The Property Management Podcast is the go-to show for busy women in the crazy property management industry! If you’ve ever wanted to crack the “secret” to thriving in this fast-moving industry, launching your own business, or just showing up as your bes

On the outside, everything can look successful. The brand is strong. The team is in place. The numbers might even be growing. But behind closed doors? It can feel like chaos, doubt and quiet damage control. In this episode, I sit down with Jaharn Torok, Principal of Ray White Lithgow, to talk about the season where things weren't running smoothly – when the right people weren't in the right seats, when avoidance felt easier than confrontation, and when leadership required a level of courage she hadn't needed before. We talk about what it really takes to rebuild a struggling rent roll– from implementing stronger systems and processes to having the tough conversations most leaders avoid. Jaharn shares how stepping up, communicating better, and putting the right “bums on seats” transformed her business from reactive and stressful to structured and sustainable. There's powerful insight here for any sales agent looking to grow a property management arm, especially around due diligence, team structure and long-term strategy. This episode is a reminder that resilience isn't about pretending everything is fine – it's about making the hard decisions that move your business forward. If you've been feeling overwhelmed, questioning your leadership, or sensing that something in your business needs to shift, this conversation will leave you feeling empowered to take action, trust yourself again, and lead with clarity and confidence. “You go into damage control and know what you need to do, but it's having the courage to actually do it." - Jaharn TorokWe cover:Challenges in managing and rebuilding a property management businessPersonal journey and experiences in the real estate industryImportance of having the right team and communicationImplementation of systems and processes for business efficiencyEmotional and operational struggles faced by business ownersThe significance of external support and mentorshipGrowth mindset and resilience in overcoming difficultiesStrategies for integrating property management with salesRecruitment challenges and the importance of finding the right fitBenefits of being part of a franchise or brand in real estateKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat Property Mum Courses: https://www.thatpropertymum.com.au/courses/The PM Accelerate Membership:...

If I were launching a property management business in 2026, I would approach it from a completely different lens – shaped by experience, hard lessons, industry shifts, and the realities of burnout that so many leaders quietly carry. The conversation unpacks what I would prioritise first, why identity matters more than income in the early stages, and how getting clear on who you want to be as a leader changes every decision that follows. We explore the importance of building around real capacity rather than chasing growth at any cost, setting clear service standards from day one, and embedding boundaries into your systems instead of relying on willpower. There's also a strong focus on leadership development, personal visibility in a crowded market, and using technology and AI intentionally to strengthen your service – not strip away the human connection that makes great businesses thrive. This is for the property manager or business owner who knows the old way of doing things isn't sustainable. It's a perspective shift toward building something profitable, adaptable, and energising – a business that supports your wellbeing, your relationships, and your long-term vision. Because success in the next era of property management won't belong to the busiest operators, but to the most intentional ones. “The future of property management belongs to leaders who are regulated, intentional, visible, and very human." - Kylie WalkerWe cover:Advice for women in the property management industryStarting a property management business in 2026Importance of building a business based on identity rather than incomeDesigning a business around capacity and sustainabilityIntentional use of technology and automation in business operationsBuilding a personal brand alongside the businessThe significance of niching down and setting clear boundariesInvesting in leadership skills and emotional intelligenceCreating a business adaptable to change and uncertaintyRedefining success in terms of sustainability, health, and impact rather than just profitLearn More About Taskers: https://dfys.mykajabi.com/tasker-supporthttps://dfys.mykajabi.com/done-for-you-taskersKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses:

