A baby boy has become the first to be born in the UK to a mother with a womb transplant from a deceased donor. Grace Bell, who is in her 30s, delivered her baby boy, Hugo, in December. V.. Die Cash Cow ist weg Stefan analysiert das deutsche Dilemma der Autoindustrie nüchtern und historisch fundiert. Jahrzehntelang ruhte das deutsche Geschäftsmodell auf zwei Standbeinen: billige Energie aus russischem Gas und vor allem der chinesische Absatzmarkt als größte Cash Cow. Dort wurde mit Premium-Produkten so viel Geld verdient, dass man sich niedrigere Produktivität und höhere Kosten in Deutschland leisten konnte. Die Transformation? Unnötig, solange Energie günstig und das Geld aus China floss. Dann kam 2012 Tesla mit einer sportlichen Limousine – und plötzlich war das, was süddeutsche Autobauer immer für sich reklamierten, nämlich "Freude am Fahren", elektrisch möglich. Der Gamechanger war da, aber die deutsche Industrie reagierte zu langsam. Stefan erinnert an eine ZDF-Dokumentation von 2014 mit dem Titel "Fährt die deutsche Autoindustrie gegen die Wand?" Im Internet zu finden und immer noch aktuell. Seine Einordnung ist deutlich: "All das, was wir heute jammern seit einem Jahr oder seit zwei Jahren und wo angeblich Rot-Grün schuld sei, war damals schon auf der Agenda zu tiefsten Merkels Zeiten." Deutschland hat einfach weiter vor sich hingelebt, das Wirtschaftsmodell genossen und gedacht, es würde ewig so weitergehen. Leadership heißt: Dringlichkeit UND Notwendigkeit erklären Was in dieser Krise fehlt, ist echte Führung – in Unternehmen wie in der Politik. Stefan formuliert präzise, was Leadership ausmacht: Es braucht zwei Antworten. Erstens die Dringlichkeit: Warum jetzt? Warum können wir nicht noch fünf Jahre warten? Und zweitens die Notwendigkeit: Warum dem Grunde nach? Warum muss sich überhaupt etwas ändern? "Wenn ich darauf keine begründete, wissensbasierte, faktenbasierte Erzählung habe, kann ich eine Veränderung in einem Unternehmen nicht herbeiführen." Am Beispiel Oliver Blume, CEO von VW und Porsche, macht Stefan klar, woran es mangelt. Die Aufgabe eines Leaders sei es, das Unternehmen vor die Welle zu kriegen – vor die Welle des technologischen Wandels, des verschärften Wettbewerbs, der CO2-Reduktion. Wer das nicht schafft, ist kein Leader, sondern ein Manager des Niedergangs. Symbolpolitik statt Gesamterzählung Die deutsche Politik versagt auf ähnliche Weise. Statt einer kohärenten Gesamtstrategie erleben wir, wie Stefan es nennt, reine Symbolpolitik. Einzelne Lobbygruppen werden bedient, Aufmerksamkeitsmomente in sozialen Medien abgegriffen, aber es gibt keine Erzählung, die über den nächsten Wahlzyklus hinausgeht. Stefan zitiert den früheren Bundespräsidenten Walter Scheel: „Aufgabe der Politik ist nicht, das Populäre zu tun. Aufgabe ist es, das Richtige zu tun und populär zu machen."

Ethan is a Baltimore-area investor who moved from offices and strip centers into strictly industrial after years of high capex and constant turnover in those assets. His 30,000 sf small-bay warehouse bought in 2013 for $2.15M has run nearly full for 12 years, needed little capex, and is now worth about $4.5M. Limited new supply of small bay, 3 percent annual rent bumps, and sticky tenants made it a cash cow. He sees big funds drifting down-market from big box to chase yield, but notes small-bay tenants are gritty and practical, so local owners who know the profile often have an edge.He has doubled down on industrial outdoor storage. A 16-acre site near Dover was bought for about $1.2M, improved with gravel, fencing, solar lights, cameras and an app-controlled gate, then run by a truck-parking operator. Pricing is about $175 per spot per month with daily and weekly options, modeled for roughly 180 stalls and now about 65 percent occupied, already covering the mortgage. He financed quickly via a line of credit then plans to refi after stabilization. A failed Phase I led to a clean Phase II, which unlocked the deal. He also owns two 5,000 sf warehouses with 1.5 acre yards leased to a pipe distributor, a contractor and a granite company, plus another IOS site across from Dover being turned into containerized self-storage. Strategy wise he avoids Baltimore City's higher taxes, favors Harford County and secondary markets near highways on the I-95 corridor, and targets IOS parcels of 3 to 5 acres or more where supply is scarce and demand is deep.--
