Real Estate Investing With Jay Conner, The Private Money Authority
*** Guest AppearanceCredits to:https://www.youtube.com/@moneywithmission3142 "Money is Everywhere with Jay Conner"https://www.youtube.com/watch?v=FgTaMJjHOYY Exploring the Power of Private Money Lending for Real Estate InvestmentsJay Conner, renowned as the "Private Money Authority," recently graced the “Money with Mission” podcast hosted by Dr. Felicia Froe. During the episode, Jay delved into the transformative power of private money lending, sharing his journey from relying on traditional bank loans to becoming a successful advocate and educator in private money. This blog post unpacks the wisdom shared by Jay Conner, offering actionable insights for real estate investors and potential private lenders alike.A Turning Point in Jay Conner's JourneyThe Bank Collapse and a Search for SolutionsJay Conner's real estate career, which began in 2003, took a dramatic turn after the 2008 financial crisis. By January 2009, Jay faced an abrupt financial dilemma: his bank unexpectedly severed his line of credit. With two houses under contract and no traditional financing available, Jay found himself questioning how to overcome this seemingly insurmountable obstacle. It wasn't about "how" he would resolve it, but "who" could assist him.Discovering Private Money LendingA pivotal conversation with his friend Jeff Blankenship introduced Jay to the concept of private money, including the use of self-directed IRAs. This option allowed individuals to lend their retirement funds for investments. Jay's curiosity led him to research and ultimately master the private money lending model, paving the way for his remarkable success in raising funds.Crafting a New Financial PathThe Power of Raising Private MoneyJay's in-depth understanding and strategy for private money paid off quickly. Within 90 days, he raised $2,150,000, far surpassing his previous $1 million bank credit. This success was a game-changer during a time when conventional loans were nearly impossible to secure.Shifting from Borrower to EducatorAcknowledging the transformative effect private money lending had on his business, Jay transitioned into a teaching role. By focusing on education rather than solicitation, he attracted investments organically. He emphasized the importance of leading with a servant's heart and sharing knowledge about private money lending's benefits to potential investors.Strategies and Practices for Real Estate InvestorsPractical Approaches to Real Estate DealsJay leverages private money to fund fix-and-flip deals, averaging a profit of $82,000 per deal. He typically conducts two to three deals per month, amounting to approximately 30 deals annually. Additionally, Jay employs creative financing techniques, purchasing single-family homes on terms and then offering them on lease purchase or rent-to-own agreements.Navigating the Market LandscapeJay's strategy involves acquiring off-market properties, crucial amidst low inventory scenarios. The speed of acquisition, facilitated by private funding, often leads to substantial profits. He cited a recent condo flip netting $160,000, showcasing the effectiveness of his methods. The Dual Roles in Real Estate: Lenders and InvestorsOpportunities for Private LendersDr. Felicia Froe highlighted the significance of financial independence, especially for women, advocating for investments in cash-flowing assets. Jay further explained that self-directed IRAs, an IRS-approved entity, enable individuals to diversify their investments and achieve higher returns compared to traditional re

Social impact investing is getting real estate that will give you cash flow while, at the same time, helping the community where that investment is happening. This option removes the word “victim.” Instead, it creates leaders, uplifts communities, and causes positive ripple effects that are impossible to predict. It's a win-win situation for all the parties involved, and today's guest, Dr. Felecia Froe, will explain how she got into this fascinating niche. Dr. Felecia Froe is a urologist, podcaster, and real estate syndicator. But, most of all, she's an impact investor devoted to developing meaningful projects for women, the underprivileged, and the environment. From indoor vertical farms to grocery stores and assisted living, it's impressive to see how these ventures help the investors and the communities they are located in at the same time. These are some of the topics we cover during the episode: - How did Dr. Felecia Froe handle the 2008 financial crisis?- What did Dr. Felecia Froe do differently to be successful in real estate investing?- The characteristics of social impact investing- Options for female MDs to have more money and time- Three pieces of advice for doctors who are in the middle of their careerIf you're a physician and take a risk on a real estate project, it's highly unlikely you will lose everything. Of course, you can always mitigate the downside, but the upside is that you'll have a property of your own that will give you stable cash flow, and it will help other people too. Besides, starting with one will give you the momentum to keep going. You just have to take action. That's the key. “I don't want any woman to have to stay in a situation that she doesn't want to because of financial constraints.” - Dr. Felecia FroeIn This Episode: - Welcome back to another episode of the Limitless MD podcast- Introducing Dr. Felecia Froe - Investing as a way of getting out from the golden handcuffs- Why did Dr. Felecia Froe listen to the call to help others with their finances? - What would you do if you removed all the excuses? - How did Dr. Felecia Froe handle the 2008 financial crisis? - How much time did it take Dr. Felecia Froe to bounce back? - What did Dr. Felecia Froe do differently to be successful in real estate investing?- The characteristics of social impact investing- Options for female MDs to have more money and time - Three pieces of advice for doctors who are in the middle of their career- What's the impact Dr. Felecia Froe wants to have on this Earth?Resources mentioned: - “Rich Dad Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not!” by Robert T. Syndication Made Easy with Dr. Felicia Froe Dr. Felicia Froe started her real estate investing journey after reading the book Rich Dad Poor Dad in 2004. She bought a building with some other physicians that they practiced in, which was her first real estate investment. She then started buying single-family houses and bought 18 houses in two years. However, in 2008, when the financial crisis hit, they realized how poorly capitalized they were, and after digging a deep hole, they had to walk away from all of their investments. This was a very hard time for Dr. Froe and her team from 2008 through 2010. Dr. Felicia Froe's journey has led her to create Money with Mission, a company that helps investors deploy capital into alternative investments that align with their financial goals and values. Dr. Froe's passion for empowering women and men to achieve their investment goals while improving their communities stems from personal experiences, including seeing her mother stay in a detrimental relationship due to financial insecurity. Through real estate investing and other ventures, Dr. Froe has gained valuable knowledge and experience that she now shares with her clients. https://moneywithmission.com/ Watch the Full Video here: https://youtu.be/cZHUndAvpmg Don't forget to head over to iTunes to subscribe, rate, and leave a review.