Burnout doesn't happen overnight, and in this episode I'm sharing what it really looked like for me when the pressure, pace, and constant demands of property management became too much. I talk openly about reaching a point where my business was running my life, not the other way around, and why that moment forced me to rethink how I was operating, leading, and showing up both professionally and personally.I take you behind the scenes of how I rebuilt my business using what I now call my Freedom Framework. We dive into the role of simple, repeatable systems, the power of well-designed workflows, and how leveraging offshore support allowed me to create space, increase efficiency, and improve profitability without adding more hours to my week. This is about designing a business that functions smoothly even when you're not in every detail. This episode is for property managers who know there has to be a better way but aren't sure where to start. It's a mix of mindset, strategy, and practical insight designed to help you reduce overwhelm, protect your energy, and create a business that supports your wellbeing, your goals, and your life outside of work. ”I don't have a productivity issue. Showing up online can feel exhausting when you're doing all the “right” things and still not seeing traction. In this episode, I'm unpacking one of the biggest questions I hear from property managers and business owners right now: should you be building a corporate brand or a personal brand? With social platforms more crowded than ever, visibility isn't about being louder or more polished – it's about being more human, more intentional, and more connected.I break down why personal brands create stronger trust, deeper relationships, and warmer conversations than business pages alone. We talk about how showing the person behind the brand actually strengthens your business, not undermines it, and why clarity, consistency, and lived experience are your biggest differentiators online. This isn't about becoming an influencer or oversharing your life – it's about being known for what you stand for and how you think. This episode is an equal parts mindset shift and practical guidance for anyone who wants to grow their business without burning out or hiding behind a logo. Whether you're a property manager, leader, or agency owner, this conversation will help you rethink how you show up, what you want to be known for, and how to build trust in a digital world that's craving real leadership. ”People don't connect with businesses. Personal growth and leadership can feel exciting when you first start investing in it. You feel hopeful, motivated, and ready for change. But what happens when you realise that despite all the workshops, courses, and effort, you're still stuck in the same patterns – overwhelmed, reactive, and running on autopilot? That was me. Until I discovered the missing piece: the neuroscience behind real, lasting change. In this episode, I chat with leadership and mindset expert Tanja Lee about how our brains are wired to keep us in survival mode – and why so many of us stay stuck there without even realising it. We talk about the powerful shifts that happen when we move out of stress and into creation, and how awareness, presence, and intention can completely transform not just how we lead, but how we live. I also share my own experience attending Tanja's immersive two-day training, which challenged me to look at the way I think, act, and feel in a whole new way.Tanja breaks down how our thoughts create our reality, how stress becomes addictive, and how to interrupt the patterns that are keeping us from the version of ourselves we're meant to become. Whether you're a business owner, leader, or simply someone craving a different way of showing up in the world, this conversation offers powerful tools and insights to help you create change from the inside out.“There's two states that we can be in. Growing a property management business often starts out exciting. More properties, a bigger team, strong results. But as the business grows, so does the responsibility. There are more decisions to make, more people relying on you, and less room to step away. And that becomes even harder when you're also trying to be present for your family. In this episode, we explore what happens when a business keeps growing but the structure doesn't keep up. We also talk about how small changes in leadership, systems, and mindset can completely transform how your business feels to run, both at work and at home.I'm joined by Rebecca Halton, CEO, Licensee and Auctioneer at the helm of one of WA's top-performing LJ Hooker offices and the number one Property Management Business in the LJ Hooker network across Australia. Have you ever sat across from an investor who's just had a tenant stop paying rent, damage the property, and disappear, and felt that knot in your stomach because you know what comes next? The paperwork. The tribunal. The waiting. The emotional load. And often, no real financial recovery at the end of it.In property management, we're taught that court is just part of the job. That it's the “proper process”. That insurance is optional or a last resort. But what if that belief is actually costing property managers time, energy, and investor trust? In this episode, I chat with Brenda Hunter, National Products and Sales Manager at the Property Insurance People, and a former property manager who understands exactly what it's like to sit on both sides of the fence. We unpack the real difference between insurance claims versus going to court, why so many landlords are underinsured without realising it, and what property managers need to know to better protect their investors and themselves. This conversation goes beyond theory. We talk about real claims, real mistakes, and real scenarios property managers face every day. If you've ever felt torn between “doing the right thing” and doing what actually gets results for your owner, this episode will give you clarity.“Insurance is a backup plan. Have you ever reached the end of the year feeling exhausted, like you worked hard but still didn't feel fulfilled? Like you ticked goals off a list, chased milestones, stayed busy, yet something still feels misaligned. As planners come out and the pressure builds to reinvent yourself by January 1st, it's easy to fall back into resolutions that come from pressure rather than presence. In this episode, I share why I no longer believe in traditional New Year's resolutions and what I do instead. After years of setting big goals, hustling to achieve them, and still feeling disconnected from myself, I realised the problem wasn't discipline or motivation. It was alignment. Goals that look good on paper don't mean much if they don't emotionally connect to the person you're becoming. This episode invites you to slow down, reconnect with your future self, and cast a vision that actually feels supportive. Rather than asking what you want to achieve, I guide you to ask who you want to be and how you want to feel in your business, your body, and your boundaries as you move into 2026. “ You don't need a new planner. You don't need 47 goals. You just need a vision that feels so aligned, it pulls you forward without forcing it. So this year I invite you to skip the resolutions and instead come home to yourself. Let 2026 be the year that you feel good in your business, your body, your boundaries. and your becoming.” - Kylie Walker We cover:Why most New Year's resolutions fail and how pressure-based goal setting leads to burnoutThe difference between setting goals and casting a vision for your future self so you can move toward what feels aligned and sustainable, not forced or drainingA guided visualisation to help you reflect on 2025 and consciously step into 2026Journaling prompts to clarify who you're becoming before deciding what you'll do and the goals and intentions you set for yourselfHow to set intentions instead of to do lists that leave you feeling overwhelmedQuestions to ask yourself before committing to any goal so it feels supportive, not stressfulWhy alignment creates momentum without hustle and allows progress to feel natural and grounded rather than driven by pressure or burnoutThe power of choosing non negotiables instead of endless goals and how they create focus, consistency, and a steady sense of direction throughout the yearHow redefining what success means to you can help you create more spaciousness, clarity, and fulfilmentKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses:

