In this episode, Axel sits down once again with Ryan Corcoran of Specialized Property Group — a New England investor doing 60 to 80 deals per year across Massachusetts, Rhode Island, and New Hampshire through a relentless focus on direct-to-seller marketing. Ryan started out building a multifamily portfolio the traditional way, but pivoted to a high-volume transactional model when rates rose in 2022 — and hasn't looked back since. The conversation is one of the most tactical deep dives into off-market deal sourcing the podcast has ever featured. Ryan breaks down exactly how he builds motivated seller lists from public court records, why handwritten white letters outperform polished postcards, and how his team uses a CRM to automate follow-up for years at a time. This is a must-listen for any investor who wants to go direct to seller, build a sustainable deal-finding machine, and understand what it actually takes to operate at volume in today's market.Join us as we dive into:The evolution of SPG from a buy-and-hold multifamily portfolio to a 60–80 deal per year transactional operationThe three pillars of real estate investing — acquisitions, financing, and operations; and why finding the deal is the engine that drives everything elseWhy triggering-event lists (evictions, probate, divorce) require fewer touches than generic absentee owner lists — and how to find sellers who are already ready to moveThe anatomy of a winning direct mail piece: white letters, handwritten envelopes, first-name personalization, and a local, approachable toneHow to think about the Massachusetts market: why central Mass and New Hampshire behave similarly, while Greater Boston is a completely different ball gameRyan's honest take on multifamily in the current rate environment and why he's not advocating buy-and-hold at today's prices unless the deal is exceptionalWhy flipping and wholesaling at current rates may generate more wealth faster than traditional BRRRR strategiesPrevious Episodes:Ep239 - Direct-to-seller marketing for multifamily deals..Ep159 - Using direct mail to buy hundreds of units..Connect with Ryan:Follow him on InstagramConnect with him on LinkedinSubscribe to our YouTube channelLearn more about Specialized Property GroupAre you looking to invest in real estate, but don't want to deal with the hassle of finding great deals, signing on debt, and managing tenants? Or a fruitcake. We're also joined by comedian, storyteller, and official Sugar Plum wrangler Emmett Montgomery, who brings warmth, weirdness, and yuletide chaos in equal measure. Together, Emmett and SPG dig into Christmas mythology, holiday ghosts, Santa conspiracies, the cult of Christmas magic, and whether Ryan can finally stop being the Grinch of the Pacific Northwest. Will this be the year Sugar Plum Gary breaks Ryan's hatred of Christmas? Seats are limited - register now to secure your spot. https://products.sharedpractices.com/tfap-intro-to-aox-2026 In this episode of The Full Arch Podcast, Dr. Steven Vorholt sits down with Dom Thompson, videographer and creative partner behind much of the SPG content, to talk about why documenting your journey matters more than trying to be perfect on camera. They dig into the real world of content creation for dentists and practice owners — how to be authentic, how to avoid overthinking, why consistency beats aesthetics, and how storytelling builds trust more effectively than any polished marketing script. Key Highlights: Document, Don't Perform – You don't need to "be a creator"; you just need to share your process, your values, and your growth. Consistency Over Perfection – Quality improves naturally when you show up often — not when you wait to feel ready. Story Builds Trust – Patients buy from people they feel connected to, and content is how you stay top of mind long before they need treatment.

Welcome to a brand-new series on Stories from the River as we go behind the scenes of Ashley's 'Right to Win' Product Knowledge Boot Camp with Charlie Malouf and Renee Bradley as they unpack what it means for Broad River Retail. Find out how this company-wide training is shaping retail teams and driving results across multiple locations. Charlie and Renee sit down at the Pineville Flagship Ashley Store location and discuss the massive undertaking involved in orchestrating this four-day, multi-site training initiative. Over 330 Memory Makers from all aspects of retail — ranging from Home Furnishings Consultants (HFCs) to General Managers — participated across eight different host locations, all designed to enhance product knowledge and sales confidence within the organization. Renee shares details about the logistical coordination, collaboration with Ashley Furniture field sales trainers, and the intentional timing of the event between major sales periods to maximize impact. The conversation highlights not only the practical aspects of the boot camp, such as the five and a half hour sessions packed with demonstrations on features like Platform Seating and performance fabrics, but also the deeper goals of building community, ensuring consistent retail rhythms, and cultivating a sense of excitement and confidence among the Memory Makers. And how do we measure success? After the training, success is measured through specific retail performance metrics like sales per guest (SPG) as well as through surveys and anecdotal feedback from participating Memory Makers. Renee underscores the value of in-person training for fostering engagement and lasting sales excellence, and closes with a forward-looking perspective, emphasizing continuous improvement, community, and the shared purpose that unites everyone at Broad River Retail. Join us again on Thursday to take a glimpse into a conversation Charlie has with Teresa Thompson, a field sales manager with Ashley Furniture Industries, and Ashley's 'Rights to Win' Boot Camp's most talked about trainer on Stories from the River.
