into the simulation through a memory wipe and manufactured guilt. His escape route is simple but demanding: recognize the trap while still embodied, stop fearing judgment from others, and refuse to identify with any of the labels the system hands you. Key Takeaways include • Humans are fragments of infinite consciousness; the true self lives outside the simulation and is actively trying to reconnect. • The body is a biological computer running perceptual and psychological programs, not a purely natural organism in the way people assume. • AI human fusion is the endgame of the control system because merged consciousness stops asking existential questions. • Perception is a frequency. Low states (fear, hatred, depression) lock you inside the matrix band. Higher states (love, peace, expanded identity) move you beyond it. • Religion and orthodox science function as mirror prisons. Both demand rigid belief, both punish heretics, both keep the population compartmentalized. • Divide and rule requires fracturing the population into believers of competing stories. Left versus right is the current master wedge. • Trump, in Icke's view, was always a cult asset tasked with wrecking the old system and installing the AI dystopia, and the right is only now catching up to what the left already felt. • Post COVID, the alternative media was deliberately infiltrated and algorithmically elevated to keep the rabbit hole shallow, stopping inquiry at politics and Israel rather than at who controls both. • Near death experiences follow suspiciously common scripts (tunnel, light, elders, life review, guilt, return) which Icke interprets as a soul recycling mechanism, not a genuine reunion with source. • A memory wipe occurs at incarnation, which is why almost no one remembers previous lives and why the astral feels like a first time experience every single cycle. • Escape is possible: learn the mechanics of the trap while alive, stop identifying with human or religious or political labels, and when you leave the body refuse the tunnel and the elders. • Courage is the precondition for truth telling. Ridicule, bans, and condemnation are standard costs, and taking them personally is itself a program. About David Icke A former professional soccer player and sports broadcaster, David Icke is an English writer and public speaker, best known for his views on what he calls "who and what is really controlling the world." Self-described as the most controversial speaker in the world; he is the author of over 20 books and numerous DVDS. Through his lectures in over 25 countries, Icke has attracted a global following that cuts across the political spectrum. His book, "The Biggest Secret," has been described as "The Rosetta Stone for conspiracy junkies." After being told by a psychic that he was a healer who had been placed on earth for a particular purpose, Icke held a press conference to announce that he was a "Son of the Godhead." Through his writings, Icke has developed a worldview that combines new-age spiritualism with a denunciation of totalitarian trends. He believes that many prominent figures belong to the Babylonian Brotherhood, a secret group of shapeshifting reptilian humanoids that control humanity. Website Link: https://www.davidicke.com ---------------- The Road Map: Escaping the Maze of Madness Kindle Edition David Icke's 1998 book The Biggest Secret was dubbed the Rosetta Stone of conspiracy research for connecting the dots that allowed a much bigger picture to be seen. The Rosetta Stone, discovered in 1799, revealed the language codes that allowed Egyptian hieroglyphics to be understood. Now, The Road Map presents a massive extension and expansion with the benefit of a further three decades of full-time research. The depth and breadth of this book is astonishing as it reveals both the interdimensional panorama of the conspiracy for human control, and how we can break those chains to walk the road to freedom. Ever more people are looking at the Maze of Madness called 'human life' and asking the BIG questions: What is it all about? Who are we? Where are we? Why is the world as it is? BIG questions lead to BIG answers and David Icke has been asking them for much of his life and especially since his gigantic awakening after 1990. The Road Map is the latest instalment in his incredible journey to first expose the Maze and then the way out.