Have you hit that point in the year where you're dragging yourself toward the finish line, promising yourself that you'll rest once this one last thing is done? I know that feeling well. In property management, it can become so normal that we stop questioning it. Busy turns into an identity. Stress feels familiar. And exhaustion quietly becomes the baseline. In this episode I'm having a very real, honest conversation about the mindset shifts that have completely changed the way I work, lead and live. I recorded this episode as I was counting down to a 6 week break, and it felt like the right time to pause and reflect on what's actually been driving my stress, overworking and constant pressure. This isn't about a new strategy, planner or system. It's about the unconscious beliefs that were running the show for me without me even realising it. I share the 5 mindset shifts I made this year that helped me move out of survival mode and into a calmer, more sustainable way of running my business and showing up as a leader. “ The best way I have found to get conscious and have the space to be conscious is by giving myself rest and having a space, and rest isn't the reward. It's a responsibility. If I'm a leader, I set the tone. If I'm exhausted, so is my team. And if I'm running on empty, my clients can certainly feel that as well. So I now prioritise rest, I schedule it into my calendar like I would a meeting.” - Kylie Walker We cover:How I realised I wasn't just busy, I was actually addicted to stress and why that's so common in property managementShifting from reactive property management to building systems and processes that create calmer, more organised businessesHow scarcity thinking shows up as “there's never enough time, money or support” and what changed when I challenged thatHow I released limiting beliefs that were impacting my confidence, leadership and business decisionsWhy rest isn't something I earn once everything is done, but something I'm responsible for as a business owner and leaderHow mindset work supports clearer boundaries, better leadership and sustainable business growthWhat's changed for me since I stopped overworking and started prioritising energy, clarity and long term impactKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie:...

As the year winds down, December can feel like the busiest, loudest, most exhausting month in property management. Phones ringing nonstop, urgent maintenance requests, owners wanting zero vacancy over Christmas, and you barely remembering what a proper lunch break looks like. Somewhere in the middle of the chaos, you probably promised yourself that this year would be different. In this episode I chat about what the end of year really looks like for property managers and why it so often ends in burnout, guilt, and working through holidays that were meant to be for rest. Drawing on my lived experience, I share practical, realistic strategies that help property managers protect their time, support their clients properly, and actually switch off without that constant “what am I forgetting?” feeling. This episode is especially for Property Manager's who love their work but are tired of sacrificing family time, presence, and energy just to keep everything running. These 5 practical hacks help property managers manage end of year stress, set clear boundaries, and stay organised in a high pressure property management job. “ You are allowed to rest. You don't need to earn it by crawling to the finish line, half dead. You've done enough. You are enough. It's the holiday season. Choose calm, choose boundaries, and most of all choose you and time with your family.” - Kylie Walker We cover:Why blocking out a dedicated pre closure prep day is the most effective way to reduce holiday stress in property managementHow automating holiday communications creates clarity, professionalism, and stronger boundaries with tenants and ownersA simple maintenance triage system that helps property managers respond to urgent maintenance issues without panic or holiday burnoutHow email and communication templates reduce decision fatigue and save hours during the end of year rushWhy planning your first day back before logging off helps property managers avoid post holiday overwhelm and ease back into workHow giving yourself permission to rest and set boundaries leads to better focus, better service, and less burnout in property managementKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ Find out about our Done for You Lead Generation - https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call35 AI Prompts to help you Grow your Business on Social Media:

Have you ever had a moment in your life where you realise you're not the same person you've been for years? The roles you've held and the identity you've been living in suddenly feel out of alignment, especially when you're moving through big life transitions and personal growth. Most of us don't talk about identity shifts, especially when they show up during big life transitions in our family, business or career. They can feel uncomfortable, emotional and hard to explain while you're in the middle of all that change and personal growth. They usually arrive in seasons where something ends, something new begins and you're standing in the middle trying to understand who you're becoming next.In this episode, I chat about what it's really like to let go of an old version of yourself and step into a new chapter. Which is exactly what's happened to me recently. If you've been feeling stuck, restless or unsure of who you are becoming outside of your everyday roles, this conversation is for you. “ You are allowed to outgrow the life that you built. You're allowed to want something different, and you're allowed to become someone new..” - Kylie Walker We cover:What identity shifts really feel like when you're going through big life changes like kids finishing school, career transitions and letting go of routines you've lived in for years How I realised my identity as a mum was changing and why it pushed me to reflect on what this next season might mean for me The impact of selling my business and leaving my hometown and how those decisions made me aware of how strongly my identity had been tied to certain rolesWhy so many of us stay stuck in old identities after we've outgrown them and how we can start noticing the signs that it's time to shift into who we're becoming nextHow to recognise when your current identity is no longer aligned with the person you're becomingThe key questions that helped me understand what I truly want now rather than who I thought I needed to be in the pastHow journalling, reflection and checking in with my future self supported my personal growth and helped me reconnect with who I want to be in this next stage of lifeWhy it's important to give yourself permission to disappoint people when you're choosing a life that supports your wellbeing and goalsHow identity change happens through taking simple steps at a time, not through burning everything down at onceKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ Find out about our Done for You Lead Generation -

If you've been in real estate for more than 5 minutes, you already know that recruitment can feel like a never ending headache. The revolving door, the job ads that go nowhere, the people who seem perfect on paper but last 3 months tops, it all adds up. And in property management, where expectations are high and the pace is relentless, it can wear even the most experienced business owners down.In this episode I chat with Katie Cotton who is Managing Director Recruit RE formerly of Ray White and has been a driving force behind strategic Recruitment, Recognition, and Retention initiatives that have strengthened the network. Katie has spent almost a decade inside real estate and another chunk of her career in tech, franchising and recruitment. She's seen the industry evolve and she understands why so many agencies are struggling to hire and keep good people. What I love most about Katie is that she doesn't sugarcoat the challenges, but she also doesn't accept that “this is just how it is.” She has a clear view of where recruitment is breaking down and what needs to shift if we want teams that are stable, aligned and actually happy to be where they work. This episode is a chance to rethink how we hire, what we value and the way we build cultures in a world where everyone wants different things and where the industry isn't always keeping up. “ We often get caught up trying to find the perfect skillset instead of the perfect person, and that's where recruitment keeps falling apart” -Katie CottonWe cover:Why hiring feels so exhausting right now in property management and the real reasons so many teams are burning outThe biggest mistake agencies make in job ads and why leaving out the salary turns great people away instantlyHow confusing, over the top job descriptions are scaring off the exact candidates who would actually thrive in the roleWhy the right attitude and energy can matter far more than ticking every technical skill boxThe growing gap between long time Property Managers and the newer generation stepping in, and how that divide shapes cultureThe leadership behaviours that push good people out, even when the business means wellWhy so many people leave real estate in January and what owners can do to prepare for itKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ Find out about our Done for You Lead Generation - https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call35 AI Prompts to...

So many real estate business owners have believed that working hard would be enough, showing up every day, managing properties, and looking after clients. But what happens when the online world doesn't even know you exist? In this episode, I'm talking about a reality that a lot of business owners are starting to face. If Google and AI can't find you, your clients can't either. Things have shifted, people aren't just searching on Google anymore, they're asking AI tools like ChatGPT or Claude for answers, recommendations, and local experts. And if you're not showing up there, you're basically invisible and missing out on a huge opportunity.I'll walk you through how to change that and start building an online presence that actually gets found. Whether it's creating useful content, improving your SEO, or using AI tools to make things easier, these simple steps can help you go from invisible to visible. Consistency compounds. You don't need to do it perfectly. You just need to keep doing it. And over time, Google and AI start connecting the dots between your name, your business. Every property manager knows the dread of that maintenance request that lands late on a Friday afternoon, the leaky tap that turns into a flood, the broken fence that's been “in progress” for 6 months, or the tenant complaint that snowballs into a claim against your agency. Investors expect fast, cost effective solutions. Tenants want safety and comfort restored. Trades need clear instructions, access and approvals. In the middle sits a Property Manager who was rarely taught the technical bits at licence level, yet carries the consequences when something is missed. In this episode, I chat with Corinne and Shelby about the real skills property managers need to manage maintenance effectively. They share how better training, stronger relationships with trades, and a proactive approach can prevent costly mistakes and lift the standard of property management across the industry. This conversation reframes maintenance as a professional advantage, not just a pain point, we chat about what's missing in current PM education, why too many teams are xxx and how their Trade Education Event gives property managers real world tools they can take straight back to the office, practical training that makes a genuine difference to how maintenance is handledI was five years into my property management career before I knew that a rust spot on a flexi hose means it's about to burst and that knowledge could have saved thousands of dollars in water damage - Corrine ForsythWe cover:The common maintenance misunderstandings that leave property managers exposedWhy most Property Management qualifications don't teach real world maintenance or troubleshooting skillsHow to build a core network of trusted trades who support and educate your teamThe importance of proactive training, continuing professional development, and accountability for self developmentHow the right trade training can make your maintenance process easier and more effective and can help your team handle maintenance betterWhy strong communication and clear internal expectations with your team can reduce risk and improve serviceHow collaborative industry events can replace competition with shared learning and build a strong network of relationships around youWhy hands on experience and real life learning help property managers feel more confident when inspecting and managing propertiesKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ Find out about our Done for You Lead Generation -

The market is more crowded than ever. But it's not the loudest voices that win, it's the most authentic. A brand built on real stories, genuine connection, and aligned values creates trust before the first conversation even happens. This episode is a little uncomfortable but it's also the truth that changed everything for me. No one's choosing you because your brand looks like everyone else's.I used to work 60 hour weeks in my real estate business. I was answering emails late at night, fixing problems, dealing with staff turnover and wondering why I couldn't seem to grow, no matter how hard I worked. Then one day, it hit me. It wasn't my effort that was holding me back, it was that no one actually knew who I was.My brand looked and sounded like every other agency. The same colours, the same language, the same “we care” messaging. And that meant no one could really connect with me. When I finally started building a personal brand that reflected me, my story, my voice, my values, everything shifted. In this episode, I'm sharing the mindset shifts, the lessons and the exact moments that helped me stop hiding behind my business and start standing out online.“When you sound and look like everyone else, clients have no reason to choose you.” - Kylie WalkerWe explore:The real reason clients aren't choosing your businessWhy blending in is the fastest way to stay invisibleHow to build a personal brand that attracts, not chases, attentionWhy authenticity builds trust long before you meet a clientThe surprising link between focus and freedomHow showing up as yourself changes everything in businessJoin our new free Masterclass

In this heartfelt episode of the Property Management Podcast, I opened up about some of the personal and professional struggles I've been facing lately. From experiencing work breakdowns to navigating unexpected health scares, it's been a season that's tested my resilience in ways I didn't anticipate. Balancing the demands of running a business while still showing up for my family has felt overwhelming at times, and I wanted to share that honestly with my listeners–because I know I'm not the only one going through it.I also talked about the different “seasons” we go through in business: the startup phase, the messy middle, and the season of abundance. Each one comes with its own challenges and rewards. Right now, I'm in that messy middle, where things don't always go to plan, and growth often feels uncomfortable. But I reminded myself–and my audience–that these tough times are temporary. Just like any season, they eventually pass, and what we learn along the way shapes who we become as leaders and as individuals.More than anything, I wanted this episode to encourage women in property management who may be facing their own storms. I shared some of the ways I've been prioritizing self-care, leaning on clear communication, and choosing perseverance even when it feels hard. Growth is rarely neat and tidy; it's often messy, emotional, and unpredictable. But it's also deeply worthwhile. By embracing the journey and giving ourselves grace, we create the space to thrive–not just survive–in both business and life."You don't have to carry it all alone. You're building something." - Kylie WalkerWe explore:Balancing career and family in the property management industryOvercoming personal and professional challengesThe concept of "business seasons" (startup, messy middle, abundance)Emotional and physical struggles faced by business ownersThe importance of communication during tough timesRecognizing that difficult periods are temporaryThe impact of health issues on personal and professional lifeThe significance of support systems in businessEncouragement to take action despite feeling overwhelmedThe journey of growth and the challenges that accompany itConnect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie's ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat Property Mum Courses:...

Property management leadership has never been more demanding, but it's also never been more rewarding. When leaders focus on clarity, communication, and care, they don't just reduce turnover; they build teams who feel valued, trusted and motivated to grow.In this episode I chat with Rachel Atkin who is a respected property management leader with more than 20 years' experience in real estate. As the Property Management Operations Manager and Performance Coach for Harcourts Victoria, she focuses on business growth, team development, and practical support across the network.Named one of Elite Agent's Top 50 Industry Influencers, Rachel is also a RiSE Initiative Influencer, Mental Health First Aid Practitioner, and Inspirational Women Ambassador for Harcourts Victoria. She's a regular speaker at events across Australia and New Zealand, known for her people-first approach to leadership, training, and growth in property management.Rachel reminds us that effective leadership in real estate isn't about knowing it all, it's about understanding your people, showing up with empathy, and committing to your own development as much as theirs. If you've ever felt like you're failing your team, this episode will remind you that great leadership isn't about perfection it's about connection.“ I think people misunderstand that sometimes kindness and calmness in leadership means that you are soft. AI isn't here to replace your voice–it's here to help you amplify it. As someone juggling the day-to-day chaos of property management and running a business, I know how easy it is to let marketing slide to the bottom of your to-do list. That's why I'm such a big fan of using tools like ChatGPT as a content creation assistant, not a copy-and-paste robot. When you combine the power of AI with your unique experiences and personal brand voice, that's when the magic happens. In this episode, I'm walking you through exactly how I use ChatGPT to brainstorm ideas, write captions, repurpose podcast episodes, and even whip up email newsletters without losing the Kylie-ness in my content. I also share some of my favourite prompt strategies, tips for avoiding robotic-sounding copy, and how to make sure your message still feels real and relatable. Whether you're managing a team or building your personal brand, these tools can seriously lighten your load–without sacrificing your personality. So if you've been curious (or maybe a little hesitant) about dipping your toe into the AI pool, this one's for you. In this episode of the Property Management Podcast, I share practical strategies to help you embrace AI tools confidently and use them to elevate your content and connect more authentically with your audience."Start with a brand voice, speak to your audience, and add a real story just one of those tweaks makes a huge difference." - Kylie WalkerWe explore:The role of AI, specifically ChatGPT, in property management marketing.Importance of crafting detailed prompts for AI to generate personalized content.Strategies for maintaining a unique brand voice in AI-generated content. The significance of storytelling and personal experiences in marketing.Building trust and connection with the audience through authentic content.Practical tips for using AI tools in content creation, such as brainstorming and drafting.Examples of how to incorporate brand tone and audience targeting in prompts. The balance between leveraging AI as a supportive tool and retaining personal creativity.Encouragement for property managers, especially women, to embrace technology in their marketing efforts.Resources and community support for further learning about AI in property management.Connect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie's ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https:

As we head into the final quarter of the year, it's the perfect time to reflect on what really drives growth in property management. And one of the most powerful, yet often overlooked, tools is data.Data isn't just numbers on a screen, it tells you where to focus your time, which owners or suburbs are ripe for growth, and what matters most to your landlords and investors. The challenge is that many property managers only scratch the surface of the tools they already have. That's why we're revisiting one of our most downloaded episodes, and is clearly a topic that so many of you found valuable. When I first started in property management, things felt very different to how they do today. You didn't really connect with the agency down the road, and you certainly didn't sit down with other property managers for a coffee and a chat. Everyone was guarding their rent rolls, and it was more about competing than sharing. The problem is, working that way can feel pretty lonely. Property management is already a tough job, and without a support network it's easy to burn out or feel like you're the only one facing certain challenges.Thankfully, we're starting to see a real shift. More and more property managers are opening up, collaborating, and building communities that make the work lighter, smarter and far more enjoyable. In this episode I chat with Corinne Forsyth, Head of Property Management at Ray White Beenleigh and Redland Bay, who has been right at the centre of this change. Starting out on the front desk at just 16, she's worked her way through just about every role in the industry. Now she leads a team of 10 and plays an active part in creating spaces for property managers to connect from local “Coffees and Conversations” meetups to a brand new industry book club. “ You can get further in life by working with people rather than constantly being pitted against each other, because that's a pretty miserable way to have a career.” - Corrine ForsythWe cover:Why collaboration over competition in property management is helping to lift industry standards and reduce burnoutHow to host a Coffees and Conversations event that brings property managers together and builds a supportive local networkThe retention benefits of encouraging your property management team to network, learn and grow outside the officeHow Corinne's experience in sales and overcoming burnout shaped her confidence and leadership in property managementWhy consistent property management training and external voices can improve your team's performance and client serviceHow the PM Book Club is creating a new space for property managers to connect, share ideas and focus on self development.Practical BDM strategies that free up time, improve data collection and drive sustainable rent roll growthWhy business owners need to see property management as the true asset of their agency and how this mindset shift can increase long term value.Kylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ Sensor Global: https://sensorinsure.com/

Marketing doesn't have to feel overwhelming or like you're constantly chasing the next big thing. What I've learned–and what I often share with my coaching clients–is that business growth is cyclical, not always linear. Some months are booming, others are quieter, and that's completely normal. What truly moves the needle is showing up consistently, with intentional marketing that speaks to the right people in the right way.I've found that combining online and offline strategies creates the most impact. That might look like showing up on social media, running a few targeted ads, sending newsletters, and then backing that up with community involvement, networking, or even a good old-fashioned phone call. It's not about doing everything, but about doing a few key things really well–and doing them consistently. In this episode of The Property Management Podcast, I'm sharing practical, actionable strategies that will help you simplify your marketing and focus on what actually works. I talk about building visibility, boosting client retention, and creating sustainable success through multi-channel efforts–without the burnout or overwhelm."Growth doesn't always look like a straight line up–it's a roller coaster. If you've ever reached a point in your career where everything looked good on the outside but felt completely misaligned on the inside, you're not alone. For many high performers, there comes a moment when the work no longer feeds your values, and the question becomes: do I keep climbing this ladder, or do I start again somewhere new?In this episode I chat with Claire, CEO of Hands Across The Water, about what it takes to step away from a corporate career you love in order to follow a deeper calling. From leading national events at REA to rebuilding homes in Thai villages, Claire's journey is one of courage, resilience and redefining what success truly means. She shares openly about the moment she realised her work no longer aligned with her values, the IVF journey that tested her personally, and how she and founder Pete pivoted an entire organisation when COVID wiped out 80% of their fundraising overnight. Today, she leads a sustainable model that combines charity with social enterprise, creating bright futures for more than 170 children in Thailand. “ The relationships you'll build on this ride will become, lifelong friends. After 15 years in the real estate game, I've officially closed a massive chapter—selling off the last of my rent roll. It's been a bittersweet moment, filled with reflection and gratitude. This milestone sparked some big conversations, and in true “That Property Mum” style, I knew it was the perfect time to talk about something many of us shy away from—digital marketing funnels. Yep, the not-so-sexy but oh-so-necessary tool that can actually help you create more freedom in your business, more consistency in your leads, and ultimately, more growth with less hustle. In this episode, I break down the digital marketing funnel using a fun and relatable analogy—dating! Because let's face it, attracting new clients is a lot like dating. First, you need to grab their attention (hello, first impressions!), then nurture the relationship with trust-building content, and finally, make the move to convert them into loyal clients. Each stage of the funnel serves a purpose, and when done right, it becomes a powerful strategy that works for you even when you're off the clock.Whether you're just starting out or looking to refresh your marketing, I walk you through content ideas and simple actions you can take right now to improve each stage of your funnel. From social media posts that stop the scroll to lead magnets that actually convert, this episode is packed with practical, no-fluff advice designed to help you build a business that aligns with your lifestyle goals. Because at the end of the day, it's not just about more leads—it's about attracting the right ones and creating a system that supports your success and sanity."If you're showing up online but nothing's converting, it's not about being visible—it's about guiding your audience from ‘Who's this?' to ‘I need what she's offering.'" - Kylie WalkerWe explore:Life update on selling the remaining parts of a rent roll after 15 years in real estate.Insights for women in the property management industry. The importance of balancing career and family.Overview of the digital marketing funnel.Stages of the digital marketing funnel: attention, relationship building, and conversion.Strategies for creating engaging content at each stage of the funnel.Use of a dating analogy to explain the digital marketing process.Types of content that work well for visibility and relationship building.Techniques for converting audience engagement into actionable business results.Emphasis on purposeful marketing and storytelling in business growth.Connect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie's ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https:

If you've ever felt like real estate was taking more out of you than it was giving back, you're not alone. Long hours, constant pressure, and the never ending chase for results can leave even the most driven people running on empty. Burnout creeps in quietly, and before you know it, your health, relationships, and love for the job start to suffer. But what if there was another way? What if success wasn't about doing more, but about doing things differently, listening to yourself, leaning into resilience, and building a business that works for you, not against you?In this episode I chat to Chris Henry, who knows that story all too well. Starting his career in the trades before stepping into his mum's real estate business in the Hunter Valley, Chris pushed himself hard in the early years. Chasing the big agent dream eventually landed him in hospital with burnout, forcing him to rethink what success really looks like. Today, he leads River Realty with a focus on people, culture and long term growth, and shares openly about the role of vulnerability, coaching and intuition in creating a more sustainable career.“ A lot of people that I've noticed give up a little too easily on things. And they make some decisions in an emotional moment and completely blow up their current life because of an emotional reaction to something. And so I think over time get as much coaching and training as you can. If you are wanting to develop in real estate, then find a coach that resonates with you. And look at what you want to improve in and seek out those people that are good at those sorts of aspects of your career. There are so many platforms, each with its own quirks and audience expectations, that it's easy to feel like you're chasing your tail. That's why I've learned to simplify the process by focusing only on the platforms that make the most sense for my audience and my energy. Rather than trying to be everywhere, I encourage you to pick two platforms where you can show up consistently and authentically. It's about working smarter, not harder. What I love most about social media is that it allows us to connect in such unique ways depending on the platform. Instagram, for example, is brilliant for showcasing stories and behind-the-scenes moments, while LinkedIn gives you a professional space to share insights and establish thought leadership. Facebook is still great for community engagement, and TikTok is a playground for creative, short-form content. Each one has its strengths–but the real key is making the platforms work for you, not the other way around. In this episode of the Property Management Podcast, I share actionable social media strategies tailored for property management and real estate professionals. I explain the unique strengths of Instagram, Facebook, LinkedIn, and TikTok, and why it's best to focus on just two platforms that suit your audience and style. I also share practical tips for creating engaging posts, using tools like ChatGPT, and building authentic connections–all while balancing business growth with personal well-being."Not all platforms are created equal – you don't need to be on every platform; choose the ones that best suit your audience and your style.” -Kylie WalkerWe explore:Social media strategy for property management and real estate professionalsImportance of platform-specific contentUnique audience and content styles for different social media platforms (Instagram, Facebook, LinkedIn, TikTok)Recommendations for choosing the right social media platformsContent types that perform best on each platformTips for creating engaging and authentic contentThe role of community and connection on FacebookBuilding a personal brand and thought leadership on LinkedInUtilizing TikTok for storytelling and quick tipsBalancing social media efforts without feeling overwhelmedConnect with Done For You ServicesDone For You Services - https://dfys.com.au/Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-smFind out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generationConnect with Done For You Services: https://www.instagram.com/doneforyouservices_/Kylie's ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat...

Some moments in life stop us in our tracks. Whether it's a personal challenge, a career crossroad, or a world event that shakes everything we know and it can make us ask: how do we keep moving forward? How do we not only survive the experience but find a way to create meaning, positive impact and legacy from it?In difficult times, it's often the response that can leave the biggest mark. These moments can call on us to find resilience in leadership, to adapt when change comes quickly, and to support those around us when they need it most. They also reveal the importance of purpose driven action, the kind of leadership that not only helps people through hardship, but also creates lasting impact and stronger communities. In this episode I chat with Peter Baines who is a former NSW Police forensic investigator who worked on some of the world's worst disasters, including the Bali bombings and Boxing Day tsunami. He went on to found Hands Across the Water, a charity supporting thousands of children in Thailand. Today, Peter is a sought after keynote speaker on leadership, resilience and social impact, and in 2025 was named one of the top five most influential Australians working in Thailand. This conversation goes far deeper than recounting events. Peter reflects on what it really means to lead through a crisis, to find resilience when everything feels overwhelming, and how to act with purpose even when the path ahead is uncertain. “ In my experience in crisis and disaster, true leaders are identified by their actions and their reactions. It's not the position that we hold, it's not the title that we have. It's what we do that matters” - Peter BainesWe cover:What crisis leadership really looks like in the moment and why leadership presence matters more than a title on your business cardThe lessons Peter took from working on the Bali bombings and the Boxing Day tsunami in Thailand What those global disasters taught him about change, speed and empathy in leadershipWhat running 1,400 km across Thailand taught him about resilience, the fear of failure, and why breaking big goals into small steps is the only way throughWhy sustainable fundraising only works when there's transparency and when supporters actually get something meaningful in returnHow Hands Across the Water and its charity bike rides in Thailand give everyday people the chance to grow, build real connections, and make a lasting impact for kidsKylie's Resources:Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses: https://www.thatpropertymum.com.au/courses/ The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call Kolmeo: https://kolmeo.com/ Sensor Global:
